This home warranty program will go out of their way to avoid making covered repairsOur A/C went out and required a new coilThey are not covering the $to "modify" the duct work to fit the new coil they are sending as they can no longer get the same coilYes, duct work is covered but since they are adding the word "modification" to the claim, DENIED coverageNot only is the coverage lousy, their customer service is inexcusableA Supervisor abruptly transferred us to voicemail when we were trying to explain that the warranty should cover the repair to the duct work as we are not asking for the modificationThis was after the Supersor said "you are a first time home warrant buyer that expects everything under the sun to be covered." Unbelievable! We will never use this company again when our contracts expiresGood luck getting them to honor anything in the contract

I called on a Saturday due to my AC having stopped workingI live in Florida with the outside temperature having been in the upper F and my home was in the upper FThe company failed to file my claim as an emergency despite having assured me they wouldThey would not find a repairman for either the same day or the following day, did not call me back within the specified time (i had to call them multiple times myself)While they told me the following morning (Sunday) that I would have to wait another 4-hrsto hear back from their dispatch to find someone to come out, I had successfully found a 24/repairman who promised to come out that dayThe company refused to approve this repairman as an outsource despite them not having been successful in their contractor search themselvesThey then offered to reimburse me $for the service of the person I located, $less than what I would have to pay for a contractor service under the warranty companyThey also refused to send me an email with the service cancellation link, after I informed them I wanted to discontinue my contract with themI then called a manager the following day who simply gave me an email address for me to send my repair bill "for possible reimbursement, however it has to be reviewed and reimbursement is not guaranteed"The manager did not even apologize for the poor excuse of customer service that I received over the weekend and the fact that they had not helped me with my claimOverall I spent over hrs.on hold with the company and about hrtalking to them

Don't do business with this company - Waste of time and money - Running an orchestrated scam - "shakedown" of policy holders The AC went out in a new house we purchased The unit was running fine then suddenly stopped working It was clearly an electrical problem of some type because the fan would not turn on There was plenty of Freon in the unit as it was ice cold just before it stopped turning and the pipes from the condenser were cold The ONE technician First American had in the area could not come out for days We were not able to be home, so he came out while we were away The tech would not do anything until we paid the $service fee via credit card over the phone As soon as we had paid that, the technician demanded we pay an additional $"cleaning" fee before he would even look for the electrical problem When we refused to pay the "cleaning" fee, because the problem was electrical, the technician left He made a quick $for doing absolutely nothing Interestingly enough, the technician also stated the unit was "completely out of Freon", which I knew could not be possible as it was cooling fine before the electrical problem began I did however find similar consumer complaints online about First American AC technicians trying to bill upwards of $to policy owners for replacing Freon that supposedly had somehow disappeared You see Freon was another of those "uncovered" item the techs could add on at their whim and home owners would not be able to dispute So after we dismissed the tech, we called First American Amazingly, First American also demanded we pay their technician a "cleaning" fee before they would honor their contract to fix the AC We were caught in "no-mans-land" First American refused to do anything further until we had either paid their technician $to clean the outside coil, or we paid another AC technician to "clean" the outside coil Either way they demanded we send them a receipt showing we had paid someone the extra $to clean the outside coil before they would do anything further The trouble was the coil did not need cleaning and I told First American this, saying again the problem was electrical They stated that I would need a technician to document that So we were left in the heat of a Texas summer, and First American was through They had no intentions of doing anything further about our non-working AC Blackmail / ransomwhatever you want to call it, we were literally being extorted into having un-necessary, uncovered work done in order to get our AC back working! We called in a separate technician, who diagnosed the problem as a faulty relay switch This tech also documented on his work order that he had visually inspected both the condenser and evaporative coils and neither was dirty First American still refused to honor the claim and kept insisting we needed to produce a receipt for "cleaning" the outside coil Then they began saying we had not "followed the process" and that they could not do anything because we had not "followed the process" The "PROCESS" was to have their tech come out and charge hundreds of dollars in additional "uncovered" work before they would even begin to diagnose the electrical problem with the AC unit Unbelievably, First American admitted that yes their techs often "upsell" when they are on calls and add on "uncovered" services Then First American changed their position yet again and started saying that their contract called for AC units to be cleaned before any other work was performed if the tech they sent out said the unit needed to be cleaned Periodcase closed Even though the tech I called said the coils did not need cleaning I reviewed my contract There was nothing in my contract anywhere about requiring the unit to be cleaned under any situation In fact the words "clean", cleaned" or "cleaning" were not even mentioned in the section on Air Conditioning While researching this situation, I've read hundreds and hundreds of consumer complaints against First American I discovered this is not an uncommon practice with First American and their technicians to run up the bill with uncovered charges before fixing the covered portions I believe we used to call this con job "Bait and Switch" Their technicians demand additional uncovered work be paid for before they begin the "covered" work Some of the things I have read online suggest this occurs because the technicians take a financial loss on the warranty work with First American and have to make up for that loss doing additional "uncovered" work Apparently a symbiotic relationship that First American seems to have with their technicians Regardless, in the end we have wasted a lot of time and money and we have nothing to show for it except frustration Take my advice, get a different warranty company You will only waste your money, and raise your blood pressure dealing with First American

I am totally disgusted with First American Home Warranty customer serviceI placed an A/C service claim on Aug today is Sept and they will not provide the technician with the authorization to make the repair They do not return phone callsI have left messages over the last hours to Rafael [redacted] no reply

First of all, I would like to point out that I have no contact or anything with the company personallyI rent from a property management company here in NC and it's always a nightmare to get anything done correctly by this companyCase in point, my family had to suffer through a month of summer without A/C because FAH overbooked, I think, three different contractorsWhen the contractor finally made it to the house at 9PM, it took them minutes to fix a problem that caused us misery for nearly an entire monthWe sleptor tried to sleep, in 90-degree weather with a fan in the master bedroom that was set to the lowest setting because they had not fixed the fan by that point eitherIf that's not bad enough, they just sent an A/C repairman out today because, supposedly, the heat wasn't workingI didn't call anything like this inThe heat has been working fineWhere are they getting their information for these claims and what are they doing with the real claims? I, for one, will definitely never look to this company when I become a homeownerIt's pure unprofessional garbage

This company feels like a complete and utter scam! Absolutely nothing is covered, NOTHING and you spend so long on the phone and their system disconnects youDon't let their mailings trick youThere's always a clause or fine print with everything they claim to coverALWAYSFor example, electrical work they tried to say they won't cover because rodents were involvedHow can anyone be sure of that??? We bought a new home and had a ton of work we had to do and NOTHING was coveredI had written them off months and months ago Then they sent me a mailing trying to entice me to renew and listed all the things they claim to coverI decided to give it one more chance as the dishwasher had been leakingHaving given up on them some time ago I had already called [redacted] myself to see about prices for a technician and knew the prices they had for a technicianI then call First American and to my surprise they said it would be $to come look at it! $is more expensive than to work through [redacted] directlyI am not 100% not looking back convinced that this company is a total scamMy realtor gave me this "gift" and I have since alerted her to all the issues and she now uses other insurance for her customersBe warned! If you want any peace of mindLook elsewhereYou're better off putting the money you'd pay this company in an account and paying out of pocket for anything that may come upTotal waste of time and I will tell everyone that will listen to STEER CLEAR!

*Stay away from this company*Our boiler went out on Oct29, and my husband called to start a claimA technician was sent out to our home on Nov2, that determined a new boiler is needed...our boiler is years oldMy husband has called repeatedly to find out what's going on with our claimLast week, my husband called to complain that this was taking a long time to process our claim and they (Home buyer's protection) decided they would reimburse us up to $to purchase an additional space heater...big dealThe most reasonable space heater I found cost us $and quite frankly, we could use a few moreNow, week with no heatWe live in Ohio, and anticipating snow flurries this weekendI called American Home Buyer's this evening, only to find out they needed "additional information" from the company until they can process our claim, so that means nothing is going to happen this week either and next week is ThanksgivingAdditionally, Monday morning I woke up to a warm refrigeratorMy husband made another claim and they won't have any one available to come out until Nov28, the claim was made days ago (Nov13).We have paid for this coverage!?! I don't think we are being unreasonable or demanding, at this pointIt's been weeks without heatI have children in my homeThis is AWFUL serviceFind another company to deal with because this service is absolutely the worst I've ever experienced...very, very big waste of our time and especially our MONEY!!!

I have been paying for first American home warranty for years faithfully thinking that someday I will be thankful that I have coverage Wel the day came and my water heater broke down and has been leaking a lot Call them on Friday afternoon and the could not get anyone to my house till Monday.!!!!! Water everywhere! Then we waited for the plumber and he was a no show Even though this was an emergency we still don't have anyone to our home I will terminate my coverage and go with someone else at the soonest possible First I need to get the water heater fixed I would never recommend this company because they have a limited list of plumbers that they use If they can't find one of theirs to fix your problem then too bad, they really are not too concerned

PLEASE D) NOT BUY A HOME WARRANTY FROM FIRST AMERICAN HOME WARRANTY, this is from a customer that has used them for yearsIn the last year they have sent out three incompetent Contractors and then refused to fix the problems of fraud and poor workmanship with out a few equal to the cost of the work performedThis include a week or two of delays Incompetent Techs put a and 1/ton compressor for a ton unitThis caused the AC to run constantly at an additional cost of $A month at First American suggestion another company was sent out who validated thisThey would not fix the problem with out additional fees after paying the first contractor $for so called adjustments PLEASE DO NOT WASTE YOUR TIME OR MONEY..THEY SENT TECHS THAT EITHER CAN NOT OR DO NOT DO THE WORK ! AND OFTEN PUT In SUB-STANDARD PARTS AFTER LONG DELAYSTHEY DO NOT BACK THEIR WORK OR WORKMEN

My refrigerator broke last Thursday and days later, still broken due to technician inefficiency Technician went on Friday to look at it and said he would order a partCalled him Tuesday and said he was doing "research" and we don't need the partJust to unplug the refrigerator for hours and it should workWhy did the "research" take so long to be done?! Why were we not told about this sooner? Yet to see if his "research" is correct

I've just purchase a Home roughly months agoI'm the 3rd owner and the home is about years oldThe home was purchase with a "First American Home Buyers Protection" warranty and in my contract clearly stated that this warranty covers Heat-Electrical I contacted "FAHBPC" due to issues with my heatThey sent out a repair guy and he came to the conclusion that I had electrical issues with my heating unit, but he is not an electrician and he would have another tech come out to check itI paid $for that service"FAHBPC" then sent out an electrician and they stated that the heat unit wasn't wired properly and it is a "Fire Hazard"From my understanding, if there is a potential threat to the home and the unit is not working properly, my warranty covers itWell they refuse to cover the issue because they said that the unit wasn't installed properlyThis is the original unit that is in the home and I'm sure the original home electrical inspection would have caught thatIt seems to me that they tried to find any reason they could to not complete the repair as they agreedThis is an unforeseen issue that was not cause by me and this warranty should have covered itI will never do business with them ever again and I'm also contacting my mortgage company and attorney to note thisIf there is an electrical fire at my home and something else should happen, I want this document due to the neglance of my home warranty company not fulfilling there side of our agreementIf this is a Fire Hazard, then this is not an issue to be playing with and they should have jumped on it to repair this

The renewal notice every year lists what is covered For example, "Refrigerator" and "Garage Door Opener" Well, guess what, the ice maker, part of my refrigerator is not covered $just to find that out Fixed it myself Today, the garage door opener is not covered $to find that out They could put in a new one for $immediately No kidding The fine print? "Has to meet current safety standards." It doesn't have an electric eye In other words, meeting current safety standards is their way of not covering an older model I bought this plan when I bought the house Nowhere did I anticipate that there are escape clauses on all the items listed in the coverage When my air conditioner breaks, there will be fine print When my dishwasher goes, there will be fine print Scam When I called on the previous issue I spent over an hour on hold I need insurance that insures what I have Period

The brochure specifically states that tankless water heaters are covered by the policy However, clogged lines are a maintenance issue and are not covered Where in the brochure is that stated??? They clear clogged pipes, but not tankless water heater lines The coverage is absolutely worthlessIn addition, *** *** and *** couldn't care less about customer service

We have First American Home Buyers Warranty and have nothing but headaches trying to get the seal on our refrigerator replaced GE no longer makes the seal and First American has sent someone out times with no luck in fixing the seal When I call they have no notes or documentation of the last times I called, they needed to send a service man out to make better notes that the replacement seals they have provided do not work, ect To talk to a supervisor you have to sit on hold and wait, which only tells me I am not the only one with issues/problems I spoke to a supervisor and he was supposed to call me back within 1-hours with the next steps, only to never call and not document that I spoke to him I have been without a working refrigerator for months and they only prolong the issues and not help me resolve them This company is a joke if you are trying to actually get an issue fixed What is the purpose of a Home Warranty if they will not help you get anything fixed?

These people are underhanded liars When our toilet broke six months ago, spilling waste into our home, it took them three days to get someone out Because of the delay, they waived the service fee Now I have just received a "final notice" that they are about to turn our account to collection They say they never waived the fee and every supervisor we talked to was worse than the last Never again!

I have no idea way this company is in businessIt is extremely difficult to cancel the monthly paymentYou have to spend hours on the phone and they still don\'t cancel you because they want the monthly paymentI will never recommend this company to a friend

Initial call for an Air Conditioning (A/C) problem on 9/4/at 11:25PM which was during Labor Day weekend and received Service Request #Taking that into consideration, contractor A was assigned to do the initial assestmentThey came onsite on 9/7/and stated a condenser was needed and coils needed to be cleanedThey stated they would get approval to order the part and inform me when they would have it and come back to installOn 9/the order was finally dispatched to contractor B who called right away (less than the contractual business days), came on the same day and submitted their findings, ordered a new AC and heating unit both indoor and outdoor, condenser, air handler and heat strips were needed) the very next day (at 1:PM I received an emailed update)contractor B came onsite on 9/and repaired the unitIn the TX heat reaching over degrees, I was excited with the quick turn-around as well as the fact that I was finally feeling cool airNOTE: At this time I was informed by the contactor that the draining/condensation pump would not be covered by First American and he stated he was not certified to complete the workThat was understandableI confirmed his statement was true by contacting First American to see if they had a listing of contractors I could pay out of pocket to complete the workI looked at the unit, everything appeared to be OK from a customer perspective (A/C working, no visible holes, everything appeared to be correct minus the draining system which I would get fixed out of pocket
One day the A/C was off but I was feeling air blowing through the vent closest to the unitSo we installed another thermostat to see if that was the problem but the problem persistedIt was by chance that on 2/1/I had a separate contractor come onsite and they were not comfortable completing their work because they discovered holes in the back of the A/C unit between the wall and A/C unit that were exposed which was where the air was coming fromRightfully so, they did not want to be liable for these holes
So again, I called First American and sent them pictures to have a different contractor come onsite to evaluate the situationAfter speaking to different service reps, I was finally able to get contractor C assigned a work order # on 10/12/at 10:34AMBecause they did not want to be responsible for any damages they were hesitant to accept the job but after a few calls from me begging them, I was thankful they accepted the offer from First AmericanThey came on 10/and confirmed the holes were indeed there and in addition the following needed to be completed; Platform modification, electrical and disconnect, drain line with a switch, duct work and transition, filter base modification, coupler and frionI wanted to have them assigned to complete the work and was trying to contact the assigned claims specialist
I finally gave up on the claims "specialist" can called the main number and an agent stated he would try to get another installer onsiteThey sent contractor B onsite to "fix the problem" they caused initially The problem was they did not COMPLETE the jobThe reason they provided for doing so was because they "already paid the installer for the job"Horrible customer serviceI was open to sending the same company but requesting a different installerSadly enough there was only one installer with the companyShort of paying the quoted $1,from contractor c, I had no choice other than allowing contractor B to come back onsiteOnce onsite, they claimed the issues were repairedI called the city to get the work inspected and unfortunately the installer did not have a permit and it is NOT a requirement of First AmericanSo I a back to the drawing board to find an AC tech to come inspect my unit to be sure it is up to standard codeI am actually hesitant to even turn my heat on for fear it was not installed properly eitherNeedless to say, my policy has been canceled

Customer service is lacking Long wait times on hold and then get disconnected only to have to call back and wait longer They do not have enough service contracts to fulfill the request without long wait times to have repairs made They do not call back when they give a timeframe to return calls with lengthy wait times for reimbursement of claims

I would not recommend this company to anyone! We had septic problems and not only were they deceptive in their coverages, but to receive our $reimbursement for just the service call we have waited two monthsWe had to call times to check on the claim and with the 6th call they have assured us that the claim is approved and they will mail the checkWe requested it be overnighted with tracking and were told that was not possibleThere was nothing done to comp our troubles or provide a tracking number for the check that is allegedly being sent to us two months laterTo top it off, during our trouble with the septic system was when they advised they do not have any licensed technicians in our area and we still had to pay a claim feeWe have done everything from setting up our appointment to following up on the claim processing
