ServiceLink has reviewed the purchase and sale agreement and cannot find the provision stating that the seller will pay ServiceLink's closing fee.  As a result, ServiceLink is unable to refund its closing fee to the complainant.

Review: They were the title company used by [redacted] on the home we just recently purchased. They would never answer their phone or return calls, as a result our closing was pushed back over a month. About a month after we finally closed they started to contact my husband and I stating that their computer had messed up, and not charged us a $300 fee. We told them sorry about your bad luck, we have everything on a contract which you put together, we paid what you said we owed, we're not paying more. They emailed us saying that they would not issue the title policies until we paid that fee. The selling agent from [redacted] actually contacted them pointing out numerous errors in their paperwork and areas where they charged us and they shouldn't have, and they decided that they would issue the policies. Today I received an email from my home insurance company stating that our home owners insurance was in the process of being discontinued for non payment. We paid a year of insurance to the title company with our closing fees and had an escrow account set up, as standard with most mortgages. I called [redacted] and they stated that they had never received any payment. I called service link to the lady that handled our closing. She didn't answer as per usual. I then called the main number, upset, and demanded to speak to someone who could fix this issue. They magically got this lady on the phone. I conference called with her to progressive to have them hash out the non payment and get it resolved. Progressive states that if they issued the payment as they claimed they did not send the correct paperwork so it would be linked to our account. They are requiring the invoice and canceled check so that they can mark our account as paid. The company that can not make a closing happen with a months notice, or return a phone call has to get them this paperwork within 10 days or we will not have coverage on our home. This is deplorable service.Desired Settlement: Send the paperwork to progressive quickly so we do not lose coverage on our home.

We won an auction from [redacted] on a condo and after 4 months and numerous extensions (all due to their lack of due diligence in a timely manner) we gave up and have asked for a refund of our deposit. After two weeks, still nothing and their excuse is that no one has authorized the refund yet. When we had to send in our deposit, we had 24 hours to respond and it had to be wired to them. While we were still interested in buying this property, we could see that the closing company "ServiceLink" also did not do their job in a timely manner, delaying this closing for several months. It became clear to us that the best thing to do was get our deposit refunded and seek another home. Time is everything and with September coming too fast, kids need to be enrolled in a new school and other arrangements need to be made and when you do not know where you will be living in the next few months, due to the delays caused by others, you have to protect yourself and move on. We have sent numerous e mails to a list of people at both [redacted] and ServiceLInk, only to get more messages that we need to wait longer. Erika B[redacted] and Samantha S[redacted] are tow of the most unprofessional people in the business and if anyone sees those names when dealing with these two companies, get a refund ASAP and go buy another property. All we want is our deposit refunded in a timely manner and feel that our requests to [redacted] have gone unattended and we need the Revdex.com to step in and help us.

Review: This business was the title company that was used in July 2015 when my husband and I purchased a property in [redacted], MI. We received notices from [redacted] County and the township in March 2016 that the 2015 property taxes were never paid at time of closing July 2015. I have been trying to work with this business, Specifically Deanna E[redacted] since March 2016 to get this resolved. As of this complaint it still is not resolved, the taxes remain unpaid and my husband And I have had to get our real estate attorney involved. I have significant documentation of all the times I have faxed and or reached out to Deanna regarding this matter. She and the business are extremely difficult to get in touch with and do not return phone calls.Desired Settlement: We would like the unpaid 2015 taxes and subsequent fees and late charges paid immediately.

Review: Won an real estate auction on [redacted] and it was sent to service link for escrow. I sent my 2,500 earnest money deposit to service link right after winning the auction. We ending up canceling the contract due to three different extensions for closing due to title issues. In the cancellation dated 7-19 it was stated that my emd of 2,500 be returned to me and as of today 9-8-16 I still have not recieved it and I have sent emails to them with no response and auction.com also sent them an email saying to return my emd asap and still have not recieved it. I would like my 2500 dollars returned to me as stated in the cancellation of the contract signed by me and the bank which was the seller. Review: Service Link has not delivered our deed to the [redacted] County, its been 4 months and when we contact Marie, she simply stated she "lost" our paperwork. Our home title is not in our name and it has BEEN 4 MONTHS. She is holding onto our paperwork and keeps making up excuses to why this task, which we PAID this company to complete is not being completed. I also think this company is putting consumers at risk for identity theft because they keep losing important paperwork with peoples names and social security information on it. All we want is this company to do is to provide the [redacted] County Auditor with the paperwork he needs to file the deed into our name. Please help me work with this company to complete this task. Review: As part of the short sale process, my loan holder,[redacted]contracted ServiceLink to conduct an inspection on my house. The inspector claimed there was man who came to the door and the house was furnished. I had the house prepared to sell and had a contract on the house. I am a female, and the only one with a key to the house. The house was not furnished. I had the local police department met me at the house, and they found no sign of anyone in the house and also- no furniture. The name provided by the alleged person who opened the door does not even live in the state of Virginia, nor do any of his relatives.

The [redacted] did not provide the name of the company who did the inspection, or respond to my concerns regarding the alleged person who opened the door. My neighbors were shook up by these reports. It was only through a [redacted] request that I was supplied with a report. The inspection was false. The Senior Loss Mitigation Officer said she spoke with the inspector and he said a neighbor told him a neighbor had said a man lived at the house. When I spoke with the inspector he said he did not speak to any neighbors. He could not provide a description of the person, the car in the driveway or anything because he could not remember. The Default Manager at [redacted] said they never speak with the inspectors.

This inspection impacted my short sale application. I have more than enough proof to show the inspector was lying.Desired Settlement: Because Servicelink falsified information, they impacted my short sale application. My house went into foreclosure. I would like my file further investigated on both sides- Servicelink and [redacted] I would like me credit restored.

Review: This company has been completely non responsive though my entire closing process. Apparently they only have one closing agent and the week I was to close she was out sick. I needed to close by March 11th and they had no one in the office that would return multiple calls and emails from my lender as well as my real estate agent. My lender had everything necessary and was able to close on March 12th. They finally responded to attempts to contact them and didn't get everything together to close until March 18th. Meanwhile I was being charged $150 dollars per day due to their inability to provide a closing agent.

When the documents were finally ready for the closing we were told a time and location to meet their notary. 1 hour after their notary was to be there we were informed that they weren't coming and we could just use any notary. All of the documents were sent with no instructions and apparently were incorrect as I have to return to resign their errors 3 different times. All told this business wasted no less than 8 hours of my time with their ineptitude.

Additionally some month and a half later neither myself or my real estate agent has received the deed or any of the other documents signed by the seller.

Should I ever have a seller request to use this title company again I will certainly refuse and I would recommend the same for anyone who comes in contact with them.Desired Settlement: I would like them to return $1050 (7 day delay at $150 per day) that I was charged for not being able to perform their services when they were required as well as the vast amount of hours of my personal time that were wasted.

Thank you for the opportunity to respond to this complaint. After review, we have determined that Servicelink was ready to close as early as 3/13/15 on the property. There was a delay in obtaining the Homeowner's Association (HOA) payoff. Servicelink had ordered the HOA payoff on 2/20/15. On 3/9/15 Servicelink called to check status of the HOA payoff and was advised that the woman who took the initial order was out ill and we needed to re-order and they would place a rush on it. We received the HOA payoff on 3/13/15.

On 3/13/15 Servicelink contacted the lender to advise status of closing. On 3/16/15 the lender advised they would be ready to close on 3/18/15.

On 3/18/15 the buyer's agent contacted ServiceLink to ask if they could close at the agent’s office due to scheduling conflict with the buyer. Servicelink permitted this and documents were executed on 3/18/15. On 3/20/15 Servicelink was made aware from the buyer's mortgage company that the mortgage needed to be resigned due to an issue with the notary acknowledgement. Servicelink coordinated the resign of the mortgage and the mortgage was recorded on 3/30/15.

Review: The recording of a deed on property purchased in September of 2013 was not filed until March 18 of 2014, because of this we endured a penalty of $186.61 on property taxes because they were not paid when due in January. Service link was responsible for filing this deed. I did contact them several times to resolve this issue. I feel I should be reimbursed for these penalties. Review: Working with Service Link has been the worst experience I have ever had working with any business. I purchased a home back in September 2014 and my deed is still not recorded- and we are in July!!!! I received a call from the previous home owner that told me he received the property tax bill for this year. I called the State Dep. of Assessment & Taxation and they have no record of a lien or anything for my property. It was late Tuesday evening so I emailed two people I have worked with at the company that this situation needed to be handled and that I expected a call from a manager that next day (Wednesday). Wednesday came around and I got no phone call. So I called, 3 times and left a message for the "manager" . I got nothing. I called and demanded to speak to his manager, which apparently was the woman I was originally dealing with who directed me to him when I told her I did not want to work with her anymore and wanted to work with her manager (because she was obviously the one who dropped the ball to begin with)! Finally after calling 2 more times on Thursday I received a call back at 4:35pm from who I think may be a manager but who knows. The message said the lien has expired so all new paperwork had to get drawn up then they would be able to get the deed recorded. I called immediately back and the gentleman did not answer his phone. This is all after I received an email in February that the deed was rejected by the county and then again in May that the deed was rejected again due to the lawyer leaving out the required statement that it was my primary residence! Also when buying the house the transfer taxes were incorrect on the draft of the HUD so I had the title company correct them after I had to call the county to figure out the correct amount. At the closing table, the HUD still had the incorrect amount- they gave the wrong copy to the gentleman!!! I'm at a loss. I'm living in a home that I purchased and it's not even in my name. I obviously wrote off the property taxes for my 2014 taxes and thank goodness I don't need the equity for anything!!! The company obviously dropped the ball and did not stay on top of things- I should never have had to spend my time calling all around the county and state departments to figure out what this company has not done yet. They have my money and don't care now what service I get. I can't believe no one ever called or emailed me back to let me know they were at least looking into it. And still after all this headache, not one apology. When speaking with the lady from the State Department she said "on no you are working with Service Link, they are terrible. You should see some of the paperwork they submit to us". Well I feel sorry for anyone else who has to work with this company. They are beyond unprofessional.Desired Settlement: my deed to be recorded and I feel I should be refunded for the services I paid for that they still have not completed 10 months later.

Review: Myself and my company purchased a home that Service Link served as the closer for and they have not recorded the warranty deed with the City. Despite several weeks passing since the closing and promises that the deed would be recorded by a certain date they have failed to do so.The insurance company insuring the home is now threatening to cancel coverage because in their eyes we are not the legal owners of the home. Although the sellers received their funds in full on the day of the closing, Service Link has failed to execute their legal responsibility to record the deed as agreed to.Desired Settlement: Deed recorded with the Town of [redacted] immediately and a copy sent to the buyer.

Review: In may of 2015 I refinanced my rental property. This title company was the choice of the lender to complete the title paperwork. A title report was done at which time there was clear title, no liens, judgement, nor encumbrances. There was a lender title policy purchased at the time of closing, an owner policy was not offer to me at that time. In november of 2015 I was preparing to sell the property. Only to be told by servicelink a blackhawk company that there is a cloud on title from the previous owner. They then told me that I was responsible for paying for this $13k judgement on my property from the previous owner that was placed filed in 2014. When I asked why this wasn't on the original title work from may, the response was their abstracter missed it. I have repeated asked to speak with their attorneys on staff to file a claim on the title insurance. They have advised me that the lender has to file the claim. However, they will not take responsibility for their error in abstracting the title work. Also, as I utilized another agent to prepare for the current sale, I find out that the notary that was used by serviceline and the deed filed to transfer the property to my business entity is invalid. This due to the notary stamp not being complete and the acknowledgment statement prepapred on the document from servicelink is not complete not legal, there is not and expiration date not listed..there is not a state seal stamp on the document which made it null and void.Desired Settlement: I want a refund of closing costs of $1299.00 I was them to to a stated in the lender policy to honor the defect of title by their own omission of their contractor/employee error of said judgement and cloud on title for previous owners.

ServiceLink handled the refinance of Ms. Howard's property at the request of her lender, [redacted]. Since Ms. [redacted] had already owned the property we would not have offered to issue an owner's title policy as that is something that is typically done at the time an individual purchases the property. Had Ms. [redacted] purchased an owner's policy at the time of purchase she would have reason to file a claim against that policy. As the policy issued by ServiceLink was issued to the lender no such claim may be made. However, ServiceLink does recognize that this lien should have been paid at the time of purchase and as Ms. [redacted] did pay for the loan policy we will refund her the cost of the policy, commitment fee and settlement fee for a total refund of $725.00.

Review: I, [redacted], resided at [redacted] at the time these incidents occurred. Prior to these incidents, My husband, [redacted] and I went through a brief separation but reconciled. Over the past few months, my husband and I were working with our mortgage company in processing a loan modification to save our home, which was in default after a business failure hardship and more. The kids and I periodically spent time away from the home, as my husband and I traveled in and out of town on weekends to work, in an effort to save our home. Most of the time the kids and I resided in the home at [redacted]. During a short period of time, the lights and gas were off, but the property was never abandoned. The water was still on, I continued to pay the bill. I often used the water during the daytime when I was at the home to do minor cleaning while the kids remained at their fathers residence. The property was fully furnished with furniture and clothing. I would have never abandoned my home or personal items. Often, I was in the home during that time to maintain the property.To my understanding per SLS, my mortgage company, SLS, hired Service Link to maintain property inspections during this time to secure the property and inspect for any water leaks.The lights and gas were off and the home appeared vacant. The home was not yet in foreclosure but was actively being modified. It wasnt referred to foreclosure until later October per SLS, with a sale date of November 13,2014. That sale date was cancelled due to a successful modification.On Sept 15,2014 my husband [redacted], who was not living in the property at the time arrived at 4[redacted] to mow the lawn and maintain the home as usual. Upon arrival he noticed that someone had entered the property. After reviewing the home he took photos and contacted me at work to tell me that someone had entered the propery and left a Service Link sticker on the door. I wasnt informed by my lender or Service link that anyone would be entering my property. The next morining, Sept 16,2014 (our 15yr wedding anniversay day) we both arrived at the property. The first thing I noticed was all the cabinet doors were opened all over the home.The home appeared a bit ransacked. The original back door lock had been drilled in order to enter the property and was put in the kitchen drawer. The inspectors replaced it with a new one. A padlock also accompanied the new lock. It was exactly how my husband said it was.We immediately contacted Service Link to inform them of the issue and well as the lender, SLS. We were very upset because we spoke with the Lender, SLS, every other day and they were told many times as well as in writing that the home was occupied. We were very upset. Nothing seemed to be missing at the time. I noticed my son and daughter televisions remained in their rooms so no red flags stood out until careful review. The remaining televisions were sent to my husbands apartment so the kids would have televisions in their rooms there as well (photo images show these items missing, but they were not stolen, they were removed when my husband and I seperated) After careful inspection, I noticed that things were missing that didnt stand out to me at the time. Most of these items were either deeply put away, I didnt use them often, or the least expected of items that someone would take. Also things were opened that had nothing to do with inspecting my property for leaks. My personal drawers were opened all in my bedroom. All blinds were pulled up. My personal file drawers were also opened as well as office drawers. Also, several witness saw the contractors days before on the propery landscaping the property as well as entering the home. I was told by several witness that the contractors were inside the home for about 3 to 4 hours. I was told it was several guys and my witnessess thought I hired them to work..so no one was skeptical at the time. I contacted the police on that day to file a report. After speaking with the authorities, I was told to follow up with the missing items. I secured the property and left upset that day. I had to work the remaining week. I made many calls all that week for help in this matter. On Sept 15,2014 per SLS notes, all work from Service Link was to be stopped. A few days later My husband, [redacted] was contacted by Service Link, he was given the code to remove the padlock from the door. He was informed that they would not send any more contractors to the property. About a week later, Sept,25.2014 I returned to the property on my next off day. I completed the police report. I also removed the padlock off the back door and secured it. I left the newly replaced lock the contractor installed on the door because my old one was damaged because they drilled it. I assumed after this, there will be no more worries. We continued to occupy the premises most days until dark.The utilities were scheduled to be turned on as well as a new security system. We decided not to spend as much time away working as much but to occupy the property more. We made many visits most days during the week between these dates as well. On Oct 15, 2014 I arrived at the home again. The first thing we noticed was a SLS sticker with no date on it stuck to the front door. I unlocked the front door and found that new items were missing once inside my bedroom closet. This was very obvious upon inspection because it was all my shoes and some clothing. Things I wear daily. I immediately contacted police, SLS, and Service Link. The officer spoke with Service Link on that day. We were informed by Service Link that no contractor was suppose to be on the premises because an order was put in on September 23,2014 to stop all inspections on property. I informed [redacted] police the missing items but had to follow up because he wanted to know exactly what was missing and the amounts. I cant find the words to deDesired Settlement: I would like for this company to show some empathy. I am a person here. They can at least talk about the losses and try to do something. Its 25 degree weather here and all of my shoes were stolen. I mean ALL. This company has no morale and are just as guilty as the thieves they contract.

Review: We were supposed to close on our house on Fri 7/25/14. My lawyer found an issue with the title almost a month ago and I was told it would be dealt with before our closing. A few days before our closing, I was notified that it was not taken care of and would delay the closing. My lawyer cannot get a hold of ServiceLink and we (the buyers) have no idea if and or when the closing will happen. Since we are delayed: I've had to cancel my movers (to reschedule during the busiest time of year), my lease on my rented home is about to expire (leaving my family homeless), my mortgage rate has expired and now we will be paying a higher rate.Desired Settlement: I would like for ServiceLink to do their job so we can close on this property!

ServiceLink has diligently attempted to remedy the title issue since early May and has been keeping Ms. [redacted]’s attorney updated on the progress. Unfortunately, the resolution is taking longer than anticipated, as the open judgment that is showing on title has been transferred between companies. ServiceLink is in contact with the attorney who currently holds this judgment to see if they can expedite obtaining a release. This file is being given the highest level of attention and ServiceLink will do everything it can to resolve this as quickly as possible. Review: I recently purchased a foreclosed home with a rehab mortgage in [redacted]. ServiceLink was automatically selected as the title company because the property was bank/FannieMae owned.The first issue that I had with Servicelink is that they neglected to check the expiration of the lien certificate as closing approached. I learned that the lien certificate had expired on the day of closing.Closing finally occurred on September 26th, 2014 at which time I fulfilled all financial and signatory obligations. I made my first mortgage payment at the beginning of October. However, after checking with [redacted], I learned that they had not been able to register the purchase due to errors made by ServiceLink. This result is that my contractor has not been able to pull contracts to begin work on the property; this delays move-in date by two months which is solely the fault of ServiceLink. This is a huge financial burden as I had not anticipated renting and paying mortgage for two additional months in my current residence.ServiceLink has been absolutely unresponsive, often taking days or weeks to respond to my inquiries. They recently informed me by email that they needed to pull a new lien which will take 5-10 days. At 10 weeks since the purchase of the property, it appears that it may be as much as 4-6 more weeks before we can even pull permits. I am also concerned that the hoem will not be complete within 6 months as per the requirements of the HomeStyle Rehab loan.After reading the many Revdex.com reviews of this company, I am concerned that I will need to involve a legal professional; any Revdex.com assistance would be appreciated.Desired Settlement: I want to be fully reimbursed for the unanticipated mortgage paid due to the delay caused by ServiceLink's failure to complete their obligation in a timely manner. This shall include any other costs incurred due to ServiceLink's delay including penalties or expenses associated with HomeStyle loan 6 month compeltion requirement. Unanticipated mortgage payments will amount to 2-3 months mortgage ($1,772.51) depending on when we are permitted to pull permits

Review: Service Link did a closing for me in 2012 and I didn't receive my executed closing documents. I'm trying to get my copy of the closing docs. I've emailed several times with no response. I've called several times with no response. I just spent 53 minutes on hold listening to a recording that talks about the importance of relationships over & over again (no one ever picked up and my cell battery finally died). So in desperation, to try & get either a returned phone call or email, I'm filing a complaint.Desired Settlement: I'd like a phone call or a copy of my closing packet please. Review: I purchased a home in the beginning of November 2012. The deed was not filed with our county until March 20, 2013. It is now June 16, 2013 and we have not received our deed. I have sent e-mails since the beginning of March. This is how we got the deed recorded, by e-mailing. Today I have e-mailed and sat on hold for an hour and a half. I can not get anyone to speak to me, other than to put me on hold or send me to [redacted] voice mail. I don't want to hold or leave messages or e-mail anymore. I only want to know that my deed is on the way. I am legally entitled to the deed on the house I paid cash for. I want to speak to someone about this.Desired Settlement: A phone call from a real person and proof that my deed is on the way to my home.
