A meeting was conducted with [redacted] and [redacted] at their residence on Saturday 2/21/to review any outstanding warranty items and to clarify warranty proceduresA comprehensive inspection took place at that time where we discussed and clarified the Standard Pacific Homes warranties of 1-year functional, 2-year mechanical and 10-year structuralAll parties recognized this is the contractual agreement A short list of items were generated to be addressed between March 9-while Mr [redacted] will be at home and will be completed at that time

My name is Giles Patterson, I’m Division President of Colorado for Standard Pacific Homes I appreciate the opportunity you’ve afforded us to respond to this complaint dated April 30, 2015.I assure you that Standard Pacific Homes takes matters such as these very seriously and we pride ourselves on the quality of work and customer service we provide.Item 1: “Contract does not say that I will have seams in the kitchen island granite.” All purchasers sign a natural materials addendum in which we disclose that granite counters have seams Given the size of the islands we provide, this is unavoidable No action will be taken to replace the granite.Item 2: “We do not have screens in our patio and around our house.”We have confirmed that all included screens have been provided and installed Item 3: “We do not have the upgraded padding we paid for in the master closet.”Our Construction Manager has inspected the installed carpet pad and confirmed the correct product is installed.Item 4: “We do not have door knob jams fixed”Our Construction Manager inspected the door knobs and corrections have been made Doors are operating correctly.Item 5: “We do not have the touch up paint and texture that many builders would have done already.”After inspecting with Ms***, we have contacted our Painter and all noted touch up items will be repaired This is an open warranty item which will be completed.Item 6: “We have a hole in the wall and ink markings on the wall from construction.”Similar to Item 5, this will be corrected and notice has been given to our painter.Item 7: “The sod and sprinkler system we received after closing is inferior to our neighbors, as noted by our neighbors”.Our Construction Manager has inspected the irrigation system and determined that it is installed correctly and operating correctly As a courtesy, we have requested that our Landscaper fertilize the front yard.In the future, [redacted] can contact our warranty department directly through the contact list provided her at closing and we will be happy to respond and take care of her warrantable items.I hope this concludes this matter from the Revdex.com’s standpoint.Respectfully,Giles PattersonPresident, ColoradoStandard Pacific Homes, Colorado, LLC

Revdex.com: I have reviewed the response made by the business in reference to complaint ID [redacted] , and have determined that this proposed action would not resolve my complaint For your reference, details of the offer I reviewed appear below It has been over weeks since our back yard was flooded, weeks since we submitted a bid for our damages, weeks since the plants and irrigation systems were removed (something we feel only occurred because of the insistence of HOA and CalAtlantic's necessity in turning over maintenance to HOA) and all this time, we have been receiving the same response: "We will contact you with a response." Unfortunately, this is something that we believed every time we contacted their representativesWe waited weeks to file a complaint with the Revdex.com because ultimately their promises of a response were never metAgain we waited an additional week hoping for restitution so that we could once again have our back yard back to its original conditionThey have my contact information, and after a week, we have yet to hear from anyone at the company.We are not going to accept another generic response from a large company who fails to take homeowner complaints seriouslyThese deceptive practices do not sit well with us and, if I were a current buyer, I would question the standards of a company that promotes this type of behavior Regards, [redacted] ***

We responded to the customer letting him know that we understand the frustrationDealing with living and breathing landscaping is difficult for everyone to predict and manage In lieu of the $cost, the company will cover the full replacementWe consider this matter resolved

CalAtlantic spoke to this customer about his concern and explained that the front courtyard area in question was graded to sheet drain out of the courtyard, over the walkway to the street and adding rain gutters, if desired, is the responsibility of the homeowner Gutters were not included on any of the homes with this same configuration, but were offered as an option if so desired After monitoring the situation we did not feel that the amount of standing water exceeded the Performance Standard stated in our “Homeowners Limited Warranty and Maintenance Manual” which states no ponding of water should remain more than hours after rain Once the rain stops the water drains out of the courtyard as designed, therefore this is not a construction defect

My house is even the same color as the house in the renderingRegarding the other issues, saying that they have been passed on to someone else to handle and are therefore resolved is not a satisfactory responseAfter more than months of raising this issue and not getting any resolution this shouldn't be closed out until it is actually resolved Regards, [redacted] ***

CalAtlantic Homes has been in contact with this customer and is working towards a resolution

Even though the items mentioned in Mrs***’s complaint are not warrantable under CalAtlantic’s 10- year structural home warranty, CalAtlantic sent a 3rd Party Engineer to Mrs [redacted] s residence and determined there was in fact no structural defects in her foundation and everything related to Mrs [redacted] s request was resolved on August 9th,

In regards to complaint ID # [redacted] , [redacted] Homes’ response is as follows:Prior to Ms [redacted] 's purchase of the home (which occurred when she closed escrow on the home rather than when she entered into a purchase agreement), the finished home was presented to her during a careful Final Presentation that was conducted at the home with the [redacted] Construction Manager and Ms [redacted] The tile issue was brought up at that time and [redacted] 's response, following the investigation by the product representative, was that the tile dye lot was within industry standards and that the tile would not be replaced Ms [redacted] chose to continue with the home purchase and closed on the home.As mentioned below, the electrical outlets meet the building code and industry standards which take into consideration access to the electrical outlet

NO roofer came to check the roofWhat part of this doesn't he understand?The list continues to be same: 1- Roof, chimney issue2- Squeaky floors3- Squeaky stairs, which we paid to upgrade4- The stove, counter is slanted toward the front5- Nook door insulation completely came outNot sealing at bottom6- Rotten wood in the basement, holding the house7- The trim around the house were never primed and painted, now the paint has come out in less than a yearThis is one issue that I have notified them over and over again8- The carpet getting black behind the doors from the door hardware [redacted] said he knew what to do to fix that problemHe never addressed the majority of the problemsHe would send [redacted] to do the work, he in turn walks around and always said "I don't have the supplies"9- Master window hasn't been changed, etc, etcetc [redacted] has every single requestThe problem is that every email we sent, the reply was always " [redacted] will advise"I attached some pictures for you to see.Thank you, [redacted]

We are working with the customer as well as the vendor to schedule these repairs to the customer's satisfaction
