I have had the experience of working with Lynette Carpenter with great richmond rental. Lynette was very polite and professional.

I hope all is wellI wanted to follow up on complaint [redacted] I thought our firm had already respondedMr***, the tenant, has been a tenant at the property for multiple years, and has been a tenant at another property the firm has managed as wellWe do not have record of advertising in the manner of the claimIn addition, Mr [redacted] had lived in unit before moving to unit He clearly understood the manner in which the property was meteredMr [redacted] understands that the Revdex.com is a wonderful avenue for which to communicateI will forward an email generated in August in which he had sent additional complaints to the Revdex.comI will also forward a legacy lease from his prior tenancy in the buildingPlease let me know if this information is helpful

Horrible waste of money and time very negative experienceI found houses I adored and contacted the company immediately by website and by phoneMy response back was a text message to go onto the website and fill out a rental application & fee $and come by the officeI called but no answer just the same message multiple timesSo I drove to the office and was advised the exact same thing which they could of told me over the phone so min drive was a waste of timeWas advised my houses I was interested in were still available but they wouldn't schedule a viewing until I filled out an applicationAlso that I had to stay with the same realtor that I couldn't change associates even though there were different people assigned to different listingsI really didn't want to do that because there weren't many or any pictures of the properties to view but I drove by the area and liked it so I filled out an application for myself and my spouse so $Then days later I was told I was approved but the houses were not available any longerSo I was a little upset but they said they have tons of listings all over so was told to come into the office again to discuss listingsSo I went by the office and was given a listingswas one that I liked and all the rest were either outside of the area requested or out of my price rangeAnd he knew exactly what I wanted because he wrote it down on the paperwork in front of me before looking through listingsI requested pictures of the house that I like since there were none and he then stated it was not available any longerSide note it's been over weeks since he stated these houses were not available but they are still listed available on their website as well as other sites like [redacted] , [redacted] , and [redacted] I figured he would keep a look out if something popped up but no never received any communication over weeks from him trying to help me find a houseI found more in the same area that I like and asked if they were available and days go by and then received a text stating you are probably not approved for those housesI stated that they were in the same price range and area as the others I requested viewings and he stated that my credit score may not be good enough but he doesn't know since he is not in the office to look at my fileHe stated come by the office and I will get you a listing also to reserve any house now its $Let me remind you I have yet to see any housesAdvised him that I cannot keep taking off work to come by his office but if he could email me a listing I'd appreciate itNo email received no text or call back nothingVery bad customer serviceOnly thing good is that they were fast with the background check if they even did one

In July we contacted [redacted] to let him know that we were ready to rent a property listed by Great Richmond Rentals on craigslistHe agreed and let us submit $lease applications, a $rental hold fee, and agreed that we could move in the next weekWe noted our dog and family on the application and paid all feesWe then spent over $on a plane ticket and over $on a rental car and came into town for two days to set up the lease house for the family to arrive the next weekWe bought mattresses and brought them to the home and thought we were done My wife met James at the property where she unloaded the mattressesShe then followed him to his office where she signed the final leaseJames rushed through the lease and was irritated when asked to print it so that she could read it instead of using a cell phone to read it by emailAfter taking the deposit and first month rent he refused to give her the keys to the house "because the owner needed to double che

I am writing this complaint on behalf of my brother, [redacted] , who receives disability benefits from the [redacted] for a mental health disorder and does not understand how to formalize a complaint and pursue rectification for the breech of agreement from Great Richmond Rentals(GRR)My brother has a long history of homelessness and after receipt of the section voucher from the [redacted] last year was overjoyed to be accepted by GRR for [redacted] in October 2015; they agreed to give him a townhome apartment on the front row near the rent office then informed him four days later that they had to switch his apartment; they also set the day for the [redacted] inspection back two days and switched him to a garden apartment in the back with a wooded area and a dry creek with no lightingHe found out that GRR had rented the townhouse apartment originally promised him to someone else so he had to ta

Revdex.com: I have reviewed the offer made by the business in reference to complaint ID [redacted] , and have determined that this proposed action would not resolve my complaint For your reference, details of the offer I reviewed appear below While I appreciate the company responding to me in a timely fashion, I would like to respond to a few claims that were made in the company letter.1) Yes, technicians came out twice Each visit was from a different employee The reason I had to call the second time was because the first employee did not look at what I asked for, and instead fixed something that I did not express any discontent with I briefly spoke with the first employee - I was studying for [redacted] final exams in my room for the duration his visit I let him in, and knew he went to [redacted] for a part, but did not spend any actual time conversing with him I was very clear with the second guy (although I did not yet know I would be charged for the first visit, I was displeased that the problem was not fixed the first time) and he actually checked out the water pressure, as was my initial request.If I called for the company to service an electrical outlet next to my TV (i.e., my TV does not work due to the electrical outlet near it), it seems ludicrous to me that someone would pull apart my TV and begin working on it This is the same sort of situation The only reason I mentioned the washer in my call was so that they had a reference point for when they inspected the water pressure, as that was what was most noticeably affected 2) I was never, ever, ever alerted to any charges being made for the first maintenance visit It was also never verified with me that a) they were even mailing an invoice, or b) that I ever received it It came as a surprise in the mail one day, and I immediately called the company So yes, it was absolutely 100% added to the account without notifying the tenant If you can provide physical proof that this is not the case (read: not a "supervisor claim"), then I would be thrilled to look at it If not, the burden of proof lies on the company to come up with some sort of evidence that I either requested this service or that I knew that I would be charged.I have been a loyal, respectful, and responsible tenant - that has never made a late payment - for multiple years now; I am not sure why the company seems to think that I am simply trying to weasel my way out of a charge At best, maintenance was taking short cuts and did not properly communicate; at worst, it was a deceptive action by the company.I genuinely like all of the maintenance staff I have worked with and am not seeking to get anyone in trouble However, I do expect a reasonable effort to be made in verifying services that I am responsible for - and since no effort was made in this situation, I am seeking a refund or credit on the $I have paid Regards, [redacted]

Beware of this companyThey are willing to scam you out of money and will not follow through with customer service nor will they practice basic rental industry normsIn July we found a beautiful property on Craigslist that was listed by Greater Richmond RentalsBecause we were moving from out of town, I contacted James Bristol by telephone and text and let him know that we definitely wanted to rent the property and would move in the next week on August 2, He told us to complete a lease application and pay the feeHe was rushed to get off the phone and preferred to send curt text messagesI noted my pet and family on the application and paid the app feesJames then said that we should pay $to "hold" the propertyI did so and told him that we were coming into town the next week and I would be moving in ahead of my familyI then spent over $on a plane ticket and over $on a rental car and came into town for two days to set up the lease house for my husband and four kids to arrive the next weekI bought mattresses and brought them to the home and was relieved to have set up a great placeI met James at the property and loved itI then followed him to his office where I signed the final leaseJames rushed me through the lease and was irritated when I asked him to print it so that I could read it instead of using my cel phone to read it by emailWhen I noticed that my dog was not on the lease he acted annoyed that I demanded the lease to be correctly wordedHe mentioned that he had other places to be and that he was in a hurryHe then told me that he could not give me the keys until later in the day because the owner needed to double check the paint job firstHe said that he would leave the keys under the mat later that day and I could swing by to pick them upJames never did give me the keysRather, that night he called me and told me that the "owner" of the house had looked up my dog's breed online and would not rent to meI was extremely frustrated because I had just booked a plane trip to take care of this and there were not any other homes in the area for rent that were the right sizeI told James I needed a refund and he said in an extremely mocking and condescending voice that "we have over a thousand rentals, I'm sure there are options." He then told me that they had a house that "looked like a million dollars inside and was completely redone and big and beautiful." He also promised that the owner would make the landscaping "look like a million bucks" before the move in date a week laterI was out of time and had no options so I told him, that I was reluctant but would trust himJames kept my $3200+ and said he would transfer it to the new property that I "would love" Fast forward one weekWe arrived at the house that James had guaranteed would look like "a million bucks" and had allowed him to transfer our lease toWe were horrified by the smell and the conditionWe have photographs of the homes missing and lose moldings, missing switch plate cover, hole in the wall, double door knobs instead of a landlord lock, boogers on the wall, grease on the kitchen walls, missing and moulding grout, wrong sized toilet seat, loose molding/ trip hazard at the top of the stairs, missing bulbs, broken fan, etcJames was "too busy" to meet at the house and said it "looked good" to him when he had walked throughHe said that he would not refund our money and that he would send a maintenance worker to address our problemsMy husband repeatedly said "it is not yet in move- in conditionWe don't need maintenance, we need the house to be ready to move into." After sending a painter and cleaner to the property with no word of what would be fixed, James did not come by or answer our calls or respond to our questionsThe painter said he did not expect for them to agree to paint everything that needed to be worked onWe moved out immediately and demanded our money back and still have not received the moneyInstead, we get voice mail (which is full)James has said the issue has been sent to "the broker and our lawyer." This is the last strawIt seems like James is trying to threaten us and suggest that the lawyer could refuse to refund the moneyWe paid it on paypal and he could easily refund the money on paypalSummary: We were fraudulently induced into the lease after James made multiple factual misrepresentationsJames actually defended himself saying "I didn't say it would look like a million dollars, I told you that the owner said it would look like a million dollars, I can't control what the owner says." Hey buddy, that is what an "agent" does! He speaks on behalf of the owner to the renters

We will state only facts here and will appreciate if this business do the same- We have lost trust after listening to their excuses and inability to see their issues- We have used their service in *** to manage our property for rental in Virginia- we live in Texas Issues summary: we decided to sell our house and asked this rental company to help us contact tenant and use also their service to sell house- we signed a contract to allow them sell the house within days- towards the end of days they allowed tenant to stay additional week without letting me know although I emailed them that I would not allow extension- Their selling agent [redacted]  at the end of the contract and would not turn the keys in to my new selling agent- Called this company times and finally got a manager who would never call me back to prove that we cant keep tenant's deposit They charged me $ [redacted] for lease renewal after we canceled lease [redacted] left outside fence and cant get T

Jan 23rd is the first day I complained of water leaking over my kitchen--via the Maintenance Portal online (as their procedure)When I was not contacted the next business day, I called received a voicemailSeveral hours later, I called and asked for someone other than maintenance (I know someone works there named Craig) so I could talk to someoneI was given an email address to send pictures Several emails (over 20), phone calls, text messages, voicemails, online requests, and phone conversations later---nothingIt has almost been two months, and now brown spots are covering every ceiling in the home Diane emails me--"my supervisor look at the pictures, and he doesn't think it looks like mold) I was redirected (by Diane) to Jessie--she gave me her cellphoneAfter weeks of talking to Jessie via email, text, and phone calls--I was told --OOPSEven though we asked you to be there between 10-to let the technician in, texted to let you know he was late at 11:30, nobo

I recently contacted james B [redacted] on oct to inquire about a property I seen on hot padsHe did not answer the phone but instead texted me responsing saying to fill out a application online and pay $before I could view the property and see if I liked itHe told me if I didnt want to do it online I could stop by his office so I went to his office to fill out the application and pay thinking I would able to look at some propertiesHe wrote my receipt on his card which I thought was unprofessional! He gave him $dollars for three applications I wanna say like days later one of the applicants with me receive a text saying your denied myself nor the other person received a text I texted james assistant checking on my status and she ignored my texts when I asked the reason why I was never contacted if I was approved or not I also asked her why did I get denied because we paid $dollars we deserve a reason she never responsedThe other applicate called her and she told him she would look at his file and call him back she never did I talked to james on the phone and he was rude and said he would look into my application and get back to me which he never did I wait a week and half and decide to go to the office to get the reason why we were denied and his assistant was acting funny and showing signs of deception I'm not sure what they have going on but it wasn't right to take someone's money knowing they don't qualify him and his assistant told lies stating they contacted us when they never did I will warn anyone that I come across never to rent from these people

Thanks for bringing the tenant's concern to our attentionWe are aware there have been multiple arguments with the neighborsCurrently the tenant with the complaint has a writ for possessionThis means the tenant may be evicted at any timeWe do not have other property owners at this time that are willing to accept tenants that are in the eviction processIf the tenants can pay their rent on a timely basis for months, we will be able to transfer them to a different property I hope this information is helpfulThanks

It is rare, and very unfortunate, that KRS Holdings has this type of experience from owners of propertiesOur hearts truly ache for the the way these owners feelHopefully these responses to these claims will clarify our stance: Claim #- This company was chosen to manage a house we ownIt was discovered by an employee of KRS (Leslie T***) that there were unauthorized occupants living in the establishmentA letter was sent to the renters by Craig W [redacted] (leasing specialist) to the rentersThe renters replied that the people in question only visited from time to time, and he considered the situation rectifiedAfter discovering that the people living at the house were not the renters who signed the lease, we were told by Craig that "they pay their rent on time", and that it was rectifiedEven though there were still unauthorized occupants living there (we have pictures and evidence to support that, and neighbors who verified who was actually living there on a daily basis), and the unauthorized occupants had bankruptcy, foreclosure, dismal credit and rental history, and misdemeanor charges for theft..but KRS didn't bother investigating furtherResponse: The tenants had paid rent on a timely basis for the term of lease until the non renewal notice was receivedOur records show that problems began at non renewal phase of the leaseNon-compliance letters were sent to the tenantsIt's our understanding that the owners did not wish for the property to be vacated prior to the lease end date, and did not wish to pay for the unlawful detainer process which would include a trialClaim #- We asked for monthly property investigations at our expense, and were discouraged from doing so as we were told by Craig W [redacted] that the people living there found it offensiveThe renters were given six months notice by us, that their lease would not be renewedThey skipped on last months rent, didn't move out until weeks after their lease ended, and trashed the house to a grand total of *K at our expenseResponse: KRS Holdings suggests no more than quarterly inspections on a property in which a tenant pays on a timely basisIt appears many of the problems occured when the owner requested a non renewal notice be sent to the tenantsIt is not uncommon for this transition period to become strainedAccording to the pictures documenting the condition of the property, we believe the condition is a heightened level of wear and tearWe did see the wear and tear as negligentIn addition, our tenant ledger does not match the owner's damage claimClaim #- We had to drive by and inspect the outside of the house, and report any findings to KRS, as they never once checked on the property on their own Response: It appears they we inspected the home times over the term of the leaseThis works out to approximately time per quarterThe owner paid for these inspections, and we provided feedbackClaim #- The communication with KRS is unacceptableIt was like pulling teeth to get any answers from them, and to get them to do their jobResponse: This comment is disappointingBased upon our records, the response times varied between minutes and hoursIt also appears we spent time arranging face to face meetings in our office with multiple individualsThe team that worked with these owners are disappointed that the owners feel the way they doThey really attempted to please these owners throughout the relationshipClaim #- And we were told verbatim, by Craig W [redacted] that KRS mostly manages apartment buildings, and they do not have the "manpower to manage single family homes"Response: We believe this statement was a misunderstanding**% of our clients own single family homes, and we service over 1,single family homes in [redacted] Claim #- We were told the lease signers will not pay, and the issue has gone to KRS' attorneys...which can take months to years to be reimbursedResponse: There is a collections process when tenants do not pay an outstanding balanceIt takes time for the legal process to workSometimes it's monthsSometimes it's yearsKRS Holdings believes the attorney it uses does an incredible job of collecting outstanding balancesAgain, it's truly disappointing that this relationship ended on a bumpy noteKRS Holdings feels it provided a qualified tenant that paid on a timely basis for multiple years until the last two months of the leaseKRS Holdings also feels it provided timely responses, and good feedback when the property was visited

We are sorry that this tenant has had a poor experience in the apartment communityAlso, we apologize if an employee communicated in a manner that was unacceptableOur goal is always to provide great customer service to our owners and residentsIn this case, we were able to convince the owner to release the tenant from the lease without any penaltyIn addition we are trying to secure another home for the tenantThe owner of the apartment community is not open to purchasing additional furniture, but would consider paying the deductible for the renter's insurance claimHopefully we can help this tenant find her next home.Thanks
