urgently forwarded to our local team in Georgia.  The buyers Superintendent has already met with them last night to go over their list and address all of their concerns.  Also, the Superintendent will start to schedule appointments between our buyer and trade partners to gain access into their home.

I am rejecting this response because:There are way too many things wrong with this house that is practically new for any representative from Wade Jurney to claim that we are being unreasonable or have an unrealistic expectations. I have a host of emails and pictures than span almost a year now of repairs that are still not completed to any reasonable standard. There are way too many gaps and loose creeky floor boards upstairs. So much that in certain rooms the floors creek like a haunted house as I walk through. The floor upstairs also still has uneven areas that ramp up and down in an obvious way. A Wade Jurney rep looked at the floor this past week and told me that although it is visibly flawed and uneven, that it still passes building code for residential structers in South Carolina. I want proof of this. A list of substatial construction and instalation flaws are as followed. The carpet install was botched from the begining and should be replaced. Seams throughout the home especially upstair are ugly and do not blend as they should. Some carpet seams are loose as well. There are drywall seam areas on the ceiling that we marked with blue tape to be repaired and they simply removed the tape without repairing. On November 1st  2016 we started to notice wet spots on the ceiling upstairs. On November 4th they had someone come out to see what was causing this. After examining the attic area they found water in the attic that came in from all the rain over the time since the house was constructed. They passed the final home inspection without covering the ventilation holes in the roof. They had someone crawl up on the roof to confirm the holes in the roof but didnt cover the holes till late November. We had several hard rains during that time period and there was a good bit of water the came inside our new home. This comprimsed the drywall nails and drywall seam taped areas. This is careless and more importantly that amount or water coming in over nearly 2 months is likely to cause dangerous mold to form. I expressed concern over this several times but all they were willing to do was paint over the water stains that were visible on the ceiling. Me and my family's health as well as the structure of our new home was being compromised due to their negligence. Their handling of this situation was both wrong and unethical. Wade Jurney owes me and my family a rightful resolution to these problems instead of leaving me holding the bad and paying for the many miss-steps they made in poorly constructing this home. We have been more than patient with Wade Jurney, now it's time for them to quit making excuse and fix this once and for all.

The pictures I provided show clear detail of the debris left over by your construction workers. Nothing is virtually impossible to prove, hence why I have photo and video of the evidence. You have provided a daily hazard for me to drive through. There is no accountability being taken by WJH, but the pictures clearly show the kind of work site I and the rest if the neighborhood are forced to live in due to your crews safety negligence. I want to be reimbursed for the damages that were caused by your company. If you stand firm on your refusal to rectify the damages, yet openly claim the hazardous site that you describe as being normal, I want your Revdex.com rating to reflect the grade that your work sites scale.

Wade Jurney Homes and it's employees take every precaution possible to ensure a safe and peaceful environment for not only our customers, but also surrounding neighbors. Wade Jurney Homes Builders(supervisors) continuously walk job sites to identify any and all hazards and work efficiently to immediately rectify all issues including hazards in the streets. This is done at a minimum on a daily basis, as Wade Jurney Homes employees, subcontractors, and customers also have to travel these streets and we want to ensure a safe environment for all. If we have a subcontractor who is not following these guidelines Wade Jurney Homes rectifies the situation and issues a back charge accordingly.

warranty claim on file had to do with the heat and that was repaired in a timely matter. As for the other concerns, we are currently in touch with the homeowner and repairs are underway.

All of the concrete curbing and sidewalks in the entire community were required to be inspected by the City of Raleigh  The initial inspection was completed late last year and Wade Jurney Homes began replacing the necessary sections of curbing and sidewalk.  A secondary inspection was...

completed in February and WJH is currently repairing the areas in question.  Once the final repairs are inspected, WJH will then repair the affected lawns in the community and lay the final coat of asphalt.  Our goal is to have this completed within 60 days of today barring excessive rain or delayed responses from the City of Raleigh.  Thank you

I am rejecting this response because:
The original builder installed white vinyl mailbox posts, which is the community standard. I would like to have this issue escalated up to someone else within Wade Jurney to get this issue resolved. And do what is right for our community and the homeowners. Painting a wooden mailbox post does not solve the problem.

We are continuing to work with the situation and have completed many of these items listed yet again.  The third party inspectors used by Wade Jurney Homes pursuant to Florida statute 553.791 follow the required guidelines, regulations, and are subject to audits by the municipalities in accordance with the statute.  These inspectors in many instances are former municipal inspectors and the home is built to the state and local codes.  We have inspected the filters currently in use by the homeowner and have offered a different type for which we are still waiting on to arrive as it was an ordered item.  The areas of repair have in fact been sanded and painted and approved by the homeowner.  An inspection of the yard has not yielded the items that are noted but efforts will be made again to reinspect.  Wade Jurney Homes uses approved products for installation in Florida, every product must be approved and given an approval number by the state of Florida.  The products used can only be used if they are approved for use in Florida for which our products are.

manager and I called Mr. [redacted]. I explained again that the area in question was required by the local officials and code in order to pass inspections. He wanted different and additional grading and landscape work done. While we appreciate his request, we do not perform extensive landscaping and grading on our homes. In the interest of providing the most home for the money, we prepare the area around the home to meet any grading requirements and just provide basic landscaping. Customers are welcome to expand and do additional work after they move in which is what Mr. [redacted] was told. All covered service items have been completed. Unfortunately, this request was outside of what we provide.

This will go as an unsatisfied request. Root cause of the issue is that it was not graded properly to begin with. This should have been managed during and after basic landscaping was performed to know that a slope from the house was needed. Yes you can throw a swail ditch in anywhere when needed to get the inspection passed in the last minute. House sits much higher than surrounding ground in that area and swail should have been avoided to begin with. Now I'm left to make the proper land adjustments. Everyone that looks at that side of the house says why do you have a ditch there? I say exactly. It should have been graded from the house down to the sidewalk that is 3 feet below the house. The builder threw in a ditch to pass inspection. Not cool at all. I thank the builder for the response. I understand the cost basis for the decision on not paying additional funds to grade the land vs digging in a swail. I understand wanting to get a home closed before the end of the month. Ultimately this can be a learning lesson for the builder that knowing what is needed during the building process will prevent last minute adjustments that may and will affect the buyer experience in a more positive way. There is no resolution yet. They did not respond as to whether or not they will reimburse us...

for a non-private inspector to come and inspect the property with a full report. They are currently sending their contractors to me to schedule repairs on some of the issues. There was no mention from them as to whether or not they are going to get the air ducts cleaned. The contractor they sent for the slider door said that the door they installed is the door that Wade Jurney chose and that's the one they have to use. However, they said that the door we have is for a screened in Lanai (we do not have a lania at all. The contractor said that we will probably see water come through that door eventually because it is the wrong type of door for a non-lania home.  They use this door because it is less expensive then the correct type needed. They did switch out a breaker on the electrical pane. We will see if it helps the electrical issue.The contractor coming to fix the carpet problems told me already that Wade Jurney chooses the cheapest thinnest carpet possible that's why we cut our feet at transition points and stairs and that the carpet tacks cannot be corrected or nailed down. So they are coming  to look at the linoleum. There will be no resolution on the carpet.The drywall guy has also scheduled an appointment to fix under the windows and the ceiling.There has been no mention of what will be done about the debris under our sod/lawn.So I cannot accept the one sentence response from the builder. It was incomplete and insincere. We are totally willing to work with them if they do the right thing and address each issue fully as well as provide a solution and pay for a inspector who is not on their payroll to give us a report stating that the bones of the home are good. Meaning the plumbing, roof, structural, hurricane code items and electrical.

Our customer sent in a request that was received on 1/4/18 concerning mostly cosmetic issues in the home in question. Our customer service rep contacted our customer on 1/8/18 and scheduled a appt for 1/11/18. Per his investigation all items were found to be within general construction standards....

Customer did not sign off request. Customer service representative sent customer a completion letter on 1/11/18 since there was nothing inherently wrong with any of the items listed. Division manager contacted homeowner on 2/12/18 as a follow up with customers concerns. Appears the most concerning issue per our customer has to do with a reveal on one of the tubs in the home. Customer has taken upon there selves to correct the reveal issue at the top of one of the tub walls. Customer was informed that this may void any future warranties concerning this particular tub but to please contact us if any problems arise concerning the tub in question or any other issues they may have during there warranty period and we will investigate and repair as needed.

had someone contacted us before now about fixing all the issues in the house we wouldn't been forced to fix all problems to begin with. This is a brand new home. please look at the photos I submitted with my complaints and tell me would you be satisfied with this product knowing it's NEW, not pre owned. So I totally disagree how this matter happened. Now our family after looking for several years are stuck in this half built,poor quality of a home.

rear yard grading and found the drainage immediately surrounding the home to be adequate and functioning properly. There is positive drainage away from the home on all sides. There is a drainage ditch in the front of the home that had some sediment in it. It is mostly sodded with the exception of approximately 10 feet on both property lines. The rear yard has a drainage swale that is designed to carry water across the back. A stabilization netting was placed in this swale to deter erosion prior to closing on August 28th, 2016. There is some minor erosion around the swale as well as some minor erosion around the side yard where water from the gutter downspouts flow away from the home.
In accordance with the contract and prior to closing, sod was placed in the front yard from the front corner of the home to the street and the remainder of the lot was covered with seed and wheat straw. An inspection item on the walk through was to add screening to the back yard drainage swale (the netting described above). The warranty standards in the WJH warranty manual states the following:
Page 9 - Drainage
Wade Jurney Homes will establish grading and drainage swales in accordance with the applicable local municipal code. Water should not stay in swales longer than 24 hours after a light rain or 48 hours after a heavy rain.
WJH is not responsible for erosion due to acts of God or other conditions beyond the control of the contractor and that WJH provides a "starter" yard. It is the homeowner's responsibility to water, fertilize, cultivate and maintain the yard, trees and shrubs.
Page 16 - Landscaping
Germination of grass seed is dependent on certain climatic conditions that are outside the builder's control and that it is the homeowner's responsibility to maintain and water the lawn.
The drainage pattern around the home meets specifications and ensures water does not sit against the home, the seed and straw initially placed to stabilize the rear yard did not take. Although the warranty states this is a homeowner maintenance issue, WJH has agreed to the following:
Sod the remainder of the front yard from front corner of the home to the street, property line to property line.
Remove any sediment in the front drainage ditch as well as the straw bales in drainage ditch on right side of property.
Touch up minor erosion issues in drainage swales in rear and side yards.
Add seed and straw throughout rear yard.
Fertilize front, side and rear yard to promote germination as well as boost existing sod.
Ensure netting in rear swale is adequate while seed germinates.
Refresh pine straw in front yard.
Sweep areas worked on when completed.
The work described above is scheduled to take place on Monday, March 14th. It is my understanding that the siding work covered under warranty was completed. Wade Jurney Homes is proud of the homes we build and sincerely hopes Mr. [redacted] is happy with his home.

-The Drainage is not adequate to the building plans submitted to the City. There is a confusion on who suppose to fix the yard. since the initial plans and permits was pooled by the first developer and it was second handed sold to WJH.
Wade Journey Home than did accept the deal and made an investment in the top of it which translate to profit but yet still deny responsibility of the yard maintenance and upkeep.

Good evidence of that is my next door neighbor, his yard is FLAT. my other neighbor including mine their yard is a mess. which is causing all this erosion.
This erosion is hand created by WJH result of a bad execution of the plans.
I try to reason with the Manager:
-- I proposed to him; That I can put down pipes to support the natural flow of the water without causing any erosion out of my own expanses and for them to cover it up in the process of seeding.
--I proposed to him; To use the budget of doing the front yard toward correcting the back yard.
--I proposed to him; That I pay for his same contractor to do a correct work in the back yard before they seed
--I proposed to him to make me a proposition of a valuable solution in honor of there Customer satisfaction and promises done by the sales people.
--I proposed to him to meet me half way
"But they refuse all that, they had 2 guys with shovels to fix nothing. clearly it was no attention to fix anything. reseating the back yard which it was an item in my check in list when first moved in. "
WJH Contacted me by phone to explain to me all this miss conceptual ideology and keep referencing their Warranty in process.
Well STATE LAW tramp any contract and warranty from any company "privet sector companies specifically"
So WJH are not in compliance with the law. They are committing a FRAUD knowingly and admitting playing around all this loophole in simple term. They want the the customer to think otherwise but the truth of the fact it is a fraud in anyway you want to look at it is nothing less than a deception !
Their "IMPOSE" solution was to reseat the yard, meaning we are coming to spread some seeds and we hoping that the yard will establish.
I want to give them the benefit of the doubt but again I have to deal with the yard damage and impacts from their caused erosion.
I forgot to mention the net they place in the top of the ditch is NOT safe and NOT acceptable. it make the ground seems flat but in reality its a carver for a huge ditch that is nothing but a security risk to my kids and anyone may cross.
The Net they placed is a camouflage to the issue nothing less. in fact even the idea wasn't executed properly.
I Emailed Chris.A back to get his crew back to CLEAN the yard and FIX the Net which is 3 days old and it's getting blowing away by the wind in bottom side.
-Of course I didn't hear anything back from him, He acknowledge that his crew is doing work in my neighbor yard but their was nothing done to their proposed solution.
+ The siding was Fixed (Completed by couple load disrespectful guys) I got a call from my neighbor complaining about loud voices and swearing.
- The electricity still remain didn't head a mention about that and I would love to have it fixed in the kitchen.
To Their credit, The manager was cool I should say the new Manager and I hope to continue working with him specifically the yard which is the main issue in my item list.

Contractor call you to schedule an appointment, Not just show up in your door steps and cause you to miss work. my Wife had to take a half day off the deal with that.
Second supervise your crew, third do it right and right the first time, last QUALITY CHECK which none of that clearly was done.
yet everyone I talk to in the phone claims over 20 years of experience... not to be insulting but 20 years of doing it the wrong way it's not an experience in my book.

The municipality inspected the home and prior to issuing a Certificate of Occupancy, ensured the home met code in regards to drainage. The customer wishes to have a flatter backyard and for water from neighboring properties to keep from entering his property. The sales contract does not guarantee or promise a flat backyard. This home was started as a spec home and customer saw the yard prior to purchase. The yard is draining correctly and The Wade Jurney Home Owner's Manual unequivocally states that the yard, grading and drainage is the responsibility of the homeowner. In an effort to provide superior customer satisfaction, WJH added more sod, raked drainage swales and added more seed and straw to the yard. This is not something that would normally fall under the scope of the warranty but was done in an attempt to help the customer establish his yard. Homeowner asked that WJH apply any money to be used towards customer satisfaction to instead be used for the purposes of making the yard flatter and that he would provide materials to add a French drain. WJH feels any manipulation of the yard will cause serious drainage issues and WJH will neither rework the yard nor accept any responsibility for erosion or worse, damage to the home due to reworking or redirecting of drainage swales on the property. It is our sincere wish that the customer is happy with their home. WJH stands behind our homes and will honor the warranty as described in the Homeowner Manual. Any additional claims can be sent through the warranty porthole on our website.

Well above all I have to appreciate the effort spend by the company. trying to correct the issue. The sales stuff was the one behind the promise prior to closing and that was one of the item listed on the owner inspection sheet. They played us on the description. Which mean we didn't describe it as well as we should and worst the Manager for that office left. The contractor at that time of closing also left with rummer that he got fired. anyway My case wish to remain open with Revdex.com since the promise of a flat yard is denied. I believe everything the Manager said in above statement but the truth is He is new to the company. he only been in his current position for less than 5 weeks. Because the employee turn around in WJH is very high.
My wife, My realtor, The contractor guy who got fired and the manager and I, can testify to this if it needed.

However, we cannot control all aspects of the process. It is our policy to inform all buyers of anticipated closing dates and times as far in advance as possible. We cannot guarantee those dates in all cases. Of course, we will do all we can to meet Ms. [redacted]' expectations and minimize the impact on her and her family. We cannot be accountable for any additional expenses as a result of our buyers' decisions to terminate leases and the like or pay additional closing costs outside of what are normal and reasonable.

Wade Jurney Homes has done a terrible job in communicating with me and treating me as if they care about their buyers. While it is true that they provide weekly updates on the construction process, not once did they make mention of any adverse weather or other specific reasons for delay in the construction process. The emails simply state what SHOULD be completed during the upcoming week. Regarding the current issue at hand, I have reached out to Wade Jurney's corporate office regarding my concerns and not once has anyone replied or reached out to me to acknowledge or attempt to understand my concerns. I completely understand that Wade Jurney cannot control the actual construction process, but submitting plat plans to the city in which the dwelling is to be constructed is something that IS within Wade Jurney's control. The problem is not the actual delay, but more the fact that I was not informed of the delay until 2.5 weeks from the firm close date and Wade Jurney believes this is acceptable. Buyers must make plans to vacate a rental property a MINIMUM of 30 days in advance. When I was notified of the firm close date on June 1, I signed, along with Wade Jurney representative Beth S[redacted], that "all parties agree to close on or before July 6, 2016." Plat plans should have been submitted to the city of Charlotte long before 2.5 weeks from the date of close. It is not the fault of the city of Charlotte that the CO cannot be awarded due to Wade Jurney's timing in submitting inadequate plat plans for review. According to Libiss S[redacted], Wade Jurney submitted plat plans for the entire building whereas the city of Charlotte requires plat plans for each individual residence. Considering how each unit does not share the same floor plan, this would seem like a given. So this delay is the result of Wade Jurney's actions and not those of the city of Charlotte. According to Libiss, the city of Charlotte simply told Wade Jurney Homes that it could take 20 days to review the new plat plans once submitted. Throughout the process the extended deadlines have been attributed to the fact that this is the first time that Wade Jurney Homes has constructed townhomes in Charlotte. The fact that Wade Jurney Homes is experimenting in townhome construction is not the fault of prospective homebuyers, nor are we to be the guinea pigs for their trial and error. Again, the problem does not lie in the actual delay so much as in Wade Jurney's failure to do their part in obtaining accurate information directly from the city of Charlotte who would be doing the review of the plat plans. The problem also results from Wade Jurney's sending out a contract to set a firm close date prior to ensuring that THEIR actions would not cause a delay in closing. As of July 1, NO ONE has communicated a new projected close date. Again, buyers MUST give a minimum 30 days' notice in advance of moving out of their rental unit and I have no idea when I will close on my home. Wade Jurney has control over providing sufficient notice of a firm close date and honoring that set close date so that buyers are not unprepared physically and financially. I was not/am not prepared to pay July's rent as a "Wade Jurney's Hero" (aka a Teacher) without compensation during the summer months. Wade Jurney does not seem to care much about its Teachers.
