My husband and I have had the worst experience with Penny Mac. They bought out our original mortgage company, Cenlar, over the summer. We've been trying to do a short sale on the house since August. It took over a month for the company to assign us an agent. Once we received the agent's contact info we were told that we would receive a packet of paperwork (which we never got) that was time sensitive. It took me a week of constant calling to finally get our agent on the phone. I listened to him tell me about how he had tried to contact us... we didn't have a single missed call from the company. In October the agent said that he submitted a request for an appraisal on the house. Come November I still hadn't heard from the appraiser. The last time I spoke to the agent was November 7th. I spent an hour on the phone with company on Friday. I left messages with my agent and his supervisor. I even emailed him, but haven't heard anything back from him. I got transferred from person to person to find out that he never ordered the appraisal, but to call back on Monday to see if he'll be in the office. I called back yesterday and still no luck getting in touch with the agent or his supervisor. I managed to be lucky and be on the phone with someone incredibly helpful. She let me know that someone who actually does their job put in the request on Friday when we called. She gave me the appraisers information and he's just in case. There were 2 helpful people at PennyMac and that was about it.

They are the worst company to deal with and I can't wait until I no longer have to deal with them. Their customer service is horrible and I will never recommend them to anyone.

I am a current customer of Pennymac, and am in the process of refinancing. Not only has it taken 3 months to refinance, it has been the worst experience I've ever had with a mortgage company. Their timelines are ridiculous, and their customer service and follow up is awful. I would never recommend them to anyone. The only reason I'm still in the process of completing my transaction is because I'm afraid the interest rate will be higher if I change now, otherwise I would have cancelled with them a long time ago. Not even the supervisors are competent in their jobs, since when I did speak with a supervisor and was assured everything was complete, I then received a request for information already submitted 4 days later. What a hassle and a mess of a company.

Complaint: 10996002
I am rejecting this response because:
In PennyMac's response I will receive letter in 30  BUSINESS days, which means 42+ calendar days, and Revdex.com will only keep the case open for 7 days if I didn't respond. Also In PennyMac's response, it will be a "letter of explanation", no refund promised, although they did say this on the phone. But to be remembered, based on my previous communication history with PennyMac, they also promised me to refund for 3 times but didn't -- they've ruined my trust and patience.
As a result, I have to reject to keep the case open until I received the refund.
Read in PennyMac's response:
A detailed letter of explanation will be sent to Mr. Huang under separate cover within 30 business days.
Read in Revdex.com's letter:
Please respond within 7 days or the complaint will be closed as assumed resolved.

PennyMac purchased our mortgage from Howard Hanna when we bought our house last January. We were informed via statement from PennyMac that our property taxes, mortgage insurance, and home insurance would be paid from the escrow account which is included in the total monthly payment. Upon checking on my home policy I saw a warning saying my home policy was two months past due (incurring a late fee) and subsequently would be cancelled if not paid within two weeks. I have never been late or short on a payment. I've made the payments so where has all that money gone if PennyMac hasn't used it to pay my homeowners insurance. Either make the payment you were supposed to make in the first place or give me a refund check so I can make the payment myself.

It was my understanding that PennyMac was crediting my escrow account with the proper amount of funds needed for 2017 payments. It turns out that they did not and are now claiming that my escrow is short and that I owe them nearly $400. Yet, when I repeatedly ask what the shortage is from, no one can tell me. PennyMac has reiterated that the only payments from my escrow account are for taxes (township and school district), mortgage insurance and homeowners' insurance. I'm frustrated because I wouldn't have this problem if PennyMac had allotted the correct amount every month since last August into my escrow. In addition, I still have no idea how the additional funds are going to be spent from my escrow account - and no one at PennyMac will give me an answer. I get a song and dance about how this is my problem (despite over paying them every month to ensure this did not happen). According to PennyMac, I owe $6000 for taxes (although total taxes for my home and district are less than $4700) and this is the shortage. At one point it was my homeowners insurance, then it was the mortgage insurance, then it was something else I did wrong...the list of my wrongs goes on and on and yet no one at PennyMac can step up to the plate and give account for how the "shortage" will be spent.
Requested resolution: 1) Stop making excuses and simply provide me with a detailed statement that shows how much PennyMac is paying for each escrow payout category, including details on how the "shortage" is being used. Do not simply send an escrow analysis that does not explain how the money is being spent 2) Allot extra from the monthly payments to my escrow account so that there isn't a shortage in the future 3) Refund the excess escrow funds to me by January 31, 2018 as required by federal law.
4) Recognize that it isn't that PennyMac can't do these things; it's that they WON'T - they refuse to accept accountability and responsibility for their errors and mistakes - this never would have happened if PennyMac had handled things properly and ethically in the first place.

Review: Penny Mac has been my mortgage holder for three years. On May 27, 2015 my home owners insurance was taken out of my escrow account. At the end of June, 2015 I got a cancellation notice from the insurance company stating I was being cancelled for non-payment. I called Penny Mac and they assured me everything was OK. Today, July 13,2015 I received a letter from Penny Mac stating they were going to put insurance on my house and I was going to be responsible for the bill. Here is my question, where is my money and why was the bill not paid.Desired Settlement: Either pay my insurance or send me my money you took and I will pay the bill

Review: I applied for a refinance in the beginning of August 2014 to lower my interest rate and to pay off my bills. I spoke with [redacted] he ran my credit checked my income (pre-qualified) and discuss how much my payment would be after everything was complete. A application was sent to me I received it August 12, 2014 I e-sign on the computer and also send a hard copy. [redacted] said the appraisal fee was $375.00 so I paid that to get my house appraised. I had my house appraised on August 12th by Andrea--Valuation Partners ###-###-#### it came in at 120000.00 enough for the re-fi. [redacted] send the application to [redacted] Retail Loan Processor [redacted] S Lake Avenue 5th Floor, Pasadena, CA 9110###-###-#### www.PennyMacUSA.com. September 17, 2014 [redacted] said it was some items needed so I submitted them it was the information about my contract job from afterschool. After receiving the items she said everything was good and she was going to process (send to underwriter) the loan on the first of October so I would have extra money for Christmas, because I would skip two payments. On October 9, 2014 at 9:56 AM Robert Velasco said the application was ready to be viewed and I e-signed 2 more documents the Good Faith and another one. So all through the process I was communication with [redacted] and [redacted] mostly her asking and complying with everything that was asked of me. Later(Oct 9th) I called [redacted] he said the loan was denied because the debt to ratio was to high. I was crushed I gave them all my income info (verified), they ran my credit prior to accepting the loan, I paid $375.00 for the appraisal signed the final documents and you denied me. I spoke with [redacted]'s supervisor. My issue is when you PRE-QUALIFIED MY INCOME AND CREDIT you knew what I made and the ANOUNT THAT I OWED at that time you should have denied me based on debt to ratio to high no but you have me pay $375.00 for a appraisal (knowing this). I would like my $375.00 back, because PennyMac knew I wasn't QUALIFIED for the loan. Thanks

Account_Number: loan# [redacted]0Desired Settlement: Refund

I would like my $375.00 back, for the appraisal I paid for and PenneyMac knew (when they pre-qualified me)that my debt to ratio was too high, but let me continue on and at the final hour denied me.

Review: I recently took over my deceased mothers home in little rock Arkansas. They had the insurance company secure the house during the process of becoming executive of my mothers estate. In June I sent the final paper work to pennymac with the house payments! Now it's s almost August and they have yet to release the house to me and I talk to them daily for them to do nothing but ask for more money when all I need is the code to get into the house, I've talked to everyone possible and the insurance company tells me they need a work order and pennymac tells me they will send a request to figure out why a work order hadn't been sent! This is a just getting me no where talking in circles to these people who just want money but can't tell me why or refuse to give me the house. How can I keep paying for my mothers house when they won't give me the code to get possession of the house! All payments were current in June when I requested possession.Desired Settlement: Have someone fix this issue so I can get possession of my mothers home

Response:

I have reviewed the response made by the business in reference to complaint ID 10149995, and find that this resolution is satisfactory to me.

I am hopeful that they will complete this matter, but will wait with crossed fingers, since we have been at this junction before. Will not be satisfied until the key are in my family's hands.
