After reading other customers reviews I realized my mistake of not checking here before I rented a house from waypoint. We moved in May 2015 and when it was time to renew our lease in May 2016 the rent was increased by about 30%. When we said no thanks that we would end the lease they then offered to reduce it and only increase by $50. This is a very unprofessional organization. We moved out June 15th 2016 and they promised to return security deposit in 30 days but it's over 45 days now and they continue to give us the run around and we can't even get to speak to the office. They keep opening case files every week we call and claim someone will get back to us within 48 hours. This never happens and it repeats itself every time. The property was in [redacted]. Am getting frustrated and don't know what next to do. The only positive from this is because of their greed I ended up buying my own place.
Please do not use this company they are a fraud.

Waypoint homes is telling an untruth. I would like for them to provide proof of the notices they are claiming were sent to us. We have never received notice about transferring utilities into our name. However, I do have proof (attached) where the utilities have been paid directly to the Waypoint (formerly [redacted]) and it's been that way since we began renting from them two years ago. Unfortunately, the payment history only goes back a couple of months, but I'm sure they have record of our payment history, which will also show where we paid utilities directly through them for the last two years.  Again, we never received notice to transfer utilities or that the process in which we pay our utilities was changing.

wont fix problems. wont take care of issues caused by problems

My issue isn’t so much about the experience I had while renting the home. However, once I decided I wasn’t going to renew my lease (for personal reasons, not the company) everything went to hell.

1. My move out statement was sent to the incorrect house. My roommate put his forwarding address on the notice and specified it was HIS new address, for I didn’t have a designated place to stay. Still when the move out statement mailed out, certified, it only had my name so he wasn’t even allowed to sign for it. It wasn’t until I reached out to the company to inquire about my security deposit was I made aware that I had an outstanding balance. I almost missed the 15 day mark to dispute the charges entirely, coincidence...

2. Only when the statement was finally emailed to me was it obvious that there was a problem. *Side note: in the 60 day move out notice I selected to get a 24 hour notice before the company came to do their pre-move out walk through. No phone call ever came nor did anyone from the company ever come to the house* Not only did they charge me $225 to replace the dead bolts (even though the keys were left on the kitchen counter and they have electronic smart keys) and another $150 for 5 9V batteries for the smoke detectors (which weren’t actually dead by the way) but…

3. They charged me rent 3 times for the month of November. Even though I only stayed 22 days in the house they took the extra money that I over paid on the 1st and then charged me two more times, totaling $2,500!

4. I tried to get a hold of someone for weeks with no success, I even documented every attempt to make contact to show myself I wasn’t crazy. If you take out the extra rent I should have been getting something back from my security deposit. I wasn’t going to dispute the cleaning and replacement charges because I just wanted to get on with my life. Why should I have to dispute these extra rent charges when it was obviously a billing mistake? So to not risk not being able to dispute any of it I went ahead and sent the dispute letter regarding the rent within the 15 day period. Which I learned has been sitting in someone’s files for weeks and also found out that apparently only one property manager is in charge of handling all these cases; explains why none of the MANY VMs to the billing department were answered.

Because of this, myself nor my old roommate can apply for another place to live. I’m having to stay with friends and waste money on hotels or, on occasion, sleep in my car! I just want this over with!!

I live in the State of Georgia. I rented with Colony American Homes for two (2) years under two (2) different property management teams before they merged with Waypoint Homes. Once they merged my lease with Colony ended and began with Waypoint. My lease was for 12-months, so I thought. I signed a contract on June 1, 2015, which was supposed to end June 1, 2016, but according to Waypoint Homes, it ended on June 6, 2016. Before signing the contract, I spoke to the Renewal Coordinator at the time which was Shanell Hanson, who informed me that the extra time was "if" I needed time in which to move out. I agreed to those terms, so I signed the contract. I submitted my first notice to vacate by email on April 8, 2016 (late evening) they again on April 11, 2016, after receiving a phone call from Shanell Hanson to be in writing and on their form letter. I stated I would vacating the premises by May 31, 2016. My lease was to end legally June 1, but Waypoint was June 6, 2016.

I paid May's rent and had my exit inspection on May 9, 2016, at which time keys and garage remotes was turned over to their Field Project Manager, Dennis Moore. I received a letter (the fastest ever) on April 12, 2016 informing me that I would be charged $200 for violating the lease by not staying until June 6, 2016 as well as not giving them 60-day notice I was being charged $100.

I called and spoke to the Property Manager, who was Kelly Eubanks, and asked why am I being charged $200. At first she states that the extra time is for if my lease expired on the weekend, I would have to that following Monday in which to move out. I stated to her that 12 months is 12 months, not 12 months plus six (6) days. She became irritated and stated that I signed and legal document and it is binding and that is how Waypoint Homes writes their contract. I also inquiry about the $100, which she states that I did not give them enough notice according to my agreement. I stated that their agreement asked for notice of 60-days, not required 60-days and that their own agreement states that if you do not give notice, you will have to leave the premises immediately at the end of the lease term (14.2 Notice to Vacate).

This company should not be able to conduct business in any state or jurisdication. They are very deceitful and train their employees to behave in that manner. Renting a property that you called home for three years should not end up with you taking that company to court to have your security deposit refunded in full, after the walk-thru was signed off by their own inspector as "no resident damage charges" to the renter should result in litigation proceeds.

I did receive a call from the maintenance department and the Service Manager for the Tampa area. However, there was no resolution. I was contacted from ###-###-#### by a woman named Tia.  She was apologetic and offered me a concession on the rent for the time the maintenance ticket was opened to the time it was closed. I was told I would receive a concession agreement to docu-sign and send back. I gave Tia my email, [redacted]@gmail.com, but  I did not receive that document. I called that number back and was told she was not at that office and to contact the office for my area, ###-###-####. I also still have not heard from the property manager regarding a deal to exit my two year lease with little or no penalty. I would still like to pay the differences I was discounted for the 2 year lease. If this is not possible I still need to speak with Barbara. If I can receive that document and am contacted by Barbara, my property manager, I can accept their response.

In the application process it does indicate the application fee is non-refundable, however the individual is agreeing to those terms under the impression the application process would be considered under all guidelines. Credit History, Rental History, Criminal History, Income, Occupancy Standards, etc. In the application process requirements, which is attached. It CLEARLY states the fields such as Criminal back ground WILL BE DENIED, Poor RENTAL HISTORY WILL BE DENIED, Howver does not state that for credit makes you feel as though that an area they are will to consider based on all other factors. AND, if all other factors were taken into consideration like they are stating THE OTHER FACTORS FOR US ARE IN EXCELLENT CONDITION. We have nor criminal history, NO evictions, WE MAKE about [redacted] a year together, ANd HAVE NO PETS. SO IF ALL ELSE WAS CONSIDERED I would think the application process would not have turned out like it did. THEY need to state under credit history if that comes back negative reporting IT WILL ALSO BE DECLINED. LIKE THE OTHER AREAS. WE WOULD HAVE NEVER APPLIED. THATS MY POINT. As you can see in the denial letter the decision was based off of some credit scoring system.

This company has really gone down the drain. Everyone was so nice and helpful when they want you to rent from them but as soon as you move in things go down hill from there. We have had a bug problem since the very first week. I called them and was told I am responsible for my own exterminator. I literally pay $100 per month to have someone come and spray for roaches and spiders. The backyard is horrible, full of roaches and SNAKES. My backyard leads to an open field and the fence does not sit on the ground. There was dirt that filled in the holes under the fence but the first week we moved there it rained horribly and all the dirt that was just piled back there washed away. Again, I called them and was told that it wasn't their responsibility for "landscaping". That's when the snake problem begin, they had free access to my backyard, crawling right under the fence where it does not meet the ground. The backyard floods so bad, one day of rain would cause us not to be able to step foot back there for an entire two weeks! Fast forward a few months, I contacted the rental office because my husband was involved in a car accident and since he had never used his insurance before, that whopping $3000 deductible kicked in. We were unable to pay our rent on the first and would be a few weeks behind, but not overlapping to the next month. Well the young lady Courtnie said it was ok and she would notate the account. Well, apparently she didn't when she went on vacation and I ended up getting an eviction filed on me. I called this office and everyone in it for one week straight. I sent emails every day and never heard back until I contacted corporate. Oh and by the way, corporate was unwilling to speak with me saying all they can do is refer me to my local office. Even after I explained that I had been trying to reach them for a week straight. Well finally someone named Nicole, the manager in Houston, called me and said if I could bring the payment in minus the eviction fees she would pull the eviction back. I did that by lunch, driving to their office location in Spring. I got to the office and the front desk girl said, this isn't right. I said yes it is, I spoke with Nicole. She took the money order and I left. Now, this month I am going in to pay my rent and the eviction fees are still there. I contacted Nicole on 8/3/16. She said she was sending a request to have it removed. I checked everyday and sent her 2 more emails in between this time, still nothing. She finally emailed me back on 8/10 saying it would be removed today and she would let me know once its done. Never heard from her. I just so happen to check it and like magic it was gone. Which brings me to the final issue. Now that its 8/10/16 I have a late fee added on the account, but yet it took her one week to remove the fees from last month and I am being penalized for it. That's an extra $85 out of my pocket for her un-timeliness. I emailed her on 8/11/16 in the morning regarding the fee and here it is 8/12/16 and I still have not heard back from her. Not to mention, they never answer their phones. I am outdone with this company. I am willing to break my lease to get away from this horrible house and this even more horrible company.

The move in and move out inspection are identical in regards to the carpet, however I am being charged $751.00 to replace the carpet and another $150.00 to steam clean it. That is not acceptable and I should not be charged for something that was already damaged when I moved in.

The necessary adjustments have been made and the resident has been informed of these corrections.

Good property and location. Rent was a little higher than I felt it should be and even higher if you have pets (paid $450 in non refundable pet deposit AND $60 per month extra for 2 dogs and a cat). **Also - the lease is written for 4 extra days so they can get it ready for the next renter while YOU pay the rent (example: moved out March 31st, but lease ends April 4th costing me $255 of my deposit).

I would never rent from them again and will not recommend any friends here either.

I rented a house from Colony American Homes in August of 2015 and had problems from the start. The first month, I had 27 items that needed to be fixed, although most of the items were supposedly inspected and signed off just before I rented the place. The company made attempts to fix my problems, but almost every time something was fixed, it was only a short term fix and needed repair soon thereafter. Something on the house broke almost daily and it was a nightmare right through the end in July of 2015. The company constantly sent me notices that they had paid my water bill, but I had paid these bills also, and the water company was getting paid twice! I never did get this problem resolved. The worst problem I had with Colony American Homes was the fact that I never received the list of items I was charged for on my deposit. After I moved out and two months had passed, I hadn't heard from the company. I contacted them about my deposit and the next week, I received a "certified letter," telling me that I owed money, when I left the place better than when I arrived! I was told they had to keep my $1675 deposit and owed another $50, but it was too late and that they had turned me into collections. This letter they sent me, was written with a date from a week after my move out, but yet it was postmarked the day after I contacted them inquiring about my deposit. When I called the company to find out what I was being charged for, and requested a list of these items, I was told they were "not allowed to discuss anything further with me, as my account was no longer with them, but with the collection agency." I ended up paying the $50 in addition to losing my $1675 deposit, with no proof of my charges. I wish I had read the reviews of this company, as it seems I am not the first person to have similar problems! What they did to me was unethical, if not illegal. It was in my lease, that if I didn't receive a deposit back, that I would be given an itemized list of what I was charged and why.
