Dear *** *** - Thank you for the opportunity to look into the Revdex.com assigned ID ***. The original settlement date of the consumer's home is March 26, 2014. In August 2014, it was determined that the condensate line had been improperly run to their drain tile. This was
corrected that same month and run thru the foundation wall in order to drain to the exterior of the home. Our Ryan Homes service team has made a site visit and confirmed the condensate line is installed correctly per the local building codes at the time of construction. The service team has discuss the concerns outlined in the complaint with the consumer and made some recommendations to help alleviate the issue experienced. Ryan Homes appreciates the efforts of the Revdex.com in bringing closure to this issue. Thank you for the opportunity to look into the Revdex.com ID ***. The consumer first notified *** *** of wet carpet in his basement on 7/6/17. A *** *** representative responded over the phone on 7/7/to discuss and schedule an inspection. During the discussion it was
advised that the hose bib was the most likely source of the leak. The homeowner indicated that the hose bib water supply had been shut off at the time. He also indicated that he had winterized his hose bib. On 7/10/the *** *** representative visited the home for an inspection. The carpet had been pulled back and was soaking wet. The homeowner had fans running to dry the area. It was explained to the homeowner that the drywall would be cut open to inspect the hose bib. If the leak was due to lack of winterization, we would expect to see a large bulge in the pipe with a split in it. If the leak was due to another cause, like a bad pipe fitting, we would be able to see where the water was leaking and make a repair. Upon cutting open the wall the pipe was found to have a large bulge and was split in the same area. A clear indication that the pipe had expanded due to freezing water in the line and homeowner negligence. The *** *** representative began to assist in wiping up some of the water on the concrete floor and noticed that the water continued to seep from under the wall. The water supply had not been shut off as the homeowner had indicated. Further, the homeowner seemed surprised when the *** *** representative went to the utility closet to turn of the valve to the hose bib water supply. The homeowner was advised that the pipe had expanded and split open due to improper winterization of the hose bib and was not covered under their warranty due to negligence. *** *** reviews winterization as part of the final walk through of the home prior to making settlement. *** *** also leaves homeowner maintenance tips that includes how to winterize a hose bib for the homeowner to review. Lastly, *** *** e-mails all of their homeowner’s seasonally with homeowner maintenance tips. The autumn seasonal maintenance tips include a reminder to winterize hose bibs. Before concluding the meeting the *** *** representative offered to provide the homeowner with contact information for a plumber and conceded to repairing the drywall at *** ***’ expense once the leak had been addressed. The homeowner declined any further assistance at that time. We understand that the homeowner feels like he winterized the hose pipe, however, evidence is clear that it was not done either timely or properly. *** *** appreciates the efforts of the Revdex.com in bringing closure to this complaint.
