The tree has been trimmed as of 6/20/16 and we will be conducting a walk through to make sure there is no additional trimming needed.

reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint.  For your reference, details of the offer I reviewed appear below.I never recieved a final Bill for any money's I owed from the rental. Colony Homes say's they sent a invoice for moneys that I owed. I never recieved the bill and Colony Homes will not furnish proof of the the invoice being delivered such as a Certified Mail receipt, [redacted] or [redacted] delivery signatures. Colony Homes should have sent me a bill before sending to collections. [redacted] is the collections company they turned me over to does not get involved in the issues of me not being properly notified they just want their money. ALL I'm asking for is a opportunity to pay the original bill and not the Collections companys FEE and past due. I feel that is only FAIR to give me the opportunity to pay the original bill

I put in a notice to vacate the property when my lease was up on 11/30/2015. I was told that I couldn't put in a official notice until I told them why I was moving and they had a forwarding addresss. I gave them all of the required information without a second thought. I usually pay them aroud the 5th and I'm charged a late fee of $50 bucks. I received a letter from them on the 4th stating that I had 3 days to pay them rent according to the lease agreement or vacate their property. I felt the letter was unjust, because I did call them months back and asked about the late fee, because I always paid them around the 5th and was never charged a late fee and I was told by a Customer Service Rep that they had just updated their systems. I just said ok. This letter was really the last straw for me because someone needs to call them on their practices with tenants. I don't want their bad practices to have an impact on my tenant rating with future landlords.

check for the deposit that I had written originally with my name only as evidence that I was the only one that I submitted a deposit for the home they are for I should get the check in my name and Edition the company that I originally had written the check for has been changed x 3 we started with [redacted] and ended up with I'm sorry we started with Michael Saunders and ended up with [redacted] and then Waypoint Homes I originally sealed the deal for the house with [redacted] with one check with my name on it only from my personal account so I hope that I could please recover or recoup the money that I expended which I am illegally obligated to since I have a check in hand that the company has cut for me

Stay away!! This has been the WORST rental experience we have ever had. First, they made the approval process nearly impossible. After that was finally figured out, the home was not ready as promised at move-in. We let all of that go and decided to give them a chance. Mind you as you read this, that we are paying OVER $2000 per month in rent....
We put in a work order in JUNE, for them to trim some large oak trees that are endangering the home. Branches are falling all over the yard, and there are GIANT branches hanging directly over the screened in pool. The first person they sent to look at the trees, said that it was too big of a job for him and that an arborist was needed. He stated that the trees were a danger because they were being killed by spanish moss and vines. He took some pictures, and we waited....over 2 months!! Over 2 months later, they sent another company to take pictures. (not an arborist). They never returned, so a week or so later I contact the property manager. She says, oh they said nothing needs done. I said are you kidding me?! So I emailed her pictures. She then said she was mistaken and was looking at a different address. huh? Anyway, The company finally came out, they had a work order to trim trees. They were here less than an hour, did NOT trim a single branch. Just drug away some branches that had fallen. We showed them what needed done as best we could, (they didnt speak english), but took more pictures. We told waypoint what happened. They said they would look into it. We then got an email today that the work order is closed! They really do NOT care about their residents. Not only are these trees a danger to us, our children, and the home, but the pool is unusable because it doesn't get ANY sun and stays at 75 degrees. (WAY to cold for me!)
We planned on living in this home for many years, but will not be renewing our lease due to the terrible service from Waypoint Homes. We are great tenants and pay our rent on time and take good care of the home. Their loss.

The home we rented had no water when we arrived, we had to sleep in a hotel (which we had to pay for). The agent couldn't figure out how to turn the water on and we finally had to do it. Once the water was turned on , the water came through the ceiling and flooded the kitchen. The upstairs toilet had been used for a #2 and had not been flushed. The toilet feces was growing mold. We immediately requested another property, which we were granted.
In our 2nd rental I was 9 months pregnant in 100 degree heat and the ac wouldn't work. We called 5x to have it fixed, every time receiving false time frames. It took almost two weeks to get fixed.
When we moved from the 2nd rental the agency came in before we had finished moving and stole some of our furniture. They also started painting before we had even cleaned the house and then tried to charge us the full deposit.
WORST COMPANY I HAVE EVER USED. NEVER NEVER NEVER USE THEM NO MATTER WHAT. HORRIBLE SERVICE.

No one by the name of "[redacted]" has contacted us?None of the repairs are done other than leak fixed so no running water in basement.But walls and carpet still torn out. [redacted] ( ###-###-####) from local office called us on 4/9/15 and we put in 5 separate maintenance requests with her. But have yet to be contacted by repair personnel. I am not sure where this office is getting their information from ???

Hello, It is our understanding that this complaint has been resolved. You have spoken to [redacted] the regional manager as well as [redacted], the property manager and all documentation has been sent. See below communication from the property manager.  According to the local office they have already resolved this issue. The resident was upset that we put he was over 30 days late one time on the rental verification we received from his lender. He stated we were the cause of him being denied for his home loan. He stated a previous Colony employee gave him the okay to pay his late rent with the next current month’s rent.  I have spoken with the underwriter informing her of what Mr. [redacted] stated. The underwriter requested it in writing which I submitted via email. [redacted] (regional manager) spoke with the resident and the underwriter as well. Colony was not the sole cause of his denial; there were other factors that came up when processing his loan application per the underwriter.Please contact [redacted] if you should have additional questions orconcerns. Company just started sending us eviction noticed and legal fees. When we called to find out why this was our calls, e-mails and voicmails got the cold shoulder. Now we are getting threats of eviction four months later; however, to this day our calls have not been returned to offer us clarification, peace if mind or a simple conversation in order to work things out. Stay away from this company! We have never experienced this in the 35 years plus of being renters with other companies.
