I have not been impressed with my time at Henderson from the very beginningWhen I first tried to contact them about a location to rent I received no response even after two emails and three phone calls and left voice mailsFinally I had to their office in person to even get a response from them and begin any processWhen I submitted my first maintenance request as a tenant for help with the air conditioner they never responded and it is still listed as an outstanding maintenance request on their websiteWhen it came time to turn on the heater I found that the system to regulate it was broken and would go full heat whenever the buildings furnace was running so I was stuck with 80-degree room for over a weekWhen asked why it took so long to fix I was told that they did not have a key to the apartment, which is not reassuring at all when they are the ones you are supposed to trust to fix something if it goes wrong and they can't even get to it nowLater when I got a new job in a city further away and told them months in advance that I would not be renewing the lease they are now trying to make me pay another month’s rentFor all that they claim to be quick to respond to tenants the only communication I ever seam to receive is advertisements for them to help buy a homeAt this point I will not be surprised if they try to charge my deposit for all the little damage that existed before I moved inOverall I would not recommend these people to either rent from or trust to manage your property

Worst company to ever deal withIf you want a dirty run down and outdated and expensive place to liveWould not recommend anyone to deal with them

My husband and I rented from Henderson Property Management in Loveland, CO for yearsWe paid $a month with a $up front when signing our leaseWe paid our rent on time each month, most of the time earlyWe never had any complaints with them until it came time to fixing the central air which took weeks to get someone thereOur lease was up in April this year and the actual owner of the home decided she wanted to sell so we had to be out by the last of AprilShe called and told us she was so pleased with us as renters after she completed a walk through with a woman from HendersonShe said everything looked great and that she wanted us to have our full deposit backThe homeowner has been nothing but awesome We were told by Henderson we would be receiving our deposit in the mailthey only sent us $of our $we had given them stating at the bottom of the letter they made real estate repairsThere was absolutely no repairs made on the homeNothing need

I moved out of my apartment and was charged $from my $1,depositI was charged $for damage that was already present (painted leaves on the walls) when I had moved in, and indicated on my mowalk through sheetHenderson has not yet been able to produce the walk-through sheet in question which would certainly indicate that the damage already existed before I arrived
Furthermore, I was also charged $for basic cleaning (showers, bath tub, oven, etc.)I find this confusing because I had already paid over $for a professional company to clean the unit the same day I turned in my keys (I still have my itemized receipts for this cleaning)
I was also charged $to "re-drill" a lock, as well as almost $for a new lockI fail to see how this falls under wear and tear, as the lock functioned exactly as it was supposed to when I moved outAs it is, the lease already demands a required re-keying fee, as well as a mandatory $ca

DO NOT RENT A HENDERSON PROPERTY Great if you are a property owner - horrible if you are a renter My wife & I are incredibly neat, clean, and responsible We needed a short-term rental (months) while closing on our house Despite leaving the rental cleaner than we found it, they still charge a mandatory $cleaning fee, $to change the air filter we already changed at move-out, $carpet cleaning fee, and way more....no matter how immaculate you leave the property they will do everything they can to ensure you will not ever see your security deposit The customer service, competence, and professionalism are non-existent with the office staffWant to read honest reviews - check out the Yelp reviews of this place

I am rejecting this response because it is incredibly inaccurateThe only accurate information is that they did (eventually) refund our depositbut only after we filed our complaint with the Revdex.com.Among the inaccuracies in their response, the Company failed to mention that they had initially confirmed that we could have a cat in this property, and then after accepting our application monies, telling us that they could not rent this property to us because we had a catAnother detail they seem to have excluded from their "system" of records.Also, contrary to the Company's response, I did not "agree with" their inaccurate statement, in response to this complaintI confirmed with them on 01/15/that we were not going to be held to the "day notice" clause in our previous lease, so we would be able to move in immediately, as soon as they had completed the repairs and the necessary cleaning that their Agent had confirmed would be done, when we inspected the property(See attached bait & switch photos confirming the actual condition of property--with the switch photos taken from part of the video I have, corroborating the statements in my complaint, confirming that the Company stated that they would be cleaning and completing repairs of the property--vs what has been portrayed in statements by the Company)

I have lived at under the management of henderson for years nowLet me say at the least, They are pests! They look for any and every reason to charge you and to leave a notice on your doorThey have made living in apartments managed by corporations the worst experienceI hope to never live like this againI will from here on out try to find privately owned homes/apartmentsIf I can give any advice to renters/buyers try to find a landlord that you are able to talk with yourself not a corporationThey are heartless and don't care about anything but there businessLesson learned and will not be made again

They are claiming I owe dollars for repainting the apartment I rented because it was beyond wear and tear

RENTER BEWARE! They are SLUM LORDSDo not be fooled by their fancy website or their propertiesLong story short my conjoined neighbor attacked me and a tow truck man who was driving by had to get her off of me and shortly after that her husband came and continously beat on our door threatening to kill us with my son there listening to the whole thing, so we got the cops involvedI told the management company I no longer felt safe with my year old son in the residents I asked if there was anything I could doMaybe move to another one of their locations or anything reallyFirst call they were sympathetic and said I should look for another of their properties, I did so and found one and called right backI kept calling and calling and no reponse so I asked her via email if we could get out of our lease we were even willing to pay a month or two of rent but please for my families sake She asked for the case number and I gave it to herShe then came back with no we can not let you out of your lease due to the report being resolved without tickitingThe husband was sitting there motioning his thumb across his neck while the cop was facing us and asked if we wanted to press chargesHenderson charged us for the remainder of our lease as well as charged a $"cleaning fee" when we left it clean so for some reason they kept our security depositIf you do rent from them just hope nothing happens while you live thereThey have the hearts of a devilI now work at a property management company and know how wrongly I was treatedOnly slum lords treat you like thatI rented many times in my life and obviously I was paying them enough but that did not matter they just wanted the money but they could care less about anything but lining their pocketsEven if your life or your son's life is in dangerIt's been about a year and a states move since this occurred and it still makes me sickI will never treat anyone of my residents like they doMy hope is that this will stop someone from having to deal with what my family had to

Henderson Management has been a life saver! When my rental appeared to be sinking because of mismanagement I contacted Shirley Furstenau I now have a thriving rental business going thanks to the professional expertise of Shirley and the terrific Henderson team No more worries I can count on Henderson to take care of any concerns that arise with the property and tenants! Couldn't be happier!

The agency wouldn't work with us on fixing elements of the contract that were incorrect but rather gave us verbal terms and promises insisting that they were sufficientThey then informed us that they couldn't sign that day because the correct people had already left for that dayAgents also told us that even though we weren't moving up for two months that the lease would have to start then, though the website didn't say immediatelyHenderson would not fix our heating and electrical problems (no electricity) to a room of the house for almost two months in winterThey told us to just abandon that part of the house until they could get the original person who did the wiring to comeThey also would not give me documents when requested and then their copy of the documents was signed (stamped) later (for ironically the same day they told us no one was there to sign it and that we would do so later) when they sent it to me where the originals I have are not, left me without any way to c

WORST PROPERTY MANAGERS IN NORTHERN COLORADO! Do not hire this company to manage your property if you are a property owner, honestly find a better more reputable management company If you are a renter try to find a property not managed by Henderson's, you will be glad that you passed on them, if you have no other options then BEWARE and I am so sorry for you We lived in a property managed by Henderson's for the past several years and they REFUSED to fix the broken window! At one point one of their property managers nailed it shut which is illegal The window had NO GLASS, rodents, bugs, spiders, rain, snow, you name it would crawl in and terrorize our daughter who had to live in that roomIt was freezing in the Winter and sweltering in the Summer, our utilitiy bills were REALLY high because of itIt was a nightmare We tolerated it and repeatedly complained about it to Henderson'sThey saw it, they made promise after promise to fix it and never didIt got to where the house was unlivable and we had to moveWe didn't plan on moving for at least another year as our daughter still had another year of high school but we couldn't live there anymore because of the window Also they never cleaned out bird nests in the chimney so we never were able to use the fireplace, had we tried we all would have been killed by carbon monoxide, again they knew and did NOTHING! But they collected the rent right on time...Their maintainance guys are nice but they show up unnanounced for their walk throughs all the time, and the walk throughs are just intrusive as they hardly ever fix anything that you report The Property Managers never admit if they are wrong its always the tenants fault for not reporting whatever in writing in some certain way, their "work orders" even though their web site only works half the timeIf you verbally tell the Landlord about a problem, show them so they see with their eyes, e mail them, call them, shouldn't that be enough? Well not for them, truth is they grasp at excuses for their own ineptitude DON'T HIRE HENDERSON'S they are SLUM LORDS!

My wife and I recently moved to Colorado from Arizona and was looking for a home to rentI found a house through tis company and was very interested, so I decided to callUpon speaking with ----- I informed her that our family had just moved here and would like to schedule a viewing of a property they had availableBefore she would grant us a viewing she asked over the phone about our credit and what was on itFirst of all I do not provide personal information over the phone! not in this day when personal information can be stolenShe then asked about who works in the family-I told her it was just myself and that according to their website is you need to make 2X the monthly rewhich I definitely doBut since I informed her that we are working with an Attorney group to repair our credit she automatically assumed we were poor and did not meet their requirements as tenants and refused to let us see the propertyShe stated that she did not want to waste the company's time in doing so-mind you that we have good credit and make more than what they are requiringHow could this company over the phone sum us up like that and assume that we would not qualify? This is morally wrong and discriminatory! according to their website it states that you must have SATISFACTORY creditShe then told us that there could be no collections, injunctions, bankruptcies etcwho does not have some type of anything that may have happened in the past-its called the past for reason and it does not mean that the past is how you get judgedAgain SATISFACTORY credit does not mean PERFECTI guess in this case or maybe just me that my family and I were judged for getting helpI WOULD NEVER RECOMMEND THIS COMPANY TO ANYONE!

Henderson management company does not care about tenantsThey basically told me this when we gave our move out notice and they gave me no notice for a showing during the time that I was sick and swamped with workI asked them to postpone and they refused and said they look out for their owners firstUp until this point my husband referred to them as an aloof bullyThey don’t have to care about customers with a limitless pool of renters and they know itGetting them on the phone to secure a rental was no small feat but they had majority of the rentals, you’d think they could hire more peopleTheir communication failures only get worseI was very busy preparing to move out the last week so rather than sift through paperwork I called to double check if I was required to get the carpets cleanedI was told that a professional would be required or I would be fined and that I’d just need to send a receipt to prove that I’d taken care of itI called a second time to find out where I could email the emailed receipt and that person told me where to send itHowever a few days after moving out I was sent an email stating that I would be charged for carpet cleaningI thought there might be some communication error and tried to contact them for several days to clear up the confusionI only received an email back stating that my contract says that they use their own professional cleaners and since none of the above was in writing I couldn’t do anything about itI told them they should at least apologize and pretend to hold someone responsible rather than being so coldI see that I shouldn’t have taken their word for it but how did this even happen, how was I told on two occasions that this was what I needed to do and they don’t careIt is over with now but I feel like there should be more advocacy for tenants even when it’s a manager’s market! It’s just bad business as it isShady and cold

Henderson Property Management (the Company) advertised a property (*** *** *** ***) as availableTheir property listing showed a clean property, including a room (converted garage) that was carpetedThey also advised that a dog and cat were allowedI met with a Henderson employee, who showed me the interior of the home, as I was interest in renting the property
Upon inspection, the property was in need of cleaning (very dusty, with loose dirt throughout; a significant amount of paint had been spilled on the carpet in one of the bedroom), and the carpeting in the converted garage room had all been torn up, as though renovation was planned, but had not yet occurred
The Henderson employee (Kylie) advised me (which I have on SmartPhone video) that: 1) they were in the process of replacing the missing carpet, and it would be completed before we moved in; 2) one of their professional cleaning crews would be cleaning the property before we moved in; and 3) our dog and cat

My experience with Henderson Management has caused me to completely lose faith in the Revdex.com ratingsI came to this site prior to signing a lease with them and had nothing but problemsI am not a complainer and have never written a bad review before but in this case felt strongly enough to take the time to do so I had many issues while renting with them including, their bank adding a to the front of my rent check and then charging me for a returned check, to insisting on entering the property without me there ( unless I paid a fee), to ripping me off on move outThis company is dishonest and immoral; their A+ rating means I will never again trust this site

[redacted] and [redacted], along with the property manager all discussed the Security Deposit Disposition.  The following items were discussed and agreed upon:The owner waived the lease break fee along with other fees, over $400Refunded them $151.52 on carpet cleaning charge, ($51.51) and...

$100 concession on cleaning fee (as agreed upon)Lock changing fee remains the same as per lease agreementThey were not charged the full amount of the clean up fees, for the yard (pictures can be provided)  Henderson Management feels that the owner was more than fair with the Security Deposit Refund and felt that this matter had been handled very professionally.  All these items were discussed and agreed upon by [redacted] & [redacted].

I am rejecting this response because: All I initially wanted was to work things out, but hit walls all along the way. I wanted to work with the person with which whom signed the contract and handed "in person" to me said contract. It would be nice to finally meet that person and not be told people do not have time to meet with me. Simply what I want, I'm leaving in July and paid everything for July. I want to honestly just be left alone and not hounded like I didn't fulfill the contested contract. I guess it would also be a choice to note that Henderson broke the contract even by just going off of what they have on paper and they could pay for the month of their rent, physiological and mental distress, travel costs of leaving, electric bill increases, and maybe even the standard costs my father's business charges people rent for as we stayed in one of his places as we may note that it was only one section of the house but that those sections all have individual baseboard heaters. Which made the cost of all heating increase and eventually that section unusable as noted in the request I finally made through the company website in November because nothing had happened yet after contacting the manager. I'm saying the office refused to show me the copy on the day I went in and requested it, I can show you the videos of trying to come on other days as well. The verbiage change requested was in the initial meeting going over the contract as the contract states the tenant has duties that in reality the tenant didn't. I wanted it changed because saying something isn't binding but a document is, and I was afraid that HMRE might try and take advantage of that as I had already felt pressed into the contract earlier than I wanted. Again I didn't request compensation because I was going to work something out with the former Manager. What I want worked out is to just be done with everything to do with Henderson when I turn in my keys.
