Review: I paid this company $199.00on 5/19/2103 to get listings of foreclosure homes. I sent out 57 letters and never recieved a response from any of them. I then spoke to customer service and was advised to send out 5 certified letters of deanial. Never recieved any return response back from th listings of homes I sent them,to be able to get a refund. I then was told I had to wait one year to get full refund automatically. I waited for one year and response from company and was non. I phoned them today 5/21/2014 to follow up for refund and spoke to a manager and now he said my contract has expired. I was told many different things from their customer service and I feel I have been scammed into paying for a service I have NEVER received any feed back or have I got any service rendered for my $199.00. He told me I did not follow the refund properly.Which when I never recieved denial from property owners of 5 letters they could do nothing for me! I did all that was asked of me and now I am out $199 for nothing due to their part of service or follow up on my behalf! I just do not want other's to be in put out of $199 as I am now today for Standard Capital misrepresentation of their service and poor customer service of the sales department said one thing and all they seem to do is pass it onto the last person I spoke with! I feel very frustrated for feeling scammed into a service a company NEVER did their part to respond to me as the customer when, it their job the make sure the service they provide is rendered with good faith. I have not found anything positve about this company or would I ever refer someone to EVER buy into their money scam of foreclosure listing and be able to purchase a home from them! Unfortunately I learned the hard way of Standard Capital advertising this service on "Craigslist" in Las Vegas website. When all they did was take my money and ran with it!! Never provided nothing but misleading information and representation of service!They need to be held accountable of their wrong!Desired Settlement: YES! I would like this to resolved for refund. Review: We found a house, but not through their website. We couldn't get a hold of any of their clients. I want my 199.00 back. They told me if I wasn't satisfied I could get my money reimbursed. Review: I purchased their membership for $199 on March 5. I contacted the company for a refund on March 11 and asked what I needed to do to receive a refund. They stated that I would have to wait 90 days before I could ask for a refund. I contacted them today June 5th the 90th day to ask about the refund. She tells me that I have to go on the terms page and follow the return policy. Once I read the policy it tells me that I have to have 5 denial letters from home owners on their site.The problem is when I emailed the company no one said anything about me needing to have 5 denial letters. I have not been back on the site since March because we were not using their service.This company is not honest with its customers. When a customer ask what they have to do to receive their refund. The company should be honest enough to tell them up front when they ask. The only requirement was to verify one's income and pay the mortgage for 12 months. I am asking that you look into this unsavory business because here is their scheme: You have to get custom listings of zipcodes or cities within U.S. of which none are accurate. Then send letters to the homeowners (but they are suppose to have listings), and wait for them to contact Standard Capital of course none of the homeowners did.They are charging hard working Americans $199.00 a pop and initially telling them that they can get a refund but here is the kicker. They do not disclose that you have to wait ninety (90) day after joining which, Cynthia never discussed in our initial conversation on May 6, 2013.To date, I have not gotten my refund or a partial credit of any amount and just think that it is unfair that companies like this are still around.I hope that you are able to help. Review: I live in Vero Beach Florida, I signed up with a company called Standard Capitial. They claim they help you buy a foreclosed home here in my area (Florida). This is not true. They ask you to pay $199.00 for the listing of Pre-foreclosures and foreclosed homes. After following all of their steps, "with failure", I find out that they are a scam, they give a listing of homes that were in foreclosure many years ago. I have gone to some of these homes in my area, with the information that Standard Capitail put online and these poor homeowners have NO CLUE that their address is being sold. My bank is fight for my refund, which I may never get, but if anything, out of fairness to these homeowners, they need to be stopped, they shouldn't not be allowed to sell someones home information over the web. I have copies of everything, including the address they posted for me. I am willing to do whatever it takes to stop this from happening to anyone else. Review: Standard Capital U.S. deals with "Rent to Own" house situations.I "registered" with Standard Capital U.S. in February of 2013, the sales associate I spoke with was very kind and promised that they would help me find what I am looking for; however, their services leaves a lot to be desired. Firstly, the sales rep I spoke to initially said that I could obtain a full refund if after 90 days of trying the service I would not find what I was looking for - simple as that. As it turned out, more than 90 days after I did not find anything of my liking. This services requires for you to send a letter out to homeowners who are in financial trouble and are going to loose their house. I sent a total of 4 letters out and never received any type of response back. Other than the letter that I sent out, I really didn't find anything of my preference, so I requested my refund. After several phone calls including some of which I had o wait up to 40 minutes (I'm not even kidding) to speak to a "manager" I am unable to receive a refund. Apparently I need some "letters of rejection" (from the homeowners) to obtain a refund. Please advise consumers against doing business with this company. Review: I started the Standard Capital U.S. program. I sent out letters to the homes that they showed me. I called them I did everything that they told me to do I did it. I waited, and waited and nothing happened. I called again and got a different search. Sent out more letters and waited. When I asked for a refund of the money that sent them to do this, I got send a letter to us and ask for it, after your 90 days. So, I did that as well. It had to be certified and it was. They got it on 7-16-13. Called again today 7-24-13. Was told that I was not getting a refund because I had no denial letters from the homeowners that I sent out letters too. I did not aget any denial letters because everything went to them. I can not get a refund from them. Is there anything that you can do to help.Desired Settlement: Even if they give me half of the $199 that I sent to them I would be happy.

On Monday 4/22/13 I've called Standard Capital US at ###-###-####, and talked to one of sale Rep. Craig/William I told him that I was looking rental for a apartment or home, he told me: I can get a foreclosed home for rent and I may own it late. He said the fee for a member is $199.0 and good for one year, I've asked him 2-3 times if I want to cancel the service does it cost anything and how I do it or I should call you to cancel the service. He has just mentioned "I just have to call Customer Support and they can help me to cancel the service anytime within a year" During this conversation with the Sale Rep., he never mentioned about: I have to wait for 3 months before I can cancel the service, pay 10% fee, I have to send in request letter with 5 Deny letters". End of May, I found a rental place by myself Not through your company service, so I called your Customer Support, and a lady picked up: she told me I have to wait until July 22nd, pay 10% fee, and send in a request letter in order for me cancel the service, here again "she didn't mention that I have to included 5 Deny letters". On July 22nd, I called Customer Support again and a Rep. picked the phone, I told the Rep. I've like to cancel the service, the Rep. has mentioned I can cancel today and I need to send in cancel letter with certify mail. I've ask how long is it going take for the cancel process so I can have my money, the Rep told me it takes about 1 month and I will receive a check for $179.10", again the Rep didn't mention anything about included 5 Deny letter. On July 26th, I've sent out signed cancel letter, but didn't get any check back. And September 10th or 11th, I call customer support again, spoke with two gentleman, they said my cancel request didn't completed because I have to send in 5 Deny letter from homeowners. This is so ridiculous, first the Sale Rep. did not disclose to me anything cancel policy, and either any Customer Support has mention about include 5 Deny letter. Second, the money is my money why I can't get it refund when I don't need the service since end of May 2013. I have tried sent out 12 letters asked for denial and included return envelopes with stamps to many home owners, but never receive anything back, these cost me a lot of money. I have some researches on Google and Youtube about Standard Capital US, a lot people says this company is a big scam company. First, please do more and serious investigation to this Standard Capital US company to protect consumers. Review: I called to enroll back in June 2013 in what I thought was a rent to own leasing agency. I was told by the representative that $199.00 was needed to get started for the processing of the deed of the property to be transferred under my name. I enrolled and then he tells me that it was for the use of listings in the midst of all his fast talking. I looked for properties and contacted 5 home owners but never heard from any of them. I called and wanted to cancel my subscription a month later but was told, I had to wait 3 months to cancel. When 3 months came, they told me I had to request in writing which I did, mail it certified which I did, and get 5 letters from home owners denying to do business with me. This is ridiculous because I cannot knock on doors to get this information, just because they will not volunteer to sign a letter, people think this might be a scam and unfortunately the time limit passed for the bank to dispute it. They know this and are making impossible to refund my money, which is all I want. I have followed every step, but it has been unsuccessful. Review: On 1/24/13 I viewed an ad on Craig's List San Diego for a company called Standard Capital US that offered foreclosed homes access. I called on 1/25/13 and spoke to [redacted] who then gave me his direct number to call back with the payment of 199.00. Called him at [redacted]. He then walks you through the website but pulls a trick that makes you end up saying that you agreed to the terms and conditions that say no money back until you send 5 letters of denial from homeowners. There is no check box for acknowledgement or electronic signature for your guarantee of understanding.After sending several letters out ans actually visiting three properties here was the result:No letters were returned.Visits1. The person living in the home was renting from someone and refused to take the letter at all.2. The second person had had trouble in the past, but resolved it two years prior with her own bank.3. Third refused to come to door to see what I wanted.I have searched some of the homes on Remax.com, Trulia, and Zillow. These properties do not exist as foreclosures.Called Standard Capital yesterday 1/13/13 and spoke to them again. Again, they refused to just return the money.Desired Settlement: Refund of 199.00 to debit card and referral to law enforcement for criminal prosecution under internet fraud laws.1/13/13 I contacted Carpinteria Police and he filed a complaint with IC3. Review: We enrolled with this company in an effort to find distressed property for sale or lease to own. The first problem is that the company is not very clear as to the process of contact the owners of the distressed properties. I am rejecting this response because: The company claims that the listings on their site are legitimate distressed property. This statement is not true and there is no way for the consumer to be sure that they are actual distressed properties. I must have sent over twenty letters and I never received any response back from any property owners. The company claims that I have not met the terms of service to receive a refund. This statement is also not true, I have been a member for over 90 days, I have sent numerous letters to the property addresses listed on their website and never received a response letter nor any form of acknowledgement . The refund policy on the website states that rejection letters should be accompanied with the request for refund. This is expectation is not possible to meet because there are no rejection letters to give.

Review: I contacted the company when I saw their ad on the craigslist. They advertised a home in the zip code I was looking and for the price of $1200/month. The ad also included the pictures and the description of the house. I liked the pictures and I liked the price. I called the phone number indicated in the ad and asked for the exact address. I was told that I need to pay $199 to get access to the address of this house. I was also told that this amount was completely refundable if I don't like the house. I read their teams and conditions very attentively and I saw that I will have to present 5 letters from the homeowners. However, one can understand that this is scam only after accepting terms and conditions, having full access to the site and doing some research. I could not find the house that they advertised on craigslist, their database of the houses is 100% outdated, some of the positing are a few years old. The company advertised the house that did not exist, they provided false information about their services, that lead to wrong assumptions about what I could get after I pay $199. It is impossible to fulfill their return condition, since there is no way to find home owners and make them respond to your letter. If the company advertise a house for $ 1200 they should have this very house for this price.Desired Settlement: I would like to get a full refund for the service that was not provided to me.

I am rejecting this response because:

The listing that was posted on the craigslist was misleading because it indicated the price of $1200 for the specific property. When I talked to customer service representative I explain that I was calling in regards to this very property as advertised on craigslist. I was only interested in this property and I was willing to rent it only for the price posted. By listing unrealistic prices of non-existing properties Standard Capital made me assume that I would be able to find a property for the price that is below market price. I would like to emphasize again that I DID read their terms and conditions before I agreed to them. The terms and conditions are inexecutable under any circumstances. Due to the fact that I lost my house of 30 years less than 2 years ago we cannot qualify for my husband's VA loan to purchase until 2/2014. We need to find a house. Went on Craigslist, found what we thought would be perfect rentals and contacted the people to set up a viewing. It is a rent-to-own scam and we fell for it. I was told that for $199 I could join the site, get access to "already screened" homeowners that are in "pre-foreclosure and ready to have someone take over their payment. The loan is locked in and you only pay the balance of the loan at the established monthly rate. There is no additional cost to you, no closing costs only a simple bank transfer of deed. You will be able to be in your new home within 30 days. The $199 is totally refundable if you don't find what you are looking for within 90days." Not true...just a list of old homes not for sale, not in foreclosure. This place doesn't even update the list. Some postings are over 5 years old. I am old, need the money and they refuse to speak with me....hung up on each time I called back. I am attempting to stop payment through the bank, but having little luck with that...BofA. Review: I was informed on April 5, 2013 upon purchases of these services in the amount of $199.00 that after 90 days if I found the service to be adequate that I can cancel services and receive a full refund in the amount of $199.00 by check. I was in the process of seeking a home in Charlotte, NC. I mailed 24 contact letters to potential homes in pre foreclosure as directed with information to contact the agency if the homeowner was interested in financial options with me. I received no responses. This forced me to remain in SC and commute to my employment in North Carolina due to not being able to find a home in time. July 1, 2013 I contact customer service for Standard Capital and was informed that I needed to contact the agency anytime after July 5 as this would be when my 90 days would be up. I contacted the agency on July 8, 2013 and was referred to the website where it states that certain requirements, such as 5 denial letters must be provided with a written certified letter requesting a refund in order to receive a refund. I expressed the inaccuracy of this part of the cancellation process as this could have been added after I purchased services because this was not made aware to me before purchasing services and the website does not indicate the date this policy was reviewed or updated. I requested to speak with a supervisor to explain and was transferred to Doug-Operator #2006 who states he will not be giving me a refund and that I should have mailed a follow up letter to the homeowners. I explained to him that a follow up letter was not a part of the process and informed him of my detailed initial contact letter. He explained that he's not a supervisor, but a Customer Support Manager. My request to speak with the corporate office was denied as well as he states he has no supervisor that can speak with me. My request for the success rate was denied and I was informed testimonials must be requested in writing. I am rejecting this response because: the company did not provide me with an option to accept or decline any terms of use. As the payment was taken over the phone and a receipt was emailed to me on April 5 (please see email provided via Word document. My password/username was blacked out for privacy, however the complete email can be provided if needed). I was informed when I signed up for the services that after 90 days I could request a refund and that was it. I was never informed of any additional rules or requirements in order to obtain a full refund. After being provided a receipt the customer service representative provided me with instructions in regards to contacting pre foreclosure homes by letter. I completed 24 letters (copy of my letter is provided) of interest and received no follow up from clients or any additional information from Standard Capital for that matter. I requested refund the beginning on July and was only told that I had to request the refund on or after July 5th. Then when I did complete the request at that time I was told I didn't meet additional requirements of which I never knew existed. I have attached a copy of the letter I used during my search.

Review: I am in complaint today against this company for bad business practices ie: Refund of monies for a program that was lead to be one thing and greatly turned out to be another. When I asked for a refund of my $199.00 after only(3) days of giving them the money, they said it was a 90 day policy up to a year to receive a refund . I did not/could not utilize their products and services, therefore wanted a refund . I called and spoke with a supervisor and he explained that there would be a $50 termination fee/ break of policy fee! It again was less than three days since they took payment from me!!!The customer service reps were less than favorable and helpful !I can't believe what a "RIPOFF" this Business is, DO NOT take part in this Business' scheme! They advertise that they can get you into a house that is being foreclosed on or for sale by owner-pretty cheaply, however ,once they have you signed up, it's a very different deal!
