The Plumber took the time to go over all of my concerns he also made recommendations that should be addressed \r\nHe cleaned all of the areas that he work in and some of them were cleaner when he was done than when he started.\r\nI will recommend Benjamin Franklin Plumbing because they know the diffance between what needs to be done and they do it all unlike\r\nCompanies that advertise DO-All

Asked Benjamin Franklin to come and quote a relatively small job, that included plumbing a water softener, a garbage disposal, and a toilet re-seating The quote was over $1,!!! I asked the plumber how long it would take him, and he said about hours I'm NOT going to pay a plumber close to $per hour
On top of that I had to pay a service fee of $plus an environment tax of $to get someone out for the quote

make sure they are operating efficiently and correctlyDuring this process, if a part is weak or on the verge of failing, the inspection will identify those problemsIn this case, the part failed after our visitWe were called back out and found the thermocouple required replacement. We gave the client straight-forward pricing upfront for the repairThe client approved the repairs and signed that the work was done to their satisfactionWe applied a coupon offer to the service since the water heater was out of warrantyWe have sent the client a $certificate for future work as this was an unfortunate coincidence regarding the part failure for our client

Mr*** had a club membership with usThis membership includes an annual plumbing inspection and water heater flush at no cost to the member.Our technician went to the home, not knowing that it was a rental and proceeded to the water heater flush and plumbing inspectionHe recommended replacing the anode rod in the water heater due to severe corrosion, a temperature and pressure valve due to failure and corrosion, a thermal expansion tank due to failure and replace supply linesThis information was explained and reviewed with the tenant, *** *** and she approved the work and signed the invoice authorizing us to go ahead with the repairs, which we didShe then signed off that the work was completed to her satisfactionMs*** paid us with a check.Her check was returned due to insufficient fundsWe made numerous attempts to call the landlord and tenants to collect the funds but we were never called back so this account was sent to collections.Our protocol is to get permission from the property owner whenever we go to a rentalSince we do not record our outbound calls, we have to assume that this was not doneMr*** did call our office on the date of service to say that he did not authorize this workOur procedure is to document all client concerns and forward them to our Service Manager for review and follow upOur Service Manager left messages for Mr*** but he never returned the callsWe do record all incoming calls and searched the phone numbers we had a file, included Mr***'s number (303) 717-and there was only the one call to our office from Mr*** which was on the service date of 11/14/14.We admit that we should have contacted Mr*** before any work was to be doneHowever, our technician had no way of knowing this and Ms*** never stated that she was the tenant and didn't have authority to authorize work. She wrote a check that was insufficient fundsWe feel since she is now the homeowner, she should be responsible for payment for the services we providedThis work was done on 11/14/and the ***'s closed on the home on 12/26/14.We have removed Mr*** from the collection service

Regarding complaint number ***
I am in receipt of a complaint filed by Justin who claims to take care of property maintenance for and elderly landlord where he resides We made three visits to this residence and it appears that on our second visit there was confusion
regarding our arranged arrival time Our plumber apparently discussed an arrival time with the landlord and the tenant (Justin) and they claim he made reference to an 8:a.marrival Our office records indicate a time window of 8-11:a.m and our arrival was actually 10:a.m
We do have a morning staff meeting however that never interrupts a scheduled appointment windowAll our service vehicles are tracked via GPS monitoring which indicates an exact arrival time Plumbers do not use a time sheet for checking in and out of service calls as indicated by Justin, so it appears that I had a miscommunication regarding our practice for documenting time
Justin raised the question regarding our "fully stocked trucks" which we absolutely have This equates to hundreds of parts and represents the most common repair parts needed for home repairs It is impossible and impractical to always have every item we might need at any given time For this reason there are certain items which may require special delivery and or a "special order" cost associated with it This was an issue which I did agree to a refund of $which was charged for a certain special order part I will verify the status of this payment and have this issue resolved with our customer as soon as possible
Our company made a follow up call at this residence on 9/22/for some needed corrections on work that we performed a few days earlier The plumber called me from the job location and we discussed some of the issues that Justin had regarding our service I was under the impression at that time, that all issues were resolved
I will reach out to the landlord within the next days and make sure she is fully satisfied with our punctual promise of arriving on-time We will honor our pledge to pay for being late if that is what our customer requests us to do
We are committed to doing the best job we can for our customers, always honest and holding ourselves to the highest standards We are not perfect however our company will never run from its responsibilities and duties in caring for it's customers We strive to be better everyday and we know much of what we do relies on great communication and in this case I do believe we all could have done a better job

Our office procedure is to never give pricing over the phoneOur office staff has no way of knowing any pricing for servicesThe only price that was given to the client over the phone was the $evaluation fee to come out and give straight forward pricingThe technician gave Mr***
straight forward pricing along with three repair options before work was even startedHe selected the least expensive option which was to cable the main lineWe told him we would camera the line and set the appointment upWe called the client several times to try to reschedule due to a conflict and were never able to reach themThe client eventually called back and our Customer Service Rep inadvertently booked the call on the wrong company so we missed the appointmentOur Service Manager has tried several times to reach Mr*** so that we can camera the line and we have not been able to reach him
