I have reviewed the response made by the business in reference to complaint ID [redacted] and have determined that this does not resolve my complaint.  For your reference, details of the offer I reviewed appear below.Due to the length of time that it took for the business to respond, I am not willing to close this complaint until the unit is replaced per the initial submitted energy report. While I understand that the replacement may not be able to be installed until the spring, had the initial request, which was send October 11th, not been ignored as it was, this could have been completed. Therefore, I will not ignore my over-riding inclination that this company will continue to put this off, (as they have with everything since we closed on our home) even in the spring, and will not consider this issue closed until the unit is actually installed.

Maronda's service manager did contact me and set up an appointment to install the one cabinet door next week, however he told me that the glass is not in for it yet and hopefully it would be in by the time he installed it. As for the other cabinets he did not say they would be in by the time he installs the one door... he did say the shelves and other cabinet were ordered but he could not tell me when and that is still the whole reason I contacted the Revdex.com in the first place because of the this issue. He told me I would have to contact Bill my construction supervisor to which I informed him that I was completely done dealing with him because he has lied to me multiple times and he is part of the problem. The service manager that is coming next week was very nice and professional however I WILL NOT consider this matter resolved with the Revdex.com until 1.) I have the cabinet door with the glass in it installed 2.) I have the other cabinet door with the drill holes on the wrong side replaced and installed 3.) All my shelves are installed that are missing from my kitchen island. A little progress has been made so hopefully this is resolved soon.

We agree to this as well. maronda will re seed the area that is to be disturbed, but it is up to the homeowner to maintain the seed with water and fertilizer. Thank You,[redacted]Maronda Homes

Homes installs a starter lawn that consists of seeding and topical mulching.  It will not germinate into a starter lawn without daily watering, overseeding, and fertilizer & weed control. The top soil used is the original soil taken from the plan and may contain roots, rocks and other organic debris which may allow the growth of weeds within the starter lawn. I have attached pictures of the customers lawn, and most of the grass did take. While I do understand that the yard has weeds, and as mentioned above about control, the yard does not appear to be a botched install. I will offer as a courtesy, a one time patch for the bare spots of the original grade. This will consist of raking the areas that are bare, seeding, and straw. It will then be up to the homeowner to water and fertilize and maintain the spots and yard. This will not include the area behind the home that was filled in by the homeowner. The swail in the yard to move water from the property was filled in by the homeowner and is not recommended by Marodna Homes and thus, will not be seeded as it is not the original grading of the property.   Thank You,  Bob G[redacted] Maronda Homes

Bob, I'm not sure who Mrs. [redacted] is but your lack of attention to detail shows in your construction sites. I have been very diligent to avoid new homes being built in the neighborhood unless they are neck door & cannot be avoided. I have been accepting to the fact that I live in a new construction plan & that this could happen but three times to vehicles my husband & I own & five times to the vehicles in our cul de sac is unacceptable. I am pursuing my request to have the cost of my tire & installation reimbursed from Maronda. That would be the responsible thing for your company to do in this situation. I know you have stated in the past that there's no way to prove where the nails have come from but common sense would tell you that if I start my car with no low tire pressure warnings, drive through the neighborhood from one cul de sac to the other & have to stop because of my tire going flat, that I picked up the nails within that 1,000 feet stretch of road.  Im asking Maronda to do the right thing. To reimburse me for ONE of the THREE tires ive has to replace.

Dear Mrs. [redacted],    I have had a chance to review the lots in question, and spoke with our production supervisor for any original issues. After review of the sidewalk I was able to see a discoloration in the surface of the concrete. I was not able to see a boot print or depression, but was...

raining and was not sure if it was a color mark only. We will have our service manager contact the homeowner and if wanted we will apply a sealer to the concrete to even the color out. What can happen, and appears in this case, is that the lime and water mixed on top of the concrete and caused a color variance of the top coat. This should wear evenly over time, but we are willing to make the above correction if wanted.  We will also look at the front steps for the homeowner, and if warranted we can make a correction.  As for the driveway, it is the correct size and length according to the prints. Each unit is done differently, and is required to be to the end of the unit, not to the end of the retaining wall. The drive way is the correct length. Dear Mrs. [redacted],  We have been in contact with the heomowner and have agreed on a delivery of soil to the home. The homeowner will grade the home to their liking and Maronda Homes will supply the topsoil for them. Homeowner whishes to use there own seed and fertilizer for the project. Thank You,Maronda Homes.

I have been able to review the customers rejection. I will copy the email from our HVAC contractor, and going from this email the house was within reasonable temperature differences, and acceptable standards. They had made a adjustment to the vents on januaray 2nd, and a repair on jan 29th to the return air vents. At this time, the house is within standards, and no further action is required. Unfortunately with a central return air system,  it is possible to experience temperatures between floors or second floor rooms of 5-8deg, which is within the manufactures standards.  I do show an open ticket for the flooring that was entered in 9-14. As for the delay I do apologize, but our flooring contractors are working hard to get our backlog caught up. I believe they did make contact with you already, but have sent a followup email with them just now. If any of the outside times are warrant able, they will be reviewed and addressed in the spring or weather the weather brakes. Email from our third party HVAC contractor. I cannot go by what might have been said. Unfortunately I do not know any of the prior discussions between the homeowner and landscaper.  We have our warranty books in place to protect both the customer and ourselves. We have to remain consistent with how we apply our warranty standards and this customer can't be treated differently. Should they wish to have the service load of top soil, we are still offering it. As of today and to my knowledge, the items in this home are taken care of that are warranted. Our service manager has been back to the home, and completed the home owners issues, along with her request for the one year drywall. We are awaiting a manufacture issue with a door...

As to the picture the homeowner submitted, one she was not allowed to take pictures of our computer in our offices, nor do I know how she was able to view this. The concrete had been replaced, but Maronda Homes does not seal any concrete. As Mr. [redacted] has described, spalling can be caused by many things, and as such we do suggest that the homeowner applies an application of concrete sealant to help rd the deterioration of the concrete surface....

This information can be found in our warranty manual under the Service Policy section, and in the Asphalt Drives & Concrete Aprons. This sealant is up to the homeowner to apply as the see fit. Our policy is to not replace or repair concrete with cracks or scaling caused by extreme weather conditions, or by freeze / thaw cycles. No other warranty applies.  This information is also under the " Asphalt Drives & Concrete Aprons" section. The aprons are left slightly high, and when the final phase of construction in the plan is completed, we/ or the township does come back through with asphalt a final top coat that does take add to the asphalt/apron. This is done as a final step in the phase. I have confirmed with our flooring contractor that the ticket is in place. As Mr. [redacted] has explained, we our behind on flooring service issues, But it is noted in his file, and will continue to be a warranted item regardless of date. I will contact our flooring contractors to ask for an update and to expedite a call to Mr. [redacted].  Thank You, [redacted] Maronda Homes.

Dear Mrs. Cook,   Maronda Homes did offer, as a courtesy, to build the homeowner a new set of steps. We where not using the old material. We where only using the railing section where applicable. Again the steps fell not because of the style of construction, but due to aged and rusted screws that broke off. This is typically a maintenance item. I have checked with [redacted] building codes office, as well as the PA State building code, and as far as attachment of the steps there is not a " code" on how they are to be attached. While Maronda does still build the steps the same way today, it is an acceptable practice for installation.  The building officer reviews the steps prior to home owner taking over the house. This was completed on this home as well, and was approved for occupancy. The code only states the the height of riser, and tread length etc.  Maronda Homes has offered to replace the steps with new ones as a courtesy, but will not re reimburse the homeowner a dollar amount.  As before should they wish to have this done, they can reach out to us at [redacted] Thank You,  Bob G[redacted]  Maronda Homes

Maronda Homes has never contacted me concerning this matter, even though I asked them to.  The land at the back corner of my house did not look like it does now, when I purchased the home 8 years ago.  If it had, I would not have bought it.  If Maronda is not willing to take responsibility to correct this serious problem, I will need to pursue another course of action.

meeting our production supervisor explained the concrete and that it does not fall within the warranty guidelines and would not be being replaced. They did however make some changes in yard or grading of the home. The concrete issues has been closed. As the homeowner has confirmed the HVAC system is functioning properly, but is a comfort level problem. I have confirmed with our HVAC testing company that the unit is the correct size for the central return air systems used in the homes.
