Very disorganized companyHave asked for maintenance for over a week nowWe have made four appointments which nobody has come to three of theseThe company they called to come for repairs one of the gentleman smelled of alcohol for one of the appointmentsI call the main office for NC and the property manager never returns phone calls but sends out emails to say if you need her to call her direct lineWe call maintenance department and are told different things by different peopleWe need repairs to HVAC, plumbing and have asked for garage remotes for months nowWe are always giving some excuse and how sorry they are but nothing ever gets done

It seems that Waypoint Homes disregards any complaint about
any of their offices or employees that a filed complaint is regardingI see now that legal action will need to be filed to get something doneIf you read the complaint you would have read that nothing was being done in reference to my refund by the local office and that this matter needs to be escalated to a higher individual.I guess if you or no one in your organization cares about tenants or customer service all the other complaints that I read on the Revdex.com must be 100% true regardless of the final outcomeI could only hope that no other individuals would ever have to cross paths with Waypoint Homes as a businessI would expect a refund of my money in a prompt manner but, given the circumstances of this response and the others from the local office I will seek legal to assist in getting what is due me and any extra we can find while in the process to help cover legal fees

Per the notification of the discontinuance of the Waypoint Rewards system, points had to be redeemed by December 31, 2015. Any points not redeemed by the aforementioned date, would then be transferred to the Inside

*** (Property Administrator) both emailed and spoke with this resident on November 8th, 2016. *** (Property Manager) approved a one time courtesy removal of the late feeThe resident paid their rent late and received a summons to appear in eviction

This should have never been turned into...

collections. I do not owe $500. I was never informed that I owed any money to Waypoint Homes before it was turned into collections. I paid everything in full, and was wrongfully turned in to "FCO" the collection agency. Waypoint Homes refuses to even tell me why I owe this mystery fee, claiming it is illegal for them to anwser questions on this matter. Why is it "illegal" to tell me the consumer what I am being asked to pay?

The carpet was cleaned on Saturday October 29,2016. As for the flooring it was never discussed that it would be replaced as there was no damage only dirtiness.

I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint.  For your reference, details of the offer I reviewed appear below.Whenever Colony American Homes (CAH) want to add something to my account they apply it to rent in which the rent has been paid.  They do not notify as a professional entity would by mail but instead once my rent has been paid I see a negative amount on my account.  So each time this happens there is a threat of eviction.  As I informed CAH when I first moved in I informed them that there was a lot of water running in the back and front yards.  It was placed in writing to them and I constantly told them about it they finally had someone come out 6 months later to address the water issue, so I told them my concern was if the water was running in puddles outside as I had previously been informing them how can they compute that I owe as much for a water bill.  So began the water issue dance.  Also, they did not give me a signed lease to get the water in my name when I initially went to get it done once I moved I was informed that I needed a signed lease; as of today I STILL DO NOT HAVE A SIGNED LEASE even after I had requested it.This is why I do not agree with the matter because they are not and have not accepted responsibility for the water bill.  They claimed that they gave me credit but they did not.  The first bill was December 2013-February 2014 I moved in mid-January 2014 so of course the bill was not fully mine then for the other bills they charged me the actual amounts due on the bills and never did account for the water wasted in the front and back yards.  I went to pay my rent this month and once again it showed a negative $300 once again for the water bill.  When I went down to the office it was for water and I told them the water bill is now in my name despite the fact that I did not have a lease the water company allowed me to show them bills that I had in my name for the residence.  When we discussed it the bill was for $70 and not $300 and then the next bill that the water company stated that I would receive would be $60.  These are the things that CAH does which is not professional and violate business ethics.  I am not sure if they have it stated anywhere (ie. credit report) there an eviction was posted on me.  There practices are unethical and not professional they do not provide proper notification and if they sent me something (as they state) it is always sent to the wrong address but they never take the time to resend it but instead use their power to do unethical things.Regards,[redacted]

Unfortunately...

check images are not sufficient proof of income. We require pay stubs from the employer, as our Leasing Consultant indicated. We are sorry that there was a delay, but our requirements are clearly stated and by your own account, were clearly communicated to you. Therefore, we decline the proposed settlement and consider this our final response with regards to complaint [redacted].

A check has been mailed to Ms. W[redacted] and is expected to arrive by end of day today, 12/19/2016.

Notice did specify $1310, this was the amount due the day of serving however per the residents lease late fees continue to accumulate at $10 per day until paid, late fees cannot be waived. Resident did not reach out to us only to the corporate call center...

and paid via Money Gram which only accepts the full balance on the account. Per NV law and the lease to avoid a fair housing violation, no credit is being given for the late fees.

First of all I did not rent from Colony Starwood Homes nor Waypoint Homes but my rental was sold to these companies. I started renting from the original company in Jan.2014 and they were great but by June 2014 it was sold to Waypoint. So, I am with Waypoint and it is time to renew lease and I have no problem with Waypoint at this time but I renew the lease and of course they get you with this two year is cheaper than the one year so we did the two year lease and it was within 6 months again we have a letter that they merged with Colony Starwood and this is where the problems starts. The first thing is the tree from a neighbors yard fell and when we told the company they were to send someone out they told us to file a police report and we did, but in the final year of 2015-2016 no one came to get the tree from the neighbors yard that fell on the rental home fence..Now we were able to buy out our lease for $2300 so that two months rent so everything was going smoothly and then here comes a bill for $1642.71 for everything under the sun including paying for something that the previous tenet left. So I asked for a walk through sheet from the first company because with all these companies taking over no one came to the house to do a walk through with us. No return phone call, no walk through sheet, nothing but as of today I received a collection letter saying that we owe this amount and I have to write a dispute letter. I would not recommend this company if you need a place to rent, please go anywhere else but to COLONY STARWOOD HOMES.

I provided actual copies of pay stubs printed directly via my [redacted] Direct Deposit Account. I provided W2s and all necessary paper work  for all lessees in order to obtain approval for everything to be submitted. Adrienn K[redacted] provided false information about when our move in date would be. She prolonged the application process and did not respond to any of my phone calls, texts, emails. I rented a moving a non-refundable moving truck based off of her written promise of approval to move in the Friday before February 1st. I understand I will never see a dime from Waypoint for all of the excessive moving expenses caused by Adrienn, a representative of WayPoint Homes. I demand a refund for the application fees of myself, Carina A[redacted], and Julio P[redacted], that is fair compromise given the circumstances of our experience with Waypoint Homes.
