Review: This company claims they will find you a preforeclosed home if you pay them 200 dollars. They also said if I don’t find a home they would give the 200 dollars back. Well I didn’t find a home, and they also did not refund my money. Every house I tried to contact claimed they never knew of this company. Do not trust company! They are scam! There is not one success story out there!Desired Settlement: I want the exact dollar amount I paid when I opened the account.

Review: I answered an ad in a newspaper on the promise that I could buy a property on a rent to own basis. I paid a membership fee of $199.00 to get all the listings of said properties. I went to see these properties, sent required contact letters and even inquired to realtors whose sign was in the yard selling it. I have been told that it’s not possible to purchase these homes as this company claims. Most homer are either vacant or they are still occupied.

The letters I’ve sent out to vacant homes get returned to me I’ve called them to tell them I found out this is a scam and want a refund, they refuse to give back my money.Desired Settlement: Refund plus my time and trouble, sitting on hold with them, wasting gas,

wasting stamps, etc.

Review: We purchase this program from Standard Capital US. They guarantee you your money back within 90 if you have not found a home. the program is a listings of all preforclosure homes before the banks or investors get them. They have you print out letters to send to the homeowners to reply back to you so you can assume their mortgage before they go into default and ruin their credit and you take over payment and its a win win situation. We have gone to over 70 different properties, sent out all the required information not receiving a single response back from any homeowners, wasting thousands of dollars on gas to look at the properties, alot of people landscaping and building decks for losing their homes. When we called the 1888 270 1073 number you wait atleast a half hour on the phone to get a sarcastic person who tells you to go look at the refund page this is what it says: Services: In the case of Services, a full or partial Refund towards the price paid by the User to purchase the Service may be made provided: Requests for refunds will be accepted after 90 days by certified mail. The request must include at least 5 denial letters from the homeowners you have contacted through StandardCapitalUS.com Well we wasted all that money and didnt recieve any kind of letter back from any of the homeowners at all, so how do we get our money back.. Erin Stewart the man I talked to from there said he was the corporate officer in charge and I needed those letters to get my refund back or I wasnt getting a refund. so I asked him where I could sign up to sell these Homes for sale real cheap to make 200 bucks and scam everyone that buys this program with no refund back as promised because he is making in the millions scamming innocent people out of their hard earned money. We are now homeless thanks to these lying cheating scamming people. So dont buy anything from Standard Capital US!! Their number is [redacted]073! DO NOT PURCHASE FROM!Desired Settlement: A full refund of our money we paid for the program, Im sure they wont refund the gas money we threw away driving to all these homes , or all the postage used to mail out all the letters to the homeowners, or the printing and paper and envelope costs, or our time!

Review: Seen an for advertisement for rent to own homes. I was in the process of moving to a new town and thought that would be something I would be interested in. I called and talked to some girl that talked up the company and promised me I could get money back after 90 days. So I gave her my credit card number and she TOOK my 200.00. I followed the process that they tell you to do and sent out about 45 letters. I never heard back from one seller. After my 90 days I called to get my money back and was instructed to file for my money back. Go to the terms of the agreement and it states you have to have five letters. How are you going to get five letters if the sellers don't send anything back to you. Or is it because the homes are really not for sale. called customer service a they all were RUDE!!! I told them I was calling the Revdex.com about them and they told me if I had called them first then we wouldn't be having this conversation. What kind of [redacted] is that. They are a SCAM!! Stay away and save your 200.00. Someone needs to deal with this company fast. Someone needs to close this business down.Desired Settlement: I want my money refunded and want this company closed down. They are a scam!!

I have stated that I have found my new place and jumped the gun when this was a perfect opportunity from this company but after I had called them about a month later I had found a place on my own and right near the waterfront in elizabeth new jersey and has a driveway and more then 5 rooms so if I got it on my own so can I get my money back and never realized that there was this type of an agreement with them but I did find my own place but nothing in the terms and conditions about that not fair need money back.

Review: I believe this company is a scam. They have charged me $199 to be able to look at pre-foreclosures in my area. However, every time I talk to them, they always give me the runaround. I did some research on the company after they charged my account and found that they have done the same to other customers. I have already filed a fraud claim though my bank on which my card was charged because they believe they are a scam as well.Desired Settlement: I would like my $199 back from that company so my bank does not have to be out the money.

[A default letter is provided here which indicates your acceptance of the business's response. If you wish, you may update it before sending it.]

They did send me a few pictures of homes, however, after further communication with them, they continued to give me the runaround. And, when I asked to see the specific homes, this was the email I received back, which I thought was kind of sketchy (as did my bank...who told me to file the report):

"Thank you for contacting customer support.

In order to schedule appointments to view the homes, please follow the steps below in order to indicate your interest in their property:

1) Download the attached sample “Contact Letter” (we have both in PDF or Microsoft format). You may choose either version 1 or version 2, whichever you prefer.

2) Make any changes/customizations to the wording of the contact letter in order to make it more personal (or write your own -- if you do so, make sure that it includes our phone number).

3) Please write your name & your Order ID/Confirmation number at the bottom of the letter under “Sincerely,”

4) Mail it out! Send your contact letter to as many different homes as you’d like, as this will ensure the quickest response rate. We suggest at least 10-15 properties of your choice.

While you may be anxious to move into your dream home right away, we do have to stress that it’s important to have a certain level of sensitivity to the homeowners’ predicament. Give them some time to get moved, or to vacate their current tenant, or any number of things that can come up. Know that we are here to help in any way that we can, and will be contacting you via phone and email the very same day a homeowner gets in touch with us regarding any of the homes you’ve contacted.

Sincerely,

Customer Support

When I sent the company my first concern, and asked for a refund because I was afraid of a scam, I received a phone call from a blocked number (meaning I cannot call back or trace that number...another sketchy aspect) stating that they are in fact not a scam and everyone saying they are don't know that they aren't a real estate agency. Also, every since my last email asking about additional houses, I have never received another email back from them. This was a week ago. However, I was advised by my bank to cut contact with these people.

Review: Standard Capital US is advertizing client lists of pre forclosed houses. These list are not clients of Standard Capital. When I found this out I wanted a refund and they told me in 90 days. Know they will not stand by there integrity of refunding my money. They claim I need 5 rejection letters form the people on the list that they were not intersted. If these people are not clients of Standard Capital they are certainly not going to give you a rejection letter, would you. Just a SCAM to keep your money. Have some integerty Standard Capital and give your unsatified customer his money back.Desired Settlement: Refund the money they siad they would and not hide behind there SCAM policy.

Review: I paid standard capital us $199 for their service regarding finding a new home and when I called they said that they would help me find a new home. All they did was tell me to download a letter that they format and look on their website for home that I would be interested in so I did. When weeks went by and I didn't get any reply's I call them for help and then I was informed that they are not allowed to contact the home owner and that they don't have a contract with them either. Now that I want my money back they say that I need to get at least 5 denial letters which is impossible to get. I was informed that without the denial letter I cannot get me money back. When I called back again one of the associates informed me that the homes that they have in there is either in foreclosure or pre foreclosure. I was not informed of that before I signed up.Desired Settlement: I would like to received my money back and forget that I every did business with them.

Review: This company took $199 out of our account for foreclosed property's to be sent to us for viewing. We never received any information from them. After several calls we requested our money be returned, and cannot get a response. There are numerous fraud disputes online from others in the same predicament. We would appreciate your help in getting our $199 returned. This company needs to stop adverting online and scamming people. Thank you

Review: When I requested a refund because we didn't find a house within the 90 days like they said they denied my refund. I sent a cancelation letter certified so that I had when they received the letter. I called a month and a day after they received the letter inquiring about my refund. The customer service representative told me that my request wasn't complete because I didn't have 5 denial letters included. Would I be sending those seperately. I told him when we asked what address to put as the return address on the letters we sent out they stated we could use theirs. He said yes we could and that was our choice. So I said then you guys should have the denial letters or no responses. He said they didn't have anything on file. When I asked when I was going to be notified that my refund request was denied, he stated I was being notified now. When I said I am requesting all recordings of conversations he said I had to make a seperate request on-line.Desired Settlement: I want a refund for $199.00 for the amount we paid when signing up.

I am rejecting this response because: In a recorded conversation that we had with them when we first signed up they told us when we send out letters to the individual properties to place our account number on the letter and use their return address. So any responses automatically go back to them. If we follow what they tell us to do during recorded conversations and even my final conversation with their customer service rep he stated yes that is your choice to use our address how are we able to prove we met all the conditions like they state. When they don't communicate with us as their customer, example when I sent my termination notice in and asked for a refund they never called, sent a letter, or emailed (having all that information on file) to let me know it was being rejected. I had to call them after the allowed time lapsed to be notified of this. There is a contradiction if they are telling us to use their address, but want us to show them proof of returned information. If I would have known this company was a scam from day 1 I would have used my own address and not followed what we were told on the phone by the company.

Review: We were in dire need in getting a home so we looked at the internet to the option to rent to own due to our credit is not good enough to buy in a traditional way, also, we did not have the down payment required, so we was told that we can rent to own the property so we found this company: Standard Capital US; and we were thrilled that they would help us get a home. We did our contacts as informed and months passed and no replies from the contact letters that we sent.So we started to get frustrated and started contacting Standard Capital US and they finally told us that we need to wait 90 days, that is the time of the "homeowners" will reply back to us, and then he said that I have to go to the web site and filled the cancellation/refund, then I called again because I did not have any tab of that showed it so I was remitted under term of services bottom page, it said that I need 5 denial letters in order to me have my money back, so I explain to him how I can get 5 denial letters if I did not have any respond from any of the letters that I send?they kept on with the same story about the contacts and to get a refund we needed 5 denial letters. So I replied how can we get 5 denial letters if nobody is responding? so I basically told them that without the denial letters we are [redacted] out of our 199.00 and the man said yes.Desired Settlement: I would like to have my money back

Review: I found a listing for a home for rent on craigslist so I called the number. I reached this company and asked if they were the rental/leasing company. The guy Chris told me that what they are is a company that helps you buy or lease to own a home that is in pre foreclosure. I asked more questions and he asked me what my zip code was. Once I told him my zip code he stated, " there are 40 properties in your area", I asked him, in Mt. Dora? He said yes, there is even one on Harrison St. I had not heard of this street but then again I am sure I don't know all the street names. I thought great, as we need to get a home as our lease is up soon and we were looking to rent/lease a single family home. He assured me that this was completely legit as I asked several times. He also assured me again that those properties were definitely in my town as I told him I was not interested at all in other towns. He said there is a fee of $199 that covers use of the site, title searches on the home I end up wanting. If I did not find a house they would definitely refund my money in the form of a check. What he left out was that there are NO homes at all in my town, the listing they have on craigslist is FALSE, so basically he lied.I would like a refund of my money promptly. I have contacted my bank to file a claim as well. I am also going to notify craigslist that there are false listings on their site as well.I did all I was supposed to do and asked all the questions. If they record the calls they can listen then to him tell me what I have stated. I don't have the extra money and I was definitely scammed. I need that money to find a legit place to live with my kids. When I called back the women I got just went around what I was saying. She said all she can do is a search, is that not what I just did?.All I want is my $199 back and I will not wait 90 days and I will not get 5 letters that I keep hearing about, which I was not told about. There are no homes in my town so I would not get those anyway.Desired Settlement: The return of my $199 based on what I stated above. I was scammed out of it and I am also reporting it to the bank as I am filing a claim with them as well. I will also report to local authorities as well if I do not receive my money back within a few days. Thank you

Review: spoke to a man named [redacted] whom I contacted through a ad from craiglist regarding rent to own properties contact number's for [redacted] 182[redacted] was told that his cell is 1[redacted]8. When spoke to [redacted] he explained to me that the ad I was calling for was for a business that deals with foreclosed properties and that there was no credit check no down payment once you find a home you are interested in you call customer service a number he would give me after I paid a 200 dollar fee to use the website associated with the business. I asked why I would pay 200 dollars he explained for security and to make sure that once we found a home we liked for the company to make sure there was no leans on the homes we were interested in, He also told me that if I was not sure about paying the 200 dollars that I could have a full refund if not satisfied with the site and service. I asked several times what steps I would have to go through to view the homes he explained pay 2oo dollars go on the website choose the homes your interested in call customer service and they would set an appointment to view the homes. Once paying the 200 dollars and the same day receiving a password to go on the site I realized that nothing [redacted] had told me matched what the site said. I would have to print letters mail them to the address interested in then wait for the homeowner to contact standard capital for them to contact me. I called [redacted] back and expressed my concern he explained use the site and if your not happy I will give you your deposit He also spoke to my wife who was not happy at all with being deceived by [redacted]. After four days and plenty of research on this company I called [redacted] back asking for my 200 back I left 3 messages and my wife as well, he never called back. I called from a different number and he answered when I told him who I was the research I did and I wanted my deposit back he hung up. I am rejecting this response because:

I was told by William the representative of this company that my money would be refunded anytime within a year no questions asked if I was not happy with the service, I did not obtain the information in signing up off line William explained what the service would be the terms of use and the refund process and as stated the same day I was given access to the site I called William back and asked him why what I was told by him seemed different than what I saw via the website he said that the information he was telling me was true and trustworthy I was also told this was a creditable business's through the Revdex.com that was a lie after I investigates this business I am not the first to be deceived by this business if you can even call it a business and not a well oiled scam. Basically what the company is saying is there representatives can lie to the consumer and they can false advertise and that's okay? Why has this scam not been shut down being as almost 40 complaints are noted by the Revdex.com I was told my money was refundable at anytime within a year I I was not happy and I'm not happy the site is bogus I spoke to a current homeowner who's house is listed and said that they don't know why there home is on this list ??? Review: I called this company after seeing advertisements on several homes that were for sale. I didn't know exactly what kind of business it was, but called to check things out. They explained what they did and I got several follow-up emails about how to get information on the houses I saw on the site. First of all, NONE of the houses they were advertising were actually on the market or available. They didn't tell me this until after they took my money. Secondly, I sent out 10 letters to 'homeowners' and got NO replies. I have been trying to get a refund for the $199 they took from me to get started since about 30 days after I signed up. Minimum wait time to talk to a representative is 45 minutes, and they have been avoiding telling me how to get my money back. I informed them my husband and I bought a house Aug 29 without their company, but they insisted I wait my intro 90 days. Well, that was up on Sept 10 and I am still trying to get my money back. Now they are telling me I have to submit 5 denial letters from homeowners in order to even start the process for getting my money back. I work full time, have 3 kids, and am in school to get my BSN in nursing. I never got any reply from any of the homeowners so how am I supposed to invest the time and money to getting denial letters?? It is obvious I didn't buy with their company or they'd know about it. I don't understand why they are making it so hard for me to get my money back.Desired Settlement: I want the $199 they took from me 3.5 months ago.

I am rejecting this response because:

The 90 day period was up on Sept 10, 2013. I should have never fallen for this scam. Your company will never give me my money back. I will make sure to warn everybody I know not to use Standard Capital.

Review: On 6/16/13 I viewed an ad on Craig's List San Diego for a company called Standard Capital US that offered foreclosed homes access. I called the same day and spoke to Larry. He told me about the program describing it as a service which allows me to use a website to identify properties. Once identified, all I would have to do is call the Customer Service # ###-###-#### and they would contact the homeowners and the bank to work out an agreement for transfer of a clean and clear title. I paid the required $199 for access to the site. I was sent user information, and logged in. A service agreement was NEVER shown. I browsed the site and found two properties I was interested in. I called the customer service number and spoke to a Gloria. I told her I was interested in properties and wanted to start the process. She then told me that I had to make the initial contact with the homeowners using a template found on the site. When I told her that is not what I was told when I signed for the service, which is a binding verbal contract since money was exchanged for a DESCRIBED service, she told me that what I was told was wrong.I asked her for a refund, and I was told that I was not eligible for a refund for 90 days. She also said that even after those 90 days I still required 5 denial letters before they would give me my money back. I told her I wanted a refund because this is not what I agreed to when I paid my money. She proceeded to tell me the refund policy was part of the Terms of Use, and that by using the site I agreed to those terms. I told her no such agreement showed up when I joined. She began to talk to me in a very condescending manner, stating that it had to show up, and I had to have agreed to it or I wouldn't have been able to use the site. She then told me to contact the homeowners and hung up on me.I have already filed a dispute with my bank but I would prefer a direct refund from the company for breach of verbal contract. I researched and found I am not the first one either.Desired Settlement: A full refund of my $199 registration fee.

Review: I found this ad on Craigslist advertising cheap property. When you click on the link it gives you this 888 telephone number. I called and was basically told that I could purchase or lease to own short sale homes for a little bit of nothing. No money down just basically taking over the homeowners mortgage. I fell victim to this scam and paid the $199. After signing up I went on the website and I found at least 20 homes. I printed out the letter that they supply and I also called my so-called agent to let him know about the properties I was interested in before I sent out the letters. I called four times in one day just to be put on hold for minutes at a time. They said if you are not completely satisfied you can be refunded your money. Just like anyone else whom reported a complaint, I tried to get my money back and has been transferred to four different individuals with no assistance.Desired Settlement: I want my $199 back for services not rendered. It was easy for them to take the money it should be just as easy for them to put it back into my account.

Review: I purchased a program at Standard Capital on May 3, 2013 to help with my search for a new home. Standard Capital U.S. promise that their are properties in foreclosure status or home owner that could not afford their mortgage, I could take over the mortgage. I call the next day to cancel the program after reading the list of complains by consumers and learning for a realtor there's no search program of taken over a person mortgage. I was unsuccessful to cancel because in Standard Capital U.S. refuses after 24 hours. I have to wait 90 days before I cancel. I called Standard Capital U.S. after been unsuccessful of cancel the program to use the program only to discover that the properties that I like had down payments on them or was not for sale. Standard Capital U.S. mislead me the consumer by mutilation the system and by double their way out not refunding my money, requesting that I get a denial letter from everyone that showed me property etc. I did everything Standard Capital U.S. request of me and Standard Capital U.S. continue to add more stipulations to prologue or discourage me for my refund of $199.00.Desired Settlement: I would like to get my $199.00 dollars back from the company plus$6.00 for sending a certified letter to Standard Capital U.S. at there request.

I am rejecting this response because:

I am disagreeing with the statement from Standard Capital U.S. This is the letter I e-mal about the responds from Standard Capital U.S. How long will it take for a resolution concerning this matter?

I have applied with every demand that Standard Capital U.S. requested of me. I found that their product is fraudulent and misleading to the consumer. When I enrolled I was told that if I do not like the program or the program does not help me in any way I can get my refund back. I did research several homes only to find that the homes are not for sale or the homes had a contract on them. I called Standard Capital U.S. to notice find them of the many dead ends I had encounter. Standard Capital U.U. advertises on Craiglist etc. alluring customers to low price real estate in nicer areas by under minding the customer. I was told a lie to get my $199.00 and now I can not get my money back. First, I called Standard Capital U.S. several times requesting y money back. Next, I wrote a letter to Standard Capital U.S. and S.C.U.S. said that I have to send a certified letter requesting my money and I did costing me $6.00 dollars. I wrote Standard Capital two time alone with several phone calls. Standard Capital U.S. in a previous e-mail said they will refund me my money. I want my money back. A.S.A.P. Standard Capital U.S. uses stall tasks and hopes that the customer will give up and forget about their hard earned working dollar. Now Standard Capital U.S. wants me to do the unthinkable to write several home owners and ask the home owners to sign a denial letter and mail the letters back to me so I can mail letters back to Standard Capital U.S.. This is and impossible task to complete. There's no home loan company's that allows search a transition. The market has change and the loan process has changed. The Mortgage -Lender has to agree with the term. Bottom line the property do not exits. The advertisements is fraudulent.
