In reference to the [redacted] ’s complaint, they signed a contract with Decked Out & Fenced In Construction, LLC I am the owner of DOFI Construction LLCI am the lead construction consultant on multiple work sites and use various crews to help with completion of multiple projects Mr& Mrs [redacted] ’s accepted the terms of the contract, they gave me a deposit for the job and agreed to pay the remaining balance once job was completed I told Heather [redacted] to hold the remaining balance of $till I could complete the gate portion for the driveway She said that was not a problem and stated that they were in no hurry Mrs [redacted] , at no point during the project, made any verbal complaints concerning the length of time taken to complete her fence to me or any of my crew members During this time the [redacted] ’s even asked for an additional bid including changes to the dog run portion of the their new fence and the terms were accepted with no problems I never once told Mr& Mrs [redacted] this project would be completed in only three days as the fence size was to large for this to happen Additionally, this project took place in May when inclimate weather, specifically rain every day, halted my crews ability to complete the jobDue to circumstances beyond my control I communicated with the [redacted] s the need to wait for better weather to which they agreed and said they understood the current situation Due to the rain I along with my crews, need to let the ground dry out, even the slightest amount, before we can proceedBecause they had no ground coverage on their new property, to continue the project with rain surrounding the area, would have created more problems for them by tearing up the ground After the fence was completed I returned to the worksite, one week later, to finish the gateThe [redacted] s were aware I would be returning to finish the gate and agree to the terms and conditions of my time frame After installation of the gate Mr& Mrs [redacted] paid me and complimented me and all the workThe couple expressed their satisfaction of the fence, as this can be corroborated the Revdex.com complaint, “although the job was being well done” and discussed future plans to stain the fence I received a call from Mrs [redacted] about the gate being difficult to closeI met with Mr& Mrs [redacted] to address their concerns with the gate and discussed solutions I placed more support for the drive thru post and placed wheels underneath the fence gate to help guide is along the concrete Again, the [redacted] s were extremely satisfied with the end result They opened and closed the gate to test my work and said job well done Later they called and emailed with additional concerns about the gateThe wheels to the gate rolled off the driveway and she couldn’t get them back on to the driveway The wheels are on a spring to help stabilize the gate, they need to put some kind of stopper for the gate to not open past the concrete, this was not in their contractIn good faith I did this to help them out with a gate which was working properlyI was not able to contact the [redacted] s immediately on this matter and was harassed via threats towards various social media outlets including, but not limited to, the Revdex.com I installed and completed this project, to their satisfaction, in a professional mannerDespite the inclimate weather the privacy fence, dog run, and additional changes were all completed to the [redacted] ’s specifications and to agreed upon timeframeI believe Mr& Mrs [redacted] are upset about an issue that did not fall within the constraints of the contractAny damages or complaints stated in the Revdex.com complaint did not occur throughout the duration of the project as the owners were highly satisfied with my work I have attached photos of the fence for you to view

The owner concedes that after the inspector was out there that there is more work to do Another ticket has been created for an estimate but will not be approve yet, the owner is waiting on another contractor The owner is not issuing any further credits at this time, other than the prorated rent which has already been assessed to the tenant's account Our office or the owner's vendor will be in contact with the tenant shortly to reassess the property condition

Renters Warehouse has given the needed information to the tenantThe check in question was cashedA request was sent to our bank for an investigationThe tenant has also been instructed to fill out paperwork, have it notarized and then send to the bank as well

I am rejecting this response because:no communication was made to me until I asked fir mNagenebtThe fuse was not replaced properly per the licensed electrician sent to do the repair several days at risk for firePlus no follow up on Erik done Plus person sent initially had my power out for 3'hrs plusMy repair request was not taken serioskyv3rd electrical problem in year lease Still not even a phone call or apology I've requested print out for water Please take this matter seriously You have wasted water by ignoring my initial request several months ago

It is our understanding that this has been resolvedA conversation with our maintenance representative Joe Brantner indicated that the issue was resolved and that there is no mold at the propertyRenters Warehouse considers this issue resolved

We have had continuous contact with this tenantThis can be determined from the tenants own complaintRenters Warehouse is working with the property owner and are fixing the issueAs of this response, the vendor will be reaching out to the tenant in order to fix the maintenance concernsThank you

Response to last inquiry from Revdex.com: No, I have not received the security deposit and neither have I been contacted by Renter's WarehouseThey will not call or respond to my attempts to communicateIt has not been explained why my deposit is being held

Renters Warehouse has done everything within a very tight timeframeWe will begin with the AC concern that the client is discussingThe initial call came in after business hours on our emergency phone line at pm on August 27, A vendor was scheduled for the next morning August 28, There were some costly repairs that needed to be completed and a proposal was prepared for the clientIn between there were portable cooling units that were sent to the property to assist the clients tenants with cooling the property because as the client indicated the temperature has been over degreesThe first proposal was given to the client with separate choices of a repair or replacementThe client then declined this proposal and a second estimate was given the following day which was also declinedThe client determined that fixing the unit on their own was the best pathAt no time did Renters Warehouse not provide needed assistance for the clients tenantsMoving on to the dryerThe tenant called into our maintenance department at amThe tenant had a fire department official on the phone with her describing what had occurredWe made contact with the client at am the same dayThe owner at that point made the decision to purchase a new unit from the Home DepotThe client in both occurrences determined that fixing the issues on their own was what the client wanted to doFinally, if the client would like to sever ties with Renters Warehouse there is only a day notice requirement that needs to be givenRenters Warehouse does not charge for cancellations as most other management companies charge a feeRenters Warehouse will cease the management of the properties as of September 30th as the client has requestedThank you

[redacted] ,I apologize for the financial struggles you are going through as well as the other issues you have been faced withI am not in disagreement that the process for the inspection could have gone better than it didHowever the main issue is with that of the past tenants and their treatment of your propertyWhen we were notified of the issue with the upstairs bathroom we attempted to reach out via phone and email unfortunately we were not able to get a hold of you right awayAfter reviewing the notes from the maintenance request I can see that the plumber did call on the evening of September 27th at 5:PM the note from the Plumber indicates that the voice mailbox was full so they sent you an emailOn the morning of September 28th at 7:AM the Plumber was approved to go to the propertyThe tenant left the door open for the Plumber to access the spaceWhen the Plumber arrived at the property there was a considerable amount of damage done to the property due to the leak from the upstair bathroomOn the 29th of September a note by the Plumber indicates that you had called your insurance company and they were sending someone out to find the leak and provide you with a bid to repairThe note further indicates that you requested to cancel any further appointments until you were able to find out if the insurance company was going to fix the problem or notOn the 29th of September a message was relayed by the Restoration Company that you had chose to hire your own contractor to complete the repairsAn individual from the Restoration Company indicated that the water damage to the property happened in the first 30-minutes and everything after was negligibleThe note from September 30th states, "Spoke with the owner and the plumber that was out today said nothing is leaking any longer, it appears that the tub drain was plugged and resulted in an overflow which caused the water damageThere is significant damage, the light fixture will be replaced next week, they will be treating to prevent mold but the final build back (cosmetic issues) will not be completed until the tenant moves outOwner asks that we ask the tenant to be very observant of bath time to be sure this does not happen again."We were informed by yourself on the 30th of September that you were completing the repairs to the property with your insurance company as well as your own contractor so we provided no further assistance in the matterWhen a property owner decides to use their own vendor to complete repairs at a property Renters Warehouse has no control over the work that is done at the property as it is a vendor outside of our networkFrom what it sounds the work was never completed when the tenants vacated the propertyThere was a lease termination completed on the 8th of December between yourself and the tenants at your propertyThe terms of the lease termination were,The termination date on the lease dated September 4th shall be moved to December 1st Move out date shall be December 1st The residents provided their forwarding addressThe security deposit shall be addressed pursuant to MN State Statute 504B.178This agreement was signed by all parties meaning the termination of the agreement was mutually agreed uponWhen the Security Deposit was processed you applied charges for the Insurance Deductible as well as charges for Vandalism on top of numerous other chargesThe amount of the Security Deposit on file was $which was sent to you in its entiretyRenters Warehouse is limited as to the amount of the Security Deposit to provide you with upon time of move outAny charges over and above the Deposit amount would need to be pursued through a Civil Suit against the previous occupantThe total amount outstanding after the processing of the deposit is listed at $I again apologize for the position that you are in at this point, however I do not feel as though you are in this position simply because of the difficulty with the inspection of the property as the inspection would have and did take place prior to the extensive maintenance issues at the propertyAs the issues at the time of the inspection were cosmetic and housekeeping issues, nothing that would have warranted an eviction of the tenantsThere were instances prior to the inspection where we recommended filing an eviction due to the non-payment of rent, at the time of the recommendations you chose not to pursue the eviction optionWhen an owner opts not to pursue eviction Renters Warehouse continues to work to collect the rent monies owedAgain I am sorry for the financial hardship that you are facing but stand by my statement that this is a situation caused by the neglect of the tenants and should be pursued on a civil level between yourself and the past occupantsShould you need any I am rejecting this response because: I received the email you sent that they responded backBut Ive been having and issue with the plummber they have sent out he does not do a good job and still has not finished the jobI have called an complained about this an they said a manager is suppose to speak to me but have yet to get a phone call from one of themIm back at square one with them

I am rejecting this response because: In business you can make your mouth say anything especially when try to sound intelligentBottom line is that the house was left in move in conditionAny wear and tear over an period of time is responsibility of the owner as of the bath tubSeems like there was an lack of communication between the first Management Company Affinity who was over the property vs Renters WarehouseI have never seem an legit management company, apartments or private landlord have outrages, trumped up charges like theseI been in and out real estate game since never seen anything like thisWe have had an great rental history until dealing with Renters WarehouseNot to mention the flooding of the basement in which messed up some of property which we didn't complain about to the management companyWe had no issues of this sort with Affinity Properties or USREVI Rentals We spent money and cleaned up the property to make sure that everything went accordinglyThe professional way would have been to do an walk through before tenant left property and have papers signed off onNow is word against word which make things complicatedWe are not ignored peopleWe are honest and easy going looking to resolve this issue in an civil way

Complaint: [redacted] I am rejecting this response because:In reference to the response from Decked Out & Fenced in, we received on 06/30/We find it quite fascinating that after nearly a year has passed with no communication whatsoever, there is a response from DOFIAs with many of our communications with ***, there are some accurate statements, however the details and timeline is not at all accurate.We were in agreement that the rain caused the initial delays This is not something that we expect DOFI to be able to control We were originally happy with the project at first glance and without careful inspection However, during several conversations with [redacted] we noted issues with areas that were not nailed up properly, split pickets, missing post caps, and major concerns with the gate(s) At first the little things were addressed (but never fixed/completed), but the drive-thru gate was always put off with some comment about "it will be taken care of"Initially, we were given no reason not to trust that it would not be "taken care of".The statement "After the fence was completed" is where the lies beginTo date, the fence is still not finished There has never been a walk-through or a signed completionFrom the first moment that the gate was swe noted concerns about the sagging The first step was to install the wheels, but it was obvious that this was not going to be adequate The second effort was to add braces to the posts but these were not installed properly and have zero effect on stabilizing the fence [redacted] then used his previous willingness to listen to concerns to convince us to pay the final balance on the promise that he would return the following week with "a permanent solution for the drive through gate"Again, he gave us no reason not to trust his word and took complete advantage of our kindnessIn hindsight, we believe [redacted] never actually had a solution to the gate and was reluctant/embarrassed to say so, and rather chose to just ignore the problem.A complete email history that we had with DOFI may be provided if needed As a summary, the timeline is as follows:07/14/- Met at our home to discuss resolution for gate/fence repairWas to come out following week to complete.07/31/- After no call/no show, email sent.08/10/- email to follow up on email from 7/3108/11/- VM received from [redacted] stating he'd be out to do work on 08/12.08/25/- After no call/no show, email sent.09/01/- email to follow up on the email sent 8/2509/11/- Complaint filed with Revdex.com10/12/- Received letter from Revdex.com that DOFI was not responding to complaint; Complaint posted on Revdex.com site.12/08/- After checking in with Todd (the builder of our home and the person who referred DOFI) and confirming that [redacted] was still in business, sent one additional follow up email04/12/- Met with attorney to discusss options and their opinion if we would prevail in court04/26/- Sent final email with demand for refund CC attorney with lawsuit to follow if no response was receivedMany of the problems with the workmanship did not become evident until months after DOFI stopped responding Again, it is interesting that DOFI has not responded to ANY of our communications and has disappeared until it has been nearly a year since he tricked us into paying the final payment, and now he wants to claim that we were satisfied At no point have we ever indicated that we agreed the project was complete It was not until we had another company come out to quote how much it will cost to fix the problems, that we were made aware of the other issues noted in our complaint (not using corner brackets, nails pushed all the way though pickets) As we knew would happen, because of the poor workmanship and incomplete fence gate, the gate has sagged further, broken the wheels, and has now broken the hinges completely, causing damage to the latch (photos can be provided)It is only now, almost months since [redacted] had stopped responding to us; and months after he refused to respond even to the Revdex.com, that we have heard anything It is also interesting that when he did respond, it was just before a long holiday weekend where he had likely hoped there would be no timely response, and the initial complaint would be removed prior to us filing suit We have provided multiple proofs that the timeline matches our version and sequence of events DOFI has provided no valid explanation, has not completed the service we contracted them for, and has been unavailable to complete the work or perform warranty repairs over the past year.At this point we do not want [redacted] or any of his representatives on our property We have requested a refund of $2,500, the amount it will cost us to repair the fence and gateWe have no other choice but to turn to the courts for relief as we offered [redacted] multiple chances to resolve the issues prior to legal action The Revdex.com complaint should be confirmed and this company should not be allowed to have a valid unresolved complaint removed from their record

There is currently a dehumidifier in the property, however, both times that a tech went to the property to inspect for water damage, the dehumidifier was either off or turned to the incorrect settingThe tech specifically said this was the cause for the dampness and musty smell Therefore, we need you turn the dehumidifier on and keep it on so that we can assess whether or not the current unit can do it's job or not If after days the dampness does not go away, please let us know so that we can have a tech determine what type or model of high-efficiency dehumidifier we may need to replace it with
