This is by far the worse rental company I have ever had the displeasure renting fromFirst, I don't think they vet their contractors as when I lived there, they would come in and doing a horrible job on repairs, such as ripping out the rotting deck in the backyard and not pulling the ft tall support beams from the ground, creating a tripping hazard, as well as leaving nails and debris from said deck removal all over the backyardAnother issue is they changed their payment portal, I updated the information as I was told and the software failed to pull my automatic payment and they turned and charged me $as a late feeWhen I contacted them on Facebook about this, they turned it around and blamed me, stating I didn't update my information when I clearly didFinally, I am in the military and we were being moved to another state, I tried to give them days notice by calling their office, no one answered, I left voicemail, no one returned my callCalled "HQ" and was given an email address to send written notice and still no replyMy husband had to repeatedly call their office phone until he finally got a hold of someoneShe gave us her email and I was able to forward the email to her to get out of the lease, but of course she had to argue with me about what my orders said as far as my reporting date to my new duty stationAfter all was said and done, I received an email from that office showing that we were to get a $refund, I replied to the lady and asked to to send the check to my new address on Nov She never acknowledged itAfter a couple of weeks, I sent her an email again asking the status, days go by and no responseI reached out again via Facebook about this and low and behold, days later from that point she responded and blamed me for not giving her the new address, when I clearly had email traffic, she told me she sent it to the mailing address of the house we just left! I demanded that they cancel the check and send me the new one, this occured on Dec It is now Dec and I have not yet received the check and I live in Washington, so its not like it has to clear customs to get somewhereDO yourself a favor and DO NOT rent from this horrible companyAt this point I am surprised there isn't a class action lawsuit against them and attorney general hasn't gotten involved for their business practices

I was contacted, and some refunds were performed however I had additional questions that have gone unanswered when I tried to contact the companyI was told all but the landscaping and trash
fees would be refunded, which should have left me with a refund of 1499.

I am a little confused, it looks like the refund we are getting is $1,399? If the only thing we are being charged for is lanscaping ($75) and cleaup ($75), and we paid $1,deposit, we should be expecting $1,backAm I missing something?
Also can you tell me why the ledge shows tenant deposit $and tenant deposit clearing $1574?Whats the dfference? Should I be receiving an additional refund of $1574?

On Monday 1/12/the service manager and our contractor, *** *** ***, went to the home to inspect the reported issuesThe home was inspected and Service Master Restore will have a report and scope of work available no later than Thursday 1/15/Some surface mold was located near the master bath door (caused by a crack in the stucco) and moisture was detected near the shower due to a possible valve leakingThe resident stated that the air duct handler board was covered in mold; however the color of the board is black No unsafe conditions were found in the home. *** can provide the reports and pictures from the contractor if neededThey will work closely with you to ensure all work is completed in a timely manner. I am a new renter with Colony American Homes and so far I am regretting signing a lease with themweeks after moving in we found a very large yellow jackets nest in the ground that is a major hazard to my familyThey sent a pest company out to investigate the situation and because it was going to cost $to remove, they are saying it's my responsibility to have removed and that took weeks to get that answer out of themThis is something that obviously was on the property well before I moved my family hereThe pest company stated that no one should go back there, that it was a very large nest and very dangerousSo I guess all the money we pay in rent each month, we're only getting to use the front yard of the propertyWe have been trying to reach a *** at the Tampa office and she will not return any phone callsThis is terrible customer serviceThe least she can do is return a phone call to me or my husband, but I guess she is too chicken

The resident was informed that we only perform move out inspections Monday-Friday 9AM to 4PM except on Holidays since the resident was attempting to schedule for 5/Memorial DayThe local office responded to the email stating that we would be able to perform the inspection on
Friday as long as the resident was completely moved out and ready to give back the keys to WaypointThe resident responded that she would not be completely moved out and there would still be items in the garageAfter that there was no communication exchanged until 6/7/from the resident stating the appointment had been missedThis exchange via email was not a confirmation of an appointment because the resident stated she would not be fully moved out.The move out charges are accurate due to the pictures that were taken of the property and will remain Thank you,

When I first move in within days my water heater explodes and if it wasn't for my girlfriend the house would of been ruined gallons of water on the floor and I was at work I called the company and for the next month I lived with giant fans in my house drying the walls hours a day They re-install the cheapest hot water heater you can buy Now takes a full mins to get hot watermonths later the dishwasher breaks it takes me months to get them to replace the dishwasher and then it also was the cheapest dishwasher you can buy Dishes might as well be hand cleaned cause the dishwasher sucks This beautiful home located in a sub division with a pool I thought was going to be perfect Realtor told me pool was included with pool service First months pool had a leak I called colony many times and finally they send the cheapest pool company they could find I have been living in this house for a year and half and been able to use the pool less than times Than I get a letter from colony telling me they are raising the rent on me I go ahead an renew the lease after the first year talking with them explaining what a nightmare the pool has been and the reason I moved in was because of the poolThis took weeks to do because everyone at colony was to busy to return or take phone calls Well when they renewed my contract they put in my lease that the pool was optional So needless to say I call them trying to get the pool fixed and now they say it is optional and they won't fix the pool I think this company is super cheap and they could careless about anything that has to do with service so be careful renting from them They will raise your rent and not fix things and install cheap stuff and good luck trying to get a manager or really anyone of the nature on the phone, clear your daily schedule cause it's going to be hours

Colony American Homes Rental company use third party maintenance companies to fix any maintenance issues within the rental propertyFrom May 21, 2015- October 3, there have been issues with a water leak and getting people out in a timely manner to complete the work The vinyl and laminate floors along with the crown molding were all soaked and and had started to mold and meldew, with having a toddler in the household with Chronic Asthma, is a very dangerous situation for my child's health While puuting in the work orders for the issue to be fixed on an occassion, I took a day off from work for the issue to be fixed which was scheduled through the maintenance division of Colony American, and the company failed to show nor called to say no one would be coming out, which was a day of work I missed Then the maintenance company proceeds to place vinyl all over the bottom area of the house, mind you only the laundry room has vinyl and the din area has laminate wood floorsThe maintenance worker and I had a language barrier and the worker was sent away by his employeer Meanwhile, while all these changes are taking place they have left the rent at the same amount has it should be put as the customer of the property I am unwilling to sign a new lease agreement until the maintenance issues have been completed The issues were just completed on October 3rd, and the leasing mangager immediately places the account with a balance on it for a month to month lease, which was no the agreement that we had from the leasing manager and regional manager which is in an email agreementNo new lease agreement was emailed nor was there a conversation once the work was completed on the 3rd of October but just a bill with the month to month, no follow up what so ever and rude to the fact that when I called to inquire about the fee, the leasing manager proceeds to be defensive and interupting as I speak with her about the issue I strongly do not recommend this companyPlease search elsewhere for rentals Ridiculous

The property manager *** Benjamin, spoke to Mr*** regarding reimbursement for the expense of changing the locks on the home he is currently renting from Colony American HomesI explained to Mr*** that it is not in the policies of CAH to reimburse for such expensesMr*** claims that he was told by ***, a Renewal Coordinator at CAH that he would be reimbursed for this expenseHe does not have this statement in writing*** is a seasoned employee of CAH and stands firmly in her response that she would never have assured reimbursement for an expense that is not only against the lease policy but that is a resident responsibility if the resident is inclined to change the locks on their home*** is not authorized to approve reimbursements*** stated that she spoke to Mrs*** and explained that we do not keep copies of keys to CAH properties and was not able to tell her how someone got into the homeMrs*** was instructed to file a police report, which was completedMrs*** was also informed that is not our policy to rekey the property as we have a hours maintenance line that handles and dispatches requests in accordance of the terms of the leaseShe was aware of the maintenance number as she had called it to make arrangements for the other maintenance issuesShe was also informed that because the resident is responsible for the locks, per the lease, it is not something CAH would reimburse her for, but that the request would be forwarded to the property manager to review.When I was asked by Mr*** on 5/12/if I myself would have changed the locks on my home if I believed that an unauthorized person had a key, I agreed that I wouldHowever I did not agree that I would have hired a lock smith, and done so after hoursI also reiterated that it is not in the policy of CAH to reimburse for such expenses. Mr*** signed the lease that states:LOCKS. RESIDENT WILL NOT Change the locks on the doors of the Dwelling Unit or install additional locks, chains or other fasteners without the prior written consent of the LandlordUpon termination of the tenancy, all keys to the Premises must be returned to LandlordIf Resident shall fail to comply with this rule, Resident shall pay Landlord $for reimbursement of the cost of changing or re-keying the locksif you require a copy of the lease to review this info please contact *** and she can provide a copy. Colony will not be reimbursing you for the locksThank you, CAH

The 3rd flooring vendor that was schduled to come on Tuesday morning 11-1-came this morning 11-2-All he did was take pictures & measure, he didn't know how
long or what was going to happen nextStill waiting for installation of new flooring, still have one board completely out of floor in hallway

Property manager has contacted the resident and advised that due to the missed appointments They would be giving them a rent abatement/concession for days to be issued as a credit to the account

Waypoint homes is not a good company to rent a property fromThey are overpriced and have awful maintenance and office supportI'm a DOD civilian and rented a house with them for years in *** **Before the lease was up, I sent them a email a few months before the end of the lease letting them know that I would not renew the lease and that I was going overseas for employmentThey never replied back or sent any information about closing out the lease and moving out inspectionI called the office about times and no one ever picked upFinally I went to the office and talked to them explaining my situation and asking them to to not renew the lease The manager made it seem like everything was going to be ok and for me to not worryI gave them my orders saying where I was going, how long I would be overseas and who I was coming withFirst of all, they did not even know who the Department of Defense was or how to read ordersI left the office after being assured that everything would be ok and with the promise of a phone call from management with move-out informationA week passed and they never called me backI attempted to call them from overseas and was told that they were not aware of my situation and that the manager I had spoken to and exchanged several emails had quit and did not pass any information along to the next groupNow that I'm overseas, my old neighbor called me and told me that there is a piece of paper taped to the front door of the house I rented and it seems to be from *** *** ***The letter appears to be an eviction notice and they are taking legal actions against me even though I'm deployed with the Department of Defense and went through all the right steps to not renew the leaseI am not sure what to do now since I am currently deployed and have attempted to contact them at nauseumI hope no one rents from this company until they get their act together and uphold tenants rights
