The answer from ServiceLink is unacceptablePer Eric, 'ServiceLink initially attempted to record this deed on November 19, 2015, but the county rejected it'my closing date was September 21st 2015, and they tried it record the deed two month after the closingPlease give me a good explanation of the delay. Besides that, Eric did not mention anything about the timelineWhen are they expecting to solve this problem? In addition, Eric from ServiceLink did not mention anything about reimbursing the fine and penalties from City of Milwaukee

At this point, we are waiting on the buyers to decide if they want to cancel the transaction or close with their own title company. Jeffrey W*** sent an e-mail to Ms*** Thursday morning at 7:a.masking for clarification and we have not heard anything at this point. Once we get clear direction, we will either send the earnest money back to the buyers or we can send it to a title company of their choosing

The earnest money was refunded to Ms*** on 10/31/17. Please let me know if anything further is needed on this

Case #: ***I don’t believe we will be able to resolve this complaint to the complainant’s satisfaction because we are in disagreement as to how to interpret the sales contract. Ms** appears to believe that the original sales agreement should govern the split of costs between the parties. ServiceLink believes that paragraph of the attached Contract Amendment states that, notwithstanding anything to the contrary in the purchase and sale agreement, the terms of the Amendment govern. And the Amendment states that the buyer is to pay all fees. Based on this fundamental disagreement, I don’t believe we’ll be able to reach a mutually agreeable resolution

Ms*** we appreciate your letter dated October 16, inquiring into the facets of Ms*** * ***’s complaint against ServiceLink Field Service, LLCarising from services performed at the property
ServiceLink Field Services, LLC was hired to perform monthly inspections at the property by the mortgage lender, which identified Ms***’s mortgage as being in defaultThe inspections are ordered to determine whether the defaulted property is vacant or occupiedIf a property is reported vacant, the lender will order preservation services to maintain the value of the property during foreclosure proceedingsThe terms of the mortgage note signed by the borrower usually grant the lender authority to enter the property to inspect and preserve the asset in the event of a mortgage default.
In this case, an inspector working as an independent contractor of ServiceLink determined that the property in question was vacant based upon consideration of factors specified by the mortgage lender. If the property is, in fact, occupied, the borrower should contact the mortgage lender immediately and advise them that the property is occupied

Case #: ***This complaint was about an unpaid water bill on the property. The listing agent actually paid the water bill at or prior to closing. See attached for a copy of the check

On September 16, 2014, the aforementioned property wassecured per the instructions found on work order [redacted].”  With respect to the Property condition as at the time the photos were taken, the independent contractor has advised: “Aside from the rotting food in the refrigerator, nothing was removed from the interior of the property. ServiceLink has reviewed this complaint and does not believe a refund is owed.  As shown on the attached authorization, electronically signed by Mr. [redacted], he agreed to a charge of $385 for an appraisal, as required by his mortgage lender.  The authorization also discloses the fact that...

Thank you for the opportunity to respond to this complaint.  ServiceLink was engaged solely to represent the seller in this transaction.  From the time the contract was signed, the buyer chose to have their own closing agent perform a title search and close the transaction.  See...

attached real estate contract.  The buyer's closing agent apparently believed there was a title issue, mainly that certified copies of the foreclosure judgment order, decree and certification of non-redemption had to be recorded before the seller could sell the property.  However, there was a change to the law in [redacted] so that for foreclosure cases filed after July 1, 2012, these documents do not need to be recorded in the real estate records.  The foreclosure on this property was filed after July 1, 2012, so there is not actually any issue with the title.  That information was provided to the buyer's closing agent before the August 30 closing date.  While we are sympathetic to the buyer's living arrangements, ServiceLink does not feel it is responsible for the delay in closing as there has never been a title issue that we needed to resolve.Sincerely,Eric [redacted]Chief Regulatory and Compliance Counsel

I just received a letter from Revdex.com regarding the referenced complaint I filed back in January.  As of yet my complaint has not been resolved by ServiceLink.  I received two letters in the mail today, March 4, 2017.  One stating the business has responded, and I have 10 days to respond back.  The second letter stating the case has been closed since a response from me has not been received.  I received both of these the same day, in the same envelope.As I’ve said my issues regarding this complaint have still not been resolved, now going on close to four months since my settlement date.  I have not yet received a copy of my recorded deed, I have not received my Enhanced Homeowner’s Title policy which I paid for, and no proof the county water benefit/deficit liens have been satisfied.  My realtor did contact me to say ServiceLink has informed her there needs to be a survey done for my property to acquire the Enhanced title policy, which again, I paid for at settlement back in November.  They wanted me to pay for this survey.  I don’t feel I should have to pay for this since my settlement was close to four month ago.  It shouldn’t take a professional title company this long to figure out a survey is required for a product that they sold (and collected money on).I have copied Mr. Eric E[redacted] on this correspondence, since the letter I received from Revdex.com states that he is the POC working this case on behalf of ServiceLink.Regards,[redacted]###-###-####
