I filed a complaint against Lost Valley Lake resort I had not got any emails until today saying my complaint was closedI want to respond back please!!!!!! They can not do new computer structureWithout owners votes and take it on duesThis is a vote and is an assessmentWith this being said there is numerous other things that the resort is three different businesses one of them is a nonprofit is the one that we own ownership out of the other two are Prophet but they're all ran out of the same address how is that legal? Also how is it considered a private Resort and we have ownership but they are going to allow the public free access to it?We as owners are having a meeting February 18th at p.moff site and we would like somebody to come and talk with us we have so many questions and there's no way of getting out of our ownership without paying a lot of money in dues and in the transfer fee this is unreal they are really playing the system and you guys really need to audit them.Thank you

the new letters that are mailed to all owners quarterly and also in the yearly calendarAs it has been in years past, we strongly encourage all owners to attend the meetings to stay up to date on the current Resort events If the [redacted] ’s wish they may attend the next Board of Directors meeting being held here at the Resort on May 20th at 10am to have her concerns addressed by the BoardAll Board meetings are held on Saturdays, normally mid-morning, making it easier for owner’s attendance To the owners that failed to attend the Board meeting, held on January 21st, 2017, a letter depicting the 76.25% increase in dues is included in the annual billing statementDues for all owners increased for the following reasons: New Sewer Treatment Plant: The current usage exceeds current plant capacity by almost doubling the gallons per day usedRecognizing this fact, the Board retained MECCO Engineering to develop a plan for meeting the Club’s needs in accordance with new Missouri Department of Natural Resources and Federal Waste Water discharge requirementsOur Current plant permit expires on November 1st, 2018, so a new treatment plant must be operation by thenWith an estimate build time of six months, it is imperative we fund this project now New Swimming Pool: The Board has exhausted all efforts to maintain the swimming pool in sufficient working order, but our thirty-year old pool now has to be replacedThe pool leaks 10,gallons of water per day and the filtration system cannot keep up with the demand upon itConstruction is planned to start after Labor Day and to be completed by Memorial Day Again, it is imperative to fund this project immediatelyAgain, this information plus an additional three pages depicting the increase will be in with the annual statement or it may be viewed on line at LostValleyLake.com According to the Rules, Regulations and Bylaws, given to all owners at the time of closing: Dues may be increased by the Board of Directors, provided, however, in no event may the dues of any one member be increased without increasing the dues of all members proportionatelyFees, if any, for Club activities shall not be deemed to be dues or assessments, and the same shall be determined by the Board of DirectorsDues shall be used for the operation, improvement, and maintenance of the Club and the Club property and for no other purpose The Board of Directors is committed to maintaining the dues at the lowest possible rate while also protecting the health and welfare of LVL and maintaining our excellent rating in the camping industryThe Board anticipates this short-term dues increase will be sufficient to cover the cost of the sewer treatment and swimming pool projectsWe are expecting the dues to decrease for the year Any and all changes or adjustments to the dues was ran through the Resorts legal advisor before being passed by the Board of Directors.A special BOD meeting was held on Jan 18th which was a closed session, minutes are published on LVL website for reviewThe BOD only received the final project costs and recommendations from the engineering company hired for the project on Jan 18, Time was of the essence for the Board to determine funding for the projects which would be discussed and settled at the annual BOD meeting open to all owners on Jan21, Due to the time constraints mandated by Federal and State regulations, the sewer treatment facility must be completed by Nov 1, there was not time to spread the increase out because funds are needed to start and complete the projects in order for the resort to maintain a safe environment for all ownersWith that being said payment plans were designed to help owners with the increaseLost Valley Lake Resort is allowing owners who can’t pay the increase in dues before April 1st, to be set up on a payment arrangementAs long as a minimum payment of $is made in the month of March and every days thereafter, owners may still have access to the Resort with the exception of major holidays until the balance is paid in full According to the [redacted] ’s Acknowledgement they may will, sell or transfer their interest and Lost Valley Lake Resort nor its employees will re-purchase or re-sell for themIf the [redacted] ’s are wanting to recoup any funds from their investment they will need to locate a buyer to do soI have enclosed a copy of the Acknowledgment and a Resale packet for their review.On February 4th, Mrs [redacted] called the office to go over her optionsAt this time the transfer of ownership was mentioned along with terminating her ownershipOn May 22, the [redacted] ’s signed an Advantage Plus Ownership AddendumIn this Addendum the [redacted] s have the right to Quit Claim the property back to Lost Valley Lake at no additional charge but they will not be paid by the Resort for their ownershipAccording to the contract, in order to receive a Quit Claim Deed no money can be owned against the accountAs was explained to Mrs [redacted] on February 4th, she must have this process started on or before February 28th, Come March first the maintenance fees are due and the [redacted] ’s will be responsible to pay them in full before terminating their ownershipMonetary compensation is money paid to an employee in exchange for the use of the employee’s laborLost Valley Lake Resort is not paying the [redacted] ’s for any Complaint: [redacted] I am rejecting this response because: This does not address the fact that this is a business scheme that was never explained as a lifetime debt never to be relinquished from This ownership is not worth $1,500, and if it were, they would not be requiring owners who can no longer afford it to have to pay $6,to get out of it This interest can't be sold through truthful sales channels, and my parents do not have the resources to continue to pay This business may have written up contracts to legally justify what they are doing, but it isn't moral or ethical to require people who didn't understand the commitment, to continue to have to pay for something they no longer use If this is such a good deal, than let my parents off the hook, and terminate their interest They will walk away with $0, even after all they have paid through the years.If this were a interest, this company would say, YES Look at all the money we made off of them, and now we can resell it I understand they don't want to resell it, because they would rather scam somebody else into paying a ton of money, and siphoning from them too.This is unacceptable They need to terminate the interest rights and move on If they were a decent company, they would do so Sincerely, [redacted]

On the ***'s Acknowledgement, signed March 11, 2010, the ***'s agreed to the terms of release on line item # Lost Valley Lake Resort offers assistance in the selling of memberships once the potential buyer is locatedI have enclosed copies of the ***'s Acknowledgement and a Resale Packet outlining the steps of the transfer process
Given Mr***'s current health conditions Lost Valley Lake Resort will be willing to absorb Mr***'s deed if the proper documentation is receivedIf the Wasems wish to take this route with their ownership the Resort will require doctor documentation stating his current condition and the following "Termination of Ownership Agreement" filled out in its entiretyThe Termination of Ownership Agreement will need to be received by the Resort in the next days with payment and requested doctor's noteUpon receipt of the said documents, Lost Valley Lake Resort will issue a Quit Claim Deed to the ***'s for the final termination of the Lost Valley Lake Resort ownership
