Waypoint Homes (formally [redacted]) is terrible management Company to deal with. Made many promises to repair things then didn't follow through. Didn't even follow there own lease agreement when it came to compensating us for not having usable water for a month. Then they failed to return our security deposit with no justifiable reason. Stay away from this Company they only care about profits, not there customers

Hello, It is our understanding that this complaint has been resolved. You have spoken to [redacted] the regional manager as well as [redacted], the property manager and all documentation has been sent. See below communication from the property manager.  According to the local office they have already resolved this issue. The resident was upset that we put he was over 30 days late one time on the rental verification we received from his lender. He stated we were the cause of him being denied for his home loan. He stated a previous Colony employee gave him the okay to pay his late rent with the next current month’s rent.  I have spoken with the underwriter informing her of what Mr. [redacted] stated. The underwriter requested it in writing which I submitted via email. [redacted] (regional manager) spoke with the resident and the underwriter as well. Colony was not the sole cause of his denial; there were other factors that came up when processing his loan application per the underwriter.Please contact [redacted] if you should have additional questions orconcerns. Review: On 05/15, I moved into a residence located at [redacted], [redacted]. Upon inspection of the residence, I observed there to be water leaking through the interior living room wall and my patio roof was warped from rain damage, indicative of water accumulation. Before and after pictures are available upon request. I expressed my concerns to [redacted] the realtor for Colony American Homes, she assured me that this would be fixed. Unfortunately the issue was never fixed and after several failed attempts in contacting this company, no solutions.

Around 06/15, I was once again on the phone with the company for the 7th time, asking them for a status. While on the phone with Colony American Homes, I was explaining how my patio/ porch roof was about to fall. I stepped away and my patio roof collapsed entirely. Colony American Homes assured me once again that someone- cont.Desired Settlement: At this time I am desperately seeking for Colony American Homes owners of this residence to remove (collapsed) screened in patio and replace it in totality. In addition, fix my roof leak inside the residence and reimburse and/or credit my monthly payments, since the collapse of my patio. Since this occurred neither my family or have access to the back yard, due to hazards such as rusty nails, loose debris, and dangerous/hazardous pieces of aluminum, metal laying on the ground.

Good property and location. Rent was a little higher than I felt it should be and even higher if you have pets (paid $450 in non refundable pet deposit AND $60 per month extra for 2 dogs and a cat). **Also - the lease is written for 4 extra days so they can get it ready for the next renter while YOU pay the rent (example: moved out March 31st, but lease ends April 4th costing me $255 of my deposit).

I would never rent from them again and will not recommend any friends here either.

Colony American Homes Rental company use third party maintenance companies to fix any maintenance issues within the rental property. From May 21, 2015- October 3, 2015 there have been issues with a water leak and getting people out in a timely manner to complete the work. The vinyl and laminate floors along with the crown molding were all soaked and and had started to mold and meldew, with having a toddler in the household with Chronic Asthma, is a very dangerous situation for my child's health. While puuting in the work orders for the issue to be fixed on an occassion, I took a day off from work for the issue to be fixed which was scheduled through the maintenance division of Colony American, and the company failed to show nor called to say no one would be coming out, which was a day of work I missed. Then the maintenance company proceeds to place vinyl all over the bottom area of the house, mind you only the laundry room has vinyl and the din area has laminate wood floors. The maintenance worker and I had a language barrier and the worker was sent away by his employeer. Meanwhile, while all these changes are taking place they have left the rent at the same amount has it should be put as the customer of the property I am unwilling to sign a new lease agreement until the maintenance issues have been completed. The issues were just completed on October 3rd, and the leasing mangager immediately places the account with a balance on it for a month to month lease, which was no the agreement that we had from the leasing manager and regional manager which is in an email agreement. No new lease agreement was emailed nor was there a conversation once the work was completed on the 3rd of October but just a bill with the month to month, no follow up what so ever and rude to the fact that when I called to inquire about the fee, the leasing manager proceeds to be defensive and interupting as I speak with her about the issue. I strongly do not recommend this company. Please search elsewhere for rentals. Ridiculous

I had resides in a home that had been acquired by Colony American Homes approx. 2 years ago. Initially, they acquired Home Encounter to manage their properties and report back to them. This group was absolutely unprofessional, would lie and manipulate, would not return phone calls for not days but weeks, I had service requests pending for for oven not working and ice maker not working for 3 months. I called and complained and it did no good. I had plumbing leaking and was told they were coming out for a week each day and they never showed for one excuse or the other. Ended up missing a week from work and $ 1000 water bill that they agreed via email to help pay. To this day after leaving the home in dec 2014. They still haven't reimbursed me for. These people treat you horrible and don't care about you. I lived in this house for six years and was a great renter for what...abuse and an argument anytime I needed something fixed. That is the main reason I rent is because I am a busy professional woman and don't want to be bothered with those things, COLONY HOMES SHOULD BE ASHAMED OF THE WAY THE TREAT THEIR CUSTOMERS AND HOW THEY ALLOWED THEIR MANAGEMENT COMPANY HOME ENCOUNTER TO TREAT THEM (IT IS STILL YOUR RESPONSIBILITY)

Plz don't trust these people and rent from someone who stands behind their promises and has a little integrity!!!

Review: Terrible experience dealing with Waypoint Homes, Adrienn K[redacted], the Listing Agent and other agents as well.

On 01/26/2015 my girlfriend and I submitted an application listed by Waypoint homes, located at [redacted]. All applications were paid for using my Debit Card. The application was generic, not providing additional information besides the rent price and typical income documents required.

I spoke to the listing agent, Adrienn K[redacted], who worked for Waypoint Homes, due to their merger with Colony American Homes. I discussed with her our timeline of needing to move in and she assured me we would have the keys on the 29th of January, 2016, since our current lease expired the night before.

My girlfriend and I saw the house the same day and were satisfied with the condition, except the water worked in the entire house, except the bathtubs and showers in every bathroom.

The day following January 26th (Wednesday), I attempted to contact Waypoint homes, Adrienn K[redacted], the listing agent, and others. After hours upon hours of calling, emailing, texting, etc. I was finally able to get through to the listing agent, Adrienn K[redacted]. She was very unprofesisonal regarding all documentation provided. I completely understood that my girlfriend's income through bank statements was not enough to approve us. This is why I immediately added Julio P[redacted], our roommate, to the application the morning of the 29th, paying an additional $45.00, to bring us well over the 3 times monthly rent per income requirement, only under the promise provided by Adrienn K[redacted] that we would receive the keys that very same day, because our lease expired in our current home.

That Friday, Adrienn K[redacted], and other agents in her office would not return our calls, emails, etc regarding our lease and being provided the keys to our unit, as promised. At this point, we were forced to pick up our scheduled moving truck that was non-refundable, which was reserved earlier specifically because of Adrienn K[redacted]'s word on us being able to move our stuff in Friday the 29th of January.

February 1st, 2016, I received an email from Adrienn demanding my pay stubs that I previously provided to her. The most frustration part about this experience, is Adrienn kept delaying our application, making requests that were never brought up previously, despite my efforts to touch base with her each day since the 26th of January to confirm all documentation provided.

I forwarded Adrienn my pay stubs again, and this is the exact response I received from her, "This is what you sent before and it is not acceptable. We need your actual PAY STUBS FOR THE LAST 2 months. I'm looking forward to receiving the correct information." I was forced to explain to her how I went directly on [redacted] Banking, clicked on view my pay check, and sent her the exact copy, while also explaining that I receive direct deposit, not physical checks. I also had to refer back to the original rental application and cite the clause provided in Waypoint's application to Adrienn just to prove to her what I provided was sufficient, since she demanded 2 months of income, and salary employees only need to provide one month. Yet again, our application was delayed another day.

February 2nd, 2016, Adrienn demanded Paystubs for Carina A[redacted]. We added Julio P[redacted] the week prior to avoid all income issues with Carina, Adrienn new Carina A[redacted] had her own Company and did not receive pay stubs. Our application was delayed yet again, causing us to rent the truck another day.

Finally, end of day February 2nd, we receive a lease. I tried contacting Adrienn about the additional pool fee in the lease, which wasn't mentioned before, and how the plumbing did not work in the home. She responded and demanded me to sign the lease and provide all fees or the lease will be cancelled.

I have never had such a negative experience with a property management compaDesired Settlement: The following are expenses incurred as a result of dealing with Waypoint Homes, and Adrienn K[redacted], the Listing Agent, who was responsible for majority of this nightmare and financial burden due to our involvement with Waypoint Homes:

1) $135.00 in application fees (paid for by Andrew J[redacted] on behalf of Andrew J[redacted], Carina A[redacted], and Julio P[redacted]); and

2) Additional $300.00 in moving truck fees Associated with Adrienn K[redacted] providing untruthful information, delaying our application

I provided actual copies of pay stubs printed directly via my [redacted] Direct Deposit Account. I provided W2s and all necessary paper work for all lessees in order to obtain approval for everything to be submitted. Adrienn K[redacted] provided false information about when our move in date would be. She prolonged the application process and did not respond to any of my phone calls, texts, emails. I rented a moving a non-refundable moving truck based off of her written promise of approval to move in the Friday before February 1st. I understand I will never see a dime from Waypoint for all of the excessive moving expenses caused by Adrienn, a representative of WayPoint Homes. I demand a refund for the application fees of myself, Carina A[redacted], and Julio P[redacted], that is fair compromise given the circumstances of our experience with Waypoint Homes.

Review: colony american refuses to acknowledge dangerous mold concern with children involved.

colony american was notified in October 2014 of black stuff coming from the vents.. this was ignored. I was told its tenants responsibilty to have ducts cleaned. I contacted a company to clean ducts. The company stated it was mold and would be near a cost of 1,500.00. I contacted colony where a gentlemen gave this company a work order number to do the work and have me pay for this, which I did. The problem was not resolved and after they played with mold it sent my 12 and 5 year old to emergency room.. prior to this I have been in and out of doctors for health issues including my two dogs. I contacted colony several times and was given the run around. Finally colony said I had to pay for mold inspection which I did. The mold assessor confirmed,identified and stated we shouldnt be in the home. Colony american continues to play games. I am out almost 5,000 and no where to go. I have even gotten my attorney involved and colony american has ignored him. This is a short summary but I do have documents, emails, texts and reports. I have a pretty hefty file on this situation. I feel I have no rights and colony american do as they please. I stopped payment in December and they havent even done an eviction. I believe they just want me to leave so they can ignore issues.Desired Settlement: duct work almost 1,500

On Monday 1/12/15 the service manager and our contractor, [redacted], went to the home to inspect the reported issues. The home was inspected and Service Master Restore will have a report and scope of work available no later than Thursday 1/15/2015. Some surface mold was located near the master bath door (caused by a crack in the stucco) and moisture was detected near the shower due to a possible valve leaking. The resident stated that the air duct handler board was covered in mold; however the color of the board is black. No unsafe conditions were found in the home. Review: Waypoint has kept a large portion or our security deposit indicating frivolous charges and refuses to call back to discuss the matter.

We rented a property beginning April 2014 which had since been purchased by WayPoint. We gave our notice to vacant the property which occurred December 2015. We have since only received $182.82 of our $1,395 original deposit. I would like to have an open discussing with someone via PHONE CALL regarding this matter. I have tried calling multiple times and emailing and they refuse to call me back. All of the charges to be honest are false as the house was not cleaned or in good condition when we rented it and had several problems almost on a month to month basis while we were renting. I feel the company is trying to keep funds in order to finish repairs and collect additional money for all of the items that we had complained about while we were renting. Some of the charges that they had indicated for example Cleaning Fee - Clean Water Heater are not even apart of our lease agreement of something we were responsible of taking care of. I feel the company has not reviewed our leased which was done prior to them purchasing this property and that we need to discuss line by line items that are calling damages. They also indicate Damages - Interior Painting and then misc. dings and dents. I have pictures of how the house was cleaned and left prior to us moving out. You cannot keep our deposit because of normal wear and tear of the home and because you want to repaint! I would like for someone to call me immediately in this matter to come to a resolution before I proceed with filing a lawsuit.Desired Settlement: I am requesting that at most $1,000 of our deposit gets returned.

If you come across ANYTHING Colony American, please RUN IN THE OTHER DIRECTION. This company is deceitful. In the lease that I signed, it states that Colony is responsible for roofing and plumbing. I called Colony to enter a maintenance request for the water damage to one of the bathrooms. Additionally, the other bathroom has what appears to be mold or mildew. The first person Colony sent to the home looks at the damage for 2 minutes and says “the water damage is because the gutters need to be cleaned”. And of course, Colony doesn’t cover gutter cleaning, although gutters are a part of the roofing or plumbing system. If not, what system is gutters a part of?? I cleaned the gutters, and guess what? The water damage and mildew/mold continued to accumulate. I called a second time to have someone sent out to look at the damage the person NEVER SHOWED UP. I waited all day and they never showed, never called. Nothing. Then when I called Amanda at the Lilburn, GA office, she assured me the person came to the house. In fact, Amanda says he drove by and didn’t see any roof damage. I’m sorry, I did not know roof damage could be assessed while operating moving vehicle! So I call FOR A THIRD TIME. This gentleman looks at the water damage, goes on the roof and immediately sees the problem. The roof pipe flashing was cracked, which caused the leaks. So to recap, the first person said the gutters needed to be cleaned and that’s why there was water damage in the home, which was an incorrect assessment. The second person never showed. The third person replaced the roof pipe flashing that was cracked. I called Colony to request a reimbursement for the gutter cleaning, which was based on the information that the person they sent out to the home told me. Of course, Amanda tells me that it’s not Colony’s problem. If you’re thinking about doing business with Colony American, don’t. Don’t read it. Don’t sign it. Just run the other way. Without question, the most dishonest company I’ve ever had the displeasure of dealing with.

Review: I only received about half of my security deposit.

When we first moved into our home we loved it but unfortunately they were raising our rent so we decided to buy a house. When it came time for us to turn in our 60 day notice I emailed them to let them know that we were moving. This was a couple weeks before we had to state 60 days. I hadn't received anything from them so I sent in a written 60 days to the office. I still hadn't heard from then so I called. Of course I was on hold for a long time. Eventually I was able to talk to someone. She said that my 60 days notice should be accepted. I did not like that it might not so I had her send me to the property manager. They sent me the form and I was good to go. Now a couple weeks before we were to move out I again tried to call and see how we were to hand in our keys. I was on hold for hours Eventually someone called me at 6 pm and told me the office was closed. The next day again I was on hold for hours. They told me that I would not be allowed to be at my move out and that there was no one else I could talk to. They were going to refuse me to not be there. Eventually the manager called me and agreed we could do a walk through. The gentlemen they sent told me our house was one of the best he had seen. That you could tell that we had taken a lot of pride in it. We had cleaned the carpets, walls were perfect. He said we should get most of our deposit back. Today I received our move out statement. We received about half our our deposit. They charged us for items such as $100 dollars to replace an air filter, $20 pet rent, $100 for interior and exterior debris pickup, and the real kicker was the $250 worth of carpet cleaning. Now once again I have been trying to contact them but I am put on hold or they do not return my phone calls. Trying to get a hold of a representative should not take several days.Desired Settlement: I would love to actually feel like you care about your residents. You need to change the way your phone works and I would love the rest of my deposit back. To me you would want to make this as process as flawless as possible. The better the service you give your residents the more referrals you can capture.

I put in a notice to vacate the property when my lease was up on 11/30/2015. I was told that I couldn't put in a official notice until I told them why I was moving and they had a forwarding addresss. I gave them all of the required information without a second thought. I usually pay them aroud the 5th and I'm charged a late fee of $50 bucks. I received a letter from them on the 4th stating that I had 3 days to pay them rent according to the lease agreement or vacate their property. I felt the letter was unjust, because I did call them months back and asked about the late fee, because I always paid them around the 5th and was never charged a late fee and I was told by a Customer Service Rep that they had just updated their systems. I just said ok. This letter was really the last straw for me because someone needs to call them on their practices with tenants. I don't want their bad practices to have an impact on my tenant rating with future landlords.

As a frequent renter, I have become quite selective when it comes to thoroughly vetting prospective landlords. I think I may do as much of a background check on them as they do on me. While the online reviews of Colony American Homes were not universally positive, the people I dealt with before I signed my lease were professional and accessible. I fell in love with the property and signed my lease almost a year ago to the day.
Since then, I've been pleased that my ongoing interactions with the local management office (a Colony American Homes office, not outsourced) have been 100% satisfactory. They answer the phone or - if I get a voicemail - they return calls in a reasonable amount of time.
The handful of times I have needed to report a maintenance need, their toll-free customer service center has taken a detailed account of what was needed and scheduled a contractor to come out in a time frame that has always been appropriate to the nature of the maintenance issue.
I mentioned that I am picky. So, when a contractor has not lived up to my expectations, I have not hesitated to let Colony American Homes know about it. And, without exception, they've stood behind the work and made it right. Sending out someone new to get the work done properly. It has never been a hassle dealing with CAH.
Perhaps, as they've grown and come into their own, things have improved from the situations I remember reading about. Maybe there's a new team in place from a year ago? Whatever the reason, I can't think of any substantive complaint and felt that for anyone doing the same kind of online research into them like I did a year ago, I'd want them to see at least what my experience has been.

I have paid my rent early for the past two years and have a perfect payment history and yet I am unable to get anyone within waypoint homes to provide this information to potential landlord so in essence I am losing two years of rental history because waypoint homes refuses to cooperate and provide this to potential rental agenciesDesired Settlement: I would like waypoint homes to contact the real estate agent and apologize and provide the information requested so I can move forward

Review: The home is un-inhabitable, [redacted].

The property rented at 4[redacted] Homestead, FL, [redacted], was rented to me by Colony American Homes. The property was supposed to have been ready for move in on 12/01/14 however Colony American Homes did not submit the required deposit from the association in a timely manner, causing me to have to find another place to live until the property was ready to move-in. I was given the keys to the propety on 12/05/14, however the power was not turned on by Colony American Homes in order to conduct the walk-through inspection. I had to pay to turn the power on, and the walk-through was done on 12/07/14. The walk-through documented numerous items that needed repair in the home. I had to give the keys back to the agent, and forced to wait for move-in for another week. I was given the keys to move-in on 12/12/14. Since then, the roof, plumbing and drainage systems need major repair, and Colony American Homes has not taken any measures to have these items repaired. I am unable to use the washer or dryer, and am limited to use only one out of the three bathrooms in the house. There is sewage backing up into the shower drains. Not all of the electrical sockets work. The home is un-inhabitable.Desired Settlement: Termination of lease agreement without penalty to residents and refund of security deposit.

Every since we moved into our home or has been nothing but stress and issues. First off, they lose our security deposit! Incompetent!!!! Then they serve us a 5 day eviction notice stating we didn't pay April's rent or May's. . (We have evidence that we paid both) then they tell us it is because of the security deposit (that THEY lost not us).. no where on the notice was the deposit even mentioned just rent that we already paid! trying to talk to them is a joke. . They are incompetent, rude and unprofessional! They sent me an email in April to let me know our rent amount minus the deposit they lost, and addressed it to "[redacted]" there is NO [redacted] in this house! Incompetent!!!! I would warn anyone to steer clear of this company! karma will win in this one day, companies are not immune to karma!!!

Review: Colony American Homes turned me over to collections with out giving me the opportunity to pay the original debt. They say that they sent me a bill. I NEVER received it and they can not produce proof that it was ever sent or delivered. I have reach out several times to resolve this with my past property manager [redacted]. Now it is almost 1 year since I vacated the property and I'm getting threating letters from [redacted].Desired Settlement: I would like 45 days to repay on the original debt

I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint. For your reference, details of the offer I reviewed appear below.I never recieved a final Bill for any money's I owed from the rental. Colony Homes say's they sent a invoice for moneys that I owed. I never recieved the bill and Colony Homes will not furnish proof of the the invoice being delivered such as a Certified Mail receipt, [redacted] or [redacted] delivery signatures. Colony Homes should have sent me a bill before sending to collections. [redacted] is the collections company they turned me over to does not get involved in the issues of me not being properly notified they just want their money. ALL I'm asking for is a opportunity to pay the original bill and not the Collections companys FEE and past due. I feel that is only FAIR to give me the opportunity to pay the original bill
