Moving the goal post
We have tried to get approved and we do exactly what the rep says and then they say something else is wrong. We had an email from a rep that said they accepted the blanket coverage. Then they say they need something else added. We've been going back forth for weeks. After reading some of these other reviews I wonder if its all a scam.

Companies That Serve No Purpose
You know what Realpage Vendor Compliance LLC reminds me of? The Disinformation Task Force that the Biden administration tried to implement. A completely made up industry that serves no purpose, creates nothing of substance, and costs folks money they don't need to spend. No matter the state you work in, there are particular requirements that must be followed to open said business. No matter what industry, there are certain industry standards of insurance you must have to perform said service for a customer. Is it really that hard to request, at the time you call for service, a copy of a certificate of insurance, W-9, Workers Comp, Business License or anything else your business has deemed necessary to have on hand for a company to step foot on your property? The biggest problem I have is getting called for a quote, scheduling service, and upon submitting my invoice hearing the lovely news that I get to spend $107.91 just to spend the next 2 weeks of time or more to get approved on Realpage Vendor Compliance LLC and get their permission to perform work at a site I already performed work and verify that my business is worthy of their standards. I know what questions I'm implementing this year to any new commercial property that calls: do you work with any nonsense compliance companies, and if so my prices triple.

Should be Zero Stars
This is hands down the absolutely worst company I have ever had to work with on anything. They are disorganized and completely confused all the time. Their system is fundamentally flawed and will not allow you to upload multiple insurance documents and then each new one you upload replaces the old one so you are constantly "Missing" something. When you talk to real live humans about this they say that they "understand" and can clearly see that we more than meet the required criteria but "nothing can be done besides you submitting the documents again" just for it to repeat. Then 3 days ago after an ABSURD amount of time spent doing this stupid dance we were finally approved. Then today we were "unapproved" again because of a missing 0 in the address (which was copied by 3 different insurance agents from their COI Sample mind you) Everyone fixed their COI's and I resubmitted again just to be told that everything is missing yet again. I do not understand why anyone would use this service. Absolutely ridiculous.

The worst company to work with!
This is a horrible company, they do not do what they say, do not return phone calls. They say they know they know about insurance but they do not. What they ask for my insurance company laughs and charges me more for it. I would not work with this company except our vendors use them. They charge us and then tell our vendors not to pay us.

How in the world does this company have an A+ rating? As an insurance agent, I think they are a nightmare to work with. They know nothing about insurance and are not licensed. I am told conflicting information each time I call, and I don't think they've ever approved a certificate of insurance from one of my clients because they constantly change their requirements. Shady, incompetent, and unprofessional.

Where should I start? Their computer system kept showing that my insurances needed to be renewed. I had 2 different insurance companies that took extra time out of their day to try and fix things in their end--not to mention all of my time that I wasted calling and waiting on hold. This is my 5th incident that has wasted my time since I started working with Compliance Depot. I hope that my customer who uses this company, switches to a more competent one, or RealPages fixes their mistakes that make them a headache to work with.

I would also give these people zero stars if possible. They do not understand the insurance process. They send letters indicating they will accept blanket endorsement pages yet they take weeks to review and they reject them because blanket endorsements require a contract signed by both parties and they say their clients refuse to sign contracts - which is incorrect. I have been in presentations by them to potential clients and they said their goal is to make this process so complex that approval can take months and vendors don't have to pay their invoices. This is a scam.

My Invoice is now past due. Although we were not told ahead of time about CD and the Proposal they signed clearly stipulated the payment terms, the company we worked for says we must sign up for this service and pay $100 a year for the privilege or they won't pay our invoice.

Some of the people answering the phone for CD live on a chicken farm in the Philippines. For real. Roosters were crowing loudly while we spoke. When asked about it, the Rep I was speaking to said they were their chickens and and they were making noise because it was early. The security risks seem palpable; I refused to give them any sensitive company or personal information.

Company refused to list us as "Compliant".
In February 2018, we were selected to be a preferred vendor for Coast Real Estate Services, who uses a vendor credentialing program administered by Compliance Depot. We paid Compliance Depot's $99 annual fee with our credit card on 2/16/2018, filled out their application, and had our insurance companies (business liability, and workers compensation) provide all the required "Certificates of Insurance" based on their examples.

For some reason, Compliance Depot would not accept the business liability certificate of insurance. Our insurance provider spent over two months trying to get Compliance Depot to accept our certificate of insurance. They said that they didn't understand what the issue was since they provided a certificate of insurance that was exactly like the examples provided by Compliance Depot. Compliance Depot finally accepted it and listed us as compliance April 14, 2018.

In August 2018 when our business liability insurance was about to expire, we provided them with an updated certificate. But they again had issues with it and switched us back to non-compliant for quite a while. I was told by our insurance agent that there were no changes made to the new certificate except the policy's expiration date being extended a year. However, it still took many emails back & forth for them to accept it and list us as compliant again.

Compliance Depot charged our credit card the $99/yearly fee again on 2/13/2019. Then when our Workers Compensation Insurance was about to expired in April 2019, we provided them with a new certificate. However, Compliance Depot rejected the certificate. We were told by our provider (Idaho State Insurance) that they do not provide certificates to 3rd party companies nor do they provide certificates to TWO parties on 1 certificate. Instead, they listed the direct company as the certificate holder, and also one to Compliance Depot. Since this did not match the example provided, Compliance Depot refused it and switched us to non-compliant. We notified Compliance Depot via email about our insurance provider's policy numerous times over the following months but we never received any assistance in trying to work out a solution. They just continued to send us NON-COMPLIANT emails every week. Finally on June 28 2019, we explained the situation one more time and stressed that we have no control over our insurance provider's policies. We requested that they either work with us or issue us a refund. Unfortunately, neither has happened.

Then in February 2020, they tried to charge our card $99 again. Thankfully, our card had expired and the charges didn't go through. I reminded them via email that we have cancelled and had also requested a refund. I let them know I'd be forced to file a complaint with the Revdex.com if this issue was not resolved. Unfortunately, they never reached out me to resolve it.

We are requesting a $99 refund for last year because we were not listed as compliant and had no control over the situation. We are also requesting a $99 refund for 2018 because we were only listed as compliant for a few month and spent a very frustrating amount of hours/days/months dealing with these issues. We also had to pay our insurance company $100/year to issue the certificates of insurance to Compliance Depot, and we didn't even get the opportunity to service any of the Coast Real Estate Services customers.

Desired Outcome

Refund us $198.00.

RealPage Vendor Credentialing Response • May 01, 2020

There were several insurance documents provided by the vendor and/or their insurance agent that were not accepted. There was not an issue with the business liability certificate of insurance. The issue was in regard to the additional insured endorsement provided to our office. The submitted endorsement was not deemed acceptable per their customer's requirements. The customer requires that they along with the ownership entities of the property being serviced be listed as an additional insured on the vendor's policy. The vendor has a scheduled additional insured endorsement that specifically states that the name of additional insured persons or organizations must be listed in the schedule. The endorsement schedule is a fill-in-the-blank field that must be completed by the insurance agent who prepares the document. The first scheduled endorsement provided on 2-21-18 was blank and did not list any additional insured parties in the schedule, the revision sent on 3-01-18 listed some but not all of the required entities of their customer, the revisions sent on 03-08-18 and 03-15-18 went back to the blank version. On 03-21-18 we were provided with an endorsement that met the needs of the customer, however it was promptly replaced by the agent on 03-22-18 with another incomplete version. An acceptable version of the endorsements per their customer's requirements was received and processed on 04-14-18 which enabled the vendor to reach an approved status. In response to the workers compensation policy renewal, we were not provided with 2 versions of the Acord form in order to accommodate the certificate holder item. The vendor and agent were notified via email and provided with our contact center phone number should they need assistance. There are no notations in the file that either party ever reached out for assistance.

We have declined the request for enrollment fee refunds for 2018 and 2019. The enrollment fee covers document processing. All documents received by our office were processed. The instances of missing additional insured parties and/or partial listing of the required parties on the submitted endorsements were not Compliance Depot errors. Also, any fees paid to the vendor's insurance company in response to documents issued by their office are independent of Compliance Depot. We do not receive any portion of payments issued to an insurance company.

Had to tell them how to fix my W9 after sending it a dozen times. They sit behind an automated system that emails you it is incomplete. It never tells you what the problem is. Obviously upper management or supervisors do not respond to the horrible reviews. If I go through this on the next job where a company uses CD they will need to work with them. Both companies I have worked with through Compliance Depot had me charge them for the administrative fee Compliance Depot charges for every job...what a SCAM.

Absolutely terrible to work with. I have worked with HUNDREDS of companies providing certificates of insurance and Compliance Depot is with out question the worst.
