Complaint: [redacted]
I am rejecting this response because:
I never received an over payment check from SLS for seven hundred ten dollars or any amount for that matter.  I received a check from [redacted] for four hundred odd dollars but none from SLS regarding the over payment....

Please send me a copy of the cashed check with my signature on it.  I doubt you will find it because it was never sent.   Where did that claim come from?  [redacted] said SLS should send me one because its the law.  You know what I told them?  I laughed and said you don't know this company.  Again, you have all those dates which are great.  However, if you listen to the tapes of my concerns to your executive services and their assurances that this was getting taken care of it doesn't jive with your story.  Another thing that doesn't jive is the fact SLS keeps dancing around is why was there negative reporting on my credit in the first place?  Why whenever I called SLS the first person I would talk to stated that I was delinquent on my payments?  How come you didn't document those conversations in your response?  Doesn't make sense does it?  Send me my over payment amount please and when do I expect to see it in the mail?  I never asked for the loan modification and I never asked for the second either as SLS claims.  It was a one page letter in the mail that was sent to me simply saying if I wanted to extend the interest only period to sign on the line.  No fees, no this and that, no fine print and certainly no putting my payments into a suspense account billing me for a higher balance while allowing your billing department to wreak havoc on my credit.  Don't see my point yet?  Include why my credit was taking a hit in your story and then see how well it makes sense.  Poor communication between SLS departments and what I view as confusing charges and double charges is what I am very unsatisfied with your answer.  You claim that you did everything by the book but you are leaving the errors of your department from your response.
Sincerely,
[redacted]

Initial Consumer Rebuttal /* (3000, 8, 2015/07/24) */
(The consumer indicated he/she DID NOT accept the response from the business.)
There were errors in the whole thing they did...I even had the NHS in on it. NSH even told me not to send in paper work signed that is wrong!!You send me wrong paper work and want me to sign it and send it in?? And you find no errors in that?? I was mislead in the whole process. Now I am asking for paper work on my mortgage and have not received it. It is funny how only the paper work that I need never gets to me from SLS. I am sorry, SLS needs to listen to the recordings of all the times that I called and had HUD, and NSH call. Listen to those and tell me nothing was wrong...Kirkland, Billie and Bradley tried to bully me into signing paper work that was wrong, They even said it was wrong, they were nasty and not helpful at all. Then I get a letter that tells me I need to apply for a Mod to help me. I already did that and got a Mod!! Sorry I don't except your answer on this.

Dear [redacted] and [redacted],   This letter is in response to a complaint filed with the Denver Revdex.com (“Revdex.com”) and received by Specialized Loan Servicing LLC (“SLS”) on December 15, 2017 regarding the calculation of the interest payment on the above-referenced...

mortgage account (the “account”).   SLS’ records indicate the servicing of the mortgage account transferred to SLS effective November 1, 2014.  At that time, the account was due for the November 1, 2014 contractual monthly payment.  We understand the account was included in a Chapter 7 bankruptcy that was discharged on August 18, 2008. SLS is obligated under federal bankruptcy law to comply with the requirements of the mandatory discharge injunction.  Accordingly, the information contained in this letter is for informational purposes and is not an attempt to collect a debt or impose personal liability with respect to any portion of the debt that may be discharged.  For your information, the account is currently due for the January 1, 2018 contractual monthly payment.   With regard to your concerns about the calculation of the interest payment, SLS’ records indicate on November 13, 2014 SLS received your payment in the amount of $4,529.22.  At that time, the interest rate on the account was 2.62500%; $1,896.61 was applied to principal, $1,378.48 was applied to interest and $1,254.13 was applied to the escrow account.  The interest amount was calculated using an unpaid principal balance of $630,163.14 and the above-noted interest rate of 2.62500%, which results in a per diem of approximately $45.32.  The billing period was 30 days, which resulted in the interest due of $1,378.48.      On December 6, 2017 SLS received your payment in the amount of $4,857.60.  The interest rate at that time was 3.75000%; $1,857.80 was applied to principal, $1,753.19 was applied to interest and $1,246.61 was applied to escrow.  The interest amount was calculated using an unpaid principal balance of $561,020.34 and the above-noted interest rate of 3.75000%, which results in a per diem of approximately $57.64.  The billing period was 30 days, which resulted in the interest due of $1,753.19.   SLS’ records indicate the interest rate is currently 3.87500% and the unpaid principal balance is $559,162.54 (this is not a payoff quote), which results in a per diem of approximately $59.36.  The billing period is 30 days, which results in the interest due amount of $1,805.63.  SLS sent you a periodic statement dated December 6, 2017 (a copy of which is enclosed) advising the full monthly payment due January 1, 2018 is $4,893.29; $1,841.05 for the principal, $1,805.63 for the interest and $1,246.61 for the escrow.    SLS has confirmed the calculation of the interest due to be accurate.  Accordingly, SLS is unable to accommodate your request to adjust the payments.  Copies of your Note, Deed of Trust and modification agreement, as well as SLS’ payment history with transaction codes are enclosed.                 We have researched your account and our records indicate that the calculation of the interest payment described in your dispute was not in error. We trust that we have responded to your concerns.  You have a right to request the documents relied on by SLS in reaching the determinations communicated in this letter by contacting us at the number below but please note that SLS has already enclosed them for your reference.   If you have any questions regarding this information, please contact Customer Care toll free at 1-800-315-4757, Monday through Friday, 6:00 a.m. until 6:00 p.m. MT or TDD 1-800-268-9419, Monday through Friday, 8:00 a.m. until 5:00 p.m. MT.  SLS accepts calls from relay services on behalf of hearing impaired borrowers.

Complaint: [redacted]
I am rejecting this response because:I filed a previous complaint that SLS would not refund or pay the property taxes from my escrow account. They were using the money to credit the loan amount against my wishes. This was resolved through the Revdex.com, thank you. After the resolution, they send new payoff statement rather than credited they are collecting $4,250 for property taxes while they have $7,000 in my escrow account. They are refusing remove tax money from the pay off statement. They have and control my escrow account with $7,000. No need to collect an additional $4,250. As usually they are just jacking me around trying to delay delay until the closing date.Pay my property taxes using the $7,000 they have in escrow. The taxes were due Nov. 1st and delinquent after November 15. I write this today and they still haven't paid them.
Sincerely,

Initial Consumer Rebuttal /* (3000, 14, 2015/09/15) */
(The consumer indicated he/she DID NOT accept the response from the business.)
Over the last 11 months I have sent 3 written requests to SLS to remove the loan closed November 2014 from my [redacted] report. September 2015, I have finally gotten "we are reviewing" letterbut it still shows "open" on my report! Why should a company like SLS be allowed to do nothing about their mistake? See attached screen shot from today that shows open on TransUnion.

Dear [redacted],This letter is in response to a complaint filed with the Denver Revdex.com (“Revdex.com”) on January 13, 2017 and received by Specialized Loan Servicing LLC (“SLS”) on January 17, 2017 regarding credit reporting on the above-referenced mortgage account. In your complaint,...

you state that SLS has refused to acknowledge your request. Contrary to this, areview of SLS’ records indicates that the enclosed letter dated November 25, 2016 was sent in responseto your request to correct credit reporting for the above referenced account. With regard to your concerns about the payment change, a review of SLS’ records indicates the enclosed Escrow Statement dated June 6, 2016 was sent advising that the new monthly payment breakdowneffective August 1, 2016 was $833.84 for Principal and Interest, $442.36 for the Escrow Payment, and$68.77 for the Shortage Payment, for a total monthly payment of $1,344.97. Additionally, the enclosedbilling statement dated August 4, 2016 was sent advising that $1,344.97 due on September 1, 2016.Finally, the enclosed Late Notice dated September 17, 2016 was sent advising that our records indicatedthat your mortgage payment was more than 16 days past due, and that $135.45 was the total amount dueincluding the September 2016 late charge of $41.69.With regard to your concerns about the credit reporting, a review of SLS’ payment history indicates thatfunds in the amount of $1,251.21 were received on September 2, 2016. As these funds were insufficientto satisfy the contractual monthly payment of $1,344.97, the funds were placed in a suspense account.Subsequently, on October 4, 2016 SLS received funds in the amount of $1,344.97; $1,344.97 wasapplied to the September 2016 contractual monthly payment, $1,251.21 was held in a suspense account,as the funds were insufficient to satisfy the outstanding October 1, 2016 contractual monthly payment. On October 14, 2016 funds in the amount of $93.76, which was applied with the funds in the suspenseaccount to satisfy the October 2016 contractual monthly payment. Therefore, we found that SLS is reporting information to the credit reporting agencies accurately. Inaccordance with the Fair Credit Reporting Act (“FCRA”), SLS is required to report payments and account status accurately; therefore, credit cannot be corrected as a courtesy. Enclosed is a copy of the paymenthistory and transaction codes for your review. In researching your account, we have found no errors. we have previously responded to a similar request regarding the PMI removal on January 28, 2018. After the valuation was completed, you were approved to have the PMI removed from the escrow account. Our enclosed letter dated February 1, 2018 informs you that we are currently in the process of removing the PMI from your account. According to the Homeowner’s Protection Act ("HPA") regulations; we have until the end of the month to complete and remove the PMI from this account. There is nothing else you need to do. Complaint: [redacted]
I am rejecting this response because:
Sincerely,
[redacted]   SLS you keep responding with the same evaluation and comments, we have ask for documents (Lawyer) in connection with your reason for claiming all these so call Bank/Gov. ACTS you are entitle too without justifying the charges against us. These acts are not a issue in our situation as we were never in a foreclosure position. We received a payment due date and made the payment due ON TIME as asked and IN FULL. Again for the 3rd time, Why we are being charged foreclosure fees TOTALING $1,385.32  from both the Lawyer and SLS, when this never happened! We have attached files corresponding to the truth of this matter so maybe you can understand that your charges are NOT in accordance with any regulations you have repeatedly mentioned.  [redacted] and [redacted]

(The consumer indicated he/she DID NOT accept the response from the business.)
They did nothing to remove the $84 charge from my account - this was verified with a phone call to them today. The issue has not changed. An insurance policy was taken out, without my approval or without ever contacting me directly and became in force on 5/30/15 for $9300. However on 5/30/15, the loan balance had already been paid down to $10, so there was no reason to have a $9300 policy or any policy for that matter.

Complaint: [redacted]
I am rejecting this response because:The matter was supposed resolved by the $35 fee that was verified as not appropriate, was going to be waived.  I was also informed by SLS Executive Services that the $18 fee, while supposedly covered a different billing period, would also be waived.  I am waiting for conformation on both of those.  In terms of the loan modification program, I was verbally accepted into the program, confirmed with the supervisor in October, and my file was recorded as such.  I had asked for written confirmation that in January, the program modifications (40 years vs. 30 years and 3% vs. 6% interest would be applied).  I was told that [redacted] would call me back within 2 days, over two weeks ago now, and that I would get written confirmation of what was already agreed to (recorded and documented in SLS's system).  I am still waiting for the call back and written confirmation.
Sincerely,
[redacted]

referenced mortgage account.
Our enclosed letter dated November 23, 2015 reflects that you were denied for a modification because you notified us that you did not choose to accept the offer. Please note that all offers for loss mitigation or acceptance of a settlement are at the behest of your investor. As we must work within the parameters of your investor's guidelines and the guidelines of any available programs, we may not be able to offer a lower payment or lower interest rate. The goal is to bring an account current and to keep foreclosure from occurring.
At this time if you had a change in circumstance in your income or expenses, you will need to complete a new financial package; however, we cannot guarantee that the outcome will yield better results than the last offer. You may wish to call our representatives at the telephone listed below before completing another financial package in order to be sure that this would be the best option for you at this time. We have enclosed a financial package for your convenience.

This letter is in response to a rebuttal of the original complaint filed with the Denver Revdex.com ("Revdex.com") on October 31, 2017 and received by Specialized Loan Servicing LLC ("SLS") on November 16, 2017 regarding a loan modification for and payments not applied to the above-referenced mortgage account. Our records indicate that we have previously responded to similar requests regarding loss mitigation options and modification documents on October 27, November 7, and with our Revdex.com response on November 14, 2017. We are unable to review your account to determine what programs, if any, you may qualify for until we are in receipt of a complete financial package with all supporting documentation and information. At the direction of our underwriting department, we have requested and still need a signed and dated profit-and-loss statement listing all income and expenses in order to have a complete package to review for a loss mitigation option. Income indicated in your Request for Mortgage Assistance and/or tax returns must be validated. If income is no longer received, further explanation may be required. If you wish self-employment to be considered, we require a signed and dated profit-and-loss statement for the most recent quarter. Your payment in the amount of $3,600.00 was received on September 14, 2016. Your personal check was returned, as it was insufficient to reinstate your account. In our November 17, 2017 letter we responded to your concerns regarding repayment of the loan as follows: It is unclear when you were advised that we did not offer a repayment plan. In some cases, repayment may be an option; however, all offers are made at the discretion of your investor after a review is completed. Concerning the document resubmissions noted, there are certain requirements that must be met before the account can be evaluated for loss mitigation assistance. A review of the received financial documents has determined that some of the documents received were the correct document but were missing certain validations. Loss mitigation guidelines require certain information, signatures and marking/identification for validation of various documents. If the documents we receive lack the necessary validation elements, they cannot be accepted, and the loss mitigation application remains incomplete. We have researched your account and our records indicate the loss mitigation requirements described in your dispute were not in error. We trust that we have responded to your concerns. You have a right to request the documents relied on by SLS in reaching the determinations communicated in this letter by contacting us at the number below, but please note that SLS has already enclosed them for your reference. As part of the loss mitigation process, our records reflect that [redacted] (Teller ID #[redacted]) has been assigned as your Single Point of Contact ("SPOC"). She is available to discuss possible options and any questions you may have concerning the financial information package or the review process, including appeal. I am rejecting this response because:This response does not address the issues I have had. My concerns were not due to the overall timing of the review of my case but rather to the continued missing information that I had sent them. On multiple occasions I sent them information, with confirmation it was sent, only to later find out it was not received. This led to delays in processed and of more concern what was happening to my information that was being sent. They have major issues with processing of information that was sent to them and no one could tell me what happened to this info. So I am very concerned that unauthorized individuals may have access to my information. This is my concern that needs to be addressed as I am concerned with potential identity fraud based on their poor processes.
Sincerely,

I am rejecting this response because:
The Loan Service Company does not provide the loan number or date the loan was initiated, likely because no "jr mortgage" exists. If it exists, State of Washington laws extinguish all mortgages when a foreclosure occurs.
Please provide both the original mortgage document and the jr mortgage document to the Revdex.com so my evaluation as your company has a reputation of ignoring information requests per your Revdex.com history.

Sincerely,

Dear [redacted], This letter is in response to a complaint filed with the Denver Revdex.com ("Revdex.com") on January 5, 2017 and received by Specialized Loan Servicing LLC ("SLS") on January 6, 2017 regarding the November 2016 payment on the above-referenced mortgage account. A...

review of SLS’ payment history does not indicate the receipt of funds on November 3, 2016. On November 28, 2016, funds in the amount of $343.99 were received and applied to the November 2016 contractual monthly payment. On November 29, 2016, SLS received correspondence from you; however we were unable to accept the altered proof-of-payment as SLS requires a complete, unedited bank statement, or a copy of the cancelled payment instrument, in order to research the account further. Subsequently, SLS received the bank statement for the period of November 23, 2016 through December 11, 2016; we require the bank statement for the period including November 4, 2016. On December 5, 2016, the account was paid in full. On December 20, 2016, a refund check in the amount of $758.29 was sent for the additional funds received during the payoff. A copy of the SLS payment history with transaction codes is enclosed for your reference. Therefore, SLS is unable to accommodate the request for an additional refund as our research does not indicate an extra payment. Additionally, the fee assessed for the delinquency of the November 2016 contractual monthly payment has been confirmed as valid and we are unable to refund the fee. In researching your account, we have found no errors. You have a right to request the documents relied upon in reaching this determination by contacting us at the number below, but please note that SLS has already enclosed the same for your reference as outlined above.
