We have been working with Rick G for a couple of years now, and he has demonstrated to us that he is very professional and competent. we thank you for allowing us to be of service during the good and bad times. we appreciate you responding to repair requests from tenants and providing a beautiful home to your tenants.

This real estate broker (***) posted on numerous sites various pictures and a description of my property for lease without permission even though he was asked to get my permission first. The pictures contain private information about my family. I asked him to take down all the information and cancel the service, he took down the information from the MLS, but not from all sites. He also expressed that he is not interested to work with me either. All this is recorded on text messages. When I asked him two days later to send me a lease listing cancellation, he demanded $250.00. He did enough damage that my property was posted on MLS and on many other sites with information that cannot be taken out.

I want to first clarify the facts as follows :1> the owner has a signed property management agreement which gives the the authority and right to advertise the property for rent . I had met with the owner and he had already first agreed to list the property as you will see on the attached agreement. he later wanted to raise the agreed upon price. this is clearly breach of contract on his behalf. 2> we took 200 pictures of his home and he as not happy with not one. in my contract it states I have the authority to put on the mls which includes the price and pictures I took. I had requested him to submit his own pictures and he never did. 3> he is falsely claiming there are pictures of his family in the photos I published , I have reviewed all pictures and there is none where there is any photos of him , his family or anyone else . I picked pictures that were representative of his home in a business type fashion . 4> I did post the property on the mls per our agreement. when I got his text message to remove it from the mls I did so promptly. the mls has a multitude of affiliate websites that also post the property of which I have no control over . I can only control the positing on the mls system and nothing else . it takes a while after I cancel the listing on the mls for the affiliate websites to take down the pictures from their websites and they also have affiliate websites that also mirror the postings of the home for rent or sale of which I have no control over. 5> I am baffled with this clients claims of any type of damage. I would like for him to explain exactly how there was any damage? 6> this client caused my office an expense of time and effort to prepare to get his home ready for rent. he first took a couple hours with my assistant to meet and take 200+ plus pictures. then I met with him to go over the timing of his property. I understood he wanted to get started right away. I understood he had a deadline of aug 15th . I understood and had agreed to hold open house in july 8th . I understood to get started so we can create a waiting list for the open house. it was not until afterward that I was baffled with his text that he did not agree to a price , when in fact my contract had stated an agreed upon price . I was further baffled when he texted that I did not have his permission to advertise contrary to the agreed contract. 7> my management agreement states that there is a 250 cancellation fee if he cancels the contract . he agreed to this in writing and now he is refusing to honor his agreement . now he is using a complaint with your company and God knows where else to force me to cancel the contract and release him from the cancellation contract.I have been in business since 1980 serving hundreds of customers . I have never encountered such a delusional homeowner that is so out of touch with the reality of how much his home is worth on the market . I may ad that first he agreed to 2450 then he changed his mind to 2650 in writing . and shortly after we met wanted to violate the written agreement and raise the price again. resolution to this case :i am willing to move forward and cancel his agreement and release him from the $250 cancellation fee conditional upon his removal of any complaints with the Revdex.com or any other social media , any local or state agency and we can both move forward . he can list his home or not . and I wish him the best of luck in his endeavors .

1>i have cancelled all the mls listing of this owner since last month when I heard about the owner changing his mind .2> I responded promptly to the Revdex.com and the owner as to any concerns there were.3.> I also removed the listing from my website .4.> I notified all the agents and prospective clients this home is no longer available. 5.> I did release the owner from any real estate commission due to me for cancellation of the contract. I am requesting that this case be closed as I have done all that I can do to resolve this issue and move forward. let me know if there is anything else that may be needed to close this case out .***r.e. broker express realty .

I am rejecting this response because:"i did release the owner from any real estate commission due to me for cancellation of the contract." He did't release me of the real estate commission because he didn't sign the form and send it back to me as I requested multiple times. I stated last month that all he had to do is sign the release form (which takes a second) so I can accept the response.
