Complaint: [redacted] I am rejecting this response because: SoNA apartments needs to get educated about the BEST PRACTICES OF APARTMENT MANAGEMENT.1) I asked SoNA apartments to supply evidence in my first response and they supplied nothingIn this second response, all of this so-called "evidence" looks fabricated to cover their mistakes and I have no reason to accept it2) This apartment complex in all honesty was the worst experience of my entire life YET I paid on time every month (not a single late payment), minded by business and followed all their rules and regulation YET they are still trying to penalize me with their LIES and DISHONEST MANAGEMENT ( [redacted] especially)This establishment is outdated and dangerous, and I am so content living in my new apartment built in that charges the same priceI see a sure difference in management styleI would never take "education" from a complex that does not know how to properly manage their complexEverything was horrible from the dishonest and unresposiveness of the local management team to the actual living conditions during my tenancyEverything was broken, old and outdatedMy hot water went out repeatedly, this complex has issues with pests and I endured harassing notes from their team about my day guest, yet they didn't properly notify me of the "day to vacate" ruleThis is a very short recap of my experience, because it isn't worth my time and energy anymore (they will continue to lie and try to cover their mistakes)Key take away/advice I can offer to the public, DON'T STAY HEREThere are too many modern apartments with better management Regards, [redacted] ***

Dear [redacted] I have attached your Final Account Statement, dated December 30, that reflects a zero balance It would be my intent that you would be able to use the attached to clear up any miscommunication Thank you for allowing us to help satisfy any confusion [redacted] ***

This resident was charged an insufficient notice fee because she didn't fulfill her day obligation She states she gave Mansion a formal notice however we are not able to locate it nor was she able to provide a copy Her lease expired 7/7/which caused her rate to roll over to the month to month amount from 7/though 7/ She only paid her leased rate instead of the month to month rate so late fees were charged because her account was not paid in full This resident also tried to dispute this with Gables but unfortunately these fees still stand We apologize the resident is not satisfied with the outcome and we hope we are able to come to some kind of agreement in the future

As shown in the attached document, the first time the resident was contacted was on December 14, He also signed the addendum to the lease agreement that states renter's insurance is a requirement We have heard Mr [redacted] request and understand his frustration However, we will not be waiving the renter's insurance fee, because to do so would effectively discriminate against all other residents who have been charged the fee under the same circumstances We sincerely apologize we are not able to grant Mr [redacted] request

Attached is a copy of the move in inventory and checklist that was completed by the resident There is a place for "refrigerator, trays, shelves" that did not notate any damage In regards to the resident wanting to break her lease, all residents are given the option to pay rent the first of every month until it is re-leased, however if not, then it is reported to the collection agency This is standard with all residents If the resident wishes to purchase a home, the cost of breaking a lease is the same for anyone and everyone as outlined in the lease agreement

Complaint: [redacted] I am rejecting this response because:The response I received is quite frankly a slight confabulation at the best and a complete lie at the worst. Not only did the leasing office not say anything about a January only special, they had the incentive posted on their website from when I moved on May 1st, 2017 until the end of February this year. On January 23rd they said " [redacted] and [redacted] contacted the CWS Corporate Office via phone to inquire about the gift card. We reached out throughout the day to explain that the leasing incentive was for January 2018 only." this statement is false. What they actually said, like what I stated in the initial complaint, is that they would send our issue up to a regional manager and be contacted, they even told me it may take a while to receive a call back and they did not follow through. There was no follow up voice call on February 23rd, which is in fact a whole month after I was told I would receive a call.It's obvious CWS has no intention of following up on promises they make, which is corroborated with many other reviews on BBB and other social media outlets (ie. Facebook, Google ect.).This is unacceptable and their response will be rejected. Regards, [redacted]

This Revdex.com complaint is the first time the property manager was made aware of this resident's concern with his lease. The individual on the property who he had been in contact with was not the Community Director. However, the Community Director has been made aware of this resident's
situation and will be contacting him directly regarding his concerns

being removed from the lease agreement. During the discussion I explained our policy and in order for one person to be removed from the lease agreement we would have to either have the remaining resident qualify alone or another occupant would have to apply and be approved. On 12/04/2017, *** spoke with *** *** in the office and also explained her concerns of living with her current roommate (i.eroommate’s significant other is living there)*** explained we can send unauthorized occupant violations but this would also go against *** as she is a leaseholder*** asked that we do not do this at this time and she wanted a copy of her lease to discuss the policies with ***On 12/05/2017, *** ***, *** ***, spoke with *** and explained the process of being removed from the lease agreementShe explained that her roommate must qualify for the apartment on her own and that we could not amend a legal document unless the proper steps have been taken. *** *** explained that all parties are individually responsible as well as jointly. She also mentioned that if *** was concerned with her safety she had the right to move away but that still would not release her obligations of the lease. She also expressed that we would expedite the application process once the information was provided to usOn 12/06/2017, ***’s friend brought in an application without proper identificationWe asked that we have this prior to screening and continued to follow up on 12/06, 12/13, and 12/On 12/14/2017, the additional applicant was denied, as our rental policy criterion was not metThat information was relayed to *** and we explained that she could not be removed from the lease unless another applicant was approvedOn 12/19/the RVP, *** ***, spoke with her over the phone. *** *** *** purchased the *** ** ***, on June 9, 2017. At this time, all maintenance items have been addressed and we have no record of any open service requestIn the event there are items that require attention in the apartment we will be more than happy to make these repairs
We had an independent contractor from a certified pest control company inspect all areas suspected for rodentsThe report from the pest control company returned a report of zero rodent activityThe *** *** *** lease contract does not allow us to speak to any person other than the leaseholder *** *** is only an authorized occupant and we cannot discuss anything regarding the home with her only the lease holder on fileWhen *** generates a quote for an apartment the price is honored for hoursIf the resident does not lease the apartment home during the hour timeframe a new quote must be generatedThe previous management company generated the quote for #several weeks before *** purchased the communityCurrently we are assessing the status of *** ***’s tenancy as it relates to the existing apartment home and any future transfersWe will continue to communicate with the lease holder as it pertains to the status of *** ***’s home as we proceed through the processRespectfully, *** ***

We sincerely apologize for the inconvenience this resident's car being towed has caused her. We know how frustrating it can be to have this happen. However, as stated in the signed lease agreement we received from this resident, any vehicle with an expired registration is considered an unauthorized vehicle and subject to being towed at the owners expense. As shown in the picture from the link below, this resident's registration expired months prior to being towed. There was a notice placed on their car days prior. We are deeply sorry they did not see this warning before the car was taken off the property. I Informed them on several occasions via text, phone calls, as well as in person over several months, someone had been coming into my apartment without my permission*** ** *** did not provide the security in which were reasons I chose to reside thereThey did not provide a hour security officer as advertised during the entire tenure of my living there and they did not provide a properly functioning security gate as advertised*** ** *** did not take action to ensure my and my children's safety As I told them, if it continues to happen, I am movingThey have my communication on fileWhen I called and spoke to one of the Managers, ***, she pulled my complaints up and regurgitated their notes on my reporting someone entering my home unauthorizedI am a protected tenant under law and communicated with *** ** *** *** on several occasions and nothing was doneTherefore, I have the right to end my lease without retributionI want the reporting to all three credit bureaus from *** ** *** removed completely from my reports Regards,

I am rejecting this response because: the inventory sheet does not advise that I am required to take out each individual shelf to ensure that it is not broken between the crevices of each shelf, in the 20+ years that I have lived on my own, I have never had this issue until nowWhen it is mentioned as in shelf it is to ensure that the glass of the shelf is not broken or falling apart

We are very sorry for the trouble this has called. Please let us know which property this occurred at so we can look further into this issue. However, our standard practice is that all application fees are non-refundable and this is signed by every applicant during the approval
process. We unfortunately cannot refund a fee because an applicant was denied

This resident was charged a fee for the cracked refrigerator shelf when she decided to transfer units. The pictures of the shelf are attached. The charge was explained at that time and this resident paid those charges back in May. We had not heard any communication regarding the
shelf since May 3rd. The resident has in fact come in asking about breaking her lease at which time we explained what her options were as explained on page and 2, paragraph and of the lease agreement. The lease agreement is also attached. This resident has since asked about transferring units again onsite. We were not aware this resident still had an issue with the charge from May
