We had a very good experience with Express Property Management. Im so happy we found these guys. Rick is a really, really nice guy to talk to. He really took the time in answering all are questions we had. We felt very comfortable. He workd really hard helping us find a good tenant for our older parents rental. He advertised the property with nice photo shots to show, had open house on the weekends. We got a lot of interest! We knew we were in good hands. He found a really good, well qualified tenant for us and now we have peace of mind. What I like about Rick is he always kept in touch with new updates along the way with us. That meant a lot to us. Do not recommend what so ever. Major lack of communication between staff resulting in frustrations between the owners and the tenants. Renters are favored over Owners, no question about that. Additionally, all services that they guarantee are included within their managing your property within the cost itself is not so. They will charge you for each little thing that they will do. They also allowed one of the tenants to drill into our walls without our knowledge or consent. They lie and take advantage. They take absolutely no responsibility for their actions or lack thereof. They are a complete scam of a company.

the owner may have a valid point about some lack of communication as I do have new trainees that are not yet familiar with the process . however I as the owner do try and follow up with all pending work orders based on priority of the situation. obviously a roof collapsing due to recent rains take priority over a broken bib but none the less even minor things need to get fixed.
tenants favored over owners - we try and resolve issues with the property . we try and respond to tenants complaints as well as owners complaints. we try to be fair to both parties as part of our service . if tenant has a complaint we must notify owners first so we can work out the complaint , get the problem solved before it escalates . a minor leak can turn into a huge problem so the best policy is to get it done asap. sometimes owners dont respond promptly .sometimes owners want to fix it themselves or get their own vendors to fix it. if not we have vendors to fix most anything . our vendors do charge for estimates if the work is not approved by the owners for their time and energy spent on going to the property, prepare a quote and then submit it to us for owners approval. owner has the right to shop the work needed . but the vendors we send out need to get compensated . we dont use the craigslist "free estimates" which are usually not reliable, make you wast time waiting on them , usually not licensed , and want immediate payment on the spot. our trusted vendors perform the work and submit an invoice for payment within 30 days.
"all services that they guarantee " - we do have a management agreement where we state and disclose our services and fees. to try and avoid confusion and misconceptions . some owners feel that the $99 we charge should include everything under the sun. most major companies charge 10% management fee . so on a rental of 1850 the standard fee would be $185 . we only charge $99 and save owner money. it is a bare basic service. our contract states that there is an additional per service fee for any additional work . this keeps costs down to the owner . and it is properly disclosed in our management agreement. you cant buy an economy airplane ticket and expect the same service as in first class with champagne . we charge reasonable and affordable management service.
" allowed tenants to drill holes into walls " - we do not ever authorize a tenant to make any alterations to the property , it is stated in our lease agreement. and we do hold the tenants accountable for any damages or alterations done to the property without the owners written consent. if tenant violates that lease , they are liable for the costs and it is usually deducted from their security deposit.
"lie and take advantage " - we try and be upfront and honest with all our clients. I have been in business since 1980 .it is not good business practice to "lie and take advantage " of customers . you dont last long in any business by doing so .
"they take no responsibility " - we take our job seriously and we are in fact responsible to both tenants and owners. we respond to tenants complaints , we notify owners of problems. we try and work it out so the the complaints get resolved. a good happy tenant is an on time paying tenant. its good for the owner as well as tenants not only pay on time but stay longer in the property . less turnover , less costs , less lost rents . it is in the landlords best interest to attend to tenant complaints . I also own 15 of my own rental properties . I know what it is to have a water heater go out in the middle of the night, I know what it costs to have a water pipe break , a mail line pipe break , a roof that is leaking , an electrical box needing repairs. I also dont like to spend money , but it comes with the responsibility of being a landlord . even new properties have unexpected repairs not just old ones.
"they are a complete scam of a company" - I dont know what "scam" this person is referring to . we have a written management agreement where we disclose our services and fees associated with it. it is clearly stated that any services not mentioned in the agreement is not included and there may be a fee in order to perform the requested service. it is a common misconception that landlords think that for $99 month we are to perform every single thing they can think of to be included in that low monthly fee. some landlords have asked us to go and clean up the yard, sweep and mop the home after a tenant moves out, do touch up paint, go and clean out the bathrooms , go and change the locks out , clean out all furniture left in the property by tenants that got evicted , go and change out a broken window , clean the carpets , perform plumbing work and many other things they "think" is included in the management fee. that is exactly why it is spelled out in the management agreement to avoid this type of confusion.
so in conclusion, there should be better communication by all parties to avoid these type of misunderstandings and misconceptions.

entered into a contract with me on February 18, 2019 for (4) of his condos in ***, Mexico. I rented them from March 22-24, 2019 and paid him in full. He reneged on his legal obligation and he did not refund my money. This has caused a huge inconvenience on my family because now we have to scramble and find something else for that weekend, *** has not returned our money and lastly, other condos will be near impossible to find (he knows this). His acts are clearly discriminatory; with no excuse nor valid reason as why he had to cancel ALL 4 CONDOS....highly discriminatory.

he was terminated I gave him employee super discount at a reduced price ...almost freebut once I had to fire him I cancelled the reservation refunded his money and he still is trying to smear my business out of spite and malice. I paid him that morning at 6a m he published in the afternoon.

I am rejecting this offer because: Job termination is and should be irrelevant to this agreement for the condos. In fact, I was terminated on February 14th, 2019 and *** later accepted the agreement for the condos on February 18th, 2019. I even asked him via text if he would still rent the condos to us or if we needed to find others. He accepted to rent to me subject to payment in full being made same day, which was made. I attached to this pictures of text messages to prove he agreed to rent condos to me after he terminated me and at the quoted price. I also attached proof of payment made to him after and acceptance for the agreed upon condos for March 22-24, 2019. ***’s response is erroneous and thereby still leaves the fact he cancelled all (4) of my reservations for discriminatory reasons. *** did return my money same day he cancelled. I did not see because he did not tell me where he sent the money until after I had made this complaint. However, my complaint is not in regards to the money...my complaint is about fulfillment and cancellation for discriminatory reasons. I am in a tough position because *** did this last minute. I request the follow through with his agreement to rent to us.

Most horrible service I have ever dealt with!
Lets start with ***, not only does he believe he knows his job but he also knows how to play fraudulent schemes on his own clients/tenants. Not only does he lie, be completely is unprofessional about job, *** will not legally finish a contract and vacate to then rent to another person. He will find a way to keep the money, harass you, discriminate you as a women, and even call you just so he can feel someone right with his nonsense and then just say " no agreement after all ". I don't think he even knows how to do this process right because once we came to an agreement, my dad who is a REAL REALTOR called him out on his illegal act and had *** escort us out of the building. Plus then texts me deals so I don't take it into legal matters while he is being guided by his "Principle Broker" probably ***. *** signed an eviction notice that he then wants to "reject" which you can't do in the state of California with out the other party present which in this case the other tenant was in jail. Also, *** will lie about speaking to people and making agreements with out the tenants, especially when one of them is in jail. He wanted me to learn more about the process of eviction and I believe this little *** guy needs help from ME. Let me show you how its done. Then, in hope, you will learn to never discriminate and harass a women AGAIN. Please look else ware before you get robbed by *** and ***.

I am the real estate broker /owner of express realty since 1980. *** s. Is a licensed r.e. Agent / office manager for the last 4 years . I am truly baffled by this complaint as we in good faith intervened for the return of Tenant a : *** a. Security deposit she had requested.
Truthfully this should have been settled between the 3 tenants of the property .
Tenant A : *** A. leased the home with Tenant B : ***. after a while Tenant A left the property due to some internal drama / separation while Tenant B remained and Tenant C moved in whom is Tenant B mom. Tenant A recently came to our office demanding the return of the entire security deposit . The security deposit is being held by the owner of which Express Realty manages for the owner . furthermore the security deposit belongs to all tenants that signed the lease and cant be given all to one party unless it is agreed upon in writing .
The security deposit is normally returned when the property is vacated by all tenants as the owner has the right to deductions for any damages done. Until then the owner has no legal obligation to return the security deposit back.
Tenant A : *** submitted a 30 day notice of termination of tenancy only signed by one tenant. Claiming that Tenant B : *** m. was currently in jail . upon further research with our legal department we notified Tenant A: *** that we could not accept the 30 day notice since all parties must sign the document. Furthermore calif law states that tenant B would have to have the notice signed in front of a notary public in order for the notice to be valid.
Tenant A: *** became belligerent and obnoxious when informed we had to void her 30 day notice . she subsequently came to my office with her FATHER whom she claimed was a “REALTOR” who allegedly is an expert in calif tenant landlord law. Both were obnoxious and loud who were asked to leave our premises .
Our company in good faith arranged for Tenant C to come up with the security deposit in a form of a cashier's check payable to Tenant A : *** a. Our company also had Tenant A to sign a receipt of the funds and a release of liability / hold harmless agreement of which I have in our file. In retrospect this should have been settled amongst the 3 tenants and we should never had got involved in their domestic drama. Tenant A: *** a. Is a very demanding and difficult person to deal with and should be grateful we in good faith was able to get her deposit back instead of maliciously making false statements about “ fraudulent schemes “ and someone “ robbing “ her or anyone else . this matter has now been resolved .

this is *** , the broker /owner of express realty. I had provided previous response and proof that this claim was resolved and indeed the security deposit was returned. I am baffled as to why this tenant continues to want to re submit malicious and hateful report other than she is a very confused person who it out to blemish my companies reputation. since this ex tenant makes no sense and is fabricating

all types of accusations I have to go one by one in her statement so that I can try and respond to her allegations. thereby I am pasting and responding to them one by one in an attempt to clear things up.

item 1 : First off, this complain has nothing to do with my personal life.

THIS HAS EVERYTHING TO DO WITH HER PERSONAL LIFE SINCE SHE WAS THE ORIGINAL TENANT IN THE PROPERTY

ITEM 2 : was speaking in regarding the services were provided within Express Realty. I am actually very surprised how you go on about me being obnoxious and all, when in reality the business owner, ***, has no professional mechanism.

RESPONSE : *** IS NOT THE OWNER OF THE COMPANY . THERE MAY HAVE BEEN SOME PERSONALITY ISSUES DUE TO THE TENANTS DEMANDING OUR COMPANY TO RETURN SECURITY DEPOSIT OF WHICH WE DO NOT HOLD IN POSSESSION AND TENANT WAS NOTIFIED BUT WENT INTO A FRENZY WHEN WE TOLD HER WE ARE NOT GOING TO COMPLY WITH HER DEMANDS.

ITEM #3 : It blows my mind that someone can come back to a response and not tell the story exactly how it happened. *** escorted us because he knew he screwed the whole process legally, which it has been mentioned before, it came out of his own mouth that "I screwed up." If he really believes he has no part in this, then he is fraud himself. For Express Reality to become so unprofessional and the lack of work ethic that they have is absolutely obnoxious, embarrassing, and immoral. If the owner, ***, replies to these then he needs to follow up with his staff because this is completely WRONG. Not only did *** yell and throw a tantrum (regardless if he blames me) but he couldn't speak correctly after being called out by, my Father who is a realtor business investor, on every illegal move he had made. He choked and said,"I no longer want to speak to both of you."

RESPONSE : THE TENANTS FATHER IS NOT A PARTY TO THIS RENTAL . WE HAVE NO OBLIGATION TO TALK TO 3RD PARTIES REGARDING PRIVATE MATTERS . WE DO NOT HAVE TO TOLERATE SUCH BEHAVIOR . IN ORDER TO AVOID POLICE INVOLVEMENT WE HAD THEM ESCORTED OUT OF OUR OFFICE. I HAVE THE INCIDENT ON VIDEO SURVEILLANCE TAPE . I DO NOT KNOW FOR A FACT THAT HER FATHER IS A REALTOR OR INVESTOR . NOR DO I KNOW IF HE ALLEGEDLY HAS ANY PROPERTY MANAGEMENT EXPERIENCE. FURTHERMORE HER FATHER IS NOT A PARTY TO THE CONTRACT . I HAVE REVIEWED THE VIDEO AND THEY WERE RESPECTFULLY ASKED TO LEAVE BECAUSE IT WAS A SITUATION WHERE NO ONE WAS IN AGREEMENT SO FURTHER DISCUSSION WOULD NOT RESOLVE ANYTHING. THE 3O DAY NOTICE WAS DEFECTIVE AND VOID SINCE IT DID NOT HAVE THE OTHER TENANTS SIGNATURE . THE OTHER TENANT WAS IN JAIL AND WOULD HAVE TO HAVE THE 30 DAY NOTICE SIGNED IN THE PRESENCE OF A NOTARY PUBLIC.

ITEM # 4 : He was so guilty for example signing a contract without the tenants being vacated first.Regardless if anyone lived their or not, you need to finish on contract and start a new one once the property has been vacated.

RESPONSE : I HAD ADDRESSED THIS ISSUE ON THE PREVIOUS STATEMENT. IN ORDER FOR THE SECURITY DEPOSIT TO BE RETURNED THE PROPERTY MUST BE COMPLETELY VACATED AND

AFTER THE LANDLORD HAS THE OPPORTUNITY TO INSPECT THE PROPERTY THEN THE SECURITY DEPOSIT LESS ANY CHARGES ARE TO BE RETURNED TO THE TENANTS . THE OWNER HAS 21 DAYS BY LAW TO DO SO................AFTER......ALL TENANTS HAVE VACATED THE PROPERTY. THIS IS NOT THE CASE SO THEREFORE TENANT AISILINN A. WAS NOT ENTITLED TO DEMAND OR RECEIVE THE SECURITY DEPOSIT.

AS A GOOD FAITH EFFORT WE HELPED INTERVENE AND DID IN FACT HAVE THE OTHER TENANTS TO RETURN HER SECURITY DEPOSIT AND NOW THEY WILL HAVE TO WAIT UNTIL THEY SURRENDER TO THE PROPERTY TO THE OWNER TO GET REIMBURSED FOR THE ORIGINAL SECURITY DEPOSIT.

Instead he wanted to just delete and removed my name like nothing happened. *** is a strong believer that he didn't do anything wrong but then again hesitate once I wanted to take it to legal matters then fighting with a toddler, who still has a lot more educating to do.

ITEM # 5 : In the state of california you can vacate if the other party is present but he was in jail

RESPONSE : AGAIN ALL PARTIES MUST VACATE THE PROPERTY IN ORDER TO BE ENTITLED TO THE REFUND OF THE SECURITY DEPOSIT WHICH IS BEING HELD BY THE OWNER IF THE EVENT OF DAMAGES TO THE PROPERTY . SO MS. IS NOT CORRECT IN HER STATEMENT.

and come to find out, he never spoke to Tenant in jail. Once I found out, I even went to bring it up to the Revdex.com, yelp, and any other review websites there is because

RESPONSE : ASSAULT IS THE THREAT OF BODILY HARM AND CARRYING OUT OF THAT THREAT . NO ONE HAS EVER THREATENED HER NOR TOUCHED HER IN ANY WAY . CLEARLY MS. IS OVER DRAMATIZING AND MAKING FALSE ACCUSATIONS .

me because everything was on HIS time, when we had an agreement.

ITEM # 7 I told him we can take this to legal matters but he gave me so much push back because he knew he screwed up the LEGAL way. I was trying to do it the right way and he wanted to do a fraudulent mess behind the tenants back (*** and ***).

RESPONSE : WE HAVE COMPLIED WITH THE STATE OF CALIFORNIA RULES AND REGULATIONS. IF TENANT *** HAS A LEGAL ISSUE SHE CAN HAVE HER ATTORNEY CONTACT US TO RESOLVE THE MATTER.

ITEM # 8 : I strongly do not recommend this company because they also let others foreig your signature,

I am rejecting this response because:
The fact that you keep replying over something you have no idea about. This does not have to do anything with my personal life, it has to do with the service of your poor agency. Who likes to screw people over one by one. It seems like a few more people have felt the same before according to yelp. The fact that you even had to break it down to make sense to you because even though I got my check, the fact that I had to be harassed and discriminated to even put some sense for your "employees" is something you should never have to do . That's why I have the made this complaint with the Revdex.com because it was completely fraud on how you guys wanted to go about all of this. I will let the attachments speak for themselves. You're irrelevant to speak to since your going by he said, she said. This doesn't get better when you deal with stupidity. Obviously he didn't show the messages on his phone.

Most horrible service I have ever dealt with!
Lets start with ***, not only does he believe he knows his job but he also knows how to play fraudulent schemes on his own clients/tenants. Not only does he lie, be completely is unprofessional about job, *** will not legally finish a contract and vacate to then rent to another person. He will find a way to keep the money, harass you, discriminate you as a women, and even call you just so he can feel someone right with his nonsense and then just say " no agreement after all ". I don't think he even knows how to do this process right because once we came to an agreement, my dad who is a REAL REALTOR called him out on his illegal act and had *** escort us out of the building. Plus then texts me deals so I don't take it into legal matters while he is being guided by his "Principle Broker" probably ***. *** signed an eviction notice that he then wants to "reject" which you can't do in the state of California with out the other party present which in this case the other tenant was in jail. Also, *** will lie about speaking to people and making agreements with out the tenants, especially when one of them is in jail. He wanted me to learn more about the process of eviction and I believe this little *** guy needs help from ME. Let me show you how its done. Then, in hope, you will learn to never discriminate and harass a women AGAIN. Please look else ware before you get robbed by *** and ***.

I am the real estate broker /owner of express realty since 1980. *** s. Is a licensed r.e. Agent / office manager for the last 4 years . I am truly baffled by this complaint as we in good faith intervened for the return of Tenant a : *** a. Security deposit she had requested.
Truthfully this should have been settled between the 3 tenants of the property .
Tenant A : *** A. leased the home with Tenant B : ***. after a while Tenant A left the property due to some internal drama / separation while Tenant B remained and Tenant C moved in whom is Tenant B mom. Tenant A recently came to our office demanding the return of the entire security deposit . The security deposit is being held by the owner of which Express Realty manages for the owner . furthermore the security deposit belongs to all tenants that signed the lease and cant be given all to one party unless it is agreed upon in writing .
The security deposit is normally returned when the property is vacated by all tenants as the owner has the right to deductions for any damages done. Until then the owner has no legal obligation to return the security deposit back.
Tenant A : *** submitted a 30 day notice of termination of tenancy only signed by one tenant. Claiming that Tenant B : *** m. was currently in jail . upon further research with our legal department we notified Tenant A: *** that we could not accept the 30 day notice since all parties must sign the document. Furthermore calif law states that tenant B would have to have the notice signed in front of a notary public in order for the notice to be valid.
Tenant A: *** became belligerent and obnoxious when informed we had to void her 30 day notice . she subsequently came to my office with her FATHER whom she claimed was a “REALTOR” who allegedly is an expert in calif tenant landlord law. Both were obnoxious and loud who were asked to leave our premises .
Our company in good faith arranged for Tenant C to come up with the security deposit in a form of a cashier's check payable to Tenant A : *** a. Our company also had Tenant A to sign a receipt of the funds and a release of liability / hold harmless agreement of which I have in our file. In retrospect this should have been settled amongst the 3 tenants and we should never had got involved in their domestic drama. Tenant A: *** a. Is a very demanding and difficult person to deal with and should be grateful we in good faith was able to get her deposit back instead of maliciously making false statements about “ fraudulent schemes “ and someone “ robbing “ her or anyone else . this matter has now been resolved .

this is *** , the broker /owner of express realty. I had provided previous response and proof that this claim was resolved and indeed the security deposit was returned. I am baffled as to why this tenant continues to want to re submit malicious and hateful report other than she is a very confused person who it out to blemish my companies reputation. since this ex tenant makes no sense and is fabricating

all types of accusations I have to go one by one in her statement so that I can try and respond to her allegations. thereby I am pasting and responding to them one by one in an attempt to clear things up.

item 1 : First off, this complain has nothing to do with my personal life.

THIS HAS EVERYTHING TO DO WITH HER PERSONAL LIFE SINCE SHE WAS THE ORIGINAL TENANT IN THE PROPERTY

ITEM 2 : was speaking in regarding the services were provided within Express Realty. I am actually very surprised how you go on about me being obnoxious and all, when in reality the business owner, ***, has no professional mechanism.

RESPONSE : *** IS NOT THE OWNER OF THE COMPANY . THERE MAY HAVE BEEN SOME PERSONALITY ISSUES DUE TO THE TENANTS DEMANDING OUR COMPANY TO RETURN SECURITY DEPOSIT OF WHICH WE DO NOT HOLD IN POSSESSION AND TENANT WAS NOTIFIED BUT WENT INTO A FRENZY WHEN WE TOLD HER WE ARE NOT GOING TO COMPLY WITH HER DEMANDS.

ITEM #3 : It blows my mind that someone can come back to a response and not tell the story exactly how it happened. *** escorted us because he knew he screwed the whole process legally, which it has been mentioned before, it came out of his own mouth that "I screwed up." If he really believes he has no part in this, then he is fraud himself. For Express Reality to become so unprofessional and the lack of work ethic that they have is absolutely obnoxious, embarrassing, and immoral. If the owner, ***, replies to these then he needs to follow up with his staff because this is completely WRONG. Not only did *** yell and throw a tantrum (regardless if he blames me) but he couldn't speak correctly after being called out by, my Father who is a realtor business investor, on every illegal move he had made. He choked and said,"I no longer want to speak to both of you."

RESPONSE : THE TENANTS FATHER IS NOT A PARTY TO THIS RENTAL . WE HAVE NO OBLIGATION TO TALK TO 3RD PARTIES REGARDING PRIVATE MATTERS . WE DO NOT HAVE TO TOLERATE SUCH BEHAVIOR . IN ORDER TO AVOID POLICE INVOLVEMENT WE HAD THEM ESCORTED OUT OF OUR OFFICE. I HAVE THE INCIDENT ON VIDEO SURVEILLANCE TAPE . I DO NOT KNOW FOR A FACT THAT HER FATHER IS A REALTOR OR INVESTOR . NOR DO I KNOW IF HE ALLEGEDLY HAS ANY PROPERTY MANAGEMENT EXPERIENCE. FURTHERMORE HER FATHER IS NOT A PARTY TO THE CONTRACT . I HAVE REVIEWED THE VIDEO AND THEY WERE RESPECTFULLY ASKED TO LEAVE BECAUSE IT WAS A SITUATION WHERE NO ONE WAS IN AGREEMENT SO FURTHER DISCUSSION WOULD NOT RESOLVE ANYTHING. THE 3O DAY NOTICE WAS DEFECTIVE AND VOID SINCE IT DID NOT HAVE THE OTHER TENANTS SIGNATURE . THE OTHER TENANT WAS IN JAIL AND WOULD HAVE TO HAVE THE 30 DAY NOTICE SIGNED IN THE PRESENCE OF A NOTARY PUBLIC.

ITEM # 4 : He was so guilty for example signing a contract without the tenants being vacated first.Regardless if anyone lived their or not, you need to finish on contract and start a new one once the property has been vacated.

RESPONSE : I HAD ADDRESSED THIS ISSUE ON THE PREVIOUS STATEMENT. IN ORDER FOR THE SECURITY DEPOSIT TO BE RETURNED THE PROPERTY MUST BE COMPLETELY VACATED AND

AFTER THE LANDLORD HAS THE OPPORTUNITY TO INSPECT THE PROPERTY THEN THE SECURITY DEPOSIT LESS ANY CHARGES ARE TO BE RETURNED TO THE TENANTS . THE OWNER HAS 21 DAYS BY LAW TO DO SO................AFTER......ALL TENANTS HAVE VACATED THE PROPERTY. THIS IS NOT THE CASE SO THEREFORE TENANT AISILINN A. WAS NOT ENTITLED TO DEMAND OR RECEIVE THE SECURITY DEPOSIT.

AS A GOOD FAITH EFFORT WE HELPED INTERVENE AND DID IN FACT HAVE THE OTHER TENANTS TO RETURN HER SECURITY DEPOSIT AND NOW THEY WILL HAVE TO WAIT UNTIL THEY SURRENDER TO THE PROPERTY TO THE OWNER TO GET REIMBURSED FOR THE ORIGINAL SECURITY DEPOSIT.

Instead he wanted to just delete and removed my name like nothing happened. *** is a strong believer that he didn't do anything wrong but then again hesitate once I wanted to take it to legal matters then fighting with a toddler, who still has a lot more educating to do.

ITEM # 5 : In the state of california you can vacate if the other party is present but he was in jail

RESPONSE : AGAIN ALL PARTIES MUST VACATE THE PROPERTY IN ORDER TO BE ENTITLED TO THE REFUND OF THE SECURITY DEPOSIT WHICH IS BEING HELD BY THE OWNER IF THE EVENT OF DAMAGES TO THE PROPERTY . SO MS. IS NOT CORRECT IN HER STATEMENT.

me because everything was on HIS time, when we had an agreement.

ITEM # 7 I told him we can take this to legal matters but he gave me so much push back because he knew he screwed up the LEGAL way. I was trying to do it the right way and he wanted to do a fraudulent mess behind the tenants back (*** and ***).

Once my tenets move out he has a good team and they know how to find right tenets fast.
