We explain to every person that the vast majority of
properties are available immediately, but we list properties as much as 90-days
in advance
This is what was told to the customer
There were no snide remarks and there is nothing to be
ashamed about
The customer called our office and inquired about our
servicesWe explained the services and sent the customer a copy of our contractual
agreement showing the terms of our service
The customer was not mislead and was not told that there “would
be” properties with any specific date of availabilityRather, the customer was
told that “we list properties as much as 90-days in advance.” That means that
when and if a landlord has a property that will become available in that time,
we would list it showing that date of availability

This company puts you between a rock and a hard place Whether you find a place or not, you will end up paying them their outrageous service fee They claim they give you a trial offer, but if you will end up paying them regardless - here's whyIf you find a place (miraculously) through them, you end up paying (which is expected) If you continue to search outside of the service and find a place on your own, you still pay them Which if you did not use their service, why should you pay them?
In addition to that, their listings are false They show listings that offer certain amenities, but upon calling, the landlords did not offer those amenities or they told me that the place was no longer availableFor roughly $I expected a clean, simple website to navigate the apartments - this was not the case Not only that, the original listings that I was interested in and the reason I signed up with Locators were not even available! They lied about that When I set up the service, I specifically asked the man on the phone about those listings and he assured me that those listings would be available to me to look atWhen you are in a dire need to move (maybe your lease is up, going through a divorce - whatever the case may be) you want something before the day probationary period If you are anything like me, you are scouring all of your resources to find a place In my case Locators proved to be more pressure and quite a hassle and I ended up finding a place WITHOUT themThe day trial - you only get your money back if you visit their site for a set amount of times per week (for the entire days) and you did NOT move and can provide a utility bill in your name for proof that you did not move (heaven forbid if your utility bills are in someone else's namethis could happen if all the bills were in your ex's name)They just make it extremely difficult all around Avoid them - you'll have better luck and extra money for your security deposit!
P.SI did submit a fraudulent complaint to my bank against the company in hopes they could get my money back Even my bank said it sounded like an unethical loop-hole scam Locators ended up denying the claimthey just wrote their "no guarantee" policy well enough that they can SCAM people

this company is not responding correctly I have made numerous attempts as well as another family member to contact this agency We cannot get through to them If there site is so secure then why did my debit card information get hacked within minutes of giving them my numbers I even told him I was nervous about giving my numbers outI guess I should of went with my gut instinct Clearly, the information was not secure, and as for being charged $1` for each page of paperwork, how did they get my debit card information to charge it , if not through this business? So for them to say they had no control over this, clearly they did The reason I have not used the website is because of what has transpired since linking up with them I work too hard to be subjected to losing everything because I was too trusting

The customer seems to blame us for the fact that someone
else hacked her bank accountWe had nothing to do with thatOur system is
100%
secure and we are fully pci compliant
As for the list of rentals not being in the areas that she
asked for, I can say that the listings given to her were exactly as requested
By that I mean that we provided her access to our database of rental properties
for rent but queried down the search results to only show the properties in
*** County(THE WHOLE COUNTY) and further restricted the search to
only show properties that were bedrooms or larger and we also showed only
properties that were between $to $1,in rent price
This was discussed with her on the telephone and also
printed at the top of the contractual agreement which was given to her before
any fees were charged
So though she may not have liked certain areas in
***, we showed her the whole countyThere were all areas in
***
Plus, she paid for a 90-day service but only got the first
listingsAnd although we were putting new properties in each day, she never
got another listing! She totally wasted her money because she quit using the service
We were doing what we were paid for, but she only got one list of properties!
She also mentioned about spending money on faxingThat is
totally beyond our controlWe don’t charge for faxingThe fact that she paid
$1.00/page has no reflection on our company and certainly should not be a
complaint against us
Our phone system is state of the artAny person who calls
can reach an agent, as if one person does not answer it rings on everyone else’s
phone, and if we are too busy or it’s after hours, EVERY call would be sent to
voicemail
We provided the services exactly as described, but we are
not responsible for her loss of credit card, her paying for faxing and for her
dislike of certain areas of *** or the fact that she stopped using the
services
We hope that the information we provide to our clients is
useful to them right awayIf not, as stated in the contract, they are
encouraged to continue to access the listings until; they either find a
suitable rental or obtain a full refund providing of course that they have
fulfilled the terms of the policy agreementBut they just stopped using the service

I found SEVERAL listings for apartments on *** When I contacted the phone number it was to this company I was told that if I pay $it would give me access to all the rentals in the area that I am looking for Well, I paid the $and looked at the listing...NONE of the listings that were on *** were on the list When I called back to ask about it, I was given the run around and the guy Jim was rude I paid for a service in which I thought I was getting access to information I needed They still have the listings on *** This was information and they are not helping find any apartments Then they make up stuff you need to do in order to get a refund

I was looking for an apartment for my son It seemed that all the apartments in his price range led me to locators I spoke with *** on speaker phone with my husband We discussed it over the weekend, and I signed up with *** the next Monday I was sent a list of apartments, none of the ones listed on *** *** were on the list Most of them were above his budget I called properties and none of calls were answered, either by voice mail or a person I called Locators back Asked for a refundWas deniedCalled my CC company They investigated and the charges were found to "legal and authorized" I paid them $and they did not deliver the service they advertised

Locators IncMisrepresented an add on *** *** I want a refund.They represented the property I was looking at as their own listing property and listed it by putting their phone number next to add which is different then number associated with their business addressThe number under add was a ###-###-#### right next to the picture of the house for rent and address of the house for rentAnd when I called the number specifically asking for that particular house for rent, Steve the fast talker said he could help me Before I knew it he talked me into purchasing listings of rented places on their website www.***.com which aren't guaranteed! And he never got me the correct number to contact about the property I was interested in the first place The number that is with their business address is ###-###-#### which when I called the operator said number temporarily disconnectedThey charged me $and then charged me another $1.00(without my consent)to my bank on 6/

Our refund policy is for customers that have not movedAccordingly, a refund was not processedFirstly because the customer did move and secondly, (but less important because of reason #1) because other requirements were not metHere are a few quotes from the signed contractual agreement:

GUARANTEE IF YOU HAVE NOT MOVED INTO A SATISFACTORY RENTAL UNIT WITHIN THE

A refund is not warranted in this case and accordingly, one will not be issued

Needed to move out quickly due to unfortunate circumstances This company assures you it is RISK FREE, "NO RISK" I assure you there is plenty of risk MUST READ FINE PRINT If you do not log into your account every three days for days you will not be eligible for a refund Also, if you use another service, you know one that actually works, and find housing that wayGuess what, NO REFUND The refund process is long and is very particular, if you do not follow it to the T, NO REFUND NO RISKyea right You will NOT get your money back After talking to the refund manager she was unwilling to help, and was the worst This company is a SCAM and honestly horrible Call your bank and file a claim That is the ONLY way you will see your money again

In February of I enlisted the services of a website called ***.com I spoke with a woman named Donna and she helped me set up the account The conditions were that you go online to find their listings then call a landlord for a meetingi did just that I made more than 5-appointments per week, traveled a total of 100+ miles on transit to meet the landlords, fill out the applications and waited to hear from people to see if I qualified However, the manager of Locators Inc stated that I had to look at the website days a week to receive a refund
First, Locators does not lift a finger to do ANY work at all The consumer does ALL the work, pays ALL the application fees, and is the one going back an forth to apartments to find a place to live
Secondly, I printed a listed of available apartments Locators supplies that were in my price range and called everyone on the list The policy of looking on the site days a week is unreasonable How are you suppo

sent a list of apartments, none of the ones listed on *** *** were on the list Company response: Our company never states that by using our service will a person be guaranteed an advertised property will or will not be availableIn fact, the first line of our agreement states the following: “I UNDERSTAND THAT PAYMENT TO LOCATORS IS NOT TO RECEIVE INFORMATION OF ANY PARTICULAR DWELLING WHETHER ADVERTISED OR NOT, BUT RATHER FOR A SERVICE THAT WILL PROVIDE ME WITH ACCESS TO LISTINGS OF RENTAL PROPERTIES ONLY OF THE CRITERIA DESCRIBED ABOVE.” What we did do was provide the customer with access to our database of rental property informationEvidence of that can be seen by the statement the customer made: “I called properties and none of calls were answered, either by voice mail or a person.” Customer’s Statement of the Problem: Most of them were above his budget Company response: As far as budget, customers have full control over the rent price desired to seeThis means that clients choose the low and high rent price desiredIf they saw properties over their budget, it was only because they chose to do so Customer’s Statement of the Problem: I called Locators backAsked for a refundWas deniedCalled my CC companyThey investigated and the charges were found to "legal and authorized"I paid them $and they did not deliver the service they advertisedCompany response: When the customer contacted us on May 1st to ask about a refund the customer stated that some landlords did not call her backWe explained that it is not a one day service and they needed to give some time to have a landlord call them backWe also explained that we have no control over whether a landlord returned a call or notShe further stated that there “wasn’t many in her son’s range.” Then the customer’s husband got on the call and said to the representative “How do you live with yourself?” He further stated that he would call his bank and cancel the charge As the customer stated, they did call their bank and cancel the chargeThe bank however researched the charge and did find that the company provided the services according to the signed contractual agreement Desired Outcome/Settlement: Would like my $refunded Company response: Our service provides access to our database of rental property information onlyFurther, if clients use the service and do not move, we offer a refund policyIn this case, the client is not eligible for a refund and accordingly, a refund cannot be issued solely based on the terms contained in the agreement

joined our service to gain access to our database of residential rental properties, based on a pre-defined agreed upon search criteriaThe customer is given contact information for landlords, property managers & agentsShould the customer like t meet with one or more of those, she contacts them directly"WE DO NOT REPRESENT LANDLORDS" and cannot force a landlord to contact any customer any more than we can make a customer call any particular landlord.Our only purpose (as stated in the signed contractual agreement) is as follows: “I UNDERSTAND THAT PAYMENT TO LOCATORS, INC(HEREAFTER CALLED LI) IS NOT TO RECEIVE INFORMATION OF ANY PARTICULAR DWELLING WHETHER ADVERTISED OR NOT, BUT RATHER FOR A SERVICE THAT WILL PROVIDE ME WITH ACCESS TO LISTINGS OF RENTAL PROPERTIES ONLY OF THE CRITERIA DESCRIBED ABOVE."

Accordingly, we provided Our Services, and this customer obtained our listings only two times since joining our service on AUGUST 16, She obtained the initial property listings on that day and she logged into the web site the following day as wellSince then, she has not received any other listingsThe Service she paid for is a 90-day term which expires on November 14, 2014.In addressing the customer complaint, simply we recommend that if a landlord has not retuned her call, she should Contact other landlordsWe have been producing listings for her, but she has neglected to view them; for what reason We do not know, however her complaint in no way is controllable by us nor is it anything our company has any control overOur company is "legitimate" and we have been helping Tenants find Landlords for over years.We hope that the information we provide to our clients is useful to them right awayIf not, as stated in the contract,they are encouraged to continue to access the listings until they either find a suitable rental or obtain a full refund providing of course that they have fulfilled the terms of the policy agreement

The customer’s complaint about seeing properties listed in
online sources not appearing in his list is answered as follows:
"margin: 0in 0in 0pt;">Once a property is advertised either online or in print, we
have no way of tracking the availability of that advertised property as there
is no tracking number that relates to a listing in our database
In other words, when a property is taken from our database
and placed in an advertisement, there is nothing in that ad that would directly
correlate to a property in the database from which it came
So we are unable to discuss any advertised properties
This situation is discussed times with every customer:
Firstly, there is an outlined box in the customers signed contractual
agreement which is presented to every customer before any fees are collected or
services rendered
Secondly, the statement also appears on the page which shows
all our office locations and lastly there is an entire page dedicated to explaining
about advertised properties
Basically, we explicitly state in the signed contractual
agreement the following:

IN PERSONYOU MUST REFER TO YOUR CURRENT LISTINGS ONLY
Then we have another page that contains the following

advertisements because there is no accurate real time way to check whether any advertised
properties are still available

simply can’t discuss advertised properties, you must refer to your current
listings only
PLEASE KEEP IN MIND THAT THERE IS NO WAY TO TRACK ANY ADVERTISED PROPERTY
ONCE IT HAS BEEN ADVERTISED, SO OUR RECOMMENDATION IS TO ONLY GO BY THE
LISTINGS, AND NOT BY ANY ADVERTISED PROPERTY
Here’s what you need to know… If the
advertised property in question IS still available AND meets the features you
chose, (such as County, Price, Bedroom and Dwelling Type) it will appear in
your listingsIf it does not… then the property has either become rented; we have
deleted it from our database or it does not match your search choices
You may wish to expand your search to a higher price, more
counties or lower bedroom range so as to include ALL rental options, to give
you more and better choices
The
nature of rental properties is that they become rented or available on a rapid
basisTherefore, many of the properties that you may see in the newspaper or
on Craigslist, may have been rented by the time you view themWe are not the
landlord and cannot hold any particular property that may appear in advertising
printSince we do not show or manage the properties, we cannot guarantee the
availability of any advertised propertyThe current and up to date properties
that we offer will appear in your listings

Whenever we speak with any customer regarding advertised properties,
this is the context we give
Customers are not purchasing our service to get information on
any advertised propertiesThey pay us for ongoing access to our databaseIn
fact, the very 1st line in our contractual agreement reads as
follows:
“I UNDERSTAND THAT PAYMENT
TO LOCATORS, INC(HEREAFTER CALLED LI) IS NOT TO RECEIVE INFORMATION OF ANY

ADVERTISED OR NOT, BUT RATHER FOR A SERVICE THAT WILL PROVIDE ME WITH ACCESS TO
LISTINGS OF RENTAL PROPERTIES ONLY OF THE
CRITERIA DESCRIBED ABOVE.”
We provided the information exactly as described
Also, this is the 3rd time this person used our service,
so firstly, they knew all of these terms very well!
Secondly, we offer all customers a full refund if they do
not moveThis customer also knew that, and yet this customer did not qualify
for a refund
Our company has done nothing wrong and has provided the services
exactly as described in the signed contractual agreement
So there is certainly nothing to be “looked into for
fraudulent practices, or deceiving practice” because we do nothing fraudulent
and we do not deceive peopleWe provide our service exactly as it is described
in the agreement and we give every customer every bit of information BEFORE
they pay us so we are not deceptive
The customer may not like our answers, but we are not a
fraudulent or deceptive company
We hope that the information we provide to our clients is
useful to them right awayIf not, as stated in the contract, they are
encouraged to continue to access the listings until; they either find a
suitable rental or obtain a full refund providing of course that they have
fulfilled the terms of the policy agreement
In summary

I her rejection of our response, *** *** states that she obtained
information for a landlord from our program and spoke with that landlord
We anticipate then that the information was good enough that
she in fact speak with the landlord in an attempt to rent the property
She further states that the landlord she spoke with “had no
idea how we were listing their house for rent” and that “They only listed their
house on Craigslist.”
She also says that to her it “felt” like a scam
To that we can say that she paid for us to provide
information on rental properties
We sent her a copy of our terms of service in a contractual
agreement
She read, agreed to and signed the agreement
In that agreement, we disclose how we obtain our
information
We have no contract with any landlord and therefore each
landlord can continue to use any advertising source they want… including
Craigslist
She got useful and usable information regarding rental
properties
Our only concern and the purpose of our service is to give
information on rental properties to people seeking rental properties
We were successful in our mission as stated by the customer
We provided the service exactly as described in the signed
contractual agreement as described below:
“I
UNDERSTAND THAT PAYMENT TO LOCATORS, INC(HEREAFTER CALLED LI) IS NOT TO
RECEIVE INFORMATION OF ANY PARTICULAR DWELLING WHETHER ADVERTISED OR NOT,
BUT RATHER FOR A SERVICE THAT WILL PROVIDE ME WITH ACCESS TO LISTINGS OF RENTAL
PROPERTIES ONLY OF THE CRITERIA DESCRIBED ABOVE.”
The landlord she spoke with obviously had a qualified
property within her requirements, otherwise she would not have spoken with that
landlordWe hope she worked out the details and rented from them
Insofar as her “expecting a full refund,” refunds are only issued
per the terms set forth in the signed contractual agreementTo date, the
customer is not eligible for a refund
The client used our service which was provided exactly as
described in the signed contractual agreement

Our company certainly does sympathize with our customer, however because the refund policy is static, we simply cannot discriminate for any reasonIf a person is qualified, we MUST issue a refundIf they are not qualified, we must not issue a refund so as to maintain trust with the public.If we make an exception, we must do so for all clients.Unfortunate we cannot make an exception regarding refund proceduresNot for health reasons, race reasons, gender reasons or any other reasonThere is only one exception and it applies to every person and that is if they are called up to active military dutyThat is the only exception to the refund policy.A refund at this time is not possibleIt will be obvious that the customer will not move, and if they follow the terms of the contractual agreement, they will qualify for a refundOther than that, there will be no refund issued

It appears that *** *** called today and spoke to one of our representatives and was also transferred to our Customer Support departmentDue to our staff being busy, we were not able to get to the call*** *** waited in the support queue for exactly 2:minutes and left a second
voicemail At this time (Wednesday, September 14th at 5:00PM) we have not returned her callA call would normally be placed tomorrow first thing, but considering that rather than wait just a bit for a return call, *** *** filed a complaint with the Revdex.com, a call will no longer be needed as this reply will serve that purpose Her complaint is that she sees ads on *** and cannot find those ads in her listingsThis may or MAY NOT be accurateWe do not place any tracking number in any advertisements and therefore we cannot look up any advertised propertyWe have just one database and it is the same one that she is using In the contract that *** *** received, reviewed and agreed to, there appears a very specific statement in a boxed area drawing close attention to itIt reads as follows: “BECAUSE OF ADVERTISING DEADLINES AND OR THE CONSTANT REVISION OF LOCATORS LISTINGS, PARTICULAR PROPERTIES THAT APPEARED IN ANY ADVERTISEMENTS MAY NOT APPEAR IN LOCATORS LISTINGSTHEY MAY HAVE BEEN PREVIOUSLY RENTED OR REMOVED FROM OUR DATABASE, OR THEY DO NOT MATCH YOUR CRITERIATHEREFORE WE DO NOT GIVE OUT INFORMATION ON ANY ADVERTISED PROPERTIES OVER THE TELEPHONE OR IN PERSONYOU MUST REFER TO YOUR CURRENT LISTINGS ONLY.” Then, when she and every other client logs on to our web site, she was forced to read through pages of information about our service On one page, there is the following statement that closely resembles the statement in the contract: “BECAUSE OF ADVERTISING DEADLINES AND OR THE CONSTANT REVISION OF THE LISTINGS, PLEASE NOTE THAT ONCE A PROPERTY IS ADVERTISED IN PRINT OR ONLINE, THERE IS NO WAY TO TRACK WHETHER IT IS STILL AVAILABLEACCORDINGLY, WE WILL NOT DISCUSS ANY ADVERTISED PROPERTYRATHER, ALL CLIENTS ARE DIRECTED TO RELY ON THE MOST CURRENT LISTINGS ONLY.” Then, following that page, there is an entire page dedicated to the advertised propertiesThat statement is as follows: * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * “As stated in your Policy Agreement, we cannot give out information about any properties that appear in any advertisements because there is no accurate real time way to check whether any advertised properties are still available Accordingly, because we simply can’t discuss advertised properties, you must refer to your current listings only PLEASE KEEP IN MIND THAT THERE IS NO WAY TO TRACK ANY ADVERTISED PROPERTY ONCE IT HAS BEEN ADVERTISED, SO OUR RECOMMENDATION IS TO ONLY GO BY THE LISTINGS, AND NOT BY ANY ADVERTISED PROPERTY Here’s what you need to know: IF the advertised property in question IS still available AND meets the features you chose, (such as County, Price, Bedroom and Dwelling Type) it will appear in your listingsIf it does not, then the property has either become rented; we have deleted it from our database or it does not match your search choices You may wish to expand your search to a higher price, more counties or lower bedroom range so as to include ALL rental options, to give you more and better choices The nature of rental properties is that they become rented or available on a rapid basisTherefore, many of the properties that you may see in the newspaper or on ***, may have been rented by the time you view themWe are not the landlord and cannot hold any particular property that may appear in advertising printSince we do not show or manage the properties, we cannot guarantee the availability of any advertised propertyThe current and up to date properties that we offer will appear in your listings.” * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * Basically, here’s the problem; since we don’t use any tracking numbers in our advertised properties, we have no way of tracking to see if a property that appears online is active in our databaseIt may be, it may not beWe have no way to look up any advertised property(s) at allWe just can’t do itAccordingly, we tell our clients we just won’t discuss itIf they ask, we simply tell them the truth“We have no way of actively tracking any advertised property The text is very clear*** *** obviously didn’t like it and tried to call and when she was put on hold, she decided that “…they appear to only be FAKE listings to solicit business.” That is not accurate, but again, we do not discuss any advertised propertiesWe explain that clients are to refer to the current listings from our web site Here’s an IMPORTANT TIP: We suggest that if she is still going to look at ***, that she select the “Has Image” option box on the left side of the screen, which will prevent our listings from being shown at all, which will completely fix the issue of seeing our properties Also, keep in mind the very first paragraph in the signed contractual agreement reads as follows: “THIS SUBSCRIPTION AGREEMENT (HEREIN CALLED POLICY) EXPIRES ON December 5, AND IS TO BE USED EXCLUSIVELY BY MEI UNDERSTAND THAT PAYMENT TO LOCATORS IS NOT TO RECEIVE INFORMATION OF ANY PARTICULAR DWELLING WHETHER ADVERTISED OR NOT, BUT RATHER FOR A SERVICE THAT WILL PROVIDE ME WITH ACCESS TO LISTINGS OF RENTAL PROPERTIES ONLY OF THE CRITERIA DESCRIBED ABOVE.” Even though it says all that, I understand this just may not be enough to help her to understand and for that, were sorryHowever, we don’t have any different answer and we disclose that to all clients We always hope that the information we provide to our clients is useful to them right awayIf not, as stated in the contract, they are encouraged to continue to access the listings until; they either find a suitable rental or obtain a full refund providing of course that they have fulfilled the terms of the policy agreementThe question of advertised properties however has been addressed herein In summaryThe customer contacted our companyWe have provided services exactly as described in our policy agreementThe customer did not purchase our services to obtain information on any particular property whether advertised or not, but rather for a service to provide her with access to our database of rental property information only.We have and will continue to provide said access until December 5th 2016, but we simply cannot have any discussion about any advertised properties This response has addressed and answered the complaint by way of explanation and clarification

I am rejecting this response because: I DIDNT NOTICE THAT I WAS GETTING A NEW LISTING WE I VIEWED LOOK LIKE SAME CONTACT UNTIL TODAY 05/13/THERE WAS A NEW LISTING BUT NOTHING INTERST ME AND IT WAS VERY HARD TO READ AND SAID FXA WORKS HERE IS A COPY OF WHAT I FAX AND A FAX REPORT I SENT A COPY OF MY ELECTRIC BILL AND MY NINETY DAYS SHOULD BE UP I WOULD LIKE A REFUND
