I applied for HPA in July with my then roommate/significant other. After of few days of not hearing anything from HPA I was informed that my application was denied due to an application that was previously submitted in Georgia. Prior to July of this year I have never applied to HPA or even heard of HPA. When I initially found out a previous HPA application I pieced together that I was this victim of identity theft. Prior to this news I received a utility bill collection for a home I never lived at in Georgia. I had to file fraud documents and a police report. On top of that I haven’t lived in Georgia for 3 years, I’ve had two leases in DC and worked every day in DC so it was physically impossible for to have a residence in Georgia. My issue with HPA is that instead of trying to help me through the process of clearing my name they are further victimizing me. I wanted to know more about the fraudulent application they refused and stated I needed to subpoena them?? I also wanted to make sure who ever used my information didn’t cause a loss in my name that would probably pop up on my credit report. No help from HPA at all. As the victim of Identity theft there should be more steps in place to help the victim in the event he or she tries to use the service in the future. I have police reports FTC documents proof that I maintained a residence in DC, pay stubs etc. HPA is unfairly denying victims of identity theft then treating them like crap.

We write to you in response to Complaint # ***. Before addressing the specifics of the Complaint, we want to provide background on Home Partners of America, Inc. and its business model. Home Partners of America, Inc., formerly known as *** Homes, launched in November 2012 and is committed to making homeownership a reality for more people through its Lease Purchase program. Our Lease Purchase program is resident-led, whereby approved individuals who have applied to our program work with a licensed real estate agent in their desired geographic area to select the home of their choice from available for-sale housing stock in areas in which we invest. If the home that has been selected by the prospective resident meets Home Partners’ eligibility criteria, we will try to purchase the home from the seller. If we are successful and buy the home, we lease it to the prospective resident. Home Partners also grants the resident the right to purchase the home during the term of the lease.
With respect to the referenced Case, we respond as follows:
Prior to the application at issue, Mr. applied to the Lease Purchase Program with another individual who had been previously disqualified. Due to that individual’s disqualification (the reason for which was explained in detail at the time), Home Partners was unable to move forward with Mr. joint application and the application fee was refunded. Following the joint disqualification, Mr. applied to the Lease Purchase Program individually.
Mr.’s individual application was denied for two reasons. First, our Lease Purchase program requires that any change in an applicant’s household status (i.e., from a joint to an individual application) requires the applicant to submit a new application no less than 6 months following the applicant’s prior submittal. We regret that Mr.’s individual application was submitted prior to the expiration of said 6-month period. Second, as expressly noted in the Home Partners’ introductory application materials, in addition to household income, we take several factors into consideration when reviewing the financial information of the applicant and other adult household members, including household income, rent-to-income and debt-to-income ratios, rental and housing history, employment history, criminal history and FICO score. These specific factors were developed and established specifically by Home Partners to ensure rental affordability for the long term success of its residents and the Lease Purchase program. Home Partners’ does not calculate debt to income in the manner commonly used by the mortgage industry but starts with 45% of the household’s income and deducts debt therefrom. Any result less than $1250 will disqualify the household. Mr.’s monthly income is $6856 and his current debt is $2095 as reported to Home Partners by Transunion. Home Partners calculated 45% of that amount, or $3,085.20, and deducted the $2095 debt therefrom. This left $990.20 available for monthly rent, and below the minimum monthly threshold amount of $1250.

According to the referenced Case, following the denial of Mr.’ application, Mr. discovered that an application had been previously submitted to Home Partners in Mr.’ name and that he was the victim of identity theft. Mr. requested that we share information in our possession in regard to such application and applicant so that he can investigate the theft of his identity. However, as we have explained to Mr., due to applicable privacy laws, we are unable to share any information associated with another applicant except through appropriate legal process.

Absolutely awful! I am looking into litgation options now! I received one vague email promising someone would be in touch with me and that is all! Below is an outline of an email sent to Home Partners and *** I entered into an agreement with Home Partners who utilizes *** (I believe they are owned by Home Partners).
I was suppossed to take possession of a property at ***. ***. This property is not move-in ready. *** insisted that I had to pay rent for the property as of the 12th which was yesterday so I made arrangements to move into the property under the assumption that it would be ready. So now that I have given notice and vacated my current property I am homeless as the property that I paid rent to move into is no where near ready.
I had movers at the residence at 8:00 am and could not get in because the "painter" which is a totally different issue left with it. There was not a lock box on the property. So after two hours the movers had to leave because they could not just sit and wait on access to the property. I will be assessed a dry run fee of $170.00 an hour and will be charged again when they re-deliver the furniture.
As I am being charged $1,720 per month for this house it needs to be inhabitable.
The property looks horrible inside and out. The following issues need to be addressed immediately:
No Landscaping has been done on the property
The mailbox needs to be replaced
The sign designating the number portion of the address "1025" is damaged
The brick foundation over the garage has a crack that needs to be repaired
The siding and drive way needs to be pressure washed
The storm door was removed entirely instead of being repaired
The front door frame has holes and visible damage
The deck needs to be cleaned and painted
The gate leading to the deck need to be repaired
There is a hornets nest inside the outside deck light fixture
There is debris and multiple hornets nests underneath the deck
The lattice underneath the deck needs to be repaired there is a large portion of it laying on the ground.
There are large holes on the side and back of property that need to be filled.
The flag pole in the front yard needs to be removed
The painters you contracted are still at the property as they have not finished and what they have done so far looks horrible
So I had to leave the only key with them and I had brought some items to move into the home which I had to leave in there with strangers
There is no lock box so if they take the key again I cannot get into the home
There was no work order issued to re-paint the living room and there is visible damage in that area
There was no work order issued to re-paint the kitchen and there is also visible damage in that area
The hallway was painted in hurry and no trim was touched
The main bathroom is sloppy and the towel rack needs to be replaced. There are also paint stains on the ceiling.
The 1st bedroom is in the process of being painted today and no work order has been issued to address the trim
The second bedroom has a rushed paint job and you can still see the previous green paint at the bottom, no trim was touched
A work order was issued to paint the master bedroom in the same awful beige but it has not been started and no work order was issued for the master bathroom which means the intent was to leave it lavender. It has visible damage and requires repairs and painting. The light bulbs that were not changed in the master bathroom either. I am not paying for a beige master bedroom with a lavender bathroom.
"ALL" of the painting needs to be re-done (If I have to locate reputable painters I expect an adjustment to my rental rate)
The carpet cleaner could not get in today to do his job and as the sub par painting has not been completed he will not be able to clean the carpets today so this is another stranger that will be in my home after my "supposed" move-in date
The molding in the master bedroom needs to be repaired.
The garage has multiple holes that need to be repaired, it is filthy, has debris from the previous owners in it, the light fixtures have not been repaired, and it also has a large hornets nest in it.
The routine cleaning of the house is non-existent as there is a film of dust and dirt throughout the house
I now have to make living arrangements in the interim as you have neglected to ensure that the home was ready as promised.
I am sending separate emails with photos for review.
Please advise what measures will be taken today to get this home move-in ready and what steps will be taken as I cannot take possession of it today.
I am caregiver to my partially disabled mother who cannot live in an unsanitary environment!

I rented from home partners and had an amazing experience. I had an experienced agent help me find the perfect home. It was then full inspected and updated before my move in. I had a few issues with the AC but Pathlight was there within 24 hours to solve the problem. Home partners is an amazing company and I would definitely do it again!

I rented from home partners and had an amazing experience. I had an experienced agent help me find the perfect home. It was then full inspected and updated before my move in. Is zero stars an option ? This company will financially harass you at every available opportunity . The service they provide is meaningless because virtually nobody buys the house from them because of all of the interest and fees that are charged . Leasing from them is a nightmare because they look for every single avenue to charge you fees and their portal for viewing charges and making payments is a nightmare .

HPA and its Property Management Company Pathlight (same company, my lawyer found) has been engaged in illegal activity for coming close to a year regarding my property and has directly broken the law in excess of 200 times. 1. I filed for Chapter 7 Bankruptcy protection in September. During bankruptcy protections, ALL hostile adversary actions are placed on hold without prior approval from the federal court overseeing the case. It’s not impossible for HPA to take adversary action, they just have to ask the trustee. 2. HPA in November, while the case was ongoing and after receiving notice of the bankruptcy protections, put an illegal block on my account that stopped accepting rent payments. Payments made by me through the portal were rejected. My bank never received the requests for those payments, I had my bank manager trace all the way to the US Treasury and verify that no request -ever- hit my bank and my bank did not block it. HPA blocked the payment and applied late fees in violation of bankruptcy protection laws. 3. When confronted by my lawyer who showed them the laws, and how they violated it, HPA eventually backed down on the late fees nearly 6 months later once my attorney threatened to inform the Bankruptcy Trustee and have major fines placed on HPA (in other states these have been as high as $50,000 per violation, at this point HPA had over 45). 4. After the fees were taken off my account, having been illegally placed, the ledger was wiped clean but HPA did not remove the illegal payment restriction placed in violation of US bankruptcy law. 5. When the January payment was made, HPA refused to cash the rent and mailed the check back 6. HPA sent over 200 notices of late fees via email 7. HPA sent 6 eviction notices 8. HPA continued to receive checks on-time but refused to cash them and instead mailed them back 9. They cashed a check and wrote a new check back to me demanding it via wire (after late fees applied) 10. sitting on $1000 in illegal late fees now.

Mr. *** had a disputed payment in November of 2018 which took some time to get resolved. Unfortunately during that time, Pathlight was not aware or made notice of Mr.’s bankruptcy filing. With the disputed payment resolved, Mr. was able to make rental payments through Pathlight’s online portal. Rental payments are due on the 1st of the month and Pathlight provides a grace period until the 6th of the month at which time payments are considered late and the option to make payment online is restricted. Certified payments must be mailed in for 3 consecutive months before the payment restriction is lifted. Mr. Austin *** made his January 2019 payment on 1/8/2019 which was considered late and did not include the late fee nor the wiring fee that is a hard charge from the bank. Mr. continued to make only payments for the monthly amount due and did not include payment for late fees although his payments continued to be submitted after the grace period Pathlight provides. We continue to work with Austin *** regarding his account.

Pathlight is making a blatant lie regarding the January payment. I have a receipt showing it was sent on 12/31/2018. They are lying and committing fraud saying they got it on the 8th. It does not take 8 days for 'overnight mail' to go from San Antonio to Plano. I even have delivery confirmation of when it arrived. Furthermore, they acknowledge they received the January check and mailed it back and thats why they considered it late. Per the agreement with my attorney, they were to drop the restrictions on my account and did not. This is an illegal eviction tactic designed to kick people out of rent-locked housing agreements.

Home Partners is a phenomenal program! The qualifying criteria is reasonable and the process from approval all the way to closing went smoothly. Time lines were met and the communication was concise! As a REALTOR I highly recommend this product for those buyers who are needing a little time before purchasing a home. If you need some time to increase your credit score, pay debt, or save money this program is the perfect alternative!

I just got off the phone with Paula & she is a POOR representation of customer service & doing business. I learned about Home Partners of America from advertisement on ***. So I called to get more information. Paula called me back & I asked her what are their qualitications. She told me that you must have at 550 credit score, make at least 50,000 a year, have a good rental history, & no criminal background. I told her OK my husband & I have a good criminal background, a good rental history, our credit is more than 550, & that we make 60,000 a year. Her response to me was & I quote "Well if you have a car note or students loans to do the math, do you think you can afford a house? " Yes I believe I can afford a house, but if I'm not mistaken isn't that the purpose of this company. That as long as you meet their requirements they have help people be ownership ready. I do believe that, that is the slogan for this company.

We have seen Rent2Own and Lease Option programs before. But never felt that they were a truly viable option to pursue. Not just some limited list of homes that they had already purchased in the past. So we signed up to see if it was true. Just as promised we shopped for the home of our choice, with a licensed realtor of our choosing, in the neighborhoods we wanted to live and raise our family in. Home Partners purchased the home we chose and we now live in a home that we truly want to buy in a neighborhood we actually wanted to live in. HP is true to their word and keep their promises. We are so grateful for Home Partners of America and their Lease To Own program!

I would give them no stars if I could they suck, and they take advantage of people. I think the ***, or all the people that went through them should file a class action law suit! They snake everyone, and they know people are desperate to get a home. They tell everyone they qualify, then denies you. They know what they are doing, and we need to tell everyone, in the media, and our family,and friends not to fall for it. They should be wipe from the earth, and they are not nice people at all!
