The home in question was finished and sold on October 25th 2006 to the original buyer.  The new owner purchased the home in 2016, the timeframe of the original warranties had long since expired.  As a service, we had the roofer check the concerns about nailing and valleys installation and...

repair as needed even though the vendor had no mandate to do so.  Roof leaks are covered for the first year after a home closes, and the home had no reported issues during the coverage period.  In the following 11 years we have no control on what, if any, roof maintenance has occurred and also what type of storm damage may have occurred.

Please enter your reason(s) for rejecting the business response below.The reason that I am rejecting the business response is because even though D.R. Horton did set up an appointment with me for Thursday, January 21 at 4:00 pm. The following set of events happen during the appointment: On January 21 at 3:50 pm I received a call from Ms. [redacted] indicating that her boss Mr. [redacted] asked her to call me and notify me that the appointment needed to be cancelled due to rain. I explained to her that it will be essential for him to come to my place especially during the raining day that way he could see/witness the issue that I am having. I also explained that the rain was not coming down hard and it will only take a few minutes as my walkway was already flooded. I asked if she could provide me with Mr. [redacted] phone number so I can contact him and explain the situation. Ms. [redacted] said that she couldn't but she was going to rely my message to Mr. [redacted] She said she would try her best as she couldn't do much as Mr. [redacted] is her boss and she cannot make him do anything/give him orders. Ten minutes later, Ms. [redacted] called me back saying that Mr. [redacted] had agreed to come over to look at my issue and I should expect him in 15 minutes.At 4:19 pm I noticed a white truck parked in front of my house and two men standing and staring at the house. They did not ring the door bell or knock on the door.  I then went outside to inquire if it was Mr. [redacted] One of the men responded and said he was Mr. [redacted]I then explained the issue that I am having. He asked the other man to walk the walkway. The man's toe-steel boots got wet. He then agreed saying that I do have an issue and that some type of drainage needed to be installed since the water just sits there making the area flood. He said that unfortunately they won't be able to work on the issue right away due to the forecasted inclement weather, but most likely the following week (25-29 January 2016) he will send someone to work on the issue.The reason I do not accept the response made by the business is mainly because the issue has not been resolved. As of today it is just a word of mouth, until the issue gets resolved I will not accept the response.

[redacted]  Mr [redacted] Is the person that refused to send someone here to see that it was not storm related. Basically said we dont handle leaks after a year. I sent Mr  [redacted] a second email with attaceh pictures and explain that I was wanting to work with them in resolving this issue.Im still waiting on a reply or phone call

Complaint:
I am rejecting this response because: the company provided was given an opportunity to inspeact the work done to repair the piping. They said no. I am ok with not getting the money for that work done. However they were given an opportunity to fix the damage caused by the water leak and they refused. So since they would not fix the drywall and carpet I had to have it done since people live there. So since they were given an opportunity to do that work they should have but did not want to. So who is going to pay me for the work I had done since your contractors refused to do the work?

I am rejecting this response because:All pending items are not complete. The air unit has not been charged. The window sill was damaged during past mold removal from wall do to back door leaking. Window sill still needs properly painted or replaced. Back door trim was cut to short and needs replaced. We are still waiting on these 3 pending items. I would hope that before submitting a response the company would at least verify their response is accurate.

 Robin told me to call her if I had not received my check by Friday March11 and since I have not received it I notified her at 2:30 PM after the mail has arrived. She said she would check on it but it is 5:15 PM here and I have not heard back from her. Again I feel like this company has taken too long to refund my earnest money after the contract deadline and after I first contacted their agent to notify them that I wanted my money refunded. That was January 22, 2016 and it is now March 11, 2016.

Claiming a rider mower from a lawn service "caused damage" to the swales on the sides of the house and is responsible for drainage issues is a disgenious response, as this is a standard response issued by DR Horton against multiple homeowners in this development. More important, my back yard -- WHICH WAS NOT ADDRESSED AT ALL -- also showed unacceptable significant pooling of water which was due to poor grading (which has nothing to do with rider mowers.) Twice DR Horton had surveyors come out to mark my property with orange paint, and twice no further action was ever undertaken. I have kept correspondence from [redacted] which acknowledges such a problem, and he promises that I just need to be patient, but "I am on the list" to have it rectified. His last statement to me was in this month, May -- of 2015! Please show me how I can forward these emails to you. Finally, I filed through DR Horton Home Warranty Protocol my concerns about poor property drainage within the first year of my residence. Due to problems with their grading contractor, they responded, theough [redacted] that this was going "to take. While to fix." It seems if DR Horton drags such issues on betond the 12 month warranty, than they no longer feel a reaponsibility for legitimate homeowner concerns. Please tell me how I can send such emails from them which will show they have decided to abandon this issue.thank you.[redacted]

I am rejecting DR Horton’s response as the work has not been completed, and I have not received an email from the business stating that the work has been completed.  The Area Construction Manager falsely stated that [redacted] Roofing had been out to my house on two occasions, and on the second trip the roof and flashing were inspected from the outside.  [redacted] Roofing had not been to my house.  [redacted] Roofing went to the wrong house on two occasions.  It turned out there was missing flashing that had been filled in with caulk for the garage roof leak.  Also, I have not received a report documenting what repairs were made to prevent future roof leaks.  The water stained drywall and the drywall covered with black mold have not been replaced.  The garage drywall tape that has fallen off, is loose, is covered with mold, or is crinkly has not been replaced.  When [redacted] Roofing added the missing flashing to the roof, they damaged the siding, and now a siding contractor needs to come out to the house and replace the siding.

I have reviewed the response made by the business in reference to complaint ID [redacted], and find that this resolution is satisfactory to me as nothing else can be physically done.  While I do admit that the crews who did not speak English probably had the orders translated to them (incorrectly), it was still a failure on D R Horton's part because they still did the wrong side over 4 times.  It is a failure on many levels.  If a service is being performed, communication has to happen.  I still hope my story is posted for others to see.  As big as this company is, things can still get dangerous, and they can still fail in customer service.  I hope my story can be a lesson for others.

A voicemail was left on 12/6/16 for [redacted] from the Customer Service Coordinator.

We appreciate the customer reaching out to us regarding their concerns. A warranty representative has reached out and left a message for the customer, and we look forward to addressing their warranty request.

Please enter your reason(s) for rejecting the business response below.Yes the contractor has met with us to compile a list, but very little action has taken place.   Once again, DR Horton has not met the promise as stated in their response.  Only two items on our list have been repaired.  We have not received any additional communication on when the additional vendors are going to be scheduled to make repairs.  We want resolution and active communication from DR Horton.

We appreciate the customer reaching out to us regarding their concerns and we apologize for the delay. A warranty representative will be reaching out to the customer to schedule an appointment.

Customer: [redacted]We intend to settle some of the complaints, some of the
complaints are unjustified. Will work to schedule a time for repair next week.Response#1. Tape on walls: The taped Item were addressed prior to
the closing.#2. Pitting in the driveway was corrected June 3rd 2016#3....

Superintendent will coordinate repairing the (fan not
fitting correctly)#4. Although not necessary we will add 1 row of sod to the
rear of the property.#5. Superintendent was not made aware of hanging wires on
the exterior.#6. Drafts at windows, one sash on order and rest of windows
are with in tolerance, no other action will be taken.#7. Windows off center, all are with in tolerance no further
action will be taken.#8. Windows don’t open and close properly, all were adjusted
no further action will be taken.#9. Baseboard and kick board need replacing, Material on
site and will be replaced.#10. Ticking at stairwell not warrantable, will repair wall where
an attempt to was made.#11. Taping and painting items were taken care of prior to
walk through, no further action will be taken.#12. April air is operating per manufacturers spec, no
further action will be taken.#13. Missing cement on apron of garage, work order has been
sent to concrete vendor.#14. Wood floor looked at by third party and was determined
to be acceptable.#15. Flickering lights are due to main power line
interference, there is no solution at this point but we continue to try and
resolve by trying different things.#16 Doors and Drawers that are chipping have been ordered
and are on site, will install.
