NV has started and not completed addressing the concern. The actually re-bricked one area and started mortar clean-up on several borders. However, the border of main concern was addressed by smearing mortar completed across the brick mortar, effectively changing the color of the brick. I have reviewed the response made by the business in reference to complaint ID [redacted], however all claims that were made were true, and well documented. The check was canceled after the fact that NVR agreed to release us from the agreement and actually suggested cancelling as it had not been cashed (see email between NVR and customer) and before NVR made any agreement to return my funds. This can be seen by the check cancel date. That being said this resolution is satisfactory to me.

Ryan Home has looked into this matter again and we stand behind our previous response. The home is 8 years and 4 months. There is no record of this consumer having reported this concern during the warranty period of 1 year from the settlement date. In addition, at the time of construction, the consumer’s home went through a number of county inspections. If the leak were simply a matter of a faulty door installation, an installation that was not per the construction plans or not in compliance with the building code, this would have been identified and an occupancy permit would not have been released until the issue was remedied. The door referenced requires homeowner maintenance and if left unattended, could lead to the issues outlined by the buyer. Once again, Ryan Homes will not take responsibility for these repairs. I am rejecting this response because:
We are going to need a few more weeks before we accept a
specific response as there are items that remain outstanding.
We are allowing Ryan Homes the opportunity to fix these issues
out of respect for the efforts of the people directly involved in bringing
closure to these issues. We do not
suspect that those involved in trying to fix the problems have contributed
directly to the issues we have experienced, but the efforts have been genuine
in making it right. As a result, any
legal actions that would have been pursued have been placed on hold. In addition, we will be holding off on
posting or submitting any corresponding photos/videos online and hold off on
passing out any associated flyers in hopes the efforts of a few can change our
hearts and minds.
Ryan Homes has, since the complaint was opened, conducted
another survey of the home and finished some work as indicated in their
feedback to our complaint. The
structural engineer came back out to survey the previous work and pointed out a
few minor things that needed to be done to complete that associated work. The engineer also took a look at some of the
issues we had concerning the floor joists and the corresponding bulges we had
in the lower level floor directly above the main supporting beam and
corresponding support pillars in the crawl.
In addition, we discussed with the engineer our concerns with the
drainage fix, the cracks in the drywall, the issues with the doors getting
stuck and the soil samples report where it indicates in the report and
specifically the concern with unstable soils and the statement “...not
recommended to build on this site due to organic fill present...” We also provided the Ryan Homes team that arrived on Wednesday with the photos associated with our concerns as well as highlighted some areas on the initial engineering report and the soils report for discussion.Ryan Homes is awaiting the engineers written
report on the findings by the structural engineer concerning the
issues identified with the floor joists and the corresponding bulges in the
lower level floor along with the other items that needed to be done with the
framing supports under the morning room and corresponding knee wall. Drywall contractors will be notified to come
in and repair the associated cracks, nail pops, seam separations along with the
associated caulking. Upon receipt of the
engineers report, Ryan Homes has assured us they will come in and conduct the
necessary tie-ins/bolting of the main supporting beams under the home and will
conduct the corresponding repairs to the lower level floors above along with
the doors and/or moldings associated.
Wednesday, May 18 2016, was a good day towards resolving our
major concerns about the structural integrity of the home and the long term
integrity of our investment. This has,
since day one, been our primary concern.
While it does not completely erase some of the concerns we have
addressed in this note with regards to the initial craftsmanship of our home, those photos or those videos,
we do believe that the resulting issues are being addressed.
It is estimated that the engineering report will be submitted
within two weeks and repairs conducted the following week and we would like this
complaint to remain open until such repairs are completed. We are awaiting a call from the drywall
contractor to schedule in those repairs and have been told by Ryan Homes to
expect that call to come in sometime this week.Regards,

I am rejecting this response because the house was delivered to us in haste in March, 2007. There was leaky issue in our master bedroom, and water leaks in the garage during the first year. ( A numbrr of the houses on my block had similar leaky issues during the first year). I contacted Ryan homes. The company was reluctant to come to fix the problems. Ryan homes told me it was maintenance issue and that I needed to do caulking. I complained and told them that a house that is built well does not need to caulk every year in order to avoid leaking. A number of my friends who owned new houses told me that they did not caulk for several years and their roof did not leak and there was no water getting into the garage. Finally, due to my complaint, Ryan Home came to fix the problem. It is now 3-5 years since they fixed the issues. There is no leak from the roof into my bedroom and there is no water coming down into my garage, even though I did not caulk. This proves that my house was not well built since the beginning.The city inspector checked for big things to make sure that the house is safe to live in and to meet the building codes. It is not the inspector's job to check small things such as flashing on the window. Even though the wood is rotten due to your worker's mistake, the house is still safe to live in. Like I stated before, wood does not rot in one year. It takes about 8 years to rot and it has taken 8 years for me to discover that your worker did not install the flashing for my house. As I stated before, there is flashing on my neighbours' houses, that is why they do not have the similar problem like I have. The function of the flashing is to protect the wood from rotting. Had your worker remembered to install the flashing, the wood on top of the sliding door would not rot to the state it is in now. So please do not tell me that it is a maintenance issue.
[redacted],A good company would stand behind the workmanship of its workers. If the worker forgot to instslall the flashing during construction, then they need to acknowledge that and fix the problem for the owner, regardless how long she has owned the house. After all, the owner did not make the mistake; the worker did. It is the company's responsibility to deliver a well- built house to the owner. If the company chooses not to stand behind his worker's workmanship, then please let my response stay on the internet for people to read. Thank you so much for your time.

Thank you for the opportunity to respond to the Revdex.com assigned
[redacted]. There were 3 items listed in
the complaint and we will note our responses to each, following:

Numerous shingle blow offs – The consumer...
settled
on their home December 3, 2004 and therefore, has not been through the spring
and summer for the shingles to properly seal.
New shingles need to undergo thermal sealing, which can take several
days of temperatures on the forty degree or higher range. Ryan Homes has addressed the shingle blow off
when we were made aware of it.

Standing water against the foundation – This is caused
by settlement around the over dig of the foundation. Ryan Homes provides a one-time settlement
repair in the first year, which we will cover labor and material for this
repair.
·
Minor interior workmanship issues – Our service
manager has contacted the consumer and set an appointment for May 5th
to investigate these issues further. Ryan Homes will supplement its response after
this investigation has been completed.
