I have used [redacted] and [redacted] in the past for other properties and they delivered then and I expected nothing but the same when it came to renting my personal home instead of an investment property. [redacted] kept me abreast of each situation, brought qualified candidates and rented my house for my wife and I in the timeframe requested... It is very different when you relocate and know someone is moving in to your personal space but they eased our minds and with their top notch property management service I know my house will be taken care of. You hear commercials all the time about renters warehouse and their commitment and tenant warranty and services and they stand by them all. On a scale of 1-10 they receive an 11! I have no reason to call anyone else when my renting needs come back up as I know I'm in the best hands. Thanks [redacted] and [redacted] for all your help; I look forward to using you again in the future!

Review: This company keep the final $875.00 rent from the previous attendant, on September 25- 2015 they refund $345.83 to our bank account they called it renters warehouse owner refund (which we can easily prove with our bank statement) and keep $529.17 in the name of fixing the damages done by previous attendant on 10-05-2015 we received a statement for $538.75. First renter’s warehouse must explain what they have done with the $529.17? Next they must refund it back since I have the new attendant’s testimony that renter ware house did not fix the house has they had promised.Desired Settlement: $529.17 refund

Renters Warehouse Refunded the money to the owner that was due to them. Renters Warehouse does not hold deposits. Those funds are given to the owner after the tenants move in. That is why the final month of the lease Renters Warehouse holds the funds. This is to ensure a quick and effortless flow for the owners and tenants. The refund if any needs to be refunded to the tenant within 14 business days. We attempted to reach the owner on many occasions in order to make sure this was completed properly. On the 14th business day since the owner was unresponsive Renters Warehouse deducted the items that we found to be more than normal wear and tear. The disposition was sent to the tenants along with their refund of $450.17 and the remaining $345.83 was sent to the owner. After the deadline the owner reached out to Renters Warehouse and said that there were more charges to be added. At that point we are unable to change the disposition. The law is quite clear. As far as the work that was completed there is evidence from our vendor that this was completed by them. It is important to note that the vendor has not been paid at this point and the owner owes the vendor for that work. The owner is not due a refund of any funds but actually owes the vendor that did the work at the property.

renter ware house is lying in this case with in that 14 days myself and my wife contacted renters ware house on all the damages, but renter ware house has decided to ignore all the request, renters ware house did not have permeation to hold or refund back the money to the attendant, since the attendant had done far more damage to the house.renters ware house are bunch of liars and thieves, for two years they charged us $79.00 a month in the name of property management, in two year renters ware house employee did not even check on the house once, the attendant had dog which he never paid the $300. deposit for, after the attendant was gone we told the worth less renters employees that we have all the neighbors as witnesses to his dog and he had people living in the house, they received mail and we still have all their mail with different names. We had rented the house to one person not different people all with different [redacted] last names. All this had to be deducted from their down payment.Yes, do make this public record that renters ware house just wanted our money they could care less about our property that is why we will no longer do business with worthless renters ware house, after two years of taking $500 at the beginning and $79.00 a month and doing absolutely nothing the renters ware house thieves have the nerve to sit there and write bunch lies and try to blame what they had done on us, you worth less lying renters where house garbage.

Renters Warehouse has not kept any of this clients funds. Renters Warehouse does not hold on to security deposits. All funds are sent to the owner. Work was completed at the property from a vendor. The invoice is still due. I have added information to this response.

Review: Based on the advertised house that we rented, " Absolutely gorgeous entertainers dream home, featuring a beautiful backyard paradise with jacuzzi, fire pit and outdoor kitchen" , none of these items are in working order but yet we are paying a premium rent fee for the items advertised.

Jacuzzi continues to trip breaker, 2 different companies have come to look at the jacuzzi 4 different times and still not working.

The fire pit or grill (outdoor kitchen) gas does not work. Called a repair company to convert natural gas to propane and this is not an easy fix. Paid a service fee for this call and we improvised and purchased a portable grill to get by with grilling outdoors. The fridge in the outdoor kitchen was shut off because the breaker was pulled out for several weeks.

The outdoor lights do not work and we have exposed electrical from the lights in the yard that is a concern to the health and safety of my children. I have tried to change the bulbs in the lights and still not working this is an electrical issue.

I have been in contact with [redacted] at Renters Warehouse for over 45 days and she has stated to my wife and I this is a "luxury" not life threatening or a safety concern to fix. [redacted] from Renters Warehouse has not been helpful or professionals or easy to work with. We moved into the house on August 1, 2014 and as of November 4, 2014 items above are still not working but we are paying the high premium price of an "Entertainers Dream Home" that was advertised and rented to us.Desired Settlement: With [redacted] attitude she should not be in customer service, we are a paying customer.

Good afternoon. In response to this complaint I have added attachments for your convenience. The first contact that Renters Warehouse received was on September 6, 2014. The issue that is ongoing is involving the hot tub. We responded to the request within a reasonable time frame. Emails to owner were sent out as well as phone calls which are all listed in the file ending in [redacted]. A delay was encountered due to the owner not updating their personal information with us. All the requests were being sent to the owners now ex-wife. Once this was discovered all the information was changed in our system and the process began with addressing the requests from the tenant. Further delays occurred due to the owner not responding to phone call attempts and only responding to emails even after requests were made in email to contact us by phone so that this could be resolved. The owner requested that his own vendor go out to the property and address the issue with the hot tub instead of the home warranty. The owners vendor went out to the property a number of times but was coordinating directly with the vendor. It was determined that the owners vendor was unable to fix the issue with the hot tub and the owner requested that we contact the home warranty next. This was done and a vendor was sent out to the property by the name of [redacted] pools. It was determined that the home warranty would not cover this item because it was an above ground hot tub. The tenant then took it upon himself to call [redacted] and set an appointment to have them come out and address the issue. He was informed by the vendor that there will be an $89 charge whether or not anything gets fixed. The vendor went to the property to diagnose the issue but was unable gain access to the breaker due to the set up of the unit and lack of access to the particular area needed. The vendor needed further approval which was not given from the tenant. The tenant then refused to pay the vendor which can be verified from [redacted] by speaking with the manager Stephanie at ###-###-####. Further delay was caused due to the owner going into the hospital for surgery. The owner has now given approval to do what it takes to address the hot tub. The next issue to be discussed is the grill and fire pit. The tenant has painted a picture that the grill and fire pit has been an ongoing issue that has not been addressed. The initial request was given to us on November 4, 2014. This is shown in the file ending in [redacted]. It also should be noted that the gas lines for the grill as well as the fire pit are noted in the lease on page 12 that this was not going to be fixed and that if the tenant wanted to have them fixed that they would need to get the owners approval. The lease information is in attachment ending in [redacted]. The other items listed in the request are being processed. To sum up, there were delays, but these delays were caused by the owner as well as the owners vendor and the home warranty. The hot tub work order has already been sent to the vendor to address the electrical issue with the hot tub. While the electrician is at the property he/she will be addressing the wires that the tenant indicated were showing on the outside lighting. The owner has indicated to Renters Warehouse that these are not live wires and that the lighting is now solar but wanted an electrician to confirm so that there is a record of this. I do not feel nor have I read a proposed action that has resolved the complaint. The response received points blame to the owners and Renteer's Warehouse has not accepted the fault nor have they fixed the issues. Please see attached response to Renter's Warehouse from tenant [redacted].

The hot tub is still going through the process of being completed. There is currently not enough access to the pump to repair this. This is the next step in the process and must be approved by the owner before the vendors can dig any further to access the pump. Once the pump is accessed then the pump should be able to be repaired. The tenant has also requested a monetary compensation for the troubles. This was presented to the owner. The owner has declined at this time. It is important to note that this is the owners decision and not Renters Warehouse. The owner indicated that he is not giving the reimbursement because he had already discounted the rent quite a bit due to the items that needed repair including the gas lines that the tenant believes is our responsibility. The gas lines are in the lease that the tenants can repair with owners approval. This was listed clearly in the lease which was attached to the previous response. This is the current information regarding this request by the tenants. It must be understood that the repairs for the hot tub are proceeding as quickly as possible and will be completed with the same urgency as any request. Please respond with any further questions that you may have.

Rocks, she has been there every time I need her. She prompt and detailed in her responses via email, and makes sure to stay in touch when there are issues that require prolonged time frames.
I recmoned her and Renters Warehouse for any potential home owner or investor looking for a property management company.

Renters Warehouse has taken over the property management for 3 of my rental properties. [redacted] has done a wonderful job - finding great tenants who have taken excellent care of my houses. He is readily available when any questions arise - very capable of handling rentals. He is professional, and a man of his word. I have recommended Renters Warehouse to several friends and coworkers who are just as please with Renters Warehouse as I am.

[redacted] did a fantastic job . He got the house rented in less than 15 days, then he went way out of the way to get January rent and February rent.Because of this experience we have decided to let him handle our second house at the end of March. [redacted] job well done.

I had Gabe as my representative and he was outstanding. At the first walk through, he had give me a couple of good suggestions to improve my condo so it would rent more quickly. I took care of those items and the condo rented in less than a week for a 2 year lease. Gabe was very proffesional, knowledgable and friendly and prompt. I would highly recommend Renters Warehouse and Gabe!
