8/13/ Revdex.com Complaint # Mr [redacted] On 7/7/14, Ms [redacted] purchased a triennial timeshare, in the Silver Season, at the Island Links resort Ms [redacted] ’s purchase contract has a clear title at the top, which in bold letters, indicates Ms [redacted] has purchased a triennial timeshare Ms [redacted] enrolled this timeshare into the RCI points program, and receives 21,RCI points per year in exchange for the deposit of her triennial week The number of days Ms [redacted] gets for her 21,points per year is determined by how she makes her reservations Points used for reservations vary based on Resort, unit size, unit quality, season, how a reservation is made, etcOnce a unit is enrolled with RCI, all reservations will be booked directly through RCIThe Coral Resorts does have an in house RCI representative available to assist with reservations Ms [redacted] ’s credit was run because she financed her purchase The Coral Resorts has pet friendly units at Island Links, Coral Reef and Coral Sands So, we are not sure why Ms [redacted] states that her dog is not welcome Ms [redacted] is not limited to travel in the Bronze Season, Ms [redacted] may use her points any time she chooses We are not sure what Ms [redacted] is referring to when she mentions bonus points She is entitled to RCI bonus weeks, could this be what she is looking for? If so she should have been given an RCI bonus week certificate at the time of purchase If she has not received this certificate, she can notify Coral Resorts Owner Services and they would be happy to issue one to her The Owner Services Department has offered strategies to Ms [redacted] for spending less points/less money on her reservations Ms [redacted] came down with no appointment at the height of tourist season, and no one was available to meet with her However, the Director of Owner Services did call her and spent minutes on the phone with Ms [redacted] The Director of Owner Services put Ms [redacted] in touch with our in house RCI rep, Melissa, who offered her assistance to Ms [redacted] to help her make a reservation At that time Ms [redacted] informed the RCI prep that they didn’t have any travel dates in mind and would get back in touch The Owner Services department remains available to Ms [redacted] and is happy to assist with her ownership The Owner Services department can help Ms [redacted] to make pet friendly reservations, as well as to review the strategies for booking points reservations Owner Services can be reached at ###-###-#### Respectfully, Owner Services for the Coral Resorts

Mr***, Mr& Mrs [redacted] chose to purchase their Coral Resorts timeshare in At that time, they were provided with a day right to cancel with no penalty Since 2007, we have had no contact from Mr& Mrs [redacted] Mrand Mrs [redacted] have paid their contract in full, and have paid the maintenance fees on schedule If Mrand Mrs [redacted] have questions regarding their ownership, they are more than welcome to contact us At anytime during Mr& Mrs [redacted] 's ownership that they wish to upgrade, the Coral Resorts will take in the property they currently own and apply their equity toward the upgrade We are unclear as to why Mrand Mrs [redacted] would indicate to you that we no longer offer that option Respectfully, Owner Services Department The Coral Resorts

Mr [redacted] Ms [redacted] owns timeshares at the Coral Resorts The first she purchased 11/17/and it is an every other year ownership, which Ms [redacted] owns in odd years Ms [redacted] has paid the maintenance fees for this timeshare in 2009, 2011, and with no questions or complaints The 2nd timeshare Ms [redacted] purchased was on 3/5/ This is an every third year ownership, which Ms [redacted] has only paid one Maintenance Fee so far, that was in Ms [redacted] paid this fee with no questions or complaints This year, 2015, her odd year ownership and her every third year ownership maintenance fees coincide, and she owes a Maintenance Fee for both her Every Other Year ownership and her Every third year ownership Ms [redacted] has not contacted the Owner Services Department since If she would like to contact Owner Services, we would be happy to review her ownerships with herOwner Services can be reached at ###-###-####, and we are available from 9-5, Monday to FridayRespectfully, Owner Services for the Coral Resorts

Mrs. [redacted] membership contract states that she can rent condos and timeshare units are reduced rates. There is no mention of concert tickets in her paperwork or any promise of discounts. We do have an event ticketing service, in comparison to ticket master, or prices are sometime lower... and some times the same. However ticket prices vary from section to section. The tickets we typically purvey are seats not available to general public. Resorts Anytime is designed to allow our members to use timeshare condos with out having to buy timeshare. On any given day we have approximately 125,000 units available. We also have a price match guarantee. In the event a member does find a lower price, we will match that and refund 10% of the difference. We guarantee our pricing against any other published pricing, available to the general public, for the same exact travel. At a minimum, this means, the same arrival and departure dates, the same property, the same room, the same size unit, the same cruise line, the same cabin, the same itinerary and the same departure and arrival dates. Notwithstanding the foregoing, we cannot match consolidator fares, fares that have been acquired through auction or bid, fares that are non-refundable due to supplier policies, such as hotel bookings where a special rate was received in exchange for the booking being non-refundable, cruise fares that are paid in full and fall within the final penalty period (normally 90 days from sailing), and are therefore non-cancellable by the cruise lines, or internet fares for which we cannot verify the price and exact itinerary. " If Mrs. [redacted] can provide specific examples of cheaper travel that falls within our PMG, then we will address the issue further. The first time that Mrand Mrs*** purchased, they stopped making payments As they defaulted on a loan for a real estate purchase, it was reported on their credit.
As Mrand Mrs*** state that they know,
there is a day cancellation period, which they have agreed to Per their contract a cancellation must be provided in writing, and sent via certifiable means within days of purchase As Mrand Mrs*** failed to do this, their contract was not cancelled A contract cannot be cancelled by phone.
Mr and Mrs*** have not paid their maintenance fee, and their last loan payment was returned for insufficient fundsIf Mrand Mrs*** do not make their loan payments or their Maintenance Fee payments, then this purchase will also go into default.

Buyer BEWARE!!! Do not believe these scam artists They will lie to your face We went on the time share presentation only because they were offering us tickets to zip lining and we wound up purchasing, even though it sounded to good to be true Since we had days to cancel we purchased it We asked all the right questionsare there any blackout dates? NO How many weeks a year? What are the hidden costs? NONE What does Bronze level mean? NOTHING Thank God for the internet I was able to read other reviews that told us what to look for in our contract Guess what the fine print said??? Bronze means we can only travel within a given season (season not even stated), so there are blackout dates Hidden fees- RCI fee Three weeks? Try one week every two years since they sold us a Bi-ennial Program They are scam artists They will take your money and you will never hear from them again When we called and asked about this, they lied again When I said I would come the next day to cancel and warn others not to buy, they threatened to have me arrested They called us Dumb Yankees Please do not be fooled by this business!!

Mr*** was provide with a full copy of his contract containing all of the details of his sale He was given this copy at the time of purchase Per the contract, which Mr*** was given, he had days to review this contract and ask any
questions he had, or cancel with no penalty.
Included with Mr***'s contract was a copy of his signed Developer Week Addendum This addendum clearly states that the Coral Resorts does not have a Rental Program for its Developer Week If Mr*** has anything that states otherwise, we do not have a copy of this, but would be happy to review it if he would like to provide us with a copy
Mr***'s down payment was $and $in closing costs I am not sure what hidden fees he would be talking about, as all fees are noted in the contract.

Mrs*** previously owned a triennial timeshare, which gave her
15,RCI points per year. Mrs***’s
points reset each time she paid a maintenance fee. Each maintenance fee Mrs*** paid would
get her years’ worth (tri-ennial) of points Mrs*** paid a maintenance fee and received
her 15,points allotment for 2011, and 2013. The next maintenance fee Mrs*** had due
was for 2015, and it covered her points for 2014, 2015, and Mrs***
did not pay her Maintenance Fee
On 4/27/Mrs*** upgraded her timeshare to a floating week
program, no longer a points program. At
the time Mrs*** upgraded, she had not paid her Maintenance Fee, and
it was in fact, past due. Because Mrs
***’s maintenance fee had not been paid, Mrs*** was not entitled to
her points for 2014, and 2016.
Coupled with the fact that she had changed her ownership and was no
longer a points owner, her points account was closed. There were no RCI points for her to retain
Mrand Mrs*** have called in and spoken with Owner Services who
has offered to reinstate their points account, and add their 2014, 2015, and
points back into their account if they wish to pay the maintenance fee

Deeds are held in trust until the owner has paid in full,
at which time the deed is recorded into the owners name. Ms*** is still financing her
purchase. The purchase she made in
was Equity Wrapped with the purchase she made in so there would only be
one loan for both properties Her first
purchase in had a purchase price of $15,700. Her 2nd purchase in had a
purchase price of $11,000. These were “Wrapped”
together for a total purchase price of $26,700.

Dear Mr***,
Ms*** has a full understanding of her
purchase, as
evidenced by her complaint letter. Ms
*** purchased a bi-ennial timeshare, which entitles her to 35,RCI
points every other year. For this Ms
*** paid $6000, and will be billed maintenance fees every other year (in odd
years). Also noted by MsSwzelnis, her
contract reads that she was purchasing ownership into week 1, in the Bronze
Season with Coral Resorts. (The Bronze
Season includes weeks 1-5, and weeks 48-50).
Additionally, Ms*** states that she was aware that the
cancellation period was days.
It is possible that Ms*** has confused an ownership
in the Bronze Season, with a Platinum RCI membershipA customer can purchase a
timeshare in the Bronze season, but still have a Platinum membership with RCIThe
Platinum RCI membership would not be indicated on her contract, but would offer
her additional benefits through RCI over what is offered in the standard
membership. The Coral Resorts is happy
to extend Ms***’ RCI membership to the Platinum level. As a courtesy, the Coral Resorts will go
ahead and add this to Ms***’ account for this year, and she may discuss
the benefits with RCI directly, as it is their program
RCI offers discounted points reservation to its RCI
Points owners. When booking into an RCI
Weeks Resort within days of travel, RCI will discount these reservations. Weeks may be discounted to points for a
week or fewer. Ms*** will find
this information in the Public Offering Statement, which was provided to her on
her day of purchase and was signed by Ms***. The Public Offering Statement reads: “The value of RCI points may be maximized by
requesting an exchange into a Weeks Resort (non-point resort) and booking the
exchange days or less from the time of usage…The cost of this type of
exchange as of the effective date of this POS is not more than points.”
When making points reservations outside of the day
window, the point “cost” is determined by RCI and can be found in their
directory or on their website RCI also
offers “priority booking windows” to its members; this is a window during which
the member may book into their home resort, during their designated season, and
into the unit type which they purchased If Ms*** makes a reservation to her
home resort during her designated season and into her unit type, the points
needed for the reservation will be 35,500, which is the point allotment
outlined in her contract
The Owner Services Department is available Monday to Friday,
9:AM to 5:PM, and would be happy to assist Ms*** with her
ownership if she has any additional questions or issues not addressed in this
correspondence
