Review: I am unable to receive any credit card from any company due to an absence of history on Transunion, Equifax and Experian . I have been paying by automatic withdrawal for many years now and would like to re-establish my credit in The United States for my return this year.Desired Settlement: To show the on time-every time payment history for the last 3 + years.

Review: I gotten my mortgage rate lowered with PHH Mortgage, which I have been with for 11 years. For those years I had flex pay, this company had me to go through Equity Accelerator and I thought I was with PHH Mortgage. Equity Accelerator have given me a different pay rate and a enrollment fee, that I was not aware of by PHH Mortgage. I do not feel comfortable with either of these companies. I had issues with both companies for three months. There's inconsistencies with both companies, different payment amount for each one. I never had this problem until I gotten my mortgage lowered.Desired Settlement: I just want to stop the run-around with these companies. Get me the true amount from PHH Mortgage and not a crooked and dishonest company such as Equity Accelerator. And I would like to speak to someone I understand, It's horrible and the people you talk to are very rude. This is not the American way.

Business

Response:

First and foremost, PHH Mortgage Corporation (“PHHMC”) would like to apologize for the confusion and frustration with our vendor, Equity Accelerator Program. At this time, PHHMC is unable to set-up your flexpay account because the dates provided were not valid for Flexpay. The two dates should be between the 17th of the prior month and 15th of the due date month. The request shows the 1st installment on the 12th and 2nd installment on the 28th. As for your concerns regarding the increase of your monthly payment to $1,107.17, this was due to an escrow shortage. When this account was opened, we used funds from your previous escrow account for this loan. However, the previous loan had an escrow shortage of $149.19, which was transfer to the new account. You also did not make your December mortgage payment on your previous loan, thus causing an additional shortage on the new loan. Homeowners are required to make all monthly payments up to and including the month the loan pays in full.

Review: Approximately a year ago I filed for a loan modification. I was assigned to case worker [redacted]. I called and asked to have the forms needs for the modification to be sent to me. Upon receipt, I filled out all forms, and faxed them to my case worker ([redacted]). Approximately one month later I received a letter from [redacted] stating the packet was not complete. I called to find out what was missing/wrong. [redacted] stated the packet was incomplete. I asked what forms it was missing. I stated I sent those in with the complete packet you sent. I went ahead and faxed the forms 'again'. Approximately a month later I received yet another letter stating the packet was still incomplete. Once again, I called to find out what form/forms were missing, and again sent the requested forms. Yet again, I received a letter from [redacted] stating I was missing forms. Once again, I called, faxed the appropriate forms, and the cycle continued for a year. I called and asked to speak to someone else. I spoke with [redacted]. He checked into it, and stated it looked like 'all' the forms were there, but go ahead and send all the forms one more time through an email, and to cc him. I did this. Approximately a week after emailing the forms, I received a letter stating all the forms have been received. I emailed [redacted] that same day stating that I had received a letter stating that the 'complete' loan modification packet had been received. She did not respond to the email. About a week later a gentleman came to the door saying the house was going up for auction. I again tried to contact [redacted], again no response. Today April 19, 2015 I received an eviction notice. I feel had [redacted] done the job she is assigned to do, I would not be in this situation. The loan modification would have gone through, and I would not have to worry about myself, and my children living on the street.

Thank you for your time, and consideration with this matter..

[redacted]Desired Settlement: To have my loan modification go through so I don't loose my house. I also feel that there should be some sort of reprimand to [redacted] for not completing the assigned task, that has put me and my family in this situation.

Review: In August 2013, the property mortgaged with PHH received minor damage while at the same time a barn which I had built after the loan was completely destroyed. My insurance issued two checks - one for damage to the property and one for the amount of the barn which I had decided not to rebuild. Both checks were sent to PHH for endorsement; however, only the check for the property repairs was returned (subsequently passed to the contractor). I initially contacted PHH to have them return the check for my personal property (the barn) but it had been put in an escrow account pending rebuilding of the barn. I explained that in the letter which was sent with the check stated that there was no intention to rebuild the barn so they could send my check and close the escrow account. Weeks later, I had still not received my check so I called again and was told my insurance needed to verify that it was okay for them to release the funds to me without the barn being rebuilt. My insurance claims adjuster did call and after even more time, I still had not received the check. Today I called and was told that due to the amount of the check (over $10,000) it would have to be applied to the property and would NOT be released to me. Keep in mind that the check covers property that *I* paid for years after the loan had gone through, was destroyed then removed from the property - meaning the property is now in it's original condition when the loan was signed. There is no valid reason that these monies should not have been returned to me immediately other than PHH decided to get a few months interest off of it. Also it appears the only way that I can get the funds returned is to refinance my loan with another mortgage company.Desired Settlement: I expect a check for the full amount plus two months interest at the current rate.

Business

Response:

PHHMC extends an apology for inconvenience this issue may have caused the borrower. The insurance funds were held until further review to ensure that the barn was not part of the original mortgage. After the review was finalized, it was shown that the barn was not part of the original value of the property. With the review complete, PHHMC has released these funds to the borrower check # [redacted] in the amount of $18,845.04 as well as check # [redacted] in the amount of $12.13 for interest on the insurance funds. These checks are being sent to the borrower via [redacted] tracking# [redacted] to [redacted]. We have also set up an inspection to verify the repairs on the home have been completed per the adjuster’s worksheet received.

Review: I entered into a 4 month Trial Modification Mortgage in June 2015. Before the end of the modification, I received terms for the permanent terms, which was a 40 year term from my original term of 20 years. I requested the amortization schedule, but was told that I could not receive it until I accept the new terms. So I said no with the thoughts that my mortgage will return to the original amount. I have always paid my mortgage on time. Then I get notification that my mortgage was late. I spoke with the company and they stated that since I did not accept the terms of the modification that I owed the difference for that time. The amount left over is a mortgage payment, which has put me behind a payment. I was not informed that I would would owe the difference if I do not accept the modification. I was told that my payment would go back to the original. Now I am paying the difference over 6 months and the company is reporting me late. This is not FAIR!!!Desired Settlement: I want my credit reported updated to current, which is true. Also, I would like that amount to be forgiven, since I was not informed.

Review: I first started with Country Wide mortgage, who of course went belly up and my mortgage was bought by Bank of America and now it was sold again and I am stuck with this stupid Mortgage company. I have been behind in payments and have had issues in my personal life trying to actually catch it up. I am 4 months behind and I call in to make one payment and get told "They will not accept one payment!" I than sent it through money gram and call in my reference number and get told again , they wont accept it and it will get returned. How in the heck can they do this? I think they are really trying to take my house and I hate this mortgage company! Bank of America never refused payments even when I was 6 months behind! Are they allowed to refuse any full month mortgage payments and tell me I need 2 before they will accept it? Isnt this illegal?Desired Settlement: Take the payments I can make till I get caught up so I can stop worrying I may lose my house tomorrow!

PHHMC Servicing records reflect that on July 21, 2014, [redacted] spoke to the Collections Department regarding her past due account. She advised that 2 payments would be made, by August 2014, to be applied to the May 2014 and June 2014 installments, with the understanding that, after these applications, the loan would then be due for the July and August installments. On September 4, 2014, [redacted] contacted the Office of the President inquiring about a money gram in the amount of $900.00 that was sent to PHHMC. The money gram was received, however returned, as the funds were insufficient to cure the default. [redacted] was informed that the loan is 4 months delinquent and due for the May 2014 installment. The total amount due to cure the default is $4,416.56. [redacted] stated that she was unable to make the initial 2 payments and asked if PHHMC could provide assistance. Two alternatives were given; (1.) Enter into a Repayment Plan with the Collections Department or (2.) Apply for a loan Modification. [redacted] call was transferred to the Collections Department and a repayment plan was discussed. [redacted] stated that she could not make the payment plan that was offered by the Collections Department. When she was offered to have a Loss Mitigation package mailed to her, as the second alternative, she declined. PHHMC is willing to consider the loan for loss mitigation options upon the receipt of a complete signed and dated request for modification and affidavit and the required supporting financial documents. [redacted] was advised that as of September 4, 2014, she was 5 months delinquent.

Review: Husband relocated due to employment in October 2011, wife remained in ** until July 2012 to try to sell property, we were attempting to maintain two households for over a year as we did wanted to meet our obligations.

In October 2012 house went into short sale negotiations and remained in negotiations until March 2013 due to the mortgage company's inability to reach agreement in price. They kept saying the amount buyer was offering was to low and not market value. In March 2013 potential buyer lost his job as a teacher and pulled out of agreement. Another buyer was secured in April 2013 and again negotiations for short sale were begun. Mortgage company agreed to 282.000. letter of PHH Mortgage acceptance of short payoff dated July 12, 2013 was forwarded to us pri0r to closing of property and sale proceeded with closing July 18, 2013.

Our issue is that currently at all three credit reporting agencies PHH Mortgage is reporting account open from 11/2012 and that the balance is currently 309.000. Which it is not, PHH Mortgage has been paid in the amount of 282,000. (the agreed upon amount) the house has been sold, new owners have moved in, and we have received letter releasing us from lien on

January 17, 2014, although, originally processed with [redacted] Town Clerk on October 4, 2013. so why then is the account still open at credit bureau's?? Also, on the PHH Mortgage end of year statement for payment activity it was listed as a foreclosure on 7/30/13 which it was not. I have letter from PHH Mortgage Attorney which states foreclosure process on hold until further notice dated 2013, clearly the house was not foreclosed upon as it was sold as a short sale on July 18, 2013.Desired Settlement: At this time, we would like PHH Mortgage to rectify their reporting to the credit agencies to reflect the true process of events. There was a short sale not a foreclosure we want account reflected as such. Our circumstance was unfortunate and unexpected but we tried to meet our obligation and avoid foreclosure which we managed to do with short sale and we want our information to reflect that. We also want the account reported as closed, as it is right now it appears to be open and delinquent which it is not.

Business

Response:

In response to the complaint by the borrower. PHH Mortgage Corporation researched and did find that on July 14,2013 was the last report to the Credit Bureau that reflected foreclosure status. On July 19,2013 the short sale was completed but the file was on a hold status and nothing was being changed with the credit bureau. This is being corrected and a letter will be mailed out to Mr. and Mrs. [redacted] PHH mortgage will report Paid in Full for less than full balance/foreclosure started.

On the question why says $309.0000, this is the amount that was originally owed to your investor.Your Investor took $282.000 on the short sale but you were responsable for the full amount in the reporting to the credit bureau.

Consumer

Response:

Review: [redacted]

I am rejecting this response because: The short sale negotiations were initiated in October 2012 with the help of our consultant at JAD Consulting. The short sale process continued until the closing date July 2013, the foreclosure process had been placed on hold pending the short sale per the PHH representative who working with our consultant as well as the law firm representing PHH. The reporting to the credit agencies as well as the account we held at PHH should not have any reference to foreclosure as the foreclosure process was not pursued as the short sale was in process. We want the credit agencies to report the facts of the transaction "settled for less than owed amount/short sale". If need be we can forward all documentation required to prove the validity of our statements.

As of August 8, 2014, PHHMC has confirmed with each credit reporting agency that the loan is being reported as “Paid in full for less than full balance”. The delinquencies reported prior to the Short Sale closing were accurate. Thank you[redacted]Liaison, Office of the President

I am rejecting this response because: the company is reporting to the credit bureaus in the generalfile as well as the derogatory remarks file which is unnecessary. Review: I refinanced my home through [redacted]. Once completed, PHH took it over. From the start, I have had nothing but trouble from the company. They have improperly handled my escrow account. They closed it out and then decided to make my mortgage payment higher without letting us know. Then we had to make several calls to try to get this resolved. No one would take responsibility. Long story short, We put money back into the escrow account and made a mortgage payment on the same day. The person there thanked my husband for the escrow money and also told him thank you for making a payment the same day (11/27) for the December payment. (Which I had made). We received a call that we were late on the mortgage payment and poof the transactions disappeared. Now it is Christmas and I was told the mortgage was paid and now I get told two weeks later it was not made, which in fact I made. Now I had to make another payment yesterday to fix their mistake and all I get is "Sorry for the inconvenience." I have had nothing but inconvenience. Tell that to my family when I have no food or gifts at Christmas. Not to mention the incompent Customer Service. I don't think they are trained to help customers except to take their money. This is nice compared to what we have had to deal with. I have tried to get a manager to call me on this situation and I am still waiting.Desired Settlement: I want more than sorry for your inconvenience. This is the third issue in two months. I want PHH to go above and beyond at this point. They need to take responsibility to properly resolve the issue. I can not recommend them to others when they have royally messed our accounts up and have not tried to compensate us.

Response:

PHHMC extends an apology for any inconvenience or frustration this issue may have caused the borrower. PHHMC records indicate that the funds from the escrow account from the borrower’s loan number [redacted] were to be transferred to their new loan number [redacted] in order to cover the disbursement of taxes. These taxes were due to be paid in November 2013. Due to an internal error the funds were not transferred and a check was disbursed to the borrower from loan number [redacted] in the amount of $ 2,693.00. PHHMC records indicate on November 27, 2013 Mrs. [redacted] processed a speedpay for their monthly payment in the amount of $1,077.89. Mr. [redacted] contacted PHHMC a short time later on November 27, 2013 regarding the shortage in the escrow and agreed to make the payment to the escrow account. An error was made by the agent who took the payment from Mr. [redacted] as they modified the monthly payment amount processed by Mrs. [redacted] previously from $1,077.89 to $2,537.84 and the funds were applied to the escrow account to remove the shortage. This left the December monthly payment needing to be satisfied. Mrs. [redacted] contacted PHHMC on December 10, 2013 requesting why the December payment had not been processed. At that time a speedpay was processed for the December 2013 payment in the amount of $1,077.89. Due to the errors that occurred on their account, PHHMC has sent the borrower’s a $50.00 service gesture for the problems they have encountered.

Being charged different monthly payments with no letter to explain it and they say it is for an escrow review but we just refinanced and escrow was paid up a year in advance. Poor communication with its customer's before making changes to an account. Not happy with them.

Review: I received a mortgage assistance voucher at the end of May 2013 from the [redacted] to help with my mortgage for June. I have requested the voucher to be signed and faxed directly to me. I have been calling, faxing, emailing them since 6/27/13 to sign and fax this voucher. I have kept all fax documents and emails to them. They have claimed to have faxed it but the [redacted] has not received it. I keep getting told that they have to email the dept for them to sign and fax., that they do not have a phone number. Because of this negligence they have destroyed my payment history. I have never been over 30 days before and now I received a letter stating I am more than 2 months behind. My July pament was sent already. Its the fact that I am being jerked around on every phone call. No one is helping me at all. I get excuse after excuse starting with I never got your fax to it takes 72 hours for the email to get to the right dept then another 48 to fax it to me. This situation is escalated every time I call. I call every week 2 to 3 times. Same excuses. My entire office has witnessed every call. All I want is the voucher signed and faxed to me before the voucher expires! Now I want them to repair my payment history as well! As I am writing this I am on the phone again. The voucher expires 7/27/13! I am devasted. Will be calling my bank and tell them not to have anyone do business with PHH! That their service is horrible and they do not care about their customers. They are trying to push me into foreclosure! They told me that my monies are being held because its not full payment for the 2 months.Desired Settlement: I want that voucher now and my payment history repaired back to being good. I do not want my house in foreclosure!

Business

Response:

PHH extends an apology for any inconvenience the issue may have caused the borrower. The Voucher was signed by our Collections Department. Per the borrower’s instructions on the cover page, the Voucher was faxed to ###-###-#### Attention the [redacted] on July 19, 2013 and again on July 23, 2013. Our Credit Department has reviewed the borrower’s request for a credit retraction. A partial payment was received on June 24, 2013 for $347.47. Additional funds for $847.47 were received on July 22, 2013 which satisfied the June payment. The Voucher is not considered payment and the borrower will still be reported 30 days delinquent to the credit agencies. The borrower is currently due for the July payment.

Consumer

Response:

Review: [redacted]

I am rejecting this response because:

You have received the money for the voucher on the 6th of august. And I am receiving calls saying I owe for July and August. They said they are holding my monies for july now until I pay for August. I technically have until the 16th of Aug to be late for Aug and I am being harrassed everyday because they say I owe for 2 months. I do not understand how my checks can be cashed and you are holding my monies against me instead of applying them to the month of july. So I get calls saying that the monies are not applied and that I need to pay now. The lady that called last night after I told her I wanted to talk to some in customer service that would ty to help me, put me on hold after 10 minutes I hung up. She never once came back to make sure I was there or anything. I tried to explain to her about the voucher and how long it took over 6 weeks to get signed and returned. She blantantly accused me of lying. If any of these people really took notes with every phone call I had with them I would not have to keep re-explaining it over and over. I want Julys payment credited and the calls to stop. I have until the 16th to be late and I am so sick of getting calls every morning at 10 am and at 8pm every night. This is plain harrassment. I should have my credit in good standing with this as well.

PHH extends an apology for any inconvenience the issue may have caused the borrower. Our Collections Department has provided the below timeline: 7/19/13 Received voucher for assistance. Filled out and faxed back same day. Voucher value $500.007/22/13 Received $847.47 which was applied to suspense7/23/13 $847.47 was applied as 6/1 payment 6/1 payment was late and would have been reported to credit agencies as a 30 day late 7/23/13 Voucher re-faxed ###-###-#### Between 7/23/13 and 8/9/13 calls continued to be made. Calls should have been made through 8/6 as the account was still due for July. The voucher payment was not received and therefore collection calls would not be stopped. 8/6/13 Voucher payment of $500.00 received and applied to suspense. 8/7/13 $882.08 was removed from suspense and applied as 7/1 payment 7/1 payment was late and should be reported to credit agencies as a 30 day late. However, as a courtesy our Credit Department blocked credit reporting on the loan until we received the voucher. The borrower is currently due for the August payment. Monthly mortgage payments are due on the first of the month and Collection calls will continue until the monthly mortgage payment has been satisfied.

Review: PHH was my previous mortgage holder. When I sold my property, I paid off my mortgage. Two days later, the mortgage company withdrew another payment. They have not paid my escrow. They had issued a check for both the mortgage payment and the escrow but stopped the check. Now I am waiting another 10-15 business days from January 17, when another check will be issued. Since I paid to wire the payoff to them, the least they could do is wire the correct amount to me in a more timely manner.Desired Settlement: Send my payment in a timely manner. They've had my extra money for over a month, and won't pay the escrow until Jan 17, 2014.

Business

Response:

PHH apologizes for [redacted]’s experience. A refund was issued on 12/20/13 in the amount of $3,782.16. This amount was the result of an escrow account balance of $2,167.*7 and the automatic payment ([redacted]”) deduction of $1,614.1* that was applied as the payment for December 1, 2013 after the loan was satisfied. After the issuance of the refund check, PHH received notification that the [redacted] payment had been returned as a stop payment on 12/26/13. Because the $1,614.1* was not truly credited to PHH, a new refund was needed. A stop payment was requested by PHH on the refund previously issued to the customer. We apologize for the delay in refunding the escrow balance as we needed to ensure the original refund had not been deposited. We reissued a refund in the correct amount of $2,167.*7. This was sent via UPS on January 13, 2013.

This check was applied to late payments that was being paid for thru my bankruptcy. After completing bankruptcy and all payments made to the mortgage company. I never did get this applied to the principal. Bankruptcy lawyer also called there bankruptcy department upon our completion. He was told the matter would be looked into but we still have never heard anything.Desired Settlement: I would like this amount to be applied to principal as stated and not on late payments that was agreed upon to be paid thru the bankruptcy courts.

Response:

Your correspondence addressed to the Revdex.com has been received in the Office of the President of PHH Mortgage Corporation (“PHHMC”). I appreciate the opportunity to respond to your concerns regarding payment application. Servicing records reflect on February 17, 2014 a payment was received in the amount of $2, 7650.00. At this time your loan was in active Bankruptcy and reflected a due date of July 2013. In accordance with our mortgage note and, due to the delinquency status of your loan, the funds were correctly applied to the mortgage as per your mortgage note. I have enclosed a copy for your review. As of this writing, your loan is due for the April 1, 2015 payment. Please note we will be unable to reverse these funds as this would revert the loan back into delinquency, changing the due date to reflect January 2015.

Review: This has been going on for around a year now. I fell behind on my mortgage and asked for help from my mortgage provider. The representative [redacted] was assigned to help me. He drug his feet for 3 + months on completing my request, even though I had submitted every document he asked of me with in days of asking for it. Finally he responded to tell me I was denied help for the reason I was 1 month shy of having this mortgage for a year. So I took action. I withdrew money from my 401k to pay my mortgage up to current according to the amount he told me would bring it to current. When I called to pay the mortgage I was told there were now legal fees assessed which were over $2000. I then didnt have enough money to pay off the debt. Their policy is all the money or none of the money which is grossly unfair. So again I took action. I was now over my year with the mortgage so I filled out another package to help save my home. This time I was approved. [redacted] told me in an email which I can provide that my mortgage was going to go from 899 to 1200 a month to pay the debt, after I sent in a deposit of over $3000. I agreed to save my home and proceed to make the payments of $1200. After the second payment of $1200 they started returning my checks bc it wasnt the full amount owed. Which was againt the agreement. Now my house is back into active foreclosure again. I filled out a new packet to save my home submitted it via ups on January 6th and have never heard back from my mortgage. I have made several attempts to call them and no one will return my calls. I have even contacted the lawyer assigned to my foreclosure for help getting ahold of their client and they are not successful. I am going to loose my home for myself and my children bc this mortgage company has horrible business ethics. Please help me!!!Desired Settlement: I want to keep my home. I want a solution I can afford.

Review: We received a check for an easement on June 19, 2014. We were required to send it to PHH Mortgage for their signature and we submitted all of the paperwork PHH requested immediately. After multiple attempts to follow up and to make sure all of the forms they needed were received, we have waited nearly four months and PHH Mortgage still has our check.Desired Settlement: We could have been earning interest on this money. All the time that PHH Mortgage is sitting doing nothing we are losing money that we could have earned or saved in interest on our mortgage payments.

Review: I'm a [redacted] veteran of the [redacted] I bought a house in 2011. To make a long story short, I was getting a divorce so I tried to sell my house. Turns out the driveway isn't my property so I couldn't sell it. I fell on economic hardship and was behind 2 months on payments. PHH mortgage started foreclosure and I requested a reinstatement after a week of tracking anyone down. They quoted me for 6 months of late payments. I tried to call and work something out but they treat me terrible.

I turned in a packet for deed in lieu of foreclosure. They contacted me once to turn in more info and I did. They switched case managers and denied me.

It's obvious to me that they never had any plans to help me. Now I may lose my ** benefits for housing. I'm requesting that someone look into this manner because something isn't right. Thanks.Desired Settlement: They dishonored the agreement at closing

Response:

PHHMC is currently showing the work on the property is 98% completed. The borrower will need to provide final contractor documents including a document from the contractor who has yet to be paid. Borrower has been advised to have this contractor to complete our documents and provide them to us. The borrower may also provide all paid in full receipts. This information was conveyed to the borrower on December 2, 2013 during a call with our insurance area.

Review: [redacted]

I am rejecting this response because: 1. I paid partial payment to the contractor out of my pocket and PHH was told this numerous times but continue to de** the release of funds. 2. My final inspection was completed months ago by a PHH inspector who took multiple pictures and submitted his report to PHH yet I have not received my insurance proceeds from PHH. When I request the funds PHH keeps inventing new reasons why they cannot release my money. PHH is improperly withholding the insurance proceeds which were issued to me for my repairs not for PHH to illegally hold these funds the miscommunication and incompetence of this business is alarming PHH is being investigated by multiple agencies including the [redacted] I contacted an attorney who is considering filing suit and I am reporting this compa** to [redacted] and [redacted] 3.I have repeatedly asked for payment booklets weekly for months and have yet to receive booklets they claim to mail out. 4.Incompetent PHH customer representatives claim to fax documents to me and share information with [redacted] insurance that did not happen. 5.I lost thousands of dollars in contents for which I was not compensated. I'm a disabled war veteran and retired us army reservist and employed by the state of ** for 29 years If my money is not released I fully intend to contact the media, news and veterans groups as well as the **S union and local representatives. 6.Mortgage Payments to PHH were sent in late due to the fact that all of my records were lost in the storm. I was living out of friends homes, hotels and have been displaced for a year. I requested from the mortgage company a deferment of mortgage payments for a period of time and they had agreed to defer payments for which I have made all payments yet the credit reporting agencies reflect a negative report as to my mortgage payments which is destroying my credit history as they have not honored their agreement with me. Revdex.com ResponseThis letter is in response to Mr. [redacted] complaint on February 20, 2014 and March 07, 2014 regarding a refund for escrow overage of $1,852.77, an escrow shortage of $1,671.42 and unauthorized flood insurance. On December 18, 2013 PHH Mortgage Corporation (“PHHMC”) disbursed a refund check# [redacted] of $1,852.77 due to the overage of Mr. [redacted] escrow account. Mr. [redacted] raised concerns and contacted PHHMC to confirm that the overage was due to him and received confirmation that we had overcharged him. PHHMC records reflect a duplicate disbursement on December 18, 2013 for check# [redacted] in the exact amount of $1,852.77 also refunded to Mr. [redacted]. Our records confirm that Mr. [redacted] cashed both checks totaling $3,705.54. Mr. [redacted] raised concerns that PHHMC sent notification of an escrow shortage of $1,671.42 in February 2014 (please refer to escrow analysis attachment 2-3-14). PHHMC records reflect an escrow analysis was performed on February 3, 2014 which confirmed there was an escrow shortage in the amount $1,671.42. On February 13, 2014 PHHMC contacted Mr. [redacted] to request the duplicate payment of $1,852.77 be returned in order to satisfy his escrow shortage. Mr. [redacted] advised PHHMC that he would not return the duplicate check and doesn’t want PHHMC to service his loan any longer. In regards to Mr. [redacted] flood insurance during the 2014 calendar year, proof of coverage that Mr. [redacted] provided to PHHMC was less than the amount of flood insurance coverage that is required by PHHMC. Due to the lack of coverage, PHHMC records reflect that we sent several letters to Mr. [redacted] that we have not received evidence of adequate flood insurance coverage on his property. Due to lack of communication from Mr. [redacted], PHHMC purchased [redacted] flood insurance. On January 27, 2014, Mr. [redacted] primary flood insurance was updated with sufficient coverage. On January 28, 2014 PHHMC refunded $36.00 to Mr. [redacted] escrow account. Per section 3 of the mortgage, PHHMC is authorized to force place coverage if sufficient proof is not provided. PHHMC records reflect Mr. [redacted] was provided information regarding [redacted] flood [redacted] coverage on the following dates: On January 22, 2014 [redacted] flood [redacted] coverage was adjusted to $7,000 the hazard coverage increased at the renewal of the flood [redacted] coverage date of February 4, 2013 (please see attachment dated January 29, 2014). On January 27, 2014 the new [redacted] flood [redacted] premium of $63.00 was charged. This premium is for the new coverage amount of $7,000 (please refer to attachment dated February 2, 2014 RE: [redacted]). In addition, on January 27, 2014 the primary coverage amount was update to reflect the increased coverage amount of $139,000. On January 28, 2014 the original [redacted] flood [redacted] premium of $36.00 was refunded to Mr. [redacted] escrow account. On February 3, 2014 [redacted] flood [redacted] policy that reflected Mr. [redacted] new coverage amount of $7,000 was also mailed to him (please refer to attachment dated February 2, 2014 RE: [redacted]). Mr. [redacted] previously submitted two (2) other Revdex.com complaints dated December 2, 2013 and January 7, 2014 regarding PHHMC not releasing funds due to repairs on his home. PHHMC submitted at responses the above mention dates that during a telephone conversation with our Insurance Department, that Mr. [redacted] did not provide legible paid in full receipts as a result the funds were not released. As of February 26, 2014 PHHMC records indicate that funds have been released to Mr. [redacted] in the amount of $6,703.60 due to receipt of the required documents. Enclosed is a copy of all the supporting documentation regarding Mr. [redacted] flood insurance.

Review: I sold my house on 11/7/2013 and the lawyer who handled the the closing paid the taxes on the house. PHH mortgage also paid the taxes after I already paid it. The money the mortgage company used was our escrow money that was owed to us and was suppose to mailed to us instead of being mailed to the tax office of [redacted] in [redacted]. PHH first told me I was wrong so I went back to the lawyers office and together we called the tax office and the people there said the check was accepted from the lawyer and not PHH. I have been in contact with PHH and they have no idea where the money is and could takesmonths for them to track it down. The owe me 1192.46 dollars. Everytime I call PHH and talk with the different supervisors they have no idea where it is or when it will be mailed to me. I think it is crazy that this large company cannot get me money that the owe me. I want some to call me from the Revdex.com to talk about in further detail.Desired Settlement: I want the money that was in my escrow account that is owed to me mailed to me asap. I am owed $1192.46.

Review: We refinanced our home loan with them and they screwed up on our escrow account. Instead of paying our home owners insurance and property taxes they sent us a check. I was told when I called in that if I sent a check for $978.78 this would clear up the problem. Once I received the check I sent this amount in. I have received 3 notices telling me different payment amounts which have all gone up. I called and talked to a supervisor regarding this matter on 11/1/13 and was told that my payment will go up because of my shortage in my escrow account. I have sent the amount that I was told to send and still my payment is going up. My payment is now more then I was paying before I refinanced my home loan. They have stated that if I now send in $258.14 my payment will still go up $20 more then I was quoted when refinanced and have been paying on the new loan for 2 months.Desired Settlement: I would like them to have better customer service explaining things while in the refinance process. I would also like them to make payments what they are of $555.28 as this is PHH Mortgages error and NOT MINE!

Response:

PHH extends an apology for any inconvenience the issue may have caused the borrower. The new loan was approved for an escrow rollover with the same conditions. The previous loan, [redacted], had both Jennifer [redacted] and Kelly [redacted] on the loan. However, after the new loan, [redacted] had closed it was revealed that one borrower, Kelly [redacted] had been removed. Both borrower are entitled to the escrow balance on the previous loan, therefore the funds could not be transferred to the new loan. The escrow balance on the previous loan was refunds to both borrowers on October 9, 2013.This issue created a shortage in the new loan since only one month of escrow was collected at closing. An escrow analysis was performed on October 8, 2013 effective for the December payment. The escrow analysis revealed a shortage of $978.78.The insurance was disbursed from the escrow on October 9, 2013. The anticipate payment, based on the payment from the previous year, was $582.70. However, the disbursement amount had increased to $788.23. This created an additional shortage in the escrow account, so the loan was re-analyzed.The shortage amount of $978.78 was applied to escrow on October 25, 2013 and a new escrow analysis was performed on November 1, 2013. The remaining shortage of $258.14 was spread over 12 months.
