Meritage Homes is a company that is an absolute nightmare to work with. We fell
for the illusion that our amazing sales experience gave us and put down money
for a house in Harper’s Preserve, a bad decision that we have now come to regret.
Our place is well past the construction deadline, yet we are unable to move in due
to constant construction and electricity delays.
Meritage Homes made a commitment to us to have electricity in the whole area,
yet they still don’t have any. The amount of delays that this problem has caused
does not seem to faze the management team, considering how unbothered they
seem. Meritage should not have made promises they couldn’t keep!

Revdex.com, Meritage Homes has met with the complainant on several occasions and inspected their concerns.We enlisted a third party engineer to inspect their concerns and per the guidelines of their home warranty and the engineers recommendations, we performed some alterations to the homes grading that are being re-inspected at this timeThe home is structurally sound and therefore we will continue to perform per the warrantyWe recognize the complainants frustration but the home is performing as intended We decline their request and will continue to ensure their homes structure is soundBest regards,Meritage Homes Corporation

I NEVER said I was satisfied with the conversation I had with the man who called me from Meritage on 2/7/at 10:am(central time)That was an assumption he made He did acknowledge the listing and apologized for it, however that was not enough for me I am taking further actions

Revdex.com: I have reviewed the response made by the business in reference to complaint ID [redacted] , and have determined that this proposed action would not resolve my complaint For your reference, details of the offer I reviewed appear below In the response from the builder they mention that this is not a warranty issue and that the product selected is a low maintenance and that only required proper cleaning I never issue a warranty request on the floor because this issue was noticed during the owners final walkthrough before the closing The floor was supposed to be clean before the closing and it never happened Also if the floor is low maintenance then why the cleaning crew that they sent wasn't able to remove the stains The tile manufacturer representative recommended to clean the floor only with warm water and I have been doing thatAlso only the tile was cleaned but not the grout As you can see in the attachment from Meritage Homes they included the letter that I sent on December 22, responding to Mr [redacted] As of today I have not hear from them in regard to the letter that I sent They have not even been able to give me a clean floor as I was expecting in a new home,The response provided by the company is totally unacceptable since the decisions were made my a person that have not even visited my home to look at the floor Regards, [redacted]

I am disappointed in your responseIt fails to address the facts and photographs I presented and replicates the response I received from your customer care teamLet me present the facts to you in a logical order and ask that you reconsider your positionI moved into my new home in December By mid-year Meritage Homes began building a new home in the lot next to mine During the construction process red clay and mud spilled over and covered my retaining wall and drivewayI spoke to your customer care representative who assured me all the damage caused by the construction of the home next to mine would be corrected once the construction was completedThis however never happenedAfter the construction of the new home next to mine was completed my complaint was again put on hold by your customer care representative until Meritage Homes could stabilize the exposed slope they created and get control of the flood of red clay and water pouring onto my property from next doorOnce again I was assured by your customer care representatives that once they got control of the grading issue around the new home, they would address my issuesIt was the logical thing to do so I agreed By late Meritage Homes finally got control to the grading issue next door to me and made several attempts to clean my property, none of which has workedAfter the failed attempts I inquired as to what the plan was to clean up the damageI was shocked to be told that Meritage Homes wasn’t responsible, would take no further action and that the pressure washing was a, “courtesy.” I have attached several photographs of the damage being caused by the construction, the dramatic flow of red clay during the year after the construction, and the current condition of the driveway and retaining wall With respect to the cracked and damaged drivewayIt was caused during the construction of the new home next to mineYour reconsideration of my complaint would be appreciated

Revdex.com, Meritage and the complainant entered into a contract to build a new home that provided a day window for the complainant to cancel in the event they were unable to secure financingThe complainant met their obligation and provided proof of a fully approved loan within the daysMeritage began construction on the home in May and a tentative closing date was set for August of The complainant decided to terminate the contract after the day window and therefore the earnest monies have been retained as liquidated damagesThis is clearly written in the contract and was verbally explained both at the time of sale and again on several occasions when the complainant contacted our officeDue to the personal information noted within the contract Meritage cannot provide a copy for your review, however the complainant was provided an executed copyIn the event the Revdex.com would like to review the terms of the contract we respectfully request the complainant provide a copyMeritage Homes does consider this matter resolvedBest regards, Meritage Homes Corportion

Revdex.com, Meritage Homes has reached out to our homeowner and received a call through our emergency line prior to receiving this complaintOur team assured him earlier this year that if his HVAC unit failed again, it would be replacedThe parts necessary to ensure his unit is functioning as designed will be replaced ASAP while his new unit si orderdIn the meantime we have worked with him to ensure that he and his family are warm We will scheduled replacement of his HVAC unit in the New Year Best regards, Meritage Homes Corporation

We were complying per the contract but Meritage was insistent on additional paperwork and then a they requested a full underwrite be done even without the house being startedWe agreed to follow the proper processes after they requested we go through additional stepsMeritage then sent us an email stating we were in default even though they had the pre-qualification letter, and our lender was in communication with them as well explaining she was conducting the conditional underwritingHowever, the $15,was not a part of the earnest money it was a deposit for the upgradesWe believe all the money should be refunded but this portion especially since again nothing was started nor completedHow can they justify keeping a deposit for upgrades they will never complete?

Revdex.com, Meritage Homes stands behind our homes and will take care of all warrantable itemsWe have met with our homeowner and determined the majority of the items they noted within their complaint are not covered by their homes warranty however we are doing what we can to assist Here is an update on a few items we have agreed to address as a courtesyCracked light under the hood: We do not have any records to my understanding that the light lens was damaged prior to move in, but as a courtesy have agreed to research and replace this part During our onsite meeting with both the homeowner and a representative from our low voltage trade partner we were unable to locate any issues with the low voltage system Mr [redacted] agreed to order a new router and test He will notify us if there are any others issues after the new router is in place Landscape rocks: Mr [redacted] purchased a rear yard landscape package and a pool from Meritage There has been minor settling in the utility trench to the pool As a courtesy, we agreed to re-compact the trench areas and provide additional rock We will complete the items above as quickly as possible Best regards, Meritage Homes Corporation

Revdex.com, Meritage Homes has been and continues to be responsive to the complainants request for serviceOur team inspected their concerns on two separate occasions and each time found them to be outside the scope of their limited new home warranty and therefore out of warranty We denied their claims in writingThe complainant remained unsatisfied with our internal inspection process and conclusionAs a courtesy, our team offered to have an independent engineer evaluates their concernsWe hoped this gesture of good faith would satisfy our homeownersThe complainants requested a specific engineer by name from our suggested engineering company, Meritage agreed and he was sent to their homeThe evaluation revealed no additional information and it was determined again that it was unwarrantable; the engineers report was provided to the complainantsThe complainants remained dissatisfied with the engineers report and filed a complaint with (***) [redacted] whom oversees the administration of their homes structural warranty [redacted] contacted us, Meritage and we provided the history of events related to their concern and a copy of the engineer’s structural report to *** [redacted] in turn agreed with both Meritage and the engineer’s findings that the claim is unwarrantable and closed the complainants claimThe complainant then re-filed their complaint with [redacted] and requested arbitration per the guidelines of their purchase agreementThe arbitration has yet to be scheduled because the complainants have rejected most of the arbitrators that have been suggested by ***In the meantime, they filed this Revdex.com complaint The complainants did request copies of the original soils testing reports and structural plans for the home; documents that are not customarily retained for long periods of time or provided to homeownersUnfortunately, Meritage did not retain copies of these documents beyond the permitting processBoth documents are however provided to local city ordinances during development of communities and when permits are applied forMany times they are maintained as a matter of public recordOur team did refer the complainants to the city to obtain copiesThe homeowners did not sign the original soils report or structural plans and they are not a part of their original purchase agreement paperworkEverything the complainant signed at the time of closing would have been provided to them by the title company as well as any documents signed during the purchase process as they are a part of the overall closing package presented at the closing tableRevdex.com, Meritage Homes has exercised good will and displayed our willingness to offer the complainants peace of mind by agreeing to and assuming the costs associated with hiring an independent engineer to inspect the homes structure Furthermore, we have cooperated with [redacted] and wait for the scheduling of arbitrationUntil then, we are unable to move toward a resolution in this matterWe do believe based on the complainants exercising their right to request an inspection with ***, file a complaint with the [redacted] and request arbitration that this matter is beyond the purview of the Revdex.comMeritage has performed above and beyond and simply await the scheduling of the arbitration, something that is beyond the control of Meritage Homes and has been delayed solely by the complainantWhile we can provide copies of their purchase agreement again, we decline to do so with this response due to the personal nature of said documentWe will forward the documents by email with the complainants expressed permission to share the confidential information contained within the file with the Revdex.com.Best regards, Meritage Homes Corporation

Revdex.com, Meritage Homes adamantly denies the allegations of both fraud and damages Although there have been delays associated with development issues at the subject community, Meritage was not aware, at the time of contracting, that those issues could or would impact or delay any of the estimated closing date for complainant’s home Moreover, because the complainant needed to sell his existing home to fund the purchase of his new Meritage home, the complainant’s purchase agreement included a contingency clause that stated that complainant was not required to purchase, and Meritage was not obligated to construct or complete, the subject home until the complainant’s existing home sold Although the complainant signed the purchase contract in August 2017, he did not sell his home until December 26, Moreover, and despite repeated requests from Meritage, to this day the complainant has refused to sign a form releasing this contingency Finally, the purchase contract is clear that Meritage cannot be liable for development or construction delays outside of its control, and is only obligated to sell the home within two years of the date of execution of the contract Nevertheless, and despite the lack of a legal obligation to do so, Meritage has offered to completely refund the complainant’s deposit and cancel the contract, if he so desires, and Meritage is currently awaiting his response If the complainant does not wish to cancel the contract, and provided the complainant executes the required documents, Meritage will continue to construct the home and will work with the City to resolve any and all development issues that could possibly affect future closing date estimates Based on the above details, Meritage has acted in accordance with our agreement and therefore respectfully request the Revdex.com encourage the complainant to communicate directly with us, the builder and close this complaint as resolved Best regards,
