I will split the difference of what you are asking for and refund another $170.00 on top of what I have already agreed to refund.

After receiving notice of the Tenants dispute, Henderson reviewed this tenant's move out disposition and refunded the Tenant $770.00 on December 27th, 2016.

Henderson Management is required by the Management Agreement, the
Lease Agreement and HOA Rules to follow the letter of the law. In this
case there has not been any violations of any of these contracts.  The
parking issue is regulated by the City of Fredrick  as it...

street. Therefore, the owner, the tenant or Henderson Management do not
have jurisdiction over it.
The Owner's  Management Agreement was cancelled.

I leased my high-end executive home through Henderson Property Management. At the end of the two-year lease term, the tenants vacated the property. The carpets in every room of the house were stained with dog urine. I had a professional company perform a black-light test of the carpets and it was determined that EVERY CARPET AND PAD in the house needed to be replaced and the subfloors treated with Kilz. Henderson advocated for the tenant and had a black-light test done and the result of that test also confirmed the carpet/pad damage due to dog urine. I was Henderson's client, I paid the management fees, but they advocated for the tenant. The non-refundable per pet deposit as stated in my contract was $250 PER PET. Henderson gave me just $250 even though the tenants had more than one dog. I asked for the $250 PER PET and they said that their policy is one deposit per SPECIES, even though that is not what was stated in my contract with Henderson. There are numerous other negative issues that I could report, but the carpet damage was the most significant. In summation, the property manager and her supervisor were unprofessional, incompetent, and did not protect my investment. They advocated for the tenant instead of advocating for their client, the property owner. I STRONGLY do not recommend Henderson Property Management.
