I am rejecting this response because: the chalk drawing in the basement and the sticker on the light fixture were there upon move-inFrom the information gleaned from the neighbors, there were at least children living in this home before us, and these things are from themThe blinds were not there upon move in, all windows were bareWe added blinds for privacy, so it is ridiculous that you would charge us for thoseRemove them from the windows and rent the home with bare windows again if that is an issue. The house was disgustingly dirty when we moved in, and I complained about this condition immediately, with zero resolution offeredI will not drop the complaint, and I believe it is unethical to charge us for cleaning a home that was filthy when we moved inThe carpet was also heavily stained upon move-in, which was illustrated in the check in sheet

Our policy is to educate every prospective tenant about our"automatic Disqualifiers" prior to having them pay the $application fee per applicant(Forexample, judgements, tax liens, collections from utility companies, otherlandlords etc.). Part of the
applicationfee is the credit report that is required on all prospective tenants. Once they are educated on our process, theapplicant can make the decision on whether to pay the application fee and fillout the application or not. In thiscase, we went back to the call logs and found only one record of theprospective tenant callingThe records also show our leasing department leftthem a voice mail regarding the Automatic DisqualifiersWe are very pro-activeregarding customer complaints, that is why we have an extensive call logprocess We have checked ourProperty Management system for any records of submitted applications and thereis no record of them having submitted one or having their credit reportpulled. Without those two items, theywould not have been denied. We take these comments very serious and we are sorry thatthey felt this way

To Whom It May Concern:I have attached files to this email response. The first file is a copy of the complainant's lease agreement with Henderson Management. The second file is the Security Deposit Disposition statement that was sent to the claimant showing what charges were made
against their security deposit. The third file is a copy of Henderson's response to their dispute and it includes pictures of items that were charged. Complaint: ***I am rejecting this response because: I do not believe this to be a fair compromiseWhile I did not notice chalk drawing on the basement walls, and therefore did not include it in the check in sheet, I will certainly not cop to that kind of disrespectful behavior on the part of my childrenI would like 50% ($32.50) of that unreasonable labor charge refunded, as it couldn't take more than minutes and a wet cloth to remove chalk from concrete. I accept the $refund from the blindsI would like a 75% refund on the cleaning charges of $150.75, as the majority of the list provided of items that needed to be cleaned were marked as filthy on the chesheetAdditionally, I would like 30% of the carpet cleaning cost refunded ($109.20), as the carpet was filthy upon move in and I complained about this multiple timesAlso, I have called City of Fort Collins separate times, and they have only received my payment of $for the final bill, and nothing from HendersonAs a utility account associated with my name and credit, I will not ask for a refund and leave that record in the hands of HendersonTherefore, a refund of that amount is due to me from Henderson. In total: $- half of the chalk cleaning labor$- refund of the blinds installation labor + light switch$- refund of 75% of the cleaning fees$- refund of 30% of the carpet cleaning fees$- refund of the final City of Fort Collins bill, which I paid__________________$refund due to tenants to settle this matter. Henderson Management and Real Estate charged more than the "industry standard" for carpet cleaning We provided five quotes from local carpet cleaners, all of which were significantly cheaper than what we were charged
According to the rental agreement, the tenant is responsible for the cost to re-key or replace locks upon move outInstead of charging us to rekey the locks, they replaced ALL the keyed door hardware, which was significantly more expensiveWhen we disputed it, they said that ONE of the interior doors was damaged, but provided no proof When we left there was no damage, and we feel we should have only been charged to rekey the property

Horrible and unprofessional customer service! We have been dealing with them for over a month to find out why they withheld certain monies from our security depositWe have called and emailed them multiple times and are continuously ignored! We were perfect tenants; we didn't cause any issues, always paid our rent on time, and left the home in the same condition we rented it in (with the exception of wear and tear and a few carpet stains that we agree we are responsible for)Do not rent from them if you expect to get your deposit back! I was urged to fill out an application and pay a $app fee before viewing the property to hold my spot as first in line for the propertyNo one showed up to the showing to let me in (glad I left work for this...)Then I get a call saying that my app was approved, but the property is no longer availableI now cannot get a call back regarding a refund for the application feeI was absolutely scammed out of $by Henderson

Rented z house from them on 3/27/Have had so many problems with this houseThe carpet was never cleaned and the sink in the master bath has been full of water for days Because I got upset with them, they now REFUSE to fix anythingI am now going to complain to the health dept.This is a horrible management company, do not rent from them !!!

This is Julie D***, Director of Property Management (***) I have contacted *** *** via phone on different occasions (5/31, 6/and 6/6) and am trying to work out an agreeable solution to ***'s issues As of today I will only communicate with him through email
as he has been recording our telephone calls without telling me he was doing so I have an email sent to him as of today that states we are waiving his re-marketing fee for breaking his lease agreement and we have given him a week rent credit I asked him what else he is requesting and as of yet have not received a response

If you are a tenant, this is a terrible management company While my experience was not *quite* as bad as many of their reviewers', it was still pretty bad The company has a good sense of what is legal, but absolutely no moral or ethical compass whatsoever First, their lease is pages and pages long, often trapping unsuspecting tenants into situations and agreements because tenants don't read the entire lease READ IT!! If you plan to rent from this company, you NEED to cover your legal bases and know exactly what you are getting into Second, don't count on the company maintaining the yard of your apartment complex AT ALL The previous landlord took great care of the yard, but once Henderson took over, it looked AWFUL I and my neighbors complained and complained, but they have never taken any care at all Moreover, recently they began charging the four units a $a month each water fee but don't use any of that $to water the lawn, so it's brown and looks horrible Third, they are likely to use every strategy they can to refuse to give you your deposit back This has been widely complained about in other forums They won't allow you to clean your own carpets, but charge a carpet cleaning fee of about cents a square foot, whether or not the carpet needs cleaning In my case, this turned out to be about $dollars for a bedroom apartment When you leave, TAKE PHOTOS and date stamp them It is widely reported that they blame and charge tenants for previously existing needed repairs and cleaning that doesn't really need to be done In short, if you choose to rent from these folks, cover your bases, expect to be treated badly, and don't expect to get your deposit back

This company was not easy to work withThey charged me outrageous ratesThe overpriced paint job was uncompleted, forgotten ceilings and missed trimAs it was rented out and managed by this company, I did not know until it was too late to do somethingAfter firing them I never received my $maintenance depositThey absorbed all the money received from the rentersI had to go back and ask for the warranties on the hot water heater and refrigerator, as of today I have still not heard from them or received the warranties

I would like to thank *** *** for letting us know that we had a broken procedure We have since corrected it I tried calling her July 29, and left her a voice mail message requesting her to contact me regarding this situation, but still have not heard from her
We refunded her application fee of $on August 1, We are always striving to improve our customer service

This company is awfulAll of their staff is rude and if you rent from then they pass you off to a new agent every month, one who knows nothing about anything pertaining to your propertyThey will rip you off and they never repair anything right

DO NOT RENT A HENDERSON PROPERTY Great if you are a property owner - horrible if you are a renter My wife & I are incredibly neat, clean, and responsible We needed a short-term rental (months) while closing on our house Despite leaving the rental cleaner than we found it, they still charge a mandatory $cleaning fee, $to change the air filter we already changed at move-out, $carpet cleaning fee, and way more....no matter how immaculate you leave the property they will do everything they can to ensure you will not ever see your security deposit The customer service, competence, and professionalism are non-existent with the office staffWant to read honest reviews - check out the Yelp reviews of this place

I recently rented and my leasing agent, J Wright was the most professional, customer oriented employee I have encountered since living in the state of CO! She takes the tenant issues seriously and goes beyond the call of duty to get them taken care of She is definitely a true asset for Henderson property management!
