Homeowner was sent engineering letter for the truss repair twiceThe hole is a new item and she is emailing [redacted] with a picture

I will contact the homeowner to set up a time to meet and get the issues resolved

Lennar has been in contact with the homeowner in regards to this current requestThe homeowner has requested 10/27/at 9-for us to view the pad at the bottom of the stairs as well as bring an electrician to check the tripping breaker/GFCILennar has denied the reimbursement for the Vacuum breaker as it is the same valve used by all Denver Metro BuildersThis does need to be properly drained to prevent freeze damage which is not covered by warrantyThe last item requested was the registration of the HVAC system/furnaceLennar has never registered any of the products in the home for the homeowners in the over years I have been employed by them

Lennar associates will be visiting with *** 8/1/at 5pm to address the items and give dates for the repairs

In the real estate transaction, house should be satisfactory to the buyer until the day of closingSince house was not satisfactory buyer should have right to cancel at any provisionNon-refundable earnest money was not mention while we were signing the paper electronically at her sale’s officeNow they are refunding only half of the amountIf that is the case then I would ask my buyers to think twice to make an offer for the properties build by Lennar ColoradoI would never purchase for myselfI have learned the lesson

I would like to investigate this matter further on my end however I need to know what the person’s home address is because our system only keeps track by address not by buyer name which many times we are not provided Based on the information provided below this buyer’s claim seems odd First off, [redacted] installs standard front yard landscaping based on an agreement with the home builder Once our installation is complete [redacted] is not contracted to perform any further maintenance on the landscaping The customer is claiming that we trespassed on their property to activate the irrigation system but we don’t activate irrigation systems for home buyers If customers contact our office we refer them to a residential company The only reason for [redacted] to be present after installation would be for a warranty claim or repair call which should have been initiated by the home owner to the home builder [redacted] will not visit a property without the direction of the home builder via a warranty work request If a warranty claim was filed and denied by [redacted] and the buyer has an issue they need to work with the home builder because the builder is the ultimate determination as our contract is with themIf we were able to demonstrate that this person voided their warranty or that the materials were not covered by the warranty and the builder agreed with the determination we are no longer liable As you can imagine it is very difficult to warranty living plant material because we have no control over what happens to it once we leave it [redacted] routinely replaces materials under warranty and I can assure you that if this claim was denied there was a reason Please provide me with the address where the landscaping was installed and I will gladly investigate the matter further Regards, [redacted] ***
