[To assist us in bringing this matter to a close, you must give us a reason why you are rejecting the responseIf no reason is received your complaint will be closed Administratively Resolved] Complaint: [redacted] I am rejecting this response because: April 15, Here are the facts in response to Jensen's Letter, response will be by number of his paragraphsI also have two property managers that witnessed what was not done he does not have a perfect record we found complaints on Revdex.com website with similar complaints as mineMy complaint is number Jensen calls me a slumlord Not a very professional commentI am not a slumlord, we have been spending well over 30k per year for the past years repairing our propertiesWhich can be proven with Federal Tax records He notes that he said the house needed well over days, which is not trueWe discussed and agreed at the beginning of the job days but try to get it done in he notes that I tried to have them "slap the work" togetherThat is far from the truthFrom the start this house will be Section and the inspectors are looking for all aspects of the house to be in order or it will not passSo why would I say something like that that makes no senseAgain this paragraph says that the repairs were not per City guidelinesAgain makes no sense that I would pay for work only to be rejected by the section inspectorBy the way I currently have Section properties that have been rented for to yearsThe agreement was for days try go get done in There were to be full time workers per dayThat never happenedHis brother brought a mattress and started sleeping in the propertyNo heat no electric and no water until they were all turned on about a week laterHis brother did minimal work for weeks on his ownHe told us that this was a fact that is why the work was not getting doneIn addition I told Jensen that I did not want white walls multiple timesThey painted some of the walls with left over ceiling paint and semi gloss for the trim says they were not paid - they were paid for days for work that did not get doneThe last two days Jensen assured me multiple times that the work would be completed it was notIn addition I have several e mails to Jensen on what was to be dine and when see paragraph no comment he can meet with whoever he wants to There have been no complaints by the city on our properties and currently have no complaintsWe also have witnesses to all the lies in the Jensen response letter Summary - Anyone reading this should run not walk away from this contractorThe work that is done is poor at bestJensen is only looking for money and how he can stall the project to get more moneyTo date we have lost to Jensen's work that was not doneto another contractor that did complete the work and a estimated loss of rent for months that it will take to get a tenant.And ceiling fans that were stolen from the property when he walked off the job and returned to Home Depot for cash.From the start the property was to be completed by Oct there were multiple people that wanted to rent this propertyTotal losses - Estimated 8,Sincerely Jack Owner / Manager Regards, [redacted]

Complaint: [redacted] I am rejecting this response because: March 17, [redacted] *** The Revdex.comDear [redacted] ***: This message is in regards to my complaint submitted on 2/23/2:17:PM against Jensen Development Company / Quality Home Improvements Our complaint assigned ID [redacted] and why we are rejecting their response.We received the letter which was written by Paul J [redacted] dated 3/12/2015; he listed nine “facts” which is the reason for my responsePlease refer to his letter as I will respond to each line item individually.1) It was agreed that we paid $per day for laborWhen questioned we were told by David J [redacted] that he would have several people working each day to complete the job quicklyHe later stated that he preferred to have the minimal amount of labor so he can make more money.2) The amount of hours they worked per day was at their discretion; however they were to perform certain tasks each day as resultOver the several days that they worked we were promised completion dates which they failed to meet repeatedlyIn fact the second to last day that they worked was supposed to be their last day and I spoke to David; who apologized and promised that they needed just one more dayHe asked me to pick up a few items from [redacted] in efforts to save some time the following dayThe next day they worked a long day; however we nowhere near finishedI called David and had a heated conversation with him and he again promised one more day to finishI told him that the extra “one more days” was adding up and costing us much more money than originally expectedInitially David told us that the project would take days to complete entire basement plus repair our kitchen floorPlease refer to attachment.3) David claims that all work was professionally done by code and inspectedHe also told us that he was a licensed electrician and one of his brothers was a licensed plumberWe did some investigating and found neither statement to be trueWe had hired a contractor to come in and provide a quote to fix the mess QHI had left and finish the workUpon request I can provide contact information to verify all the deficiencies which he found as well as the countless photos taken of their work4) As far as being 100% satisfied with their work; not the caseI can say that they were respectful of my family and our home; however that is separate from satisfaction of their work.5) My wife was asked by Paul to help find hotel accommodations for him because he is homelessHe also asked my wife one day if he could have something to drink because he lived out of a hotel and did not have money that day; my wife obliged6) We provided David a daily budget for materials; we did not run out of moneyWe never had them return because they were putting in time with little resultsFurthermore after taking a closer look at the work they completed we noticed it was not satisfactory; we did not want them back7) David agreed to come back and do more work; however we did not want them back.8) According to the Revdex.com website there are three complaints from customers making his statement about a perfect tract record over the past thirty years open for much scrutiny9) In addition to his personal witnesses I would like the opportunity to have our contractor provide a statement or discuss with you the many issues that he had to fix before he could continue working on our basementI also have taken photographs of the obvious issues that I could see which will be sent as an attachment to this letter.In closing here is a list of issues we found with their work:1) French doors were hung and unable to close because they were not shimmed2) The framing on the window ceil made it impossible to open the windows3) All drywall around the electrical sockets were so wide that the cover did not cover the hole4) The drywall was put up without the use of spackling tape; only vast amounts of paste which was put on so thick it cracked after drying5) The wall which they built out in the one room was not straight; it needed to be taken down and completely redone6) The bi-fold door in the one office would not fit because the closet was crooked7) The electrical sockets used throughout the basement were the wrong amperage and all tied into two circuit breakers8) Several drywall sections were put up with spackle paste; no screws and fell down 9) Several sections of drywall in the overhead were missing10) They used spackle paste on the corners instead of using a metal corner beadIn the process of work, they damaged several of our walls and a lamp while bringing supplies into the houseThey never cleaned up after themselves; I spent two hours taking out trash, sweeping the saw dust, cleaning the carpet; etcCarpet is ruined due to excessive amounts of glue and spackleWe had asked that they not smoke in our home; which they did not adhere toIt smelled like smoke and I found several cigarette butts in the basement while cleaningTo date; while using QHI we paid approximately $for materials and labor; we are asking for $back as resultThis amount is not including property damageWe would prefer going through QHI insurance to compensate for entire amount lost but no updated insurance info has been foundRegards, [redacted] *** [redacted] ***Denver, PA ***###-###-#### [redacted] *** [redacted] Regards, [redacted] ***

9/7/Dear [redacted] ***, As per your letter dated 9/2/for your request to respond to this matter, we state the following facts to this case: 1) Due to the customer taking several vacations and waiting on special order materials that the customer had ordered, we had to wait for an unexpected amount of time to continue the work as scheduled originally.2) We did everything possible to stay in contact with customer during waiting period! 3) We had several other customers whose work had to get started while waiting during this period4) When special order materials came in they were some of wrong size and had to be returned5) Customer finally allowed us to continue the work but only on Sunday our regular day off 6) On 9/7/(Sunday) Customer allowed us to finish and complete all the work7) We witnessed customers satisfaction that all work was completed on 9/7/8) We witnessed that the customer was very happy with the completed contract 9) We witnessed that the customer had complained to you prematurely due to all the vacations, special orders, and scheduling problems, etc10) We the following are witnesses to the above and the work being completed to the customers' satisfaction: 1) Mike S [redacted] - Project Manager, and 2) Mike L [redacted] - Forman Thank you, Sincerely, Mike S [redacted] QHI

To Whom it may concern, 5-4-I remodeled a master bathroom in beginning of January for Mrand Mrs [redacted] for the sum of $I received a call from Mr [redacted] on Sunday evening April 2, At that time, he stated there was water coming out the other side of the wall when they used the showerHe asked if I would come and look at itI then called him on Thursday April 6, 2017, and met him at his home at 4:30pm on the same dayWhen I arrived, there was a large opening already cut out of the drywall on the opposite side of the shower where they said it was leaking I spent minimum 35-minutes with the shower running the entire time while Mrand Mrs [redacted] were both present I looked for any sign of waterThere was no sign of any water present(Again, that’s after running the shower for a minimum 35-minutes)They said they were puzzled as wellI did not see any damage or poor workmanship of any work that we performed months ago Sincerely, [redacted]

The delivery and installation occurred on 11/25/The POD or "Proof of Delivery Document was signed off free and clear of any damages to the home and/or propertyThe damage was not reported until the following day and an Official Claim was not entered until 11/28/Once I received the Property
Damage Claim, I contacted the customer to discuss the damages, I had to make multiple calls before I was able to speak with the customer due to the customer's voicemail was fullOnce speaking to Mr*** he became very agitated when I asked a number of questions surrounding his delivery and/or installation process, which is standard protocol for any Property Damage Claim, he then advised me that he had already made repairs because he could not wait they needed to be done immediately, I advised him that on visible damage that was not notated on the POD, we would need a chance to inspect the damage prior to the repairs being completedHe proceeded to tell me that he had taken photographs of the alleged damage, so I asked him if he would email them to me and he agreedI then explained that I would look over the photos and advise on a decision after reviewing all the documentationSince repairs were already completed and there were no invoices or statements from any licensed and insured professional submitted that there was not a lot of evidence for me to reviewOn 12/03/16, I emailed Mr*** a Denial Letter based on the evidence that I reviewedIn the Denial Letter were very clear instructions on what was needed should he decide to appeal the DenialHe did not respond VIA email to the letter, however he called our office the following week, when he was told that I was not in the office at that time but that they would leave me a message he became extremely angry and started using profanity, he was demanding to speak with the owner of the companyHe was repeatedly asked to please not use such profanity during the phone calls but continued to do soIt was a total of days from the time that the Claim was received until the decision letter was issuedThis is standard Claim processing timeI sincerely apologize that our customer has had such an unfortunate delivery and/or installation experience and I cannot apologize enough for the poor customer service that Mr*** feels he has receivedI would be more than happy to discuss any additional questions and/or concerns that he may have and review his claim again, should he be open to providing me with a little more documentation regarding the repairs and/or damagesOur customers are our first priority and providing them with a professional, on time, damage free and a 100% completely satisfying delivery experience is what we stand for! As per your letter dated 10/27/for your request to respond to this matter, we state the following facts to this case:
1) Our perfect tract record with the Revdex.com for over years speaks for itself.
2) The person who filed this
outrages complaint is not a tenant nor the person living at this address His is the owner (slumlord) of this Section property, plus, several others in the Philadelphia area. 3) We told this person that this property needed well over days of work to complete just the minimal amount of work needed!
4) Person however tried to have us slap the work together half the time it should take.
5) We witnessed the Section representative explaining to this person that he was not getting his properties remodeled & repaired by the city guidelines.
6) The agreement was to pay us for $per day for each days work upfront or $for days
7) Our last days there we were not paid for our agreed upon daily rate up front He said he would get the money to us but he never did!
8) Three (3) workers are still owed for their days work completed An email was sent to this explained that he was responsible under labor laws to pay workers for work completed9) We have since met with several labor unions and associations about this Section owner who is getting work not done under city guidelines & codes He is clearly liable under daily rate guidelines
10) Furthermore, we have evidence & witnesses that this Section owner has been violating several other guidelines with his other properties and the work he completed with them, etc.
