I have 23 e-mails on file with requests  I RECIEVED ON APRIL 5TH AN E-MAILFROM CARRIE F[redacted] THRU CHRIS the letter states we have your appraisal .heading to the underwriters .we should close next week -SORRY FOR THE DELAY CHRIS HELPED ME WITH THE QUESTIONS ON YOUR FINANCES------------------

I'm not even sure now how I found Blue Brick, I have been trying so long to refinance that the companies and time periods are kind of a blur. My wife and I work full time for our own business, which makes qualifying for certain things a real challenge, especially when some business debts are listed in our own names.

My existing mortgage was since 2007 and was fixed at 6.75%, so it was very frustrating when rates came down over the years, that I couldn't refinance. We have never been late or missed a mortgage payment and have good credit scores, but no one would refinance us. I didn't even want to take cash out, just wanted a lower rate. I finally went back to the guy who processed my existing mortgage and he told me I was wasting my time, no one would refinance us. So Blue Brick was my last shot and after reading some negatives on them, I certainly had my doubts.

I worked with Julie A[redacted] through the entire process and she actually took an interest in me and seemed really sincere in helping us get this done. I was hesitant to waste money on an appraisal if the loan might not be approved, so Julie worked to get me pre-approved based on what we realistically thought the appraisal would be. It took a lot of time, which would be my only minor complaint, but we finally were able to refinance our home!

We went from a conventional 30-year fixed at 6.75% with a balloon payment, to a conventional 30-year fixed at 4.09% and no balloon payment. Our mortgage went from $3,455 a month to $2,493, saving us nearly $1,000 a month, not to mention the extra interest paid over the course of the loan. Now I can use this extra monthly savings to help pay down other debts.

This is our "forever" home, we have remodeled it over the years to the way we want and are fixed in our community. To be stuck in a high interest mortgage with no way out, other than to sell, was very disheartening. Blue Brick came through and did want other companies wouldn't, and what I was told, couldn't be done. Thank you Julie and your team for making this happen!

I received a letter from Blue Brick Financial regarding refinancing my home to take advantage of the low interest rate environment. I contacted them and the process was so simple. I submitted the requested paperwork via email and the process was started that quickly. My loan processor, Misty L[redacted], was absolutely the BEST EVER. She was in constant communication with us and we always new where we were in the process. We closed without a hitch and now reduced our interest rate by nearly a point and also got rid of PMI. Needless to say we are ecstatic with the service we received and would absolutely recommend Blue Brick Financial to anyone looking to reduce their mortgage payment. Keep up the great work team!!

I have spoken to the borrower.  When apprised of the issue I immediately responded to his email as follows.  Unfortunately, the borrower did not receive the email I sent on Monday and I failed to follow up with him.  I have since called the borrower and made sure that he did receive...

the correspondence below.  We are resolving the matter and he may end up closing a loan with us after investigating some guideline changes with his credit union. From:[redacted] [mailto:[redacted].com]Sent: Monday, February 24, 2014 4:00 PMTo: '[redacted].com'Subject: YOUR LOAN APPLICATION WITH BLUE BRICK FINANCIAL LLCImportance: HighMr. [redacted],I have been copied on emails sent to [redacted] and [redacted] from you.  I can appreciate your frustration.  We started your transaction fully capable of getting you exactly what you wanted.  We are now telling you we can no longer deliver what was assured to you we could do in the beginning.  Usually, changes are put out in advance and they allow us time to finish transactions we have already started.  Unfortunately, this one was effective immediately. We should have been current with the information released on February 6, 2014.  Your appraisal inspection happened on February 7th.  We, here at Blue Brick Financial LLC, pay attention to detail and should have been able to either cancel the loan or give you the option to do a “no cash-out” transaction at that point.  I apologize for the inconvenience and will pay for the appraisal done as we should have known of the “[redacted]” guideline change almost 24 hours prior to the inspection happening.  I assure you this was a real [redacted] change and all banks and mortgage lenders will have to abide by the below guideline unless they do not sell to [redacted] or Freddie Mac.  I’m happy you are able to do the loan at your bank… they must be able to use theirown money and not [redacted]’s money.  See the guidelines below extracted directly from the “[redacted] Single Family guidelines”.  You may also look up the guideline yourself if you would like at http://www.[redacted].com/[redacted].[redacted] .  Feel free to share this email or reference to the [redacted] Selling Guide to your bank to make sure they don’t make the same mistake we did. B2-1.2-06, Payoff of Installment Land Contract Requirements (03/31/2011)  IntroductionThis topic contains requirements for the payoff of installment land contracts.Payoff of Installment Land Contract Requirements When the proceeds of a mortgage loan are used to pay off the outstanding balance on an installment land contract (also known as contract or bond for deed) that was executed within the 12 months preceding the date of the loan application, [redacted] will consider the mortgage loan to be a purchase money mortgage loan. The LTV ratio for the mortgage loan must be determined by dividing the new loan amount by the lesser of the total acquisition cost (defined as the purchase price indicated in the land contract, plus any costs the purchaser incurs for rehabilitation, renovation, or energy conservation improvements) or the appraised value of the property at the time the new mortgage loan is closed. The expenditures included in the total acquisition cost must be fully documented by the borrower. When the installment land contract was executed more than 12 months before the date of the loan application, [redacted] will consider the mortgage loan to be a limited cash-out refinance. In this case, the LTV ratio for the mortgage loan must be determined by dividing the new loan amount by the appraised value of the property at the time the new mortgage loan is closed. Cash-out refinance transactions involving installment land contracts are not eligible for delivery.  [redacted]If you find that your bank is not able to do the loan for the same reasons, we would be happy to continue with this transaction as a “no cash-out” loan, paying off only that which you owe on the loan.  We would also like to opportunity to do another loan for you 6 months after you refinance at ‘no cost’ to you to obtain your ultimate goal with the cash out.  Let [redacted] know if you would like to continue with the loan as currently offered. I wish you well and good luck.  Please respond and give me your “okay” to cancel your loan transaction.[redacted]Owner / Mortgage Broker

I received a letter in the mail from Blue Brick Financial about potentially refinancing my home. Being that it would be at no cost to me with no application fee, no out of pocket costs at all plus be able to get a lower interest rate along with no PMI anymore, I was a bit skeptical. But I figured what did I have to lose. The process was very easy, My mortgage processor Julie A[redacted] helped my wife and I along the whole journey. We had a few hurdles along the way that was our own fault and none to do with Blue Brick, but Julie helped us through the process and right to closing. The whole process took less that 1 1/2 months to complete and very rewarding in the end. I would highly suggest to anyone interested in refinancing to consider Blue Brick Financial and if you can ask for Julie A[redacted] by name to help you.

My experience couldn't have been better! Everything was executed efficiently and accurately and our processor, Julie A[redacted], kept in perfect communication every step of the way. I couldn't be more happy and thank everyone at Blue Brick for their fantastic service.

They had the best rates and for no cost loans. They do a very thorough job, which means you need to have all your information available. Julie Anderson was great and I still email back and forth with her. We actually refinanced our residence and a rental home.

This is my second refi thru Blue brick. The process was streamlined since my information was already in the system. Melisa D[redacted] was great to work with and finished my loan process efficiently.

I can recommend without reservation BlueBrick Financial for residential refinancing. The process was fast and efficient. Whenever questions arose, staff was immediately available to answer. Their promise of "no-cost loan refinancing" was genuine and much appreciated. The agent in charge of my application, Rebecca A[redacted], was extremely helpful and competent, making the usually frustrating and annoying experience an actual pleasure.

Blue Brick Financial was a very good company to do business with. Everyone was professional, informative, and polite. Julie A[redacted] was especially helpful in processing my loan. She constantly kept me updated and made the entire process easy to complete. I would recommend Blue Brick for anyone that wants a good experience when looking to mortgage or refinance a home.

I have been working with Blue Brick Financial last year in getting a refinance on my house and was working with Carrie F[redacted]r and Cris S[redacted], they ran my credit report so many times and Carrie email me last year that she was getting it all fin[redacted]d up with the lender as of today 6/27/2016, we have never hear or email from her. Then on 6/26/2016 they run my credit again. They are a bunch of loser and lairs, I resent that they do not follow thru with that they promise. I left message for all the following people

Dan R[redacted] James J[redacted],Carrie F[redacted],Chris S[redacted]

and still no response.

DO NOT DO BUSINESS with these bunch of losers. They have ran my credit report so many times that it has drop my credit rating. I have sent all the credit reports and disputed these unauthorized actions.

They need to correct what they have done to my credit and I am not a happy person with them. I demand that they call or write to all the credit reporting agency and remove this hard credit check.

Overall, I have had a good experience working with Blue Brick Financial. Linda Isek especially did a great job. She is very honest, responsive, and great to work with!

We have used Blue Brick Financial, LLC for every one of our mortgage or refinance needs. We highly recommend them for many reasons. They are efficient, prompt, cordial, and proactive from the beginning to the end of the whole application process. We have never had problems or delays in underwriting, because of their thoroughness. When we had questions or needed clarification on something, their response was timely. They have earned our loyalty as there are never any surprises. In addition, we have had a great experience working with Blue Brick's personnel time and time again.

[redacted] was great and very helpful. I want to thank for all what she did to help me get this deal.

Rebecca A[redacted] is a terrific customer support representative. She goes above & beyond for her clients!

I absolutely have had very positive experience with Blue Brick.

Three people there who I have worked with are all professional, efficient and with good faith. They have done a very good job for me, and have provided me a good rate and for a no cost loan as advertised.

Theresa was excellent and awesome. She stayed with me walking through all the time, and always was on my side thinking. She followed up with me and answered all my questions very quickly and thoroughly. She said that she would help me with any questions and issues in the future as well, which I believe for sure.

I highly recommend doing business with Blue Brick.

I received a flyer advertisement in the mail from Blue Brick for a no cost low rate refinance. In these times of stricter lending laws, my experience was positive. I was assigned Julie A[redacted] as my processor. She has kept in constant contact and responds to emails and phone calls in a timely manner. My experience with Julie was so positive I requested her for my next refinance !

The easiest refinance I have ever done. Everything went smoothly. Melisa D[redacted] was really good to work with , keeping me updated. Would recommend an Blue Brick financial to anyone looking. Thanks

I just completed a no-cost refinancing with Blue Brick Financial, LLC. It took a little time for it to close, but it closed to everyone's satisfaction. I have to thank the Blue Brick Financial Team including Melisa D[redacted], Roger B[redacted], and Aaron for their help in this process. Good people to work with.

All of people at Blue Brick Financial who I dealt with were very friendly, helpful and professional. I look forward to my next reference with them.
