Complaint: [redacted]

I am rejecting this response because I was experiencing the same issue before the storm. The roof was not installed properly period and the builder/roofer/Warranty is not willing to stand behind heir work.I hope future homeowners seek prior experiences and reviews before buying a home from ** [redacted] as their history shows and is confirmed by myself, they do not hold their end of the bargain as it relates to repairs and customer service.Shingles should not blow off my roof 6 months after purchasing the home, PERIOD and they continued to do so to this day.

Revdex.com:
I have reviewed the response made by the business in reference to complaint ID [redacted] and have determined that this does not resolve my dispute.I received a call from Stansil Drywall yesterday(2/29). They seemed very confused with everything. I asked if they needed a copy of the inspection report, but they stated that they already were sent a copy by DR Horton. It seems as though they wanted to come out and caulk around missing stone veneer mortar and around deteriorated trim board. I asked them about that, they hesitated and then they stated that I was right and someone else would need to come out first. They stated that DR Horton did not mention anything to them about the deteriorated trim board etc.,even though they had the inspection report. I asked them why I am the one picking these things up not being a contractor myself, and why it has not been picked up by someone beforehand... They then stated that they would only complete the caulk repairs, and they would not complete any repairs to the stone veneer, or the deteriorated trim board on the dormer that was not originally caulked. Per their conversation both repairs should be done prior to them going out. The missing mortar on the stone veneer needs to be patched and then caulked first, and the trim board needs to be replaced on the dormer first. I told them they really needed to get in touch with DR Horton and figure out a better way of scheduling around the other contractors. They stated they were going to get back in contact with DR Horton to discuss.

I am rejecting this response because: I partially accept the response as we did meet with the management team and agreed to a path forward.  However, there is a lot of work to be done before all of the issues will be resolved.

Please enter your reason(s) for rejecting the business response be [redacted] contacted us on Friday 09/16/2016 and discussed the progress that has been made and the issues that still remain. I understand that D R Horton would like to close this complaint as quickly as possible, but I am requesting that if possible we keep it open for a little longer. The Dead Sod was replaced 09/12/2016 where workers had damaged the insisting sod. The Ceiling was textured and repainted and completed on 09/15/2016. ( But in the process of re-texturing the ceiling the crew damaged 2 cabinet panels and scared the granite counter tops, repairs to these issues are incomplete at this time.Drainage Swell has not been completed, plus their is a pending issue on type of sod to be put down after the Swell is complete. We have been told by the builder and the lot grader /designer as well as others, that D R Horton put down Bermuda grass and this type of grass does not grow in the shade, well the north side of the home get's little to no sun, this was a know issue by the builder at the time the sod we originally put down.Home was cleaned after texture crew and painters completed their work 09/16/2016. We appreciate the issues that have been given attention and repaired, but as you can see the issues have not been fully resolved as of 09/17/2016. We feel it is still a little premature to close out issue at this time.

After talking to [redacted], the building inspector for Harrison County, we have not done anything tomake the roof worse. [redacted] also claims he never said the entire roof and sheathing would have to bereplaced. There are still two places in the attic that need additional bracing, but Mr. [redacted] says he...

willnot let us back in his house. We are willing to do exactly what [redacted] suggested and repair thedrywall damage the framers may have caused while working in his attic. We will also re-nail any shinglesMr. [redacted] is concerned about. I have a meeting with him 2-17-16. Harrison County BuildingDepartment has also said that Mr. [redacted] the D. R. Horton construction manager and county inspectorcould meet at the Building department to clarify exactly what was said that needed to be done in orderto satisfy the county of the complaint. We do not agree with Mr. [redacted] request that we pay for any repairs done by a roofer of his choice. However, we are still attempting to work with Mr. [redacted] to resolve this matter.

I am writing in response to complaint attached. I have reviewed all of the documents that were signed by Mrs. [redacted] and have went over this case with my team. We do not cover any landscaping after closing if not listed as an issue on the...

orientation walk through prior to closing, however, with the situation being that we are almost finished with this neighborhood, we are going to address this issue and replace the palm tree. Thank you for sending this over and as always, please let me know if you need anything else.   Thank you, [redacted] Construction Manager DR Horton Myrtle Beach

We have agreed to raise the fence on the left side of the backyard to make sure that it is above the grass and soils. The work is currently being scheduled.   In regards to the drainage issues, we believe that the drainage is working but the ground is overly saturated from the recent extremely heavy rains and the grass was just laid so it will take some time for it to root and firm up the yard.   No additional repairs are being offered.   [redacted]

I am rejecting this response because: We met with [redacted] and [redacted] today and the issue with the floors will be addressed on Tuesday, November 29th.   The engineers and Frank will be here that day.  The issues with the driveway has not been resolved yet because when the contractors came to repair the driveway, they damaged it more.  The section of the driveway closest to the road is cracked now.  And also the corner at the end of the driveway is cracked.  We pointed this out to [redacted] before and he said that it would not be repaired.  Frank promised to have it fixed when they are ready to pour another driveway.  I am satisfied that progress is going to be made but until these repairs are done, I will not settle this complaint.

We are performing an irrigation usage test currently at the [redacted] home.  Once completed, which will be on 8/26/15, we will follow up with the results of our findings.  I did visit the home and found there was quite a bit of standing water.  We should have some clear direction follow my testing.   [redacted]

At the time of Ms. [redacted] visit, both Lot 50 and Lot 95 were available for purchase.  Both Lots featured our home plan number 2538.  Mr. Rasmussen provided Ms. [redacted] with a price sheet for the community, which listed the “starting from” price for plan 2538, which was $442,789.  That was the price of Lot 95.  Lot 95 was the lowest-priced plan 2538 due to its location adjacent to power lines.  Lot 50 was priced at $485,148 because of its more desirable location.  At no time did Mr. Rasmussen indicate to Ms. [redacted] that the price for Lot 50 was the same as the price for Lot 95, and our price sheets clearly indicate that the price listed for each plan is the lowest-priced home for that plan.  We are sorry that Ms. [redacted] misunderstood the “starting from” nature of the price sheet.   Sincerely,     Terry M[redacted]

We just heard heard from DR Horton today, 6/12/15, and was told they were coming back out Monday, 6/15/15, to look at the driveway AGAIN and they would come up with a plan. This is about the third time we have heard this same thing and we have not seen or heard any plan of action. Why is it taking so long to come up with what needs to be done?

[redacted]Re: Revdex.com Complaint ID [redacted]Dated September 30, 2015Dear [redacted]D.R. Horton, Inc. ("DRH") is in receipt of the rejection that Ms[redacted] submitted regardingthe above referenced complaint sent to the Revdex.com ("Revdex.com"). Ms[redacted] furtherstates that she was not given a list of preferred contractors, she indicates that she still believes D.R.Horton liable for costs and also states that she believes she has structural damage to the kitchenisland. Please let this letter serve as DRH's final response to Ms. [redacted] rejection and complaint. The residence located at [redacted], the ("Property")is the second home purchased by Ms. [redacted] The first D.R. Horton home she purchased was on[redacted] on or about July 19, 2005. Prior to this incident,Ms[redacted] has submitted at least three (3) warranty claims to D.R. Horton on her current home. She has experience with the process and procedures that are required of anyone who purchases aD.R. Horton home, and is well aware of the information available to her in addition to her rightsto warranty repairs.D.R. Horton disagrees with Ms. [redacted] position that she was not given a list of preferredcontractors. At or near the closing on her Property, D.R. Horton conducted a new homeownerorientation with Ms[redacted] where the warranty process was explained and a warranty packetprovided to her. She acknowledged by her signature that she received all warranty paperwork.See the enclosed documentation. That warranty paperwork clearly instructs homeowners tocontact either D.R. Horton or the original subcontractor if there is a problem. For some reason, inspite of all of this, in this case Ms[redacted] did not follow the warranty procedures she had previouslyfollowed for other repairs. Instead, she selected a contractor of her own choosing. This denied[redacted]D.R Horton and its original contractor the legal right under Nevada Revised Statutes, Section40.600 et al., to inspect and repair the issue for which she is now seeking reimbursement.Even though Ms[redacted] did not give D.R Horton or its original subcontractor the first rightto inspect and repair the problem, as a courtesy, D.R. Horton still sent out one of its ownrepresentatives, and a representative from its original subcontractor, Rising Sun Plumbing (RSP),to look at the problem after the fact. From this inspection it was determined that the contractorhired by Ms[redacted] had done substandard work that did not repair the problem. At no cost to Ms.[redacted] RSP made the appropriate repair to her kitchen faucet. In addition, D.R. Horton sent toMs[redacted] an additional warranty sticker to address her complaint. Please see attached documentsoutlining Ms. [redacted] complaint, the work completed at no charge, and the signed copies for allwarranty paperwork. As stated previously, after the various warranties expire, it is the responsibility of theHomeowner to maintain all items within the home. While the Structural Warranty runs for ten(1 0) years, alleged damage to a kitchen island is not a structural issue and is not included in theStructural Warranty. The structural components of her home and what is covered in her 10 yearstructural warranty are outlined in her paperwork. In summary, Ms[redacted] did not timely notify D.R. Horton of the problem with her faucet, even though she was well aware of the warranty procedure and had followed it at least three timesprior. Instead, she called outside plumbers who, as it turned out, did substandard work that did notrepair the problem. D.R. Horton should not be held responsible for those costs, or any damageresulting from the work of the outside plumber. Had she called D.R Horton initially, the problemwould have been correctly repaired without any cost to her. As such, D.R. Horton is denyingrequest for reimbursement.

[redacted] performed a leak inspection on the home where it was determined that the leak source was the result of a few minor stucco cracks. These cracks were found to be normal, non-warrantable stucco cracks that do not exceed the 1/8 inch wide criteria set forth under the [redacted] one-year limited warranty and was determined to not be covered under the warranty. The criteria set forth by the [redacted] regarding warrantable stucco cracks can be found in section 3.22, page 13 of the [redacted] one-year limited warranty manual.

We appreciate the opportunity to address the customer's concerns and currently have an appointment scheduled for a customer service representative to visit their home on Nov. 29th.

I did sign a purchase contract/agreement with DR Horton to purchase a home located in their Lakebridge community located in Fort Mill, SC, and used their preferred Mortgage Company/Lender – [redacted] Mortgage. Per their contract, I was to have a Pre-Approval within 45 days. I never received a Pre-Approval from [redacted] My first decision was in March 2016! In fact, they never answered my many follow up request emails. Once they finally provided conditions, I provided the documents within hours knowing my house was almost complete and I needed to close. I did not go to any other lender until they stated I was not going to be approved.  In which I also received an email that my home was going back on the market and my contract was null & void. I did discuss my financial information with two other companies but NEVER was declined loan approval. One company was for a different program(USDA) so I didn’t proceed. The second company has provided me with a Pre-Approval letter within days of me providing them with the required documents. The only denial letter I have is from [redacted] Mortgage. I would also like to know how this individual(Mr. [redacted]) knows how many lenders I have worked with and what the decisions are?  In my original contract with DR Horton. I was to be given 45 days to find financing. That was stripped from me. Per my verbal conversation with Mr. [redacted] they could pull the plug at any time and sale my home to someone else. I can provide documentation, emails, contracts, and phone conversations to validate the information I’ve provided. It’s very unfortunate as I did my contract with Dr. Horton May 2015 in hopes of my home being done Oct 2016. The information provided in the response from Mr. [redacted] is absolutely false. I have attached email chains from April 2015 to March 30,2016.

Please enter your reason(s) for rejecting the business response below.I have had 3-4 different credible plumbers all come back and tell me there's a major issue with engineering/wrong install with the hot water heaters. Is every plumber wrong but DR Horton's reccommeded plumber which was 4 times the price and who I caught trying to rip me off? Plumbers told me we should be concerned using the drinking water!!!  It's been explained to me that In the winter time because the water has been sitting in the fan coil, there's nothing to push through the water in the summer time so there is Stagnant water sitting in the pipes come winter time.  The water heater that DR Horton installed is not meant to do what they are using it for.  It's mixing heat and hot water and there's no speration between heating coal and domestic hot water (the heat and hot water).  What should have been installed is a heater with a separate coil, so you're not mixing the heat and hot water because it's causing bacteria and contamination. There needs to be a separate Mixing valve. Bad engineering... one tank using potable doing two things. It's the wrong unit for what DR Horton installed. Also, there should be a stamping/code specifying that this unit can be used for the domestic hot water and a heating source. Also, Based on my history and experince with DR Horton; warranty fraud, lies and builder defects that have yet to be fixed, I reject your claim.
