Review: After speaking to the representative who took our payment for sevices there has been issues with the product. The representative makes it like if you put the foot work the product works. Per the instructions, we were to login to the site access the homes by area and decide which homes interested is. Then download the contact letters and send each home owner a contact, but to ensure to include my name and client number, so when the owner contacts Anchor House the rep knows which customer sent the contact letter. My wife and I inquired on what return address to use and was informed to use Anchor House. We purchased the stamps and envelopes to send out 22 contact letter s. After some time pasing and not hearing anything from Anchor House we inquired again about the response time from the owners. We were informed that sometimes it can take up to a month for various reasons, but we would be informed as soon as they got response. I decided to request a customized search in hopes that we would get a faster response and inquire about the refund policy since we still hadn't heard anything. The policy stated we would get the customized within 3-5 business days and we needed 5 denial letters along with a certified letter requesting a refund. What we couldn't understand was where these denial letters would come from since none of our personal information was sent in the contact letters and most importantly it take one owner up to one month to respond. We were told the owners would send the denial letters to Anchor House, so they would notify us. As of today, we still have not received the customized search(request date 9/4/15) nor have received any information about contact letters being returned on our behalf nor denial letters. During the purchase process we were never told it could take up to a month and if we would've known we would've never purchased the product since we are homeless. After calling & several emails we know this is a scam because the whole thing is set up failure.Desired Settlement: Since I have went to some of these homes and the mail is falling out the mail box along with being unsupervised or occupied with persons saying they never had any reason to sell or rent to own. On top of the reps being I unresponsive, Anchor House can not be trusted to communicate with us to even if they did receive notices/letters expressing interest or disinterest. In addition, it was not explain to us at the time of purchase it could take up to a month. My family cannot continue to wait.

Review: I was hesitate but desperate to locate a home do to my house I rent being put up for sale so I signed up with this company and as soon as I paid and tried to call them back for customer service the phone number answering machine was changed and there was never any one there to answer the phones. This is a fraudulent company and I was taken for my money and am feeling very stupid. I want my money back but have no way of contacting them.Desired Settlement: I want my credit card refunded the 199.00 dollars ASAP!

I would never use anchor House Financial ever again they are very rude they give people false hope and they can care less about you or your problems. They told me that I could get into a house within one or two days after I paid $199 and I am 2 weeks away from being out of the house that I'm currently in now because my landlord sold it. I will never recommend anchor house financial to anybody ever.

Review: I listed my house with a licensed realtor that I have known for years. Last night I went on craigslist to see what rentals were available and found a picture of MY house for rent with the option to buy. It is not even showing in the correct area of San Antonio. When I called the number, I asked questions as a potential buyer. They freely stated that the home was either in or about to be in foreclosure and that's how they come in. C[redacted] (from Anchor House Financial) stated that their company steps in and markets the house to prevent it from going into or being foreclosed on. I do not appreciate these falsified claims which can have a negative impact on my family. They are slandering my family by stating lies about our home. The company even stole my agent's listing words and altered some. The worst of which is stating that the excluded plant would remain with the house. The plant excluded was from my daughter's funeral.MY Agent: Wow! Desirable single story newer home in great location! Ceramic tile floors, open floorplan. Corner fireplace is a mock fireplace. Master bathroom has garden tub and separate shower. Energy Star Home Foam Insulation in Attic. Covered patio and deck. Sprinkler system. Shed stays. Backs to greenbelt! Walking trails nearby! Furthermore, I would like a written letter from the company stating that they falsely posted my home and claimed that we are in or about to be in foreclosure.

Review: I was looking to rent a home in Tucson and I found an add that said to take over someone else's payments who is going into foreclosure. There could be a way to do that, give them $200.00 and they will give you a list of houses in the area that are in pre foreclosure, make a deal with one of them and take over the payment with no money down. I was told that I couldn't loose because they would give me my money back if I couldn't find a house. I just needed five return letters. I had six return letters from the houses I tried to buy but the letters I got back were undeliverable. I was told when I listed up that if I got 5 letters back that would be good enough. Turns out that they want five letters back from the people to me stating that they are not interested in making a deal with me. That is not what I was told. I sent out 50 letters got six back and 44 letters the people just tossed in the trash with other junk mail. I guess they want to go knocking on the door and ask the people to respond to me by letter stating that they don't want to do business with me. That is crazy hard to do and I think that is not what I was told. I was told 5 letters back even if they werereturn to sender was good enough to show that I at least tried.Desired Settlement: I want my $200.00 back as this is a bait and switch scam. I am certain of it.

Review: I was promised if I pay $200 I would be able to get an foreclosure home in 4 to 5 business days all I have to do is go on their website and choose the home and call them once I choose the home and they will get me and my family in that house and we take over the mortgage now it is time for us to move and we have to do some paper work and we only have two weeks to move and I want my money back cause now we have to look for a place to live in two weeks and they will not give me my money I was misledDesired Settlement: I would like for my money to be refunded I was told the wrong information by their associates

Review: The company lied to me about the services they offered and the refund policy. When I Specifically asked them if the home owners had already agreed to be in the Anchor House Financial system they said yes, but this isn't true. Also I asked them to describe the refund policy and they left out the details that would prevent me from getting a refund when I requested one. They will now not refund my money for 90 days and I have to have 5 letters from homeowners showing I've been denied by them. They deliberately deceived me. Furthermore they ran my credit card and then immediately refunded the amount. Then later charged me again, the second time without permission. I'm not sure if this is a legitimate business or just a scam, but if it's a real business it is an extremely unethical one that should be shut down.Desired Settlement: I would like an immediate refund based on their fraudulent activities.

Review: I paid $199 with Anchor House Financial and didn't receive the product/services as guaranteed. The listing of foreclosures was outdated/incorrect. Review: Around 6/18/15 I purchest a membership for $199. from anchorhousefinancial for a rent to own service or program I had to send letters to people that are loosing there house (foreclose homes or pre-foreclose)from a list that is on their website, I sent around 20 letters to different homes but never got any answer the only two that answerd me was to tell me that they never heard of anchorhousefinancial and to stop sending them letters trying to buy the home, after several attempts and 3 months latter I requested a refund since I had 3 months to try it out, they keep on giving me the run around, and different excuses abut my $199 dollars.the last time I spoke to anchorhousefinancial they said to get 5 denial letters but nobody answers me from the homes I wrote to and most of their list is out dated and its been over 3 months with no answer from anybody. what can I do to get my money back ? all I want is to buy a home !Desired Settlement: all I want is my money back!all I wanted is to buy a home for my family and I did everything on my part and they never helped me at all.

I am a Real Estate Broker and have a property listed through an exclusive right to sell agreement with the owner. The house is for sale, not for rent. This company is illegally advertising the home for rent. They go on to say they have homes rent to own in all zip codes. that It takes 30 days to move in. No money down. No credit check. They say you can own a home before it goes into foreclosure by taking over the loan. After you register, then you can look at properties on their website. You call the owner and make an appointment to see the property. Once you register, they email you a user name and password to their website, which is a membership site @ $199 registration fee. The registration fee covers title search, etc according to them. They are located in California. Have people on call center across the country. We spoke to operator #2067, Richard on 1/23/2016. His return # is [redacted].

The property I have for sale does not fall into any of this criteria. They are not authorized to advertise this property or offer for rent or for sale at a reduced price.

Review: I contacted a listing for a rental property and was directed to Anchor House Financial, which stated that the property in question was a rent to own situation. As such it was necessary for me to purchase a membership to their service in order to access the property information to view the property and any further properties that might be of interest. During the conversation the woman I spoke with, Jocelyn, was insistent on obtaining my payment information while I continued to ask questions regarding the service. The information given was vague at best with a promise that the listing I had inquired about and many others would be available for viewing. Once I had checked out the site and realized that the information I received was a lie I researched the company to learn that they have had several complaints, and I now add mine to the tally. This is a definite case of bait and switch with a side of smarmy business practices. They clearly do not intend to provide the service that they advertise or offer via the "slight of hand" methods used to procure customers. This company needs some serious disciplinary actions or these deplorable practices will continue to other unsuspecting persons.Desired Settlement: It is my desire that I receive a refund of the $199 paid for services that cannot be fulfilled by this company and that the company is dealt with appropriately for is unethical and despicable practices.

Review: While searching for a rental home on craigslist, I came across a rent to own option for a home I was interested in. I called the number and gave them my identifying information and expressed interest in the home I liked. The Call rep explained to me that this program takes over mortgage payments on someone else's behalf and have the option to do traditional financing at the end of the term. Seeming too good to be true, but I figured in this housing market, anything is possible. He stated before I was able to sear their home listings I needed to give him credit card info. He then informed me his service was $199.00 which is minimal IF all these terms were in fact true. I then started doing some research and found out that the company had scammed me and none of the physical address on the website even existed.Desired Settlement: Please refund me the $199.00 charged to my Visa card and issue a citation to company for fraud of providing misleading information to consumers.

Review: A person looking for a home sent me a form letter from Anchor House Financial saying my house was in pre-foreclosure and they were interested to assume the mortgage. My house is NOT in pre-foreclosure, I have bought the home 2 years ago, so the information they have posted on their website regarding contacts for pre-foreclosure homes is not accurate. I also am concerned that others may think my home is in pre-foreclosure and also work to solicit contact information.Desired Settlement: I want Anchor House Financial to remove my home address from their pre-foreclosure listings.

Review: I was required to have to move so that my disabled veteran husband could go back to school to gain different employment that would not agrivate his service connected injuries. I had little time to find a place for my family of 5 and service dog to move to and the area we were needing to move to was a hour away. I purchased services from anchor house finacial to help find us a place to live. I paid the $299 and signed into their website once with the help of the agent. The day after we found a place and I called them back to see what could be done to refund the services. I was under the impression that I had 90 to request a refund. Not even close to the truth.... Find out I had to wait 90 days before I could request the refund. So I wait til around the time so I know what the exact date is and also ask what I must do to request my refund. It is told to me that I must request my refund in writing. So I have called 3 times and emailed numerous times about what to do for this refund to happen. I sent in a request letter and state that I haven't used the services and I have no need for the services. Fast forward to today I call to get an update... My request is incomplete due to no denial letters and I must submit 5 in order for my refund to be processed. I state that I have asked multiple times prior to this what I must do to get my refund and I get a sorry you still need to apply and be able to supply denial letters. So to get my refund that I have been waiting for for 90 I must affect my credit score as well!Desired Settlement: I just want to money I paid for the services I haven't used refunded to me

Review: When I signed up for this service I was told that I could receive a refund no matter what. After I started looking at some of the houses I realized that the houses were also for sale so when I contacted the real estate agents I was told the home owners were not interested in buying on contract type sales so I decided to cancel the service. When I called they told me I had to wait 90 days. Fine, so I waited. Then after 90 days I call and they state that I have to have 5 denial letters and that if I would have read the terms of service that I had agreed to I would have known that. I questioned why when I called the first time to cancel no one said anything about it but was basically told that they would of assumed I read the terms and knew that - but if that were the case then I wouldn't have called only a couple weeks of having the service wanting to cancel. R[redacted] is the guy I spoke to when I set up my service and he assured me that no matter what I would get a refund, never stating anything about a 90 day waiting period nor 5 denial letters being needed. So my payment of $199 was processed before I was even able to log on to accept the terms of condition that were online because I had already accepted what he was telling me over the phone.Desired Settlement: I would like a refund of my $199 because I was misinformed and didn't use their services.

Review: I called the company regarding a property for rent they had advertised and I asked what the process was. The person told me they have properties you can rent or rent with the option to buy. I told her I wasnt interested in buying just renting. She said I could still do that. She asked my location and said they have 10 plus pages of home rentals and then stated what the cost was $199. I asked what does it cover. She stated to make sure there wasnt anything on the title search when I found me a rental and if I didnt find anything I would be reimbursed the $199. I told her I would think about it and call them back. I called back a few times after that to exactly find out what the process and I have my phone records and email to prove it. The last call to them I decided to do it b because I am wanting to move by October 1, 2015. I never signed a contract or document. After I paid the $199 then I found out I had to come out my pocket with more money by sending out letters to the home owners to inquire about the properties I was interested in. I called them and told them before I paid my money no one ever said I would be coming out my pocket to contact the homeowners. They told me if the homeowners contact them they will call me to schedule a walk through. Also I requested to get a llisting of only rental properties with the contact phone numbers and it took two weeks to receive that, and when I did receive it, it was only four and I had already seen those four while researching from craigslist, zillow, trulia, etc. I told them I was very displeased with the services and not informing me before I paid my money exactly what I had to do. I told them I want my money back and they say I have to wait 90 days before I can get a refund. I never signed anything and they never gave me anything in writing. They do not tell people upfront exactly what you have to do before they get your money. Once they got it is when you find out everything even asking for all the details before you give them you money.Desired Settlement: I want a refund of the $199 I paid to them for services I am already doing on my own. I don't think I should have to wait 90 to see if they will give me my money back.

Review: I called a number on Craigslist about a home. I asked A LOT of questions, and even called the guy - S[redacted] Agent #2402 numerous times to see if the answers would be any different. I was calling his cell phone directly. He answered the phone regardless of day or time and was very polite. He provided an address to a home that was in the area we were interested in and we looked it up on Zillow, drove by, saw that it was empty but did not have a for sale sign in the yard. We looked around and thought that would be great.

He explained the program as a "take-over-payments" type of Rent -to-own deal and that all of the homes were in Pre Foreclosure. He explained there was a one-time fee of $199 to cover a the access to the property listings and the title search once a property was found. He never indicated the program was a DIY program, rather appearing as if they would provide the services and help us find qualified properties and they would "set appointments for you to go take a look at the homes. Once you find the one you like, we will sit you down with the owner and the bank and negotiate a contract that will Deed the property to you once you agree to the terms. The terms are the initial mortgage instrument terms and payments. You simply pick up where the owner left off, continue making the payments as contracted, and then own the home after all payments are made. The bank negotiates all of this with you and is completely involved and knows what is going on so if you decide to refinance the home in a few years, and have made good payment history with them, they will most likely offer finacing to you based on your established credit by making payments on the home directly to them. Remember, the house is Deeded to you. The owner's credit will not suffer but they will still be on the mortgage until you refinance which is an option, not required. You will not need any money down, and there are no credit checks... just take over the existing payments."

It took us 2 weeks to pay the fee to get started. When I finally was able to pay the fee, he called back from a blocked number and then gave the information needed to get online access and how to use the website. He provided the Customer Service number and steps to follow. But he never explained that we would have to do all the digging ourselves, and he also failed to mention that the homes on their so-called list were from 2011 and 2012.... this is 2016.

I know how to research properties in our area so I looked up a list of homes (54 of them showed up), and then researched 26 of them. Every single one of them had already been forclosed and auctioned. I called Shawn back and explained this and he stated he had never heard of such a thing... to call the Customer Service number and speak with the legal department and tell them the information is not matching up... yada yada yada.

Clearly this company is built on scamming people out of their money with no recourse to get the money back. In their Terms and Agreements, it states to send a letter by UPS but to wait 90 days and provide proof that the information is incorrect and then they investigate. If they agree to refund the money, they keep 10% of the funds and then issue a check 30 days later....so it would take 120 days to even see if we are able to get a refund. That spells SCAM.

Additionally, when I was asking the initial questions, the one thing they would not provide was the company name so I could research it beforehand. I should have taken that as my first clue that this was not legit and I was about to throw $199 out the window. When I asked about the "We are state regulated" as Shawn mentioned and described a couple of times, I asked specifically for who the regulating body was and the answer was "we are regulated to do business in California as a network and support to Real Estate investors" which means they probably have a buisness license, but they are not "regulated" by the Real Estate Commission or any other regulatory body.

This company needs to be investigated for being a scam and the people who have been taken should receive a full refund. The company misrepresents their services with lies and half-truths, using swith-bait tactics; refuses to provide the company name prior to making payment; then denies any wrong-doing even with proof in black and white.Desired Settlement: Full refund of the $199.00 paid immediately back to my credit card, not 90% by check in 90 or 120 days.

Review: I wish I had checked here before giving them money that I need to move myself and my children from a hostile situation! The lady said all the forms were online. when I started looking at the properties I didn't see the one from craigslist that prompted me to call. She never said anything about mailing out letters. I didn't realize what exactly was going on until I read the sample contact letters they have on their website. These people aren't advertising their homes. I am initiating contact with someone who may not even want to sell or rent their home! They do not tell you this when you pay your money. They make it seem like the homes are listed waiting for you to grab them up. then as I looked at the listings on other site I discovered that many of them had recently been sold! I feel totally taken advantage of. I am not in a position to just throw money down the drain or pay for something that I have to do all the work for. If the representative was forthcoming and told me that I would be writing letters to people I would never have agreed to this. It is absolutely outrageous to send a letter to a complete stranger offering to help them in a pre foreclosure they may not even be dealing with. Also, she did tell me about the 90 refund policy but nothing about requesting it in writing or having 5 refusal letters. That is absolutely ridiculous. Who the heck is going to send a refusal letter? the average person is going to read this letter and chuck it in the garbage without a second thought.Desired Settlement: I would like my $199 back. This business needs taken down. What they are doing cannot be legal.
