Lennar Colorado LLC Reviews (76)

Lennar associates will be visiting with [redacted] 8/1/17 at 5pm to address the 4 items and give dates for the repairs.

Complaint: [redacted]
I am rejecting this response because: Lenner has addressed a few of the concerns regarding our complaints however NONE of the issues are complete. This continues to be the frustration with Lennar, Landscaping started not complete still missing sod. Grading started not complete still have dirt and neighboring house fence post showing looks BAD  driveway not addressed, railing not fixed
Sincerely,
[redacted]

Good Afternoon,Our records show email correspondence was completed by [redacted] on March 7th, March 20th, March 22nd, March 27th, and again on March 29th.  [redacted] recently completed grade adjustments per survey stakes, [redacted] received confirmation from customer...

that work was completed on April 4th.  [redacted] agreed to monitor and review performance of adjustments the week of April 9th.  Additionally, adjustments to the downspouts is scheduled on April 13th.  [redacted] will continue to work towards resolution to ensure the drainage design is performing to [redacted]'s standards.Sincerely,[redacted] Colorado

I would like to investigate this matter further on my end however I need to know what the person’s home address is because our system only keeps track by address not by buyer name which many times we are not provided.   Based on the information provided below this buyer’s claim seems...

odd.  First off, [redacted] installs standard front yard landscaping based on an agreement with the home builder.  Once our installation is complete [redacted] is not contracted to perform any further maintenance on the landscaping.  The customer is claiming that we trespassed on their property to activate the irrigation system but we don’t activate irrigation systems for home buyers.  If customers contact our office we refer them to a residential company.  The only reason for [redacted] to be present after installation would be for a warranty claim or repair call which should have been initiated by the home owner to the home builder.  [redacted] will not visit a property without the direction of the home builder via a warranty work request.    If a warranty claim was filed and denied by [redacted] and the buyer has an issue they need to work with the home builder because the builder is the ultimate determination as our contract is with them. If we were able to demonstrate that this person voided their warranty or that the materials were not covered by the warranty and the builder agreed with the determination we are no longer liable.    As you can imagine it is very difficult to warranty living plant material because we have no control over what happens to it once we leave it.  [redacted] routinely replaces materials under warranty and I can assure you that if this claim was denied there was a reason.    Please provide me with the address where the landscaping was installed and I will gladly investigate the matter further.   Regards,   [redacted]

The sod will be installed within the next two weeks and is very reliant upon the weather. This info had been forwarded to the homeowner during the last phone call. Lennar will not be changing out the rocks at their home. The crushed granite is being used in all of our communities due to a shortage of the correct sized river rock that was being supplied from the river in Boulder. Most homeowners prefer it for the color as well as the fact that the granite locks together and is much easier to walk on when on a slope.

Lennar is working on the remaining outstanding items. Main item holding up completion of work is a window that needs to be replaced which has been ordered with subsequent repairs to stucco and paint to follow. Hardwood is being inspected by a 3rd party inspector. We will follow their findings to...

repair the floor. The homeowner only had one mention of carpet from their 4 multiple item requests they submitted and that was some cleaning noted at the closing. The homeowner has replaced all of their carpet without anyone inspecting it, including the manufacturer and wants Lennar to pay for it. Our warranty states that Lennar and our trades are to be able to inspect and determine what needs to be done to remedy the issues. Lennar will not be paying for the carpet.

I apologize for the lack of response. It is our goal to create a great experience with our buyers and we've obviously dropped the ball. I will call you in the next 24 hours to set up a meeting to go over your outstanding items.

We are working with the homeowner.  The work is scheduled for this week.  We will follow-up with the homeowner after the work is completed.

Hello, I have contacted [redacted] to meet at [redacted] home. The company is saying there isn't a leak on the irrigation but I would like to meet with everyone to access what is the problem. This meeting will be set for next week. I'm waiting for confirmation from the homeowner.

We apologize for the lack of response. I will have our structural specialist contact you in the next day to discuss. Please call me if you need anything[redacted]Director of Construction[redacted]

Complaint: [redacted]
I am rejecting this response because: checking the HVAC system w/ thermometers in the rooms is a separate issue that has been ongoing from the beginning. The 2nd HVAC issue that Lennar is failing to address is confirmation that there is no more disconnected ductwork as discovered by a non-Lennar managed service provider.
Sincerely,
[redacted]

[redacted] with [redacted] HVAC has indeed been in touch with the homeowners. Below is a screenshot of the email from 1/11/18 she sent in response to Mrs. [redacted]’s Request to get set up. I checked with [redacted] today at 8:03 am and she has had not heard back. I had her resend her email asking for access to set the temperature loggers at 8:09 am today.** External email from: [redacted]. If suspicious, forward to: [email protected] **Hi [redacted] hope you are doing well, Please let me know your availability, and we will get this scheduled.  This shouldn’t take long to set the loggers. Thank you! From: [redacted] [mailto:[redacted]] Sent: Thursday, January 11, 2018 1:15 PMTo: [redacted] <[redacted]>Cc: Joe M[redacted] <joe.m[redacted]@lennar.com>; Patrick H[redacted] <Patrick.H[redacted]@Lennar.com>Subject: Re: repairs Hi [redacted] Can you please schedule his re-test with the loggers? This is a repeat since they apparently failed to record last season. Thanks [redacted]

Lennar has been in contact with the homeowner in regards to this current request. The homeowner has requested 10/27/17 at 9-11 for us to view the pad at the bottom of the stairs as well as bring an electrician to check the tripping breaker/GFCI. Lennar has denied the reimbursement for the Vacuum...

breaker as it is the same valve used by all Denver Metro Builders. This does need to be properly drained to prevent freeze damage which is not covered by warranty. The last item requested was the registration of the HVAC system/furnace. Lennar has never registered any of the products in the home for the homeowners in the over 20 years I have been employed by them.

Complaint: [redacted]
I am rejecting this response because:we were not told about the delay of sod at the time of booking the housewe were shown river rocks in existing houses at the time of booking but given mountain rocksWe were told landscaping will be done in March/April. But now it’s being told that it will be in June. Warranty team told it will be done in July. All these replies are inconsistent.
Sincerely,
[redacted]

I am rejecting this response because:We will not close this case until all outstanding items are remedied.
Sincerely,

Complaint: [redacted]
I am rejecting this response because: none of the complaints have been addressed. This is a classic example of a home builder not following up or honoring warranties. Check your records...there are at least 3 open warranty issues still including the ones this complaint was filed for. Simply responding to the Revdex.com that you "believe" the complaints are closed is rediculous.  Fulfill your contractual obligation before responding to this complaint against.  How many times are you going to try and close the complaint without doing anything?
Sincerely,
[redacted]
