I am absolutely disgusted with my living situation. I am paying an inordinate amount of money for an apartment that is UNLIVABLE. I will share a few stories:

- Drug dealers lived above me for the first three months I lived there. People were in and out all the time. Mind you I pay $1,400 for a one bedroom, so it's not a bad area. I don't necessarily blame management for this, however, it was simply an unfortunate circumstance.

- Quality of apartments/outdoor area has greatly diminished since I've been there. Dog poop everywhere, garbage, etc. Management sent out an email asking residents to pick up garbage if they saw it. For $1,400/month, hire someone to do that, that's not my job.

- My A.C. broke three times. The first two times they slapped a bandaid on it and didn't fix the actual unit. I couldn't sleep in my apartment because Florida gets very hot.

- I was very clear about not wanting people in my apartment unless I was called. This happened a couple of times. One time they put in a service request for my apartment that I had not ordered (they entered the wrong unit number). I immediately called and asked that they cancel it. They said no problem. I came home to find a service order on my island stating they fixed something that wasn't even broken.

- The absolute worst recently occurred. A new neighbor moved in and a smell started seeping through my apartment. It is so strong (smells like burning nail polish and smoke) that anyone who enters my apartment instantly has a migraine or feels nauseous. Management has been trained to deny, deny, deny, so anytime someone came over they claimed they didn't smell anything. Trust me, it makes your eyes water. I've stopped sleeping there, or if I do sleep there I don't actually sleep as I am sick ALL NIGHT.

Management is terrible. Rude, condescending, they only care about money and filling units. Several other neighbors I've spoken with have stated they wish to move as well as the quality has gone downhill the past year/year and a half.

One last thing. I moved in for security and was told the gates would be working. The gates have no worked since I moved in (May 2016). After receiving several complaints, they sent out an email stating they would work on it early 2017. Totally unacceptable. I will make sure to tell everyone I meet to NEVER move here.

Horrible management. My daughter and her husband lived in a new complex managed by Greystar in the Denver area. They moved out after a year due to complaints about management, maintenance and billing issues.
Today I received a call from a collection agency ( I cosigned) saying they owed 98.00 in utilities, cleaning fees etc. I asked why we didn't receive notice from Greystar after the move out. They said they sent a notice to some address in a city we had never heard of. They have always had my address and phone number.
I resolved the issue so it wouldn't get on a credit score but disputed the charges.
Greystar is inept and I would never recommend anyone to move into one of their properties.

This past resident chose to remain in our apartment as a Hold-Over resident. She was finally legally evicted. The attorneys for Beach Place, as well as the local court system, have already handled this matter, in full legal compliance. We are not responding further.

I have leased at Central Park East Apartments in Bellevue,Wa for over two and a half years.It used to be under Riverstone,but is now managed by Greystar.
Originally I was on the lease with someone.He paid the rent on the 1st of the month because he was the first to get paid,and I reimbursed him when I got paid.
Last year,things fell apart, He paid $250 to have his name removed from the lease and turned over ownership to me. We spoke with our leasing agent, and was told that "I wouldnt have to sign a new lease,everything would remain the same,and I would be grandfathered in." I paid the rent every month for several months this way,no problem.

I started getting mailings with his name on them and checked back a few times to see why and ask if his name had been taken off the lease. I was assured three times that yes, he was no longer on the lease, and everything was fine.

They happily continued taking my money every month,up until my lease became due for renewal. I received a notice that they "forgot" to take his name off,and that on my own,I do not qualify and they suggested that I find a roommate (this is a studio apartment) or a co-signer as my credit wasnt up to par with the requirements to sign here. They said I had bad credit,and that I would need to move by May 2nd. Thus after almost three years living here, I would have 10 days notice to vacate. I have no where to go on such short notice,and, I ran my credit report on experian and found that they never ran my credit ,they havent done so since 2014. I do not owe a thing.

I do not have any relatives alive that can help,I do not have friends who would allow me,to stay with them. I cannot take time off from work to run around town,I do not have $1,500 to move into a new place and even if I did there is a waitlist for apartments. I am a senior that has been taken for a ride by these people.
I have two emails from Management admitting it was their mistake. I work full time,make around $1,700 a month and my rent originally was $950 a month plus extras. Now, they say they require I make 5 times the rent amount which according to them is $5,000. I personally dont know of anyone who makes that much per month here, at least not honestly. The condition of the apartments is also a factor, I fell down the stairs twice carrying groceries up as our elevator has been out for months.I never said a word.Now, they are also claiming that I owe another $968.00 in "back rent" I watched them endorse my rent check for May,place it in a deposit bag in front of me,yet they still claim I owe them for May.Very shady,never provide an actual invoice,or receipt for payments.

I was out of town and for convenience paid my rent online for the first time. I was emailed confirmation and noted charges are posted within three days not including holidays. The charge was never posted after the three days so I reached out to the leasing office wondering why. They told me my payment was not received and my bank could not be found. I had five or six days of late charges and a NSF fee.

I question this because I was told per their confirmation to wait 3-4 days with the Independence Day holiday for payment verification. I also contacted my bank and no attempt was made.

I bought a cashier's check to the leasing office and paid online again. I told the leasing office if the online payment goes through I will just take a credit for next months payment. They told me I was the only one out of 400 residence who experienced difficulty paying online.

My online payment was never processed and I received the same charge for a NSF fee, even though I brought them a cashier check. My bank was never contacted either and I received the same email confirmation for my online payment, instructing me to wait three days for processing.

It took my leasing office three days from the day I paid with the cashiers check to tell me my payment was not accepted. I approached three residence on property the same evening to see if I was alone with the difficulty. All three residence experience the same difficulty with online payment.

I have been waiting five business days for the head in the leasing office to return my message. I just do not understand why they offer a service to their residency which has a negative financial impact. I have lived here for three years and always written a check and never been late or had NSF.

My job as a tenant is to hold to my end of the agreement and to pay online. I am tricked with a service they provide for convenience and my issue has not been addressed to the best of its ability. I have lived here for three years. I don't feel comfortable trusting this company and plan on investigating how to break my lease. I feel like this is a set up and I do not appreciated being treated this way. I made an attempted to give them a month in advance to prove this is not a funds issue. They refuse to investigate their online payment system which has been flaky for others.

Claimant contacted the property and property management company on and around the end of October. It was agreed upon that the resident indeed owed these charges and would contact the credit agency to pay the balance owed in the amount of $841.50.

My family & I rented an apartment at [redacted] in Katy, TX & paid for the entire year's lease up-front. With about 3 months left on our lease, I recieved a great job offer in another state & we decided to move. The same week we were moving, Greystar bought the property from its previous owners & fired (or laid-off) the property managers, leaving no one in the office for us to do a walk-through with.

We thoroughly scrubbed the apartment & left written notice in the night drop box that the apt was now vacant. Our trash can was full so we place 3 sealed garbage bags by the garbage can for the next day's collection.
A few months later, we started receiving collection calls regarding this property. At first they claimed we had broken the lease & owed back rent. We document everything & sent the collection company proof that we had paid the lease in-full & upfront. They then said we had damaged the apartment & owed $700. We sent them the pictures we had taken upon our move-out, showing that the apartment was left in an impeccable condition. We contacted Greystar who told us this time that the $700 was for the trash bags we'd left by our garbage can & they kept insisting that the apartment had been left damaged - though they could not produce any evidence, receipts, etc. to support this. They also claimed a property manager was on-duty that day, though one hadn't been on duty for over a week.
Because I refuse to pay for a false debt, this has damaged us by hurting our rental history for an apartment we paid for in-full & upfront. We refuse to be extorted & are filing a criminal complaint with the [redacted] & [redacted] today as well as a civil lawsuit for damages.
Reading the other reviews of this company on the Revdex.com site we see this is their MO & they do this to many people regularly. I would encourage anyone hurt by this company to file a criminal complaint with the [redacted] as they obviously don't care about Revdex.com reviews & have an "F" grade. There is also interest in this by a local news station, hopefully they will run the story & help us expose this sham of a company.

I am rejecting this response because: l sent property emails making sure it was what they described we have a 99$security deposit to hold the apart in which was not even ready for move in.  Yes the application was signed online, however I communicated I wanted the apartment to make sure it was what you described.  After a few weeks we were able to come look at it once I took a look at it I immediately sent the email to [redacted] telling them the reasons to canx application. They insisted to not honor my request and badgering me with their 2bedroom which we had to decline because we would have to wait another month to move in. So we moved in with aparments across from [redacted] and recognized it to was managed by Greystar.  We immediately again sent noticed to [redacted] about our moving in to [redacted]. Moving into a Greystar managed property. In which I needed to be close to my employer the hospital., [redacted] should of considered the circumstances .  instead they jeopardize my credit by sending me this oustsnding fee..  We never even received keys from [redacted] to move into the property ..the lease starts once we received keys in which we never did.

The delay in refunding [redacted] deposit was due to a previous NSF check noted on his account. This caused the process to be reversed so we could research and refund the correct amount. I spoke to the [redacted] on the 30th, and ensured him the...

refund would be processed and returned to him as soon as possible.  [redacted] should be in receipt of his refund at this point. If he has not received the check, please have him call the [redacted] office so we can research and resolve.

We rented a one bedroom apartment at Bailey farm, Bothell WA for a 4 months lease. All of our furnitures are in storage till we move in our new home. We lived in this apartment for 3 months with only 1 air mattress and 1 cat. Before we moved out, we cleaned everything including the kitchen appliance, bathroom, laundry room, we also steam cleaned and shampooed the carpet. Since it's a short lease and no furniture at all, there's no damage, and we made sure the apartment looks as good as we moved in when we hand in the keys. Four weeks later, we received a bill from greystar, not only they kept all our deposit but also they asked for additional charges as apartment cleaning, painting Etc. We lived there for 3months with no furniture, all the walls are spotless, painting is not necessary at all. We contacted greystar for picture proof of apartment damage and receipt of services they claimed, none of those are provided. Not only to say the apartment is as new as we moved in, but also according to WA state law, landlords can only keep deposit money up to 14 days after the lease ended. Renters are not responsible for normal wear tear charges. On Revdex.com, this company is rated as F, with 31 claims in 3 years, 22 of them are related to untruthful charges. We filed a claims and had no response from them at all.

I'm finally moving out of this disaster of a building. Greystar Management is terrible. There staff is less than stellar not to mention a bit uneducated in the office. I had a break-In earlier this year due to my neighbors. They decided to bring home the uber guy that brought them home at 4am to continue with the festivities. This uber guy broke into my unit Sunday morning at 8am the next day, while I was home! The police that I called, responded immediately. We needed to pull the footage to see how this guy got in the building but no one knew how to access the cameras. I received the building managers cell phone to call her because no team member knew what to do in this scenario. I was scolded by the property manager for calling her personal number. Mind you there is a situation at the building. The only engineer that knew how to use the cameras wasn't onsite until 11am, and he took his sweet time getting in also. They did nothing to even check and see if I was ok. They didn't even offer an apology for this happening. My neighbors had nothing happen to them whatsoever. They should've been asked to leave the building as its luxury living and there are families here also. I went to court for the break-in where I was threatened by this man IN COURT, then I had to be escorted to my car by an armed guard because he was waiting for me outside. All the while I was in the middle of launching my business. Greystar did absolutely nothing human about this situation. I was able to break my lease WITH payment to them and worked with their attorney to do so. There is a mark on my record now due to something they filed against me which is making it difficult for me to move. I really wish they would just cut their losses and let me go. This incident has done more damage to me than anything. All I did was wake up on a sunday morning to an uber driver in my unit. I've taken the hit on this, not my neighbors who continued their partying life. They have no accountability for anything that happens here. There was another breakin also and the doorman who was on duty during my break in was fired for taking pictures of us women in the building and looking at pornographic material on duty. The building didn't mention anything about all 3 scenarios. Not even a 'make sure you lock your doors' email or 'we are taking situations like this seriously'. They brushed all of this under the rug.

I never want to deal with this company again and will do everything and anything I can to let everyone know how they conduct business. I will write about this also and somehow get this in the papers. There are numerous negative reviews about them all over the place. Many with my exact situation.

I live in Hamilton Ridge, an apartment complex Greystar manages. I have had numerous problems with this apartment, and while the problems were not initially caused by Greystar, the managers they have in place are not really amenable to fixing anything, not even the leaks and the water coming into the apartment. When they do send someone out to "look at" the problem, they often take the look and see approach instead of actually fixing anything which will cause long term problems in the building. I also recently found out that the property manager they hired Elizabeth Mach has a criminal record, this is a person who has access to the keys of all the apartments! I would not recommend doing business with these people!

My son rented an apartment at [redacted], managed/owned by Greystar, located in Lynwood, WA, and locally managed by [redacted]. His lease term was from January 15, 2014 to January 14, 2015. I was a guarantor on the lease.
He gave his move-out notice on November 3, 2014 which stated he would not be renewing lease for the next year. At that time, the front desk agent gave him a move-out inspection date of January 12, 2015 between the hours of 9:00am and 12:00pm. My son asked if he should shampoo the carpets because the lease did not specify shampooing carpets under #38 –CLEANING (see below) and he was told by the agent not to shampoo the carpet- they took care of that after he moved out. The agent failed to mention that we would be billed for it! The carpet was vacuumed thoroughly and was in good condition at move out.
#38 CLEANING. You must thoroughly clean the apartment, including doors, windows, furniture, bathrooms, kitchen appliances, patios, balconies, carports, and storage rooms. You must follow move-out cleaning instructions if they have been provided. If you don’t clean adequately, you will be liable for reasonable cleaning charges.
We both thoroughly cleaned the apartment to pristine condition – the way it was upon move in.
We waited on January 12th for the inspection and the only one to come by was the maintenance man to check for any major repairs to be done. He commented on how great the apartment looked but said he did not do inspections. When we turned in keys in the office at 12:30, we asked for someone to come up and inspect apartment because no one had shown up, and we were refused. Why did they make us sit there for 3 hours and waste our time? They deprived us the right of a move out inspection and the opportunity to correct any potential problems such as changing their mind in regards to shampooing the carpet.
The charges in dispute are:
Professional standard apartment cleaning $91.62.
The apartment was thoroughly cleaned and in pristine condition as per the lease agreement.
I have photos to prove it.
Carpet cleaning and repair ( full dye and carpet stretching) $152.70
The lease under #38 said nothing in regards to shampooing carpet and we were told not to shampoo carpets. It would have not been an issue to shampoo carpets and if the inspection took place and we had been advised to do it at that time, we had a full 2 days on lease to make carpet sparkle as well.
Carpet was in good condition at move out and only light soiling in 2 high traffic areas.
The claim carpet had to be dyed and stretched is not true. I have photos to prove it condition of carpet. I also requested proof from Greystar to back up these claims of damage as well as information on the carpet itself (type, age, installation, past tenant repairs on it) but have not received anything from Greystar except the invoice from the carpet company.
Rent was paid on time for the year and there is no dispute on that. A refundable $125.00 security deposit was paid at time of move in. The final balance billed for the utilities was $131.52, and after deducting the $125.00 refundable deposit, leaves a balance due of $6.52 in which I wrote a check and mailed with the invoice to Greystar on February 2, 2015. They have never cashed the check.
We have communicated with Greystar by certified mail 3 times, by phone twice, and email once in trying to solve this situation. They told me either it gets paid or it goes on both of our credit reports which it has. In reading various review sites and talking to someone we know who also had this issue when they moved out, this is a reoccurring tenant complaint with Greystar properties. Bill the tenants for any cost in apartment turnover, plus false repairs, and then because the amount will be under $500, the tenant will most likely pay it to not have a negative report on their credit or the hassle of fighting it. That is a perfect example of extortion.
When I helped my other son clean and move out of his apartment in Flagstaff, the management came over without having appointment, said it looked great. I was beginning to shampooing carpet this time to be safe, and they told me to stop and not to do it. I told them about the problem I was having with Greystar and was told Greystar has 2 properties in Flagstaff, and have a bad reputation in the community for the doing the same thing!

Since I moved into an apartment at Biltmore On The Lake which is a property ran by Greystar I have only been treated like dirt. I had my garage disposal break, invested with roaches, infested with beetles, and I have holes all over my apartment because of a leaking pipe that it now is going on a month without them even putting in their best effort to get it fixed. Everytime I go to the office the property manager rolls her eyes the whole conversation and just tells me that they will fix it when they can. Ive been sprayed every week since moving in to this apartment with also being bombed twice and I still have a roach issue. The come from holes in the walls they refuse to patch (here before me), vents, drains, my dishwasher, my refrigerator, pretty much everywhere. The bugs have crawled on my 4 year old, myself, and my infant and they still dont care. On top of all this the a/c goes out from 5-6 days at a time and the wont replace the chill that desperately needs it.

I WOULD NEVER RECOMMEND THIS PLACE TO ANYONE.
