I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this does not resolve my complaint.  For your reference, details of the offer I reviewed appear below.
I would love to see those blueprints, because from everything I can see, my dryer vent is over 37 feet in length and makes 4 turns, (not just two like you had mentioned), which is not to code...I have attached the email letter I sent to the service department that not only depicts how my vent is improperly installed, but also the receipt from the GE visit that cites "improper ducting."

I have been able to review the situation with our service manager who was at the home to evaluate the counter top. The top is cracked in a manner that suggests excessive weight was put on the counter top. The laminate top is cracked as well, and this is not covered under the warranty by...

Maronda Homes or Vangura. While our service manager was at the home, he did offer to support the cpountertop  from the underside, and this offer still stands. We would return to the home on a one time basis, support the underside of the counter  to enable the crack to be flush, and brace from the underside. Although Vangura recomends the countertop to be filled with an epoxy, Maronda Homes would not be willing to do this, as the possibility of epoxy getting to the top of the counter and cause cosmetic issues witht he finish. Maronda Homes does not make or manufacture the tops, and are offering the repair and supports as a courtesy to the homeowner. Should they want to pursue  this with the counter top manufacture they can, and they are capable of making repairs of this nature.  I apologize for not responding sooner to the customer, but our answer was given to them by our service manager prior to this complaint.  Thank You,  [redacted]  Maronda Homes

I have spoken with the homeowner this morning, and the run of duct work is correct. I have attached the drawing and prints from GE as to what is allowable. The dryer vent was installed to print, and is within the allowable specs of the manufacturer. The homeowner has been contacted and the information you received will be forwarded to him as well. I have contacted the flooring contractor to get an ETA for repair/replacement. We do apologize for the delay, but again, our flooring contractors are working on the backlog and getting the repairs taken care of in order and as fast as possible. While we do understand that the time frame is lengthy, and unacceptable to the homeowner, the issue will be dealt with ASAP. We do apologize for the time frame in which the repairs are taking.  As for the service manager, he would not have gotten the ticket for this. I have checked our system, and we do show the complaint entered on 8-13. Should the homeowner feel that legal counsel is necessary, we would, once received, forward to ours unfortunately. Myself and Maronda Homes have been in contact with The [redacted], as well as their council on these issues. I have forwarded you my latest emails between the [redacted] Council and Myself. Our responses have been relayed to the homeowners as well. This has been an ongoing complaint from them, and...

has or is being dealt with. I have received no response from Mrs. [redacted], who is the [redacted] council from our last conversation I have sent you. I will do my best to explain to you as well as you can see in the emails.  Issue one is the carpet, which was originally relayed as a performance related issue, and will need to be sent in for review with the manufacture should the homeowners want to. After numerous reply's, I did agree to try to expedite this the manufacture as well. As you can see in our sept. 29th email. The second is the furnace filter cover. Our units do not require a filter cover. One had been dropped of for the homeowners but was not received by them. In any case it is not a warranted items, and cosmetic flap cover for the furnace filter. I was willing to remove the other one should they want both units to be the same. other wise no action is required.

Dear. Mrs [redacted],   I have attached the copy of the warranty book regarding the concrete. this under section of Asphalt & Concrete. Maronda Homes does not install rods in any of our concrete that attaches to the house. While it can be argued that the rods will help to eliminate settlement, it does not guarantee the stoop will not settle or move. Should the stoop move or pull away it does allow a water access point in to the home, regardless of dead space or not. Unfortunately that is our policy on concrete during the build and on all builds. Pictures of the concrete we have are also attached. As for the HVAC I have confirmed the unit size with our HVAC company and a 3 ton unit is correct. I have attached a copy of my report showing what sizes are to be installed in the Hoover models, including coil sizes for reference. While I do not have the manual J calculations here, this is a complete list of homes and the appropriate sizes of HVAC systems installed in accordance with the townships records.  The pantry area of the home the duct work runs along the back wall of the pantry as stated. When the heating system is running it is possible for the heat transfer to the pantry area as the walls are in contact with the duct work or in close proximity, and encapsulated in the wall. I have been able to review the homeowners complaints, as well as have visited the site prior to the Revdex.com complaint, as they had a ticket with us as well. Maronda Homes does install a starter lawn with each home. However, Maronda cannot control how the yard is maintained after closing of the...

property. The homeowner states that there where settlement spots in the yard, and around the house, as well as grass issues. The settlement is a common occurrence from the new grading that is done around the home. Unfortunately the grass complaint we cannot control as we do not know the maintenance of it when turned over. When I was able to view the property, it did have grass, with small bare spots that may have not been over seeded or had washed away with weather.The homeowner does mention another area that was not redone between the property adjoining her. This does appear to be correct with what the homeowner is stating, in that the water runoff has eroded the soil to a point now that is a small ditch. Should the soil have rooted grass, this would not be likely to happen. Maronda cannot control the weather, and should a storm cause the grass seed to run off prior to taking, it is up to the homeowner to replenish that area. We do offer a service load of topsoil, and bag of seed for these instances, and can still be supplied should they choose to do so. I will note her account, and this can be delivered when she is ready.   I have attached a copy of our warranty manual pertaining to the grading and landscaping information. These pages are in the homeowners handbook, and do describe the issues and the warranty on each.  I do understand that the homeowner had the yard redone on her own, but being these are non warranted items, Maronda Homes will not offer a reimbursement to the homeowner. I have reviewed the response as well as the forms sent in.  The homeowner has sent in two forms of which Maornda has copies of as well. The first form is the letter that we sent to the customer prior to the six month inspection, which is returned to us with the items they would like to be evaluated. It does state the filter door on that form, but that is not does not mean those items are warranted or correctable. The second from is the pre-settlement inspection, in which you can see two dates signed by the homeowner. The first is the date of inspection, and the second is when all of the items on the list are complete and acceptable to the homeowner, in which they have signed off on. I do not see on the pre settlement form where it is listed for a filter door. I do apologize for the inconvenience, but I cannot give them something I cannot get. I understand that one was sent out on the other unit installed in the home, but if this was a mistake or done by a contractor we are not aware of. It is not something we install on our units. In our prior emails, if one was said to be given to her, it was a mis communication, as the homeowner originally described this a the furnace door, and assuming it was the cover door to the unit. It is not, and in fact is where the filter slips into the main trunk line, and not on the install guidelines. I am sorry we do not install or correct this issue.

I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this does not resolve my complaint.  For your reference, details of the offer I reviewed appear below.I have attached a heating repair bill and on the first line it says "going out on pressure switch"  The technician who worked on the furnace removed the pressure switch and the tubing and water came out of the switch and tubing. He then removed the boot from the inducer to the exhaust vent tube and more water came out. He cut the exhaust vent pipe and removed two pieces of grass. I told him about the issue I had in May with the birds getting into the Exhaust side of the vent tube. The technician from [redacted] said it was possible. He then put it all back together and tried it again and it only ran for three minutes and shut off. Then  he proceeded to clean drains, pressure switch, tubing and inducer. Tried it again and the furnace still only ran for three minutes. The only way he could get the furnace to run was leaving the door off. I attached a picture showing how the furnace door is off. I have also attached a picture of the water that is accumulating under the furnace. If the furnace was installed correctly their would not be any water under it. The technician also told me to blow into the check valve and tubing when the furnace shuts off to get it running again. With the door off I have had to reset the furnace and blow out the water in the tubing and pressure switch about every three days.

As you can see from our previous emails with the homeowner and their attorney, we have provided all the information we can. I did ask that a claim be opened up for the homeowners through our flooring contractors. We would need the manufacture to determine the cause of the buckling they are seeing in the hallway. Typically, the manufacture does not warrant these types of issues in hallways due to many factors, inducing moving of furniture in the tight area, among others. For this reason they will need to check the backing of the carpet as well as for delamination in order to make a warranty claim, and it be repaired or replaced. Our reports show that the homeowners closed in August of 2012, and the complaint came in Nov. of 2013. this was out of the one year warranty period. At this point we will need the manufacture to  make a decision, and we have tried to help by starting the claim. the homeowners may feel free to contact me for updates if I can provide any for them.
The cover is cosmetic weather the homeowners feel this way or not. Our units are not designed with one. If the one unit does have one it was not designed as such, and may have been a mistake. This is the cover for the 1" thick furnace filter. My previous statements apply, should the want the other one removed we will do so. Otherwise no further action is required. I have attached a copy of the closing pre settlement inspection, and find no issues for a filter cover or furnace items on the sheet signed by the homeowner.  I unfortunately cannot go by what may have been said, and have to refer to the signed documents. I do apologize for this issue, but is a cosmetic cover not required or on the design.

I have been able to review Mr. [redacted] information, and have been able to speak with the production supervisor as well to try and bring me up to speed. I do not know where the lines where crossed, or mis communication occurred. Our standard procedure for concrete issues, is for it to go back to...

our production supervisor and not our service manager. The [redacted] he mentions is our service manager. Regardless a ticket was opened up for the concrete issue on June 10th 2014. This home closed on 9-13-13. The concrete appears to be spalling/ scaling  of the top layer. I am not sure why this was not communicated the homeowner prior to this conversation. I have attached a copy from our warranty manual that describes the spalling issue seen at the residence. Maronda Homes does not warrant the scaling of the concrete, which can be caused by many things, including extreme weather conditions, freeze/thaw cycles, salt use as well as others. I do apologize this was not brought to the attention of the homeowner sooner,. but this is not a case of in or out of warranty. Dear Mrs. [redacted], I have had a chance to review the sidewalk again. I was able to see the issue the homeowner was talking about while it was not raining. I will agree to have the concrete replaced, and our production supervisor will set this up with the homeowner in next 2 weeks. The drive way unfortunately is correct to the prints and to the plot plan agreed with the homeowner. The driveway and right of way, or common entrance, is correct in dimensions. Monitoring the problem does not guarantee the future safety of the structure and devalues our investment due to the clear visibility of a sagging roof and sagging structural beam. Maronda clearly advertises a 10 year guarantee on structure. I equate warranty with repair. Maronda has the tools and manpower to fix this, and this is the solution that best protects our family and investment.

I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this does not resolve my complaint.  For your reference, details of the offer I reviewed appear below.Maronda is replied by saying they would built us the exact same steps, using the same broken/cracked railing.  This is not acceptable because I had an inspector as well as three certified contractors come to look at them.  The steps were not ever up to code.  Steps do not simply fall off the porch if attached correctly. And, by reattaching that way it will not meet my townships minimal requirements.  All we are asking is for the money to replace them correctly.  
Also, it clearly states on their website that all warranties are transferable. See attachment.

I have reviewed the complaints that the homeowners has brought up, as well as what is in our system. The driveway was repaired according to our service policies. Under the "Asphalt drives & Concrete Aprons" section, it states that " On asphalt drives, we will patch fill sunken spots 2 inches...

deep or more on a onetime basis during the first year of ownership. Under no circumstances will we re surface the entire driveway because of a sunken spot" . The repair made was that of patches for sunken spots.  I do show an open ticket for our flooring contractors, and will ask for an update for the homeowners, and to see if they can expedite the issues . I will have a supervisor stop at the home to review the yard complaint. Should the yard hold water for more than a 24 hour period, we will address it.  If this is caused by washout or storm water, it may be up to the homeowner to correct. Our handbook states " after the initial installation of your starter lawn seeding, it is not our policy to service landscaping. In case of serious washouts or sunken spots caused by storms or excessively heavy rains, we will normally furnish - on a one time basis at the curb side- additional fill ( not screened topsoil0 and seed, but no  labor, in order that you may repair any damage. ". again we will ahve a supervisor review the yard first.  If the microwave is having issues, all of our appliances are reverted back to the manufacture. This information is given to the homeowner at closing.** Customer care can we reached at toll free ###-###-####.  We will have a supervisor review the yard by weeks end, and set a landscaper should it be required, otherwise, if a service load of top soil is wanted, please email [redacted] with your request.

The Fact That We Are Waiting To See If More Glass Comes Up Is Ridiculous In Itself. And There Is Tons Of Other Debris Plainly Visible That Is And Has Been Preventing My Yard From Being Ok. We Completely Understand The Idea Of A Starter Lawn But This Is Definitely Outside The Guidelines In Our Contract. The Carpet Tack Strip Was Brought Up And They Told Us They Would Get In Contact With The Flooring Company And Get Back To Us  Still Never Heard Back. And I Am Leaving The Other Issues Unrectified Until THe Work Has Been Fully Competed With No Further Issues.
