My family moved into a Waypoint home and thought that everything was great at firstHowever, that changed after my family started getting sickI felt that there might have been mold in the home and asked Waypoint to come out to inspect the home and if mold was found then to have the home treatedWe were told by Waypoint that mold was not there responsibility of theirs but the responsibility of the residentsMy family continued to get sickThe basement in the home flooded and at that point I contacted Waypoint again regarding the mold and the floodSomeone was sent out to address the flood but not the moldAt that point I sent something to Waypoint and advised them that I was looking for another residence for my family, that I contacted a lawyer regarding the situation and had scheduled for a contractor to come outIt was only at that time that Waypoint was willing to helpTherefore, they asked if it was okay if they sent a representative out on the same day and at the same time as the contractor( I agreed ) When the contractor came out we were informed that there was indeed mold in the home and that the home had to be treatedSince my family was looking into moving we had not paid the rent for SeptemberHowever, we were told that they would cover September's rent, and would talk with us about other assistanceThey said they would have the house treated for mold but would not consider any other assistance(even though my family had gotten sick) When I asked if they would like medical reports to prove that my family had in fact gotten sick I was told noTherefore, my family decided to moveWe were told that we were going to be giving our security deposit back with out any problems but that has not been the caseInstead they have held our security deposit hostage as said that we must sign an Early Termination of Lease Agreement firstThe problem with that is the wording on the Early Termination of Lease Agreement is not truthfulThe first reason they gave was that
1) we wanted to break the lease due to a supposed flood on the premise-which they disputed
2) we then said that we wanted to break the lease because we said the flood caused discoloration
Both and were incorrectWe demanded mold be listed as the reason why we were breaking the leaseHowever, Waypoint refused to list mold as the reason and they refused to give back our security deposit Waypoint also wanted my family to sign and agree that we would not talk to anybody about what was going on with that houseAs well as agreeing that we would never ever sue them or any of their affiliatesWaypoint also said that if we did not sign the Early Termination of Lease Agreement that we would be responsible for paying September's rentI am deeply hurt at how Waypoint Homes/ *** *** has handled this situationWhen the contractor say the mold he immediately said that the issue of mold was not my family's doing and had already been presentThe contractor wasn't shocked that my family had gotten sickPlease be aware and be very careful of having any dealings with either company My family had to learn the hard way and I would hate for anybody else's family to have to do the same

I had resides in a home that had been acquired by Colony American Homes approxyears ago Initially, they acquired Home Encounter to manage their properties and report back to them This group was absolutely unprofessional, would lie and manipulate, would not return phone calls for not days but weeks, I had service requests pending for for oven not working and ice maker not working for months I called and complained and it did no goodI had plumbing leaking and was told they were coming out for a week each day and they never showed for one excuse or the otherEnded up missing a week from work and $ water bill that they agreed via email to help pay To this day after leaving the home in dec They still haven't reimbursed me for These people treat you horrible and don't care about you I lived in this house for six years and was a great renter for what...abuse and an argument anytime I needed something fixed That is the main reason I rent is because I am a busy professional woman and don't want to be bothered with those things, COLONY HOMES SHOULD BE ASHAMED OF THE WAY THE TREAT THEIR CUSTOMERS AND HOW THEY ALLOWED THEIR MANAGEMENT COMPANY HOME ENCOUNTER TO TREAT THEM (IT IS STILL YOUR RESPONSIBILITY)
Plz don't trust these people and rent from someone who stands behind their promises and has a little integrity!!!

Horrible customer service experienceVery unprofessional and all the employees we dealt with had lack of communicationWaited a week to hear back if we got approved for a house or not and while we were waiting countless emails and calls that we sent were ignoredWe still do not know if we were approved or notI feel like I was scammed out of $It's common deceny to reply to a clientThis was the *** *** location

Once an account is sent to the collections department it can no longer be addressed with the residentWe are working with FCO and our accounting department to resolve this concern.

So poorly run it is stunning...I don't even know where to begin, and there is absolutely no mechanism to contact management to resolve issues From abysmal maintenance, non-responsive agents, and irrational policies such as threatening to refuse rent in a 10pm email one business day before rent is due because I changed insurance companies, this firm is a total nightmare
Avoid at all costs

Here are two consecutive water bills from American Water for the property at W Columbine Dr, Surprise AZ The first bill shows the initial overage caused by the irrigation leak, and the second bill is from the following billing cycle showing the unpaid balance because I was advised by Javier Guerra and CJ Ideson to submit the work order for repair and the bill to CJ to have Colony American reimburse for the overageThe bill total now stands at $because of Waypoint Homes' refusal to pay the initial balance, resulting in past due feesI also have a string of emails over months between myself and various employees at Waypoint who I was being passed off to in a futile attempt to get the bill paidBy the way- I'm Mr***, not Mr***Learn to readThe work order for the irrigation was never fulfilled and no repairs were madeYour refusal to accept responsibility for your inaction isn't surprising, considering your company violated the terms of my lease by breaking and entering into the property on December 3, prior to me fully vacating the residence on December 6, I expect full reimbursement of $for the entire water bill so I can satisfy the account balance owed to American WaterNo otherresolution is acceptable

My husband and I had a terrible experience from the beginning When we first looked at the rental house, the realtor told us she would not show it to any one else until our application came back She said, if we filled it out that evening, we would know within three business days After over a week, we were finally notified that we were approved We signed the lease and gave our notice at the previous house After a couple of weeks, we received an email stating that we needed to pay $for a pet deposit which was NEVER mentioned to us This was after we paid our security deposit We cam up with the money, being as we had no choice having just given our notice and paid it We moved in, in the month of June In July, the central air conditioning broke It was degrees in my house and my two and a half year old daughter got heat exhaustion and was vomiting I had a family member pick up her and her one year old sister I was told I had to stay there and wait for the repair man After waiting all day, he came that evening and told me the landlord needed to replace it completely, which couldn't be done for days He recommended we ask the reality company to put us up in a hotel, which we did They gave us a spending limit, which they said we would pay up front We were told they would deduct it from our next months rent I called for several weeks to see how to go about doing it Finally, the end of the month came and I paid the rent minus the money we spent for the hotel A couple weeks later, I received notice by mail and email that our rent was not paid in full and that we were responsible for a late fee I called a spoke to the property manager She told us that we had to fill out paper work in order to be reimbursed for the money and that we were still responsible for that months rent and now the late fee To make a long story short, this went on for seven months back and forth We were finally told to deduct the money they owed us from the rent Again, a couple weeks later, we received an eviction notice for failure to pay the full amount of rent We did only what we were told to do After another month, it was finally settled and another company we worked with, *** *** *** had to pay the fees that we were being charged This was after we went to the court date and nobody from Colony American Homes showed up When it came time to resign the lease, we decided to go ahead and do it, as I was pregnant with my third and not in the mood to move The property manager sent us the paper work(after calling her for a week with no response) which was written up incorrectly Her assistant told us to white it out and send it back, which we did The property manager called and said she could not accept the lease because it was whited out...So she sent us another which was finally correct Before it came time to resign the lease again, my husband and I decided to buy a house, so that we would not have to go through anything like this again We bought the house and our lease was to expire on May 31st I got a letter in the beginning of April saying that if we did not resign a year lease, we would automatically be put on to a month to month lease and we would be charged almost two hundred dollars a month extraWe were told to respond by the third week of April to avoid this, though we were only obligated to give thirty days noticeI called and said we would be leaving on May 31st She said it would have to be written We filled out our intent to vacate notice and served them with a notarized, certified letter of notice to vacate
My house was always very clean I cleaned my house twice a day, every day and did a thorough cleaning once a week I have Obsessive Compulsive Disorder, meaning I obsessively clean My house was always spotless The week before we moved out, we payed a professional to clean the carpets and mailed Colony American Homes the receipt for that we repainted three rooms, all downstairs in the basement We painted it Country Cloud as the move out paperwork they gave us said that we could paint a neutral color.if necessary I cleaned all of the upstairs walls and borders so that there were no finger prints or stains and patched up all hole which were small, wear and tear from wall hangings and picture frames There were NO large holes or scratches I cleaned the oven and stove top thoroughly I had people come and help me clean the house The fridge was cleaned, all of the floors were cleaned and my husband mowed and trimmed the lawn There were some small holes in the carpet from my cats.On May 8th I received notice that my husband and I would owe $for carpet replacement in the amount of $1,425, $in cleaning fees, $for landscape clean up and maintenance and $for living room blinds that were broken when we moved in They also are trying to charge us $for interior paint and $to install the towel and paper towel holders that fell off a month after we moved in because they were cheapThese items were all left in the house and all they had to do was screw them back in However, my husband and I were anticipating this, given all of the other crap they put us through, so we are absolutely ready to go to court After all, we have time stamped pictures of everything as well as witnesses When my neighbor two houses down asked us what reality company to use as they were moving, I told her to avoid Colony Homes American and *** *** *** She didn't listen and after paying $for an application fee and being told they were approved, her and her husband gave notice They never heard from Colony Homes America again to sign a lease and had to move in with her parents and look for another house

I live in co springs co and I have mold in the home I am renting as well as major discrepancies with billingthey took the wall in my bathroom down and exposed moldthey wont come back to fix it for a month and they said they wont fix the ledger issue at alli have a one bathroom home that has mold exposed with small children and a pregnant wife that can not use the bathroom because of the dangersthey basically said its not there problem its the vendors problem?????????? they property manager I spoke with was rude and disrespectful with absolutely no heart it took me weeks and + calls to get ahold of her btwso my family gets to breath in toxic mold for the next two weeks till they fix itworst company ever!!!! stay clear please it will save you the headache and anger that comes with this horrible company!!!!!!!

I was told our rent would be reduced for our November 1st statementIt is still at the current balanceThe manager at Colony American Homes sent me a link to docusign our agreement weeks agoThat same day, I signed itI received another link a week or so layer saying it has not been signI signed it again and also had my other tenant sign itI emailed the manager again today asking why the balance is not reflected and she said because it took us so long to sign itIt was signed but communication had been blurredSo now we are days past our rent due date, are not even sure if we're still going to receive a credit, and I initially asked for at least $off rent and didn't get that muchThe manager said that I can go to the office to pay the portion or call a number- but that means I, once again, have to go out of my wayI am going to wait until it is finally reflected on my online ledgerI do not feel like my complaint was taken seriously.

I've had several problems after moving in and they always get someone out pretty quicklyThat ends anything good I have to say about Waypoint HomesIt's obvious they have some serious internal issues
1) They require that you have renters insurance and all utilities in your name prior to move-inTotally understandableProblem is, the utility companies don't give you account numbers when you initially set up the accountSo, even though I had everything in my name, they threatened not to give me the keys until I had the acct numbersAt that point I told them that I would find another placeThen they came back and basically threatened to sue me because I had signed a contractWhat?!
2) They require you pay rent through their online portalSuper convenient, right? Except it never works and is not accurate informationMonth one, it said I owed $(my monthly rent is $1360)So I call four days before the end of the monthNo answer, No voicemailI figured I'd just wait until Monday (February 1) to call and payOnce again, no answerIt just rings and rings when you call their billing deptSo, I just paid what it said I owed (thinking I may have overpaid a deposit)A week later, I get an eviction notice from *** ***Again, I called and this time was able to get in touch with a billing specialist who said I had to pay the balance due AND a $late fee which would be refunded in MarchOKNot happy at this point but I paid itI was assured that it would be refunded the following month (March)Three weeks later, I receive another eviction notice (certified mail)Call Waypoint to inquire about itLeft messageNo response
Monday February 29th, I go to pay the rent onlineOnce again, the amount owed says $and there's another $late fee tacked on (even though it's still February and rent isn't due until March 1)Call Waypoint Home billing deptI was assured again that it would be updated on 3/1/to reflect the right info plus the credit of the late fee from JanuaryNope! Never happenedCall Waypoint billing againNo answerLeft a voicemail asking if I should just send in my check moving forward to an addressNo return callAt this point I'm expecting another eviction notice for their error and another late fee
3) Today (March 2nd) I receive an email from Waypoint saying that I have an HOA violation for weeds in the alleyThe letter was dated February 11th, yet I am just getting the notice todaySome background, when I moved in, the leasing agent promised that the landscapers would be out to spray/cut the weeds in the back yardNever happenedI called and explained that the landscaping company, as I was told, was supposed to come out within a week or two after I moved inNow they tell me it has to be requested within days so there's nothing they can doFortunately, after much back and forth, and proof I was mislead, the landscape company came out to take care of the "weeds" (which was really just grass that they tried to plant and obviously did not keep up with)
4) Working from home, I specifically asked about cable/internet/phone access since I didn't see any outlets in the houseThey advertised the home as cable/internet/phone readyAfter I moved in, *** came out and said the only outlet did not work, so they would either have to fix that or put another outlet inWaypoint refused to pay the $feeThey also advertised that a washer and dryer were includedNope!
At this point, I feel totally misled by Waypoint Homes and have notified them they are in breach of contractThey try to make you sign a two year contract (wonder why!?) which fortunately I did not do (so they charge an extra $a month)I wouldn't recommend Waypoint Homes to my worst enemyDo your research!!!

As you can clearly see that I am getting charged for carpet cleaning when I provided a receipt of it being done prior to the move out dateI have also attached the lease termination letter in which Colony Homes made no attempt to advertise or show the property as of October 1st going forward as my letter instructed in which they acknowledged receiving on October 6thI have also attached a copy of the move out inspection appointment in which Trey never showed up for and when I contacted the office I was informed he had been at the house earlier and did not have no intention on returning for the appointment. I guess it must be company policy to miss move out inspections on purpose so you can charge previous tenants whatever charges you wantI also spoke to Victoria G*** on Friday November 13th at 8:in which she discussed with me that the security deposit would have a deduction for the carpet cleaning and appliance cleaning but $1,would be released by the end of the monthI still have not received any certified letter to date or notification of there being one.
I would like my security deposit returned to me immediately as Colony Homes has displayed their corrupt actions by charging innocent people fees and not taking proper action to rent the property prior to my move out date
