I've been a tenant for a month now and I've had previous issues regarding customer service and communication skills with the staff, but what brings me to writing this letter is my latest maintenance issue I'm currently facingI have a leak that's coming from my living room floor that has left my living room and kitchen floors in puddles of waterI called emergency maintenance they came out and said it may be a underground pipe that may have bust so they vacuumed the water for the meantimeThis was Tuesday and I get home from work yesterday morning to see that the problem had re occurredMy living room and kitchen floors are again in puddles of water so I called the rental office again twice to inform them what's going on, but all I get is "I will let maintenance know" and that's it and the manner of the tone I always get is it seems like I'm getting rushed off the phone and this happens every time I have maintenance issuesI only been here a month and had more issues with repairs

The town home we rent was recently power washed without a notificationA bleach solution was usedOur plants were turned over in our front grassy area and were left I in said positionThey are now either dying or deadWhen I confronted the company they had no knowledge of said service and continued to give me the run aroundThe last person I spoke with was incredibly rude and patronizing and continued to offer no information or resolution, other than for me to file a civil suitHe also hung up on me when I confronted him on his attitude

Chicago Manor has went downhill since Great Richmond Rentals have taken over this propertyAt 5:am my neighbor toliet backed up and all their feces and urine came into my toliet and tubIt's now 2pm and maintenance nor a plumber came out to fix the issueRichmond city came out but it's nothing they can do because it's the property team problemMy children and I are using buckets when we have to use the bathroomMy unit smells awfulThe employees at there main office are liars and very rudeIt took me to talk to different reps to get me the answer I'm looking forProblem won't be resolved until 3_5pm smhThese units are infected with mice, roaches, and bedbugsKRS Holdings are the worstI have been out here yrs and this past year has been the worst everThey pressure u to have rent in on time but never on time when u have problems in the unitsThe AC units stay messing upI could go on & on about this propertyI just advised y'all to think twice about renting from this company

I looked at a property that is/was managed by Kelley Efrom Great Richmond RentalsThe property is a bedroom, bathroom home on the *** *** of ***I repeatedly contacted Kelley by text message and received either an extremely delayed response or no response at all - and never did I receive a phone callI finally made an appointment to view the inside of the property I wanted to rentAfter looking at the property, I decided I wanted to rent itAfter what I have perceived to be the "runaround" I paid the pet deposit and the $*** fee to "reserve" the propertyThe agreement was that the windows would be repaired/replaced since they could not open and were a fire hazard and that the refrigerator would be provided to the propertyAlso, the grass was waist high and desperately needed to be cleared
The day I arrived to meet Kelley on site to sign the lease and do the walk through, Kelley arrived late and we found that the stove and AC unit had been stolenThe peop

Ms*** latest concern is related to paint that was extracted from her office plumbingThe pictures attached show paint which matched the new paint on the wallsThere are individuals that will testify that the paint was poured from her officeCity inspectors validated the clog in the plumbing lines was due to paint. These are some of the reasons the tenant was charged to repair the plumbing in the buildingThe tenant visited the office on December 2, and stated her attorney would be handling the matter effective immediatelyKRS Holdings provided its counsel contact information to the tenant. Hopefully the attorneys can assist both parties to resolve this unfortunate situation. Happy Holidays!

In July we contacted *** *** to let him know that we were ready to rent a property listed by Great Richmond Rentals on craigslistHe agreed and let us submit $lease applications, a $rental hold fee, and agreed that we could move in the next weekWe noted our dog and family on the application and paid all feesWe then spent over $on a plane ticket and over $on a rental car and came into town for two days to set up the lease house for the family to arrive the next weekWe bought mattresses and brought them to the home and thought we were done

07/31/I am writing to report that KRS Holdings substantially under performed their job as a Property ManagerThis was my first experience hiring a property manager I had managed my rental properties myself for many years, but decided it was time to have someone else provide the service I expected a professional service, since this was their only job, to be able to do the job much better than I could This turned out to be a very expectationMy issues are as follows:
Leases
Requested a month lease to end at end of May Lease instead was set to run until September( months), with no consultation with meAnother (second) lease started June 1, with expectation that it would be for one yearWhen signed, it was for months, again without consultationLease renewal terms contradicted themselves in two different places: One said renewal was for a month period; the other said it was for a repeat of the same (month) periodLease stated a *% increase; renewal letter stated a *% figureLease called for yearly inspection of smoke detector battery (which would have allowed for a quick note of how tenants were treating the property)No inspections were done on either propertyA “move-in” list was said to have been provided to the tenantList is blank and unsigned, in one case, and non-existent in the otherNo follwas doneOne lease had only one adult listed on the lease At least adults (husband and wife) living there; both required to signWhen leases were amended, I was not given copies of the documentsPets
Pet fee levied on one tenant until pet bit a neighbor’s pet Then pets were disposed of, for a time(fee dropped), and then replaced with another pet KRS did not reinstate pet fee, even though they knew there was a pet, as evidenced by shelter getting permission for pet from KRSAlso, when neighbor informed KRS rep of bite incident, rep called wrong tenant and threatened him with police actionThat tenant reportedly had told KRS rep he had pets but no pet addendum ever signed or pet fee ever collectedRepairs
Was told KRS had a list of contractors they called when repairs were neededKRS would be the general contractor Only partially true Many times they call another general contractor I seem to be paying two general contractors plus the service personResolution
Talked to owner and attempted to bring these items to his attention He (Kyle S***) seemed very disinterested in the detailsHe kept referring to his P&L being the important thingHe was unwilling to address any of the above items and he was unwilling to accept an early termination unless he was paid his days separation feeSo I would ask you to look into the lack of professionalism and integrity at KRS Holdings, and hold them duly accountable By way of background, it may be worth noting that the Revdex.com gives them a one (1) star rating Yelp gives them one and a half (½) starsThank you,

Issues summary:
we decided to sell our house and asked this rental company to help us contact tenant and use also their service to sell house- we signed a contract to allow them sell the house within days- towards the end of days they allowed tenant to stay additional week without letting me know although I emailed them that I would not allow extension-
Their selling agent *** *** at the end of the contract and would not turn the keys in to my new selling agent- Called this company times and finally got a manager who would never call me back to prove that we cant keep tenant's deposit
They charged me $*** for lease renewal after we canceled lease

Our goal at KRS Holdings is to provide an incredible outcome for both our owners and our tenants. This is our first complaint from an owner in several years, and we’re disappointed that the owner has been frustrated by their introduction into the business of renting their
home. In reviewing the underwriting for the tenant in question, we found that he was a very strong applicant with a figure income and an attractive FICO score, with no red flags in his rental history. In our experience, tenants who meet these criteria have a greater than 98% compliance rate with lease terms. The monthly leasing rate for this property was $1495, and though he paid in full he did have a habit of paying after the due date, which cost him additional late fees for out of the months of the lease, resulting in additional income of over $to the owners. The tenant paid a non-refundable pet deposit that was disbursed to the owners’ account at the beginning of the lease as well as monthly pet rent, per the lease. This, combined with the late fee income, the security deposit forfeit and monthly pet rent equates to over $1,in extra income above the lease amount received by the owners. Regarding the move out charges and disposition of the security deposit, we understand the owner’s frustration. Many times new landlords assume that the tenant should fund all costs associated with preparing a property for the next renter, when in fact there are portions of the turnover process that are business expenses that all owners must bear between tenants. Damages can be assessed for things that are above and beyond wear and tear, and there are industry guidelines of how much is appropriate. Our inspector has viewed over a thousand properties in his decades of experience, and is truly an expert on what can and cannot be charged against a tenant’s security deposit. In this case, over $of damages were assessed on top of the pet security deposit the owners got at the start of the lease, but we cannot charge the tenant for materials and equipment required to perform the work. Those are business expenses not attributable to the tenantWe have initiated a refund of the inspection fee and filter costs as requested by the owners. Again, we sincerely regret that the owners feel the security deposit process is so restrictive, but we are obligated to follow the law and professional guidelines for how they are disbursed, and we respectfully disagree that the move out inspection performed by our expert was incorrectly handled. As the balance of the security deposit was returned to the tenant, as we were obligated to do, we cannot disburse it to the owners

This is my second complaint against this companyOn 12/5/I recieved an email from maintanance charging me for a repair to my sink, which I did not cause and that was clearly due to thier own neglect and failure to make needed repairs to their plumbingAs noted in my previous complaint, upon moving into my office space, and after repeated attempts and request for repairs to my clogged kitchen and bathroom sink not until months later and complaints made to city code enforcement did they decide to repair the plumbing pipes on 12/2/16, which had been severely damaged and corroded due to thier own neglect and failure to make needed repairs over time, therefore requiring replacementOn 12/2/16, I went by the rental office and briefly met with Craig in reference to the amount of time it took to begin work on the clogged sink and to complete my maintanance repairsDuring this meeting Craig appeared concerned and offered concessions stating that he would reinburse half months rent for the months of the inception of my leaseHowever and to my amazement, on 12/5/16, I recieved an email from the maintanance department falsely accusing me of causing the corrosion and damage to the drain by "pouring paint down the drain"and that they were going to charge me 1,I responded to maintainance and Craig adamantly denying their erroneous claim and that at no such time did I pour paint down the drain and that accusations are and that the damage was cause by their own neglect of the propertyOn 12/7/I recieved a call from craig informing me that they were not going to renew my lease and charge me $for the repairs since I have been complaining and since I reported them to code enforcementDuring this conversation, Craig was very condescending, threatening, biligerant, narcissistic and made racial epithets by stating that "since you people dont value our company I dont Value you people either"and screamed "Oh MY God" and hung up.Clearly this company is allowing for its employees, particulary CRAIG who is clearly SADISTIC, MALICIOUS, and OUT OF CONTROL to continue to disrespect, belittle and attempt to set residents upThis company continues to allow Craig to harrass tennants, engage in illegal practices, fraud and violation of tennants civil and legal rightsDesired outcome is for Craig to be immediately terminated for his behavior and blatent racism2) To immediatly retract and made up accusatons against me regarding the clogged sink 3) To remove bogus charge for repairs 4) to honer concession offered4) For this company to be investigated for their continued illegal activitiesAny one reading this that have experienced this treatment by this company I urge you to pursue legal recource or contact the office of the *** *** or State OfficialPleas take a stand against these people

Despite paying my rent promptly and in accordance with our lease agreement, I have received a "Notice of Default" every month, with the exception of December, since beginning to rent from *** *** in November of I have addressed the issue with the assigned landlord multiple times and have been told that the file clerk is newI have asked him to ensure that we do not receive these letters unnecessarily anymore
The "Notice of Default" threatens legal action that is unnecessary and anxiety inducing

I utilized Great Richmond Rentals aka KRS Holdings for property management services from 2014-During that time they have been more of a liability than an asset to my propertyThey were very negligent in making any preventative maintenance recommendations but yet they made sure to nickle and dime me for thousands of dollars in maintenance and management fees over the course of the four yearsOnce I got a chance to really look into the trends of the account I had to send multiple emails and make several phone calls just to speak with Mrs L*** (the client relations specialist)They are very unprofessional and dismissive when it comes to dealing with the owners so I can only imagine how they are dealing with the tenantsThe owner MrS*** actually raised his voice and was talking very harshly on the phone to me when I said that I didn't want their services anymoreHe also refused to give me a letter or any documentation as proof that our agreement was terminated so that I can secure new management.They forced me to give a day notice when it was clear that I did not want to continue with them as my property managersAnd just to put a nail in the coffin they made sure to charge me a $*** lease renewal fee knowing that the tenant was moving out and withhold $*** from the tenant's security deposit without any explanationI have a feeling that I'll end up in small claims court behind these peopleI'd advise anyone in their right mind to steer clear of this companyThey don't do good business

I moved out after giving adequate notice and was told I would get my deposit backI gave the 60day notice required because after my year was up it was confirmed I was on a month to month leaseThey won't give me back my money and claim I owe them! Apt was thoroughly cleaned but their reason is because I broke the leaseIt was real ironic that the young black girl who confirmed everything no longer works there and I even gave my forwarding address but no collection has been reported on my credit report, no letter has been sent to me saying I owe so I'm clearly being lied to by this disrespectful man named Craig and his disrespectful staffI really hate this entire company and just want my deposit back as promised

I lived at an apartment rented from Great Richmond Rentals five years ago Upon moving out I was told that everything was alright, and even told that I would get my security deposit back A little while went by before I got a letter stating that I owed them over $*** dollars I never got my security deposit back mind you, so they claim that I accrued over $*** worth of damage and lease breakage fee (which I paid them)
I had read that Great Richmond Rentals often tried to "cry wolf" after the tenants moved out, so before I left I had the place professionally cleaned to alleviate any potential problems that might occur I followed this up with a phone call, and was told by *** that everything was fine
