I am a new homeowner for Meritage (Nov 2015) and ever since we signed the purchasing documents, we have had nothing but unfortunate events. We are very understanding of everyone situation, but it comes a time where we need to be understood for the situation we are in.

First off, our close date was delayed 4 times, and after each time, they continued to guarantee us of the the next schedule close. As parents with two small children living in an apartment, it was a difficult transition when we had to notify the rental community the multiple close dates. On top of that, there were issues that needed to be addressed with the home but were reassured will be addressed when we close. We almost felt very pressured to close. Due to the situation, we had to close prematurely.

After moving in, we experience additional problems. And not small things that are common. Our entire door frame and cultured marble had to be replaced because the door way was 3 inches too far over towards the counter. This should have been caught during the framing stage, but due to the high turnover rate for their construction managers, this was missed as well as other issues. Such as entry ways being crooked and off by 1/2 inch.

In the end after two weeks of getting all the trades together, I had to schedule 2 days off work to stay home. During that time, I had to oversee the trades coming in and out to repair the work since the construction manager was not present for most of the time. The most frustrating issue was the trades did not bring the necessary supplies and/or parts to complete the order. Thus we have to wait a minimum of 4 days to two weeks to order and then reschedule yet ANOTHER date. As a result, I have to take more days off! This could have been avoided Meritage oversaw the projects they outsource to and follow up on the trades prior to the scheduled date of repair.

Unfortunately the managers/supervisors are aware of this, but it doesn't seem to affect them since I already closed on the house. We are the ones ultimately taking a hit on this...

6, 2014 the contract was rewritten again to include only the complainant (the daughter) due to the in-law(s) becoming ill and therefore unable to move forward with the purchase. With this addendum, the loan itself changed due to the original loan being for all parties and was a foreign national loan. Once we switched the contract to the daughter only, complainant [redacted], the lender had to change loan programs because she is a resident of the US. Due to this change, the complainant selected an outside lender to secure her loan. The lender required that we refund all prior deposits previously collected during the time the in-laws were under contract; which we did. We retained the earnest money deposit directly provided by the complainant.  The outside lender was supposed to close the loan by June 30, 2014. The same week of the anticipated close date, the complainant lost her job and no longer qualified for the loan, as a result the complainant defaulted on the terms of the contact and Meritage cancelled the purchase agreement. The deposit collected directly from the complainant was retained in accordance with the guidelines of the purchase agreement.  We share in the complainants’ disappointment that she was unable to purchase the home she and her family hoped for. Meritage went above and beyond by modifying the contract to assist the complainant and her family in their desire to build this home. The complainants’ loan status, lending terms and employment are all beyond the scope of our responsibility as a builder. My name is [redacted] .I have a lot of documents and messages with your realtor [redacted]  .First of all I have a doment thst is ILEGAL by the law your company try to sell a house for non resident people with 30 porcent down payment .... After my father signed the contract and he gave the money the conversation started to change and [redacted] your realtor aked for more money .... My father gave 3 times the money and after that you decline his application and offer another financial company to financial the house ..... Everthing changes ....We change a lot of emails and I can prove everthing .... My father in the same week he found out that he has a cancer .... After that [redacted] gave a new  chance and try to put the house under my name .... The financial bank asked for a lot of staff and conditions that I was not happy .... Every week different staff ..... I LOST my job and I can prove ....by the florida law if you lost your job you have to refund the money ..... I not going to stop ..... I want my money back and I can prove everting .... My father he still at the hospital .... And you guys try to convience my family beacuse your company try to get our money ....I want my money ... By the law ..... I going to the Court no problem ....I can prove messages ... Documents .... And you Sold the house to other people at the same month ..... No excuse .... I not affraid ...I not going to stop ...I have the first paper that is not legal to sell houses to not USA RESIDENT ...When I spooke with the lady from the financial bank she said it is illegal ..... You gyus try everthing to keep my money .... Beacuse we have a lot of money ....much more that the contract said at the first time .... I going to every where to try to get my money back .... I can prove everting ......

In addition to this complaint Meritage also received a letter drafted by the complainants attorney to which we responded with greater detail. Meritage disagrees and disputes with the overall context and accusations noted within this complaint. Meritage disputes that buyers never...

received a fully executed contract, that the contract lacked price or other material terms, the fact that the buyers provided a deposit before signing an agreement is of no relevance because they eventually singed the contract and the deposit was applied ad accepted per the terms thereof. Meritage is sympathetic to the complainants alleged medical needs and understands their concerns as they relate to medical expenses. Meritage has offered a compromise without waiving our any of our contractual or legal rights. the compromise allows the complainants to close escrow a full three months after the original closing date of April 2016 and more than 50 days from our offer. This is a good faith gesture to allow the complainants the opportunity to address their personal needs.
 
Meritage has shared this offer with the complainants legal counsel as our final offer. We await their response.

Hello – I still wanted to respond to this, as follows: Meritage has responded with a series of untruths and evasions and an “offer” which is not really an offer. It is clear that they are trying to hold the money hostage to compel us to buy the home for which we never qualified and can no longer afford due to medical expenses and loss of income.   Since we never qualified for the home, they shouldn’t be trying to force us to buy it.  It also appears from the records they sent that the contract was “back-dated” with a pen-and-ink signature after we cancelled it – all the other documents were electronically signed, but this one as not. We do not want to purchase the home with a prolonged escrow period.  We are still in the middle of treatment for Lyme disease.  Our medical expenses are very high, and we will need to continue treatment for the next several months at a minimum.  We desperately need our deposit back.  Thanks, [redacted]

I have reviewed the response made by the business in reference to complaint ID [redacted] do not fully agree with the response since it was not possible to perform any drive thru of the community due to heavy work traffic blocking the construction area, deceiving site map in the office and pressure tactics to sell the plot. The plot is not worth the $10,000 plot premium. In interest of not prolonging the issue I find that this resolution would be satisfactory to me.  I will wait until for the business to perform this action and, if it does, will consider this complaint resolved.

Hello,I filed a second claim as I did not know how to contact due to unfinished first claim.  The first claim was made in 12/2014 they did all the interior home items on the claim but we're not able to get to the exterior items due to cold weather.  They told me they would finish in the spring, I agreed as I wanted the items done right.  When I contacted them in mid March I got no response.  Called a couple more times and then filed the second claim.  They have contacted me now that a claim was filed again but are giving me a hard time about the remaining items.  Here is the email I got from your unit that said to contact you.

@MeritageHomes - VERY BAD IN CLEARING WARRANTY ISSUES

The reputation of a builder should be evaluated not based on what they promise before closing but the commitment with which they fulfill warranty claims after the closing. Meritage delayed handing over the house by more than 1.5 months. There was no option for me, as buyer whose tenant lease is expiring, than to accept the new house "with issues" with the house. It was accepted based on promise that it will be fixed immediately after the closing as part of Warranty.

Several tickets were raised as part of those 21 day review which included a dead tree in the front yard (which was due to a faulty installation of sprinkler system) AND water logging in the entire backyard (on which one can see huge mosquitoes living happily with family).

Several calls have been made, too many emails given and absolutely no action on part of Meritage. 3 customer service agents have changed and the several long hours of painful conversation continues every single time. Meritage shows ZERO commitment towards buyers. I should admit that I was fortunate to work with few good people in Meritage who have moved on.

Buyers beware of who you are dealing with before you make a commitment to buy house with Meritage Homes. I am not alone in this complaint as I know at least 7 such neighbors who have the exact same issue. Not sure where to vent the frustration I am forced to post them on Nextdoor, Twitter, Revdex.com & Facebook and other social medias so no one gets to be the "Betrayed Customer" again.

Again, we have asked the Revdex.com's assistance to resolve this matter.  It is our goal to complete the repairs within  5 business days, we are 4 days into this time frame.
Meritage has attempted several times to complete the warrantable items requiring attention in the complainants home. Unfortunately,  the complainant has rescheduled appointments; therefore we have been unable to complete repairs.
Our warranty guidelines require a full day of access; however we have accommodated her request for a smaller time frame. Our team will attempt once more to schedule the repairs, we will require the necessary access, otherwise the completion of the repairs will be forfeited.

To whom it may concern. I reject the notion from Meritage that they have done all they can and could have done to resolve this issue. I also
reject the notion that the cause of my flooding is due to the 2 down spouts on my back porch. 1). On 5/14/13 12:44 pm an email was sent to
Kurtis L[redacted] of Meritage Homes stating that after a recent rain storm my back porch had flooded. This was before I had the gutters
installed. 2.) My gutter wasn't installed until September of 2014 and I've have several emails complaining about the drainage an this is after my
yard was re-graded by meritage who stated my yard wasn't graded properly in the beginning. 3.) Yes recently meritage did send someone out
with a camera to check the the drainage line and his findings were 2 holes he called sunken belly. He place to sticks taped with caution tape to
show his findings. Which is the same area meritage has fixed several times over. 4.) I have attached pictures of my back porch today & the day of the rain and you will see the flooding from my backyard into my neighbors yard who has no gutter.
from the beginning asked meritage why is my backyard still so soggy and this is days and weeks with no rain. Til this day I cannot get answer
