The project managers, building contractors, and NVR/ Ryan Homes as a whole were absolutely terrible. There was no professional attitude and every contractor they brought in lack the ability to do a proper job. All I got to fix the issues was patch work on top of patch work instead of quality work. If you want a good quality home don't go to Ryan Home's got to a professional builder! I wouldn't have them build my dog a dog house! Terrible is the only way to describe it!

residents very seriously and we will
take the necessary steps to make sure our subcontractors obey the speed limits
and drive safely through the community.  We will provide written notice
immediately to each of the vendors informing them of the complaints Ryan Homes
and the HOA have received about driving too fast and driving off the shoulders
of the roads.  The project managers on-site will also be asked to monitor
the subcontractors speeds and take the necessary steps to ensure they comply.
 
In regards to driving off of the
shoulders of the road we would like to point out due to the steep topography,
narrow roads and limited space for trucks to turn around in your neighborhood
it is challenging for our subcontractors to deliver materials and build homes
around the existing homes.  This is not unique to just Ryan Homes as there
are several home sites remaining to be built by other builders and they will
face the same challenges.  We ask that you are patient as we finish
construction of the new homes in your neighborhood.  The home sites around
your home are nearly sold out and construction volume and traffic will be
decreasing later as we complete this phase of [redacted].  If private
property is damaged (ie mailboxes, signs, etc..) by one of our subcontractors
please do not hesitate to call or write our Customer Care [redacted]. 
 
Lastly, once the construction of
the new homes in your neighborhood are completed the roads and shoulders will
be properly repaired by the developer.  Even though you are not a Ryan
Homeowner please do not hesitate to contact our Ryan Homes Customer Care [redacted] for any further concerns or questions.

On Friday, September 12,
2014 the Purchase Agreement by and between [redacted] and NVR, Inc. /
Ryan Homes was terminated. Along with the termination notice, [redacted] was given
a full refund of her earnest money deposit. At this time we have no further
business with [redacted] and consider this matter closed.

May 28, 2004.  The Ryan Homes warranty for the waterproofing on the
concrete is for a period of one year.  The Ryan Homes warranty for
plumbing is for two years.  The issues the consumer is experiencing at her
home are well outside of that warranty period and therefore, not something Ryan
Homes will be taking responsibility for.  We are happy to provide

In response the [redacted]’s latest rejection of the Ryan Home’s response, we continue to maintain that our product has been built to the standard building codes required and we have demonstrated this to [redacted] through a third party Acoustical Testing company.  The original complaint we received from [redacted] was that there were construction errors that resulted in sound transmission from one unit to the other.  The testing that was completed was definitive in showing that the house was built at or above all standard codes required.  She continues to assert that this home is “sub-standard” despite proof to the contrary from both the third party testing and the county final inspection for her home.  In addition, this home was inspected and energy star qualified – which is a building standard above and beyond the normal construction code.  We agreed early in the dialogue with [redacted] that if the home did not pass the Acoustical Sound Test that we would do whatever was necessary to meet the required standards, however, the home did pass all tests and no further action was required.
Prior to the start of the construction in the [redacted] community, the county required a sound study to ensure that interior noise levels of these homes would meet the decibel levels required by [redacted] County. 
 
Our Sales Representatives does not represent that these homes are sound proof.  They do represent that Ryan Homes construction quality is superior to others in the marketplace as we are one of just two homebuilders in the metro area that inspect every single home with a building envelope, duct leakage and whole house air infiltration independent test to ensure that every home meets the rigorous standards required for energy star certification.  In our condominium products we also employ a second set of third party inspectors above and beyond Ryan/Jurisdictional personnel – to inspect critical components of our houses throughout the construction process.  Those critical components include, but are not limited to, fire and sound assemblies.  [redacted]’s building went through all of these inspections and received verification that the house was built to the plans and codes and this is validated by the results of the sound testing that we completed.
As to the newest complain regarding the “structural construction between units” and the lack of insulation  - you have to look at the entire assembly as these contain a number of detailed components to achieve the required fire and sound resistance ratings.  For example, in addition to insulation, other components of the assembly include; 2 layers of drywall in [redacted]’s ceiling, the use of RC1 channel for sound, the use of level rock lightweight concrete on the floor above for fire, the use of sound mat on the floor above for sound attenuation.  You will not see the joist cavity completely filled with insulation due to the risk of trapping heat in electrical fixtures that penetrate into the same areas.
 
We contend that we have done everything we can to assist [redacted] in this matter – the additional sound testing, the changes to the unit above to minimize sound, and we have also offered her options to assist in her endeavor to install acoustical rated windows specifically designed to reduce outside noise (including pricing and contact information for window suppliers). 
 
At this point Ryan Homes stands by the product we have delivered – it is unfortunate that [redacted] perhaps did not factor into her purchase decision the impacts that occur within attached homes such as the condo that she purchased.  It is not possible to eliminate all sound transmission between units.  As a company, we have built hundreds of this same home with the same construction assembly and continue to have many satisfied homeowners.

In
response to the Revdex.com assigned ID [redacted], the brick selected by the consumer is
known as a “tumbled” brick.  These bricks have a rough edge instead of a
neat, linear cut.  This can create irregular shaped joints.  NVHomes
has inspected the brick work on this home on multiple occasions and we have
concluded during each inspection that the brick was properly installed and that
there was no defect in materials.  Based on the consumers comments, the
brick mason contacted the Brick Institute Association, an agency which
represents the interests of members involved in the brick industry and provides
advocacy and inspection services.  An engineer employed by the Brick
Institute Association inspected this home together with other homes in this
community and provided a written report, a copy of which is attached. 
This report concluded that full replacement of the brick was not necessary and,
in fact, could cause damage to the home.  The report made several
recommendations to enhance the appearance of the brick and these
recommendations have been implemented by NVHomes.  The brick and the
installation of the brick are covered under the NVHomes Limited Warranty.
We

Review: I purchased a home from Ryan Homes aka NVR Inc. on 7 Nov 2012 with the guarantee that they would repair any electrical problems within the first two years. I received a warranty to that effect. I made them aware of an electrical problem within the first year stating that the circuit breaker tripped and I had to flip it back and forth to get the items using that circuit to operate again. They never replaced the problem circuit and now the problem is happening more often to that circuit as well as another circuit that operates my refrigerator. I contacted the Project Manager assigned to my site on 1 Dec to fix the problem that began again on 29 Nov 2014. He said I needed to contact the Service Department, which I did on 8 Dec. The rep that I spoke to said the house is no longer under warranty and that I had to contact the electrician directly. I told the rep that this has been an ongoing problem which was never resolved. I am asking for assistance to get the circuits replaced. This is a new home and I should not be experiencing these types of problems this soon after purchasing the home.

Review: I am in a process of building a townhouse at [redacted] Subdivision. I came across this community by driving by and didn't have a realtor with me on the first visit. Because of that Ryan Homes representative [redacted] refused to allow to bring in a realtor to represent my interests. I signed a contract and was promised sales representative will help me with the process every step of the way in lieu of having a realtor. Unfortunately, this was not the case. My e-mails were not returned for weeks, I kept missing deadlines unable to make final selections. Was not wrong information on how and when to make final selections. I was misinformed about the selections process, and made believe that a third party [redacted] will take care of all the selections with me. This turned out to be not true, [redacted] is only responsible for flooring, and other selections should've been done prior to appointment with them at the Ryan Homes Showroom. Sales Representative didn't send information about possible upgrades to the Design Center and I was not able to look at anything but standard options after waiting for 3 weeks for my appointment. I am not being updated on any deadlines, not able to contact subcontractors for wiring and not getting any help from the sales representatives. I have repeatedly asked to bring in a realtor to streamline the process, but was was repeatedly refused. Bate and switch practices and verbal promises and misinformation is causing be a great deal of stress. Home purchase is one of the most important purchases in person's life and Ryan Homes Sales Representatives are making me increasingly uncomfortable with this situation.Desired Settlement: I would like to be contacted by a Regional Director to discuss replacement of the Sales Representative with someone more experienced to handle the process more professionally.

Review: I purchased, what was promised to be, a luxury town house in a brand new subdivision in NE Washington DC. When I moved in, on September 15th, I discovered the noise from the outside traffic was absolutely unbearable, and a far cry from the promised luxury. After multiple complaints, Ryan Homes conducted a noise analysis study, which showed that the parcel is in a “Normally Unacceptable” by HUD standards area. This fact was never disclosed to me prior to the purchase, and instead I was charged a $20K premium for this lot. The guidelines for “Normally Unacceptable” areas require sound barriers or moving buildings further away from the traffic. Ryan Homes did not do any of that. This is a single family residence, with outside areas such as front yard, side yard and a back patio, the unacceptable outside noise levels make these outside areas unusable, while they were a part of the purchase. HUD requires noise mitigation for these areas as well as the building itself. This was either a result of negligence on the part of Ryan Homes, or a purposeful deception in an effort to make money of the land not suitable for a single family residenceDesired Settlement: I would like the CEO of the company contact me directly to discuss a possible solution. I have purchased a luxury town house with outside areas, suitable for peaceful enjoyment. I would like Ryan Homes to deliver on that promise.

Review: I was in the process of buying a Ryan Home. In order to do so, I had to submit a $550 application fee to its Mortgage Company (NVR - Loan Number [redacted]). Because of circumstances beyond my control, I had to revoke my contract with Ryan Homes. A couple of days later, I tried contacting the loan processor and the loan officer via phone/emails regarding repayment of the $550. However, no one responded to my inquiries. I attempted to contact the loan processor and loan officer several others times, but I have not yet received a mere response.

I find it highly appalling that a reputable company - or what I thought was a reputable company - would have the audacity to blow-off its consumers. The fact that I cannot receive a simple response is awful business practices. I certainly hope this ineptitude is reflective of two individuals, and not the entire company.Desired Settlement: My desired outcome is that the company return my $550 immediately.

Review: When contacted by NVR Settlement Services by [redacted] on 10/08/2013, I was told our Closing is scheduled for 10/10/2013. If I owed money, I need to bring a Bank Certified Check to the Closing. When I got there, I found out I was getting back $1046.72. However, they never paid me, my money. If I owed money, I wouldn't have been able to Close on the House. Therefore, I am OWED money, why didn't I get it that day??? This is Hypocritical of the Business! Review: [redacted] from Ryan Homes/ NVR has unethical business practices that include trespassing on private property and unlawful solicitation. We are a 510 apartment community where we are consistently having to remove flyers that have been placed on doors marked as "Why Rent". When I contacted the corporate office with the police in my office is took several phone calls and forwarding to finally get in touch with [redacted] who says he will follow up. At this point we are filing several charges with [redacted] County but unfortunately this is not the first issue we have had. In February we had to have a mortgage processor escorted out of our rental office for making threats to management and refusing to leave private property. I cannot believe a company as large and corporately run behaves in this manner. Ryan Homes and affiliates are not to come onto our property for any reason and we need to be reimbursed for our time removing these flyers.Desired Settlement: All communication to cease between Ryan Homes, NVR, and affiliated companies to management, private property, [redacted]. We also need to be reimbursed for employee hours spent removing flyers and picking up litter.

Review: We went to settlement on our home on December 30, 2013. The home is under a 1- year warranty with Ryan Homes. The air condition unit has never worked properly. We began to use the unit in mid-June. The room temperature upstairs ranges from 77-80 degrees while the thermostat is set at 69 degrees. Ryan Homes authorized a repairman from [redacted] to come out. The repairman has been to our home at least 6 times. He said he has replaced and checked everything that he can. He shared the unit is operating at 100 percent it is just not large enough to cool the master bedroom, setting room, and master bathroom. We have contacted Ryan Homes numerous times via phone and emails. Ryan Homes is ignoring our attempts to contact them now.Desired Settlement: The desired outcome is for Ryan Homes to replace the air conditioner with a larger unit.

Review: I am writing this letter to get the information out to as many people as possible, I bought a Brand New Home in August 2013 from RYAN HOMES. I was so excited I loved the model, the sales people were trained to make you feel like you were getting the deal of the century. The sales representative, construction site and production managers for the community [redacted] Condos and Townhomes are well trained to tout how superior Ryan Homes are and how the company has worked so hard obtaining all these certifications that make them a leading builder and multi-million dollar company. My experience took a serious turn of superior to despicable on, August 6, 2013 the day that I closed on the property the NIGHTMARE began , starting with getting to my new home and not having the right set of keys. I did not actually move in till August 15, 2013, but if not getting the right keys at closing wasn’t bad enough, I did not get more than about an one hour of sleep, as the Unit owner above my unit was walking back and forth all night long, he walks so heavy that he was shaking my walls and light fixtures. At sunrise, I immediately found one of the men that I thought was part of the Site managers team, asking where Chris E[redacted] was and that I had a SERIOUS issue, that I was up all night long because the owner above me was shaking my home. Mr. E[redacted] did not call me or attempt to contact me until, I searched him down on site and advised him that this issue was UNACCEPTABLE, his response to me was that he could not be the neighbor police, I responded with I was not asking him to be the neighbor police but this noise issue is unacceptable. Once again Mr. E[redacted] really did nothing, until I continued to call and search him down on site to complain, he then had one of the inspectors that was part of the building and inspection process come by my home so I could tell him what was going on, just to have him and Mr. E[redacted] tell me that my home passed all testing and inspections. They told me that a Sound Test could be done basically to make sure that the sound transmission was still within standards, which Mr. E[redacted] failed to schedule. I waited and waited, then I started getting phone calls from the Sales Rep, NVR Loan Consultants (NVR/Ryan Homes on Loan company), and Mr. E[redacted] asking if I had received the courtesy survey from NVR/Ryan Homes corporate office to rate my experience, and that they would like to help me fill this out as this is how NVR/Ryan Homes rates their employees for monetary bonuses, position promotions, blah blah, blah. I did finally receive this survey, completed it and submitted it and low and behold, I get a phone call from the Production Manager of the Community I purchased my home, wanting to meet with me so we could discuss my issues which included being EXTREMELY UNHAPPY to the point of wishing I could sell this home and move. My most serious issues are the Noise transmission between my unit and the one above mine, Unit above mine, living space is over my master bedroom this unit has hardwood floors thru out and tile in bath rooms and laundry, so I can hear every step this person takes, I can hear every door/drawer opening and closing, I hear every flush of toilets, draining of his washer as if my home is going to flood out, I can hear him chopping, cutting or tenderizing food on his kitchen countertops, and his garage is under my guest room he has an electric door it is so loud I can hear in it in the Master bedroom on the opposite side for the house when he opens and closes it, and most of all he stomps up and down his stairs and slams his entry door so hard that it shakes may belongings in my kitchen cabinets. The other issues is that it seems that my house is crumbling and falling apart, every baseboard, crown molding, and door jams are splitting, pulling away from the walls and every room has cracks in the drywall. I also explained to Mr. E[redacted] and Y[redacted] that the interior attention to detail such as paint job was absolutely unacceptable it seem that the painters just painted over dirt and the quality was terrible, my front door was also a problem it was not installed correctly and had gapping space where air was leaking in both directions. Mr. Y[redacted] had Mr. E[redacted] get a punch out team come to temporarily fix some of the more visible issues but all the temporary fixes lasted about a month - I have take close to hundred pictures of my home and my issues. At this meeting on Nov 20, Mr. Y[redacted] also asked Mr. E[redacted] to set up a sound test, they asked me to give them some dates, I did, they agreed to Dec 7, 2013, to which Ryan Homes failed to schedule the sound test and failed to contact me to let me know that it was not going to happen on Dec 7, 2013, which I had taken a vacation day from work. I sent a email letting Mr. Y[redacted] and Ryan Homes know how completely unacceptable the situation was and that I was going to retain an attorney to help guide me thru this unacceptable situation. Mr. Y[redacted] then told me that he was waiting for a release to be drafted and once I signed it, he would be able to schedule the Sound Test, I told him under NO circumstances was I signing a release that said that if the sound test came back within standards Ryan Homes would have fulfilled the warranty. But basically Mr. Y[redacted] and Ryan Homes had no other plan to fix my issues and would not do anything without doing the sound test, so under duress my attorney advised me to sign this document, but told me that it was not releasing Ryan Homes from being responsible. Well, the Sound Test was Jan 31, 2014 and on Feb 4, 2014 I received an email with the test result and a letter stating Ryan Homes passed the test to the MINIMAL standard required by the International Building Code so therefore Ryan Homes will take no action as to My warranty claim for noise issues. In this despicable process I have learned that RYAN Homes lies about their SUPERIORITY Construction Quality and Customer Service. Ryan Homes is a construction company that should really be telling their present and future customers we build our homes to the MINIMAL STANDARDS required by International building Code, and over price our homes, and we do not standby our claims of a quality product. I will be sending my concerns to every NEWS Station investigative departments, Veterans Administration, the Revdex.com of Virginia, to every County, City and State housing and building authority and to my congressional representatives, as this community that I bought what I thought was my dream home has some very serious issue. I was lied to about the quality of my home, the inside and outside noise issues, Ryan Homes did nothing to support their claims of superiority, it is going to cost me thousands of dollars to fix the sound issue on top the outrageous amount of $345, 000.00 I purchased this home for.

I want to do whatever it takes to make sure that Ryan Homes and any other building companies can’t build to minimal standards at best and claim the use of quality construction materials, when in reality substandard materials are being used, and that if these companies are approved to build multi level condos/apartments with common walls, ceilings/floors, single family homes in areas of extreme environmental noise such as air traffic and heavy traffic roadways, that Sound Proofing should be required in the walls, flooring, ceilings and windows, and that the Standards of the International building Code needs to be revised to a higher standard. It is completely unacceptable that Ryan Homes or any other building companies feel that this type of practice is acceptable.Desired Settlement: I would like the Sound Issue in my home corrected with sound proofing of the floor/ceiling, walls and window. So my home is of Superior Quality that RYAN HOMES touts they produce and deliver.

I am rejecting this response because:

Review: I have closed on my home purchase (primary residence) with NVR (doing business in NJ as NVHomes) in February 2013. Following the closing and facing extreme sales pressure from the builder, I have agreed to let the builder finalize completion of outstanding work which included garage modifications (the garage was originally a sales office since this was a model home purchase), railing adjustments (ensuring safety while moving around the house), and delivery of electronics missing at the time of closing. I continued to follow-up with NVR's project manager and inquire as to the completion of the outstanding work which would allow me to begin planning my relocation. I outlined that knowing estimated time-frames of completion was critical for me so that I could organize the move efficiently. This continued for several months afterwards and when I finally moved in September 2013, I reached out to the utility company ([redacted] Power and Light) to establish my own account. Upon initiation of the process, I learned that I could not establish my own account until the former account holder (the builder) paid their balance and released the account. As such, I contacted the builder and left a voicemail with one of their agents alerting them of the situation. I did not hear back from anyone for 3 months (until December 10th, 2013) at which point I was contacted by one of the builder's representatives telling me I had a $7500 balance to pay for electric since the closing date in February 2013. I was shocked and proceeded to explain that I did not move into the house until September 2013 (at which point I set up all of the accounts including cable and tv) due to the work that was being done on the property. I also explained that I tried to setup an account once I moved in and questioned as to why no one informed from NVR informed of this responsibility nor why the service was not suspended for the last 9 months for non-payment. The rep could not provide any information and simply told me to, "try and set it up now." I immediately called the electronic company and was indeed able to setup the account. I also requested earliest possible turnover, which was scheduled for the following day (December 11th). Following establishment of the account, I again reached out to NVR to obtain answers to my inquires. I was met with a defensive stand and borderline a verbal attack by one of their representatives ("[redacted]"). I was told that I was responsible for all of the utilities dating back to the closing date and that they were "not going to pay a dime." I again echoed the constrains and even offered to cover roughly half of the bill (~$3250) as a sign of a good will. I was told that this was not NVR's problem. I even tried to reach out to executive management ("[redacted]") who confirmed NVR's position. Fast forwarding to today, I have a $7500+ (and counting) utility bill to pay and NV Homes has simply washed their hands and walked away from the table leaving me on an island with a bill in one hand and a blank rationale page in the other. Additionally and outside the scope of this complaint, I was told (spitefully) that my warranty work will no longer be honored while being well within the 1-year effective date.Desired Settlement: NVR (NV Homes) covers $4284.23 in utility cost resulting from the extensive work done post closing, lack of timely notification, and failure to shut-off the utilities, ultimately preventing me from establishing my own account.

Per our records the customer completed the closing on the home February 26, 2013 at which time he was considered to be the owner of the home and required to transfer all utilities in to his name. NVR was not notified until December 10, 2013 that **. [redacted] had not established services in his name. Even in the event **. [redacted] had not moved in the home until September 2013 his settlement date took place on February 26, 2013 and service should have been established in his name as of that date.

NVR agreed to pay for the electric service up through March 26, 2013 due to the home being transformed from a sales model to his residents. **. [redacted] was in possession of his keys on March 1 2013. The transition was completed by March 18 2013. NVR is willing to pay $1647.00 that represents the portion of the bill from February 26 2013 to March 26, 2013 we agreed upon. According to the utility company, they do not require the previous owner to pay the final bill before establishing an account for the new owner. Please let me know if you have any further questions.

Review: Built New Home January 2013 Front patio rails and post arent centered all other homes neighborhood are centered

Workmanship front patio center postand cement support for rail is not centered and rail distance is different left and right of the post filed complaint with ryan but insisted they didnt have to do anything !Out of 22 homes mine only patio like this!Desired Settlement: Just want front patio fixed so looks like other homes or want installed a kitchen island and ill pay someone fix the issue.

Review: Purchased a New home from a builder 11/29/2012. Overall very please with the quality. However in March 2014 found out that the ground on one side of the house settled, causing standing water against foundation. That causes 2 concerns: sump pump never stops working and there is a strong possibility for undermining foundation.

Customer service refused to cover the repair during my first phone call, saying that I am out of 1 year warranty.

Per builders warranty list I am entitled for one time Yard Settlement repair! There is no where specified that should be done within a year.

During my second conversation with customer care NVHomes agreed to send their Warranty Manager [redacted] Duval. After examining the settlement he acknowledged that it would be impossible to find out about settlement during winter time and NVHomes will honor that repair.

Proposed fix was to regrade the swale per site plan and lay the new sod instead of dead one that was caused by standing water.

I had to wait till May 2014 when the crew finally showed up and [redacted] told me that it will be done but I'll have to wait.

However, repairs were not performed as promised. Dirt was added next to half of foundation wall and was only 2 feet wide.

I am still catching all the rain water from mine and my neighbor's house and sump pump continues to work with unusually high frequency.

I notified [redacted] via email and voice mail on May 21 and June 2,2014 that repairs were not performed properly, providing him site map and asking NH Homes to regrade the swale between mine and my neighbor's house per that site map.

Never got a call or email back. Unfortunately that is not the first time I am struggling with Warranty work quality from NVHomes since my house was finished.Desired Settlement: I would like NVhomes honor the repair they started and perform it correctly by regrading the swale per their own site map to the condition that it was at the time of purchase of this house.

Ryan Homes is in the process of evaluating the HVAC unit through a 3rd party. This inspection is scheduled for Tuesday, July 22, 2014. Based on the findings of the inspection, Ryan Homes will make necessary repairs, including upsizing the HVAC unit, if it is determined to be undersized.

Our sincere apologies for the previous response posting, please disregard as it was unrelated to the Revdex.com complaint assigned [redacted].Regarding Revdex.com [redacted], The NVHomes Production Manager has completed an inspection on the [redacted] property on Monday, July 21st and found the grading to be in good order with no signs of erosion or

drainage issues (see pictures). The customer is on vacation, and when the

customer returns the NVHomes Production Manager will contact him and offer to bury and extend his

sump line to make sure it is not recirculating.
