Review: I currently have a contract with LC Homes to purchase a home at [redacted] at Odessa in Townsend, DE. Numerous concerns regarding the build of my home have been sent to the Sales Director and lawyer. The most current issue is that the siding put on my home was not the standard 6" beaded. After multiple follow ups on my part, I was told the siding would be replaced because the vendor made a mistake. I then sent a concern about the weather proofing of my home and if it would be re-wrapped. The Director asked for my availability 3 weeks ago and I have NOT heard from him. However, the correct siding was put on the house without re-wrapping.

I don't understand how such a reputable company can get away with this behavior. I didn't have any problems when we were going thru the signing of the contract and deposit. Now they have my money and the customer service level is horrible. The Sales Agent sweeps concerns under the rug, the Sales Director doesn't keep his word, i'm at the point where I don't trust them in knowing I have a good, stable, home. Buying a home is supposed to be the American Dream and LC Homes has made it hell for me and my husband.

I'm certain if the shoe was on the other foot, they'd have me sitting in court.Desired Settlement: I'd like a face to face meeting with a LC Home Rep and my deposit back. I don't what else is being swept under the rug & therefore no faith in their product.

The siding was replaced and initially when the contractor started they did not re-wrap the home. They wer stopped and the siding was removed and the construction supervisor has photos. On Monday evening October 20th the supervisor ran into the customer at the jobsite and explained this to them and it was reported back that they were pleased it was correctly replaced. WE WILL NOT TERMINATE THE CONTRACT AND RETURN ANY DEPOSIT AND IF THE CUSTOMER CANCELS WE WILL EXERCISE ALL OF OUR RIGHTS UNDER THE CONTRACT. We will honor every single part of the contract and we expect the buyer to do the same.

LC Homes is awful. We purchased a home in phase 5 of the Estates at St. Annes in Middletown and it was over 7 months delayed and the sales person was incredibly rude and dishonest on numerous occasions. The customer service was horrible. They did not communicate about the delays at all. We had to probe and ask many questions and request to speak to executives in the organization to even attempt to get any information. When we did finally get answers, they were excuses that were false.

Here is an example of an email we received from our LC Homes Sales Rep during this process.

"If you can’t make this work – I’ll have no choice but to cancel your contract for Breach– sell your cul-de-sac lot (that everyone wants) and resell a Waterford for $25k more and…make more money."

Threats to cancel our contract? Telling us you will re-sell our lot and make more money? To me, that was extremely unprofessional.

We finally settled in December 2014. We were one of the first LC Homes to settle in phase 5 of the neighborhood, yet they were extremely late laying our sod. They did not lay our sod until the summer of 2015. We spent a fortune watering it to keep it alive throughout the summer.

I would NOT recommend LC Homes.

Review: My wife and I signed a contract with LCHomes on January 31,2015 for a new construction at [redacted] at Odessa in Townsend, DE. The Original Settlement Date for our contract is September 20,2015. As of today, LC Home has not even applied for a permit because the developer who is also the builder has decided NOT to build an open space walking path which was depicted on the approved plan. LCHomes has been lieing to us months after months. We want to pursue other home builders but they(LC) refusing to release us of the contract because they claim they have 6 months after the initial settlement date to deliver and if not, thats the only way they will release us. Thats' very unfair knowing that they cannot deliver within that 6 months because as of 9/17/15, the situation has not changed according to the Administrator of Land Use for New Castle County. Myself, and other 2 buyers want to be release from the contract but LCHOME is refusing to do so. PLEASE HELP.Below is the information we recieved from the Administrator of Land Use .Land development in New Castle County is governed by a body of regulations called the Unified Development Code (UDC). The UDC requires land developers to complete (and have the County approve) a community's open space before they receive all of the permits to build all of the homes. In other words, the UDC allows us to issue a certain number of building permits, and then no more, until we certify that the open space is acceptable and in the proper condition to be turned over to the homeowners association for maintenance and upkeep. If the open space passes the inspection, the developer receives the balance of the building permits. This process was designed to prevent developers from building and selling all of the homes, and then leaving residents stranded with the costly responsibility of maintaining open space that is unfinished or somehow different than what was approved on the record plan. 75% of the building permits at [redacted] at Odessa have already been issued.However the open space is incomplete and not in an acceptable condition to be turned over to the homeowners association. In accordance with the UDC, then, no further building permits can be issued at this time.Desired Settlement: To be release of the contract and our Earnest Deposit refunded for possible breach of consumer protection law. We don'twant our home to be rushed and there is not any progress being made by the developer to rectify the situation with the New Castle County Department of Land Use.

Tell us why Per our signed contract with the customer, we have untilMarch 21st, 2016 to deliver their home. To no fault ofour own, we have not applied for a building permit because the county isn’tcurrently accepting building permits. As also stated in thecontract, this is a risk that every homebuyer (and builder) assumes as thisprocess is out of both our control. Our attorneys are actively engagedwith the county in hopes of resolving this issue as there is still apossibility we can deliver a home six months from the buyer’s originalsettlement date. If the house cannot be delivered within the time framestated on the contract then the customer’s deposit refund policy will beimplemented.

Review: I am writing in regards to my failed purchase of my supposedly new home, [redacted]), at Darley Greens. From the beginning I have been misled and lied to by [redacted] and Highland Mortgages about my ability to purchase the LC Homes property at [redacted]. This purchase process has been a year in the making since I was first introduced to [redacted], only to later find out that I was never truly qualified to buy this house to begin with. Mr. [redacted], consistently reassured me that if I met the income and credit score guidelines that I would be able to purchase this property. I continuously vetted Mr. [redacted] on the purchase price of the house and my income to insure that the purchase of this house would go smoothly from the moment I obtained the necessary credit scores to close on the purchase. Mr. [redacted], as recently as June 1, 2015, stated that if I had a credit score above 620, I would be approved to buy a house for $317,873. Even after obtaining the necessary credit scores on June 28, 2015, and providing updated income statements, Mr. [redacted] assured me that this purchase would go through with Veteran Affairs (VA) home buying assistance. It was not until I was informed by my sales consultant [redacted] that other LC Homes buyers were having the same issues with Mr. [redacted] (Highland Mortgages) that I sought assistance from another mortgage broker. Upon my consultation with Apex Home Loans, Inc., ([redacted]), I was informed that according to VA home buying guidelines I do not qualify for a home loan of $317,873. My income is $3502 per month based on my current annual salary. According to Apex Home Loans, Inc. findings, I would qualify for a mortgage are $220,000, and with VA home buying assistance, I may can qualify for a mortgage as high as $260,000 depending on taxes, HOA fees, and homeowners insurance.Desired Settlement: I am requesting that LC Homes reimburse be $2500 in additional rent payments for Highland Mortgages deliberately misleading me on the purchase of this house and return all proceeds of my deposit for the referenced property.

In addition, the buyer and seller have reached an agreement to resolve this issue. [redacted] Director of Sales LC Homes De Sent from iPhone [redacted] According to Highlands Mortgage the customer’s loan denial was due to poor credit with recent disputed major derogatory credit. Customer’s assets show unemployment and excessive overdraft NSF charges with no savings, therefore any payment shock would not be supported. LC Homes will not reimburse customer for any actions or decisions regarding his application and/or denial from Highlands Mortgage. In regards to customer’s earnest money deposit, LC Homes will review the situation with VP of Operations Patrick Feeney to determine the seller’s position. Based on Highland’s denial it appears that the customer was the sole cause of mortgage denial. Typically in this situation the buyer would forfeit any deposits due to lack of performance per the agreement of purchase and sale. Sincerely,

Review: I signed a new home construction contract with LC homes in late April 2015. My husband and I have given them $10,000 deposit to start building our new home. It is now September 24, 2015 and they have not started building our home. They have yet to break ground! My agent and I have contacted LC homes, and have received the run around. The sale rep has stated that they are still waiting for permits. How is that 5 months has gone by and they haven't completed anything? They refuse to take our calls, nor have they made any calls to us to explain what is going on with our home. How could they take our money and not give us any explanation as to when they plan on starting our home. The completion date on our home stated in the contract is October 31, 2015, no later than November 30, 2015. How can our home be done by the aforementioned date when they haven't even broke ground yet. If they do not have intentions on building our home, we want our deposit back immediately. It is an outrage that we can not get the owners on the phone. They have basically taken our money and disappeared!Desired Settlement: We want our money back!!

Per the clause in the signed purchase contract, we have a full year to deliver [redacted]’s home, making the deadline April, 2016. We will begin the refund process if we get closer to that date and feel unable to fulfill the contract, until then there is no required action on our part. We will continue to try and secure the necessary permits to get the house built in the time specified on the contract. LC Homes
