The only reason I require the so-called "different plumbing assembly" is because the Ryan assembly is permanently attached to the house's water supply line and can only be removed by a plumber! Incredible!Fine - I will take my case to the many consumer-oriented sites on the internetIf Ryan is going to make me pay hundfreds of dollars because of a a decision they made in order to save a few bucks, I'll see if I can't maybe stop the sale of at least one Ryan home by making their practices known to the publicGood job, Ryan homes! Dear [redacted] - Thank you for the opportunity to look into the BBB ID [redacted] . We have reviewed the claims of the consumer and our Ryan Homes Service Manager has previously reviewed our findings with the consumer. It was found that what the consumer was experiencing was creaking within... the bulkhead such as duct work, framing of the bulkhead and perhaps plumbing pipes and was not a result of loose flooring or a defect and this was related to the flexing (deflection) of the wood framing members which is normal in wood frame construction. We also reviewed with the consumer that we would make a reasonable attempt to stop the creaking however; we could not guarantee a squeak/creak free home. The noise the consumer had been experiencing is a result of normal flexing of the framing members, humidity changes and environmental conditions both inside and outside of your home. These noises are nonstructural in nature and should be expected as the wood construction in your home continues to dry, settle and age. Ryan Homes has made a more than "reasonable" attempt to quiet the creaking by removing the drywall from the bulkhead, securing all of the framing members with screws, adding additional fasteners on the HVAC ductwork bracing and taking additional measures to limit noise from plumbing pipes and brackets within the bulkhead. Ryan Homes will not take any further action with regard to this matter. We appreciate the efforts of the RevDex.com in bringing closure to this concern. Complaint: [redacted] I am rejecting this response because: After being told several times that a representative would reach out to me, we finally received an in person response on June 2, Ryan Homes refuses to take responsibility for telling us not to water the sod and is playing the blame game as to why we did not receive a response before June 1stThey are only responding to the Revdex.com complaint after they came out to the home almost a month laterBrandon came out to our home, was completely combative and only offered to lay sand in our yardHe interrupted me several times while I was speaking to him and even raised his voice to me in front of my husbandHe even decided that it would be a good idea to let me know that his customer service rep stated that I called on several occasions and that I would call 'every hour on the hour' until someone called me backRyan Homes closed out my initial service request on 5/although no one can tell me who it was closed out byWe did not hear from Brandon until 6/The lack of accountability is extremely unprofessional and unacceptableWord of mouth will definitely travel fast in regard to the level of service Ryan Homes provides to their customers after you close on your mortgage Regards, [redacted]

Dear [redacted] – Thank you for the opportunity to look into the Revdex.com ID [redacted] The consumer’s home was completed in January In July 2015, the homeowner reported issues with their rear yard drainageAdditional grading and landscaping work was performed at that time with the oversight of the Iredell County inspectorIn November 2016, the homeowner initiated a complaint that his rear patio had been damaged from the prior drainage issue and Ryan Homes replaced his patioThe consumer notified Ryan Homes Customer Service on May 30, of this most recent concern with the drainage – which was the same date as their complaint to the Revdex.comThe Ryan Homes Division Vice President spoke with the on May 31, and agreed to visit the site to determine corrective actionsThe Ryan Homes Division Vice President spoke with the consumer again and laid out the landscaping and retaining wall adjustments on June 2, to which the consumer agreedThe landscaper made the minor repairs to the landscaping and retaining wall on June 12, All Ryan Homes have a Post Settlement walk through during which it is discussed that there is no warranty on landscaping beyond ensuring that there is proper drainageHowever, Ryan Homes cannot continue to monitor drainage years beyond closing of the home Ryan Homes completed the most recent landscaping and retaining wall repairs as a concession to the consumer since it is not warranted this far beyond closingRyan Homes appreciates the efforts of the Revdex.com in bringing closure to this matter Please do not hesitate to contact us if you have any additional concernsKind regards,Corporate Customer Relations

Dear [redacted] , Thank you for the opportunity to look into the Revdex.com assigned ID [redacted] Our [redacted] Homes service manager has been in contact with the consumerThe consumer understands that while [redacted] Homes did install a drainage pipe shortly after their settlement in an effort to help with the ground water, [redacted] Homes does not and is not able to warranty naturally occurring springs or ground water situationsOur [redacted] Homes service manager has also explained to the customer that it is not our responsibility to maintain the drainage pipe that was installed roughly a year ago or take further action with the natural ground water (in accordance with our warranty and purchase agreement) Our [redacted] Homes service manager observed that near the entrance of the drainage pipe the consumer has placed a large rock which is currently acting as a partial dam and is dispersing the ground water several directions, some of which is draining towards their neighbors yardIt was discussed that as a courtesy [redacted] Homes would assist in removing the rock which was left in their yard from the original buildThe consumer also agreed to fill in the void from the rock and fill in the small gully that was created when the fence was installed between the two lots [redacted] Homes discussed that the pipe is truly discharging a large percentage of the water off of their property, as designed, but that it is believed the rock was potentially crushing a portion of the pipe as well as damming and redirecting the remaining percentage of the water throughout the yard We appreciate the efforts of the Revdex.com in bringing closure to this matterPlease do not hesitate to let us know if there are any additional concerns on this matter Best Regards, Corporate Customer Relations

[To assist us in bringing this matter to a close, you must give us a reason why you are rejecting the responseIf no reason is received your complaint will be closed as Answered] Complaint: [redacted] I am rejecting this response because:NV service manager came and saw the pump and his plumber assumed it was drywallWe decided to replace the sump pump from our own expenses as per his observation, it was full of drywallSo we invited a plumber to replace the pumpAs the plumber removed the old pump, he found hardened cement, NOT DRYWALL, inside the sump pump pitWe had to pay him additional money to remove that cementWe had hired our own contractors to build the basement, but these contractors only installed drywall, wood framing, engineered wood-flooringThey never worked with the cement paving of the basementThe house builder, NV Homes, paved the cement before we settled the house purchase with themFurthermore, we had never put engineered wood-flooring in the storage room where the sump pump is locatedThat floor was bare-concrete floor as storage rooms should be and as you can see in the videos or pictures attached with this emailThe cement found inside the sump pump pit was left by NV Homes or whichever subcontracting company they hired to pave the cement and finish the concrete basementThe NV Service Manager mentioned my statement on the material being potentially from the clean up of the basement by [redacted] That was an assumption on my part at the time, misled by the plumber NV Homes brought to my propertyAs we found out later, it was not drywall, and was actually cement which could have only been handled by NV HomesFurthermore, [redacted] (the clean up company) only removed drywall and wood-flooring through the basement, but nothing was removed from the storage room where the pump is locatedNo debris or material could have gone into the sump pump by any of the contractors performing work in the basement or the clean up company removing debrisMy plumber also mentioned it was not possible for cement to flow through any of the drainage pipes, without blocking it, and build up in the pitOur drainage is clear, so we know for certain nothing went inside through the drainageThe only way about six to seven inches of cement can build up in the pit is due to the negligence of NV HomesOur neighbor also had his sump pump cleared up of debris left over from NV Homes, which shows this problem is perhaps common due to their build quality.The NV Manager mentions that we never had any service issues with the pump through the duration of the warrantyMy answer is that we are not professional contractors so there is no way we could have been able to tell whether NV Homes left 6-inches of cement in the pumpWe did not notice anything wrong with the pump nor could we see the cement which was covered with water and thus, not visible to an average person like meI'm going to attach numerous images, and links to videos of plumbers excavating the cement in the pit for your referencePlease note the sound of the tool hitting the cementIt sounds like an axe hitting a rockThat is clearly NOT DRYWALLThis is cement, left over by NV HomesAgain, I'm going to stress that no contractor hired by us paved the concrete basementThis was done by NV HomesNeither did the clean up company remove cement as you can see from the picturesThe clean up company did NOT clean up the storage room which did NOT have engineered-wood in it[redacted] Regards, [redacted]
