Review: My husband and I bought our Maronda Townhome on 1.9.2014 and on 6.30.14 we had a 6 month inspection. We are still waiting for those 6 month inspection items to be fixed and are now at our 1 year inspection date. After contacting the service center multiple times via e-mail to schedule our 1 year service inspection I was told that "I do not need to be concerned." I am concerned since I am still waiting for our 6 month items to be completed. I visited the Maronda Corporate office in December and spoke withe the service department in person. [redacted] had our account pulled up and I saw that our tickets have been closed since "the homeowner refused to sign off." I refused to sign off on our 6 month work since nothing was completed/fixed. That day, the service manager came to our home and said he would schedule multiple other visits for contractors to complete the work. We never heard from the service manager again. My husband and I have taken numerous days off work to accommodate Maronda, yet they still can't manage to get anything done. We are not the only townhome in our row having this problem, we have gotten with our neighbors and had [redacted] and [redacted] come to our home for a meeting on December 11th, 2014. They agreed to have the work done in a timely manner yet they haven't done anything in over a month.Desired Settlement: I would like all of our 6 month inspection items to be completed by March 1st, 2015. I would like to schedule our 1 year inspection for February 5th and have those items completed that day. I have given more than enough notice to Maronda to complete their work.

As of today and to my knowledge, the items in this home are taken care of that are warranted. Our service manager has been back to the home, and completed the home owners issues, along with her request for the one year drywall. We are awaiting a manufacture issue with a door to be looked at, but will be set up by the manufacture themselves to review. As to the picture the homeowner submitted, one she was not allowed to take pictures of our computer in our offices, nor do I know how she was able to view this. This information is for internal use. I understand there may be new drywall complaints that happened after our service manager had left. If the homeowner would call in a new ticket to [redacted] we will have a representative contact the homeowner for a date for repair of any warranted items. The driveway is correct as well as the parking spaces. I have included a diagram and measurements to show the depth is correct. While there are not painted lines, the overall length is correct to support the parking pad. I belive we described this for the homeowner at our inital meeting. Review: My wife and I bought a Maronda model home on 8-1-2014. We did our initial walk through the week before and there were some issues we brought to the attention of the construction supervisor. All but one have been resolved. One of our kitchen cabinet doors was the wrong one. They took it off and we have not had a door for 4 1/2 months. After multiple emails to customer service, only email because they never answer their phone, I always get the same response. Somebody will contact you. Nobody does and we don't have our door. They don't have any problems throwing more houses up like it's no problem though.Desired Settlement: We would like our door installed. If they do not have that style/color of cabinet anymore we want all of our cabinets replaced.

Review: I am finally pursuing action with the Revdex.com because dealing with this company is the most frustrating experience of my life. I had my 6 month inspection over 11 months ago. I went over the all of the minor and major issues with the service manager that conducted the inspection. He took care of some of the minor things and assured me that the other issues would be taken care of in timely manner. Once again I believed another Maronda employee, although this would be the last time that I believed anything that came out of their mouths. They are professionals at giving the run around. Over dozens of emails, phone calls, and even a 30 minute sit down at the office I have been promised that everything would be taken care of. 11 months have gone by and only a couple minor issues have been resolved. They also have corrected issues that need to be re fixed because of how poorly the effort was to fix the issues. The service manager is full of lies. The only way to get anything done is to talk to the production manager of the neighborhood. [redacted] has done jobs for me that [redacted] promised to 6 months before. The following are the issues that I asked and was promised to have fixed over 11 months ago.The HVAC system does not cool or heat the upstairs of the house. We have to run space heaters in the rooms of a 3 year old and 5 month old to keep the rooms above 70 degrees in the winter. In the summer, the rooms are almost unbearable. It is clear that the painters only painted one coat on all of the exterior trim. There is a small leak in the plumbing in the 2nd floor that can be heard dripping onto the drywall every time water is turned on upstairs. To help with the backyard water issues of my neighbors, I now have a trench dug into my side yard that flows like a river when it rains. My siding needs repaired again after the last poor attempt to repair it. My floors in the kitchen need fixed. My sidewalks are crumbling away after only 16 months.Desired Settlement: I want all of these issues corrected immediately. I have been extremely patient dealing with these people and it has got me nowhere. I want to be contacted by someone in the company that can actually get something accomplished. I want communication from the company to set up dates to have the repairs completed instead of calling me the night before to set up an appointment for the next day.

Most of the issues are underway, and our third party, HVAC, and Flooring company s have been in contact and working with the home owner to set dates for repairs. Only one vendor has been out to correct one of the issues. The HVAC company stopped by to take a look and told me that there was nothing that he could do to help the upstairs bedrooms heat and cool. He told me that the air return was too close to the vents that heat and cool the rooms. The return sucks the air that is being delivered to the rooms like a vacuum. The system itself is in good working order, but the design of the HVAC system for my home is flawed. Once again Maronda cuts corners to save a couple bucks.I have not received any other calls for the rest of my issues.

I have been able to review the customers rejection. I will copy the email from our HVAC contractor, and going from this email the house was within reasonable temperature differences, and acceptable standards. They had made a adjustment to the vents on januaray 2nd, and a repair on jan 29th to the return air vents. At this time, the house is within standards, and no further action is required. Unfortunately with a central return air system, it is possible to experience temperatures between floors or second floor rooms of 5-8deg, which is within the manufactures standards. I do show an open ticket for the flooring that was entered in 9-14. As for the delay I do apologize, but our flooring contractors are working hard to get our backlog caught up. I believe they did make contact with you already, but have sent a followup email with them just now. If any of the outside times are warrant able, they will be reviewed and addressed in the spring or weather the weather brakes. Email from our third party HVAC contractor. For your reference, details of the offer I reviewed appear below.There was never a temperature reading that showed a 3 degree difference. I have video proof that there is at least an 8 degree difference in the room. I can not find anywhere in my furnace manual that says there can be an 8 degree difference. The hvac technician also informed me that the cold air return was too close to the register. There are also no dampeners inside the registers. I'm pretty confident those issues don't meet the manufacturer's standards. The technician informed of ways to correct the problem that he knows Maronda will refuse to do because it would cost too much money. I have to run a space heater in the bedroom of a 3 year old that complains his room is too cold. I refuse to pay to have this fixed by another company. I payed for a brand new house that should not have these issues, that is what I intend to get. This has been going on for over a year and Maronda has refused to do anything about it.Regards,

Review: The township had to rip up one piece of my sidewalk in front of my driveway on March 28, 2013 to get to a water line. They told me they would replace it when the weather got nice. I contacted the township to replace and they told me it was the builder's responsibility to replace. I contacted Maronda and explanined the situation and they replaced, but the job they did was completely unacceptable and a total eye sore. There is a crack right down the middle of the sidewalk, it's a totally different color than the rest of the sidewalk and there are chunks of cement that are cracked off. I expressed my displeasure to the customer service department in June and I continue to get the same response: "we've contacted the proper people and they will be in touch". Well it is now October 23, 2013 and I have never been contacted and I continue to send reminder emails. I have been ignored and blown off since June and I'm done dealing with their customer service department. There have been cement trucks in my plan numerous times pouring sidewalks for recently completed homes. Why wasn't my one piece of sidewalk in front of my driveway completed? This is completely unacceptable and I've had enough of being ignored.Desired Settlement: I want the one sidewalk piece in front of my driveway replaced. I also want the grading adjustment made in my backyard. These two issues have been on-going since June and I want them completed.

In photos #2-#4 are pictures of the rear yard at various angles and distances. Covenants allow for surface drainage across neighbor's yards and as can be seen occurs not only in the [redacted]'s yard but the neighbor's also to one degree or another. Please note that even though it has rained a good portion of the day there are standing puddles of water and clearly grass and weeds cover 95% of the yard. The only issue with the backyard is that it needs some much needed yard maintenance (ie weeding, fertilizer and some grass over seeding all of which are a homeowner's responsibility.

I believe this adequately addresses the issues in the [redacted]'s complaint.

I am not concerned with my back yard, I've accepted Maronda's reasons on why they can't improve the grading.

Review: I moved into my home a year ago as of June 30, 2014. My home has a one-year warranty through the builder (Maronda). I submitted a request to fix my second floor bathroom, fan, laundry electricity on June 2, 2014. The electricity has not worked since the request was made. I received an email from the service center stating that my request was forwarded to the electrical manager. I did not get a call, email, or response from the electrician. On July 28th, I sent a second email to the service center. Again, there was no response. On July 31st, I sent a third email. Again, there was no response. Finally, on August 1st, I received an email from the service center stating again that my request was being sent to the electrical manager. I then emailed them back stating that they had until August 2nd to fix this issue by Tuesday, August 5th or I would file a complaint. I then received an email from a V.P. stating that there had been a problem with the electrician at the site and he had been dismissed. I also received an email from the service center stating that the new electrician would contact me before Tuesday, August 5th. Today is August 8th and I have to this date not received a phone call from any electrician. I need my electricity and fan fixed on the second floor. The request was made within my warranty time period. I have to say, this is not the first time I have this type of issue with this company.Desired Settlement: I need my laundry electricity restored, my second floor bathroom electricity restored, and the bathroom fan replaced.

Review: We have been going back and forth with Maronda for months over a foundation problem created by work that they did not do properly while building our house. While they have started the job to make the repairs, they have not finished the job. They have left an unfinished, unsightly mess in our yard. We have been calling or emailing individuals within the company for months now and we never get a definitive date or time that they will come and finish the work. We continue to get the answer "tomorrow," but nothing ever happens. This process could have been started and finished within a week, but it has taken months. Maronda's work on our house and customer service skills are embarrassing.Desired Settlement: We would like a commitment of a day and time to fix our property and finish the job that they started. We would like this in writing. If they will not commitment to this, we would like to receive the funds from them to make the repairs on our own. Thank you.

Review: I closed on my Maronda home on December 28th 2012.Shortly after closing, I had numerous issues with the property.The two major issues that remain outstanding are the furnace leaking and the foundation leaking.It has taken the Maronda service department from 1-3 months to respond to service requests, and in many cases, they brushed off the issues telling me to just resubmit the issue to service. It is now going on over 10 months and the issues are still outstanding.The two major issues I still have are a leaking foundation, now causing damage to the bricks and mortar and causing an impact to the property value, and a furnace that is now rusting out and still leaking and it is just over 10 months old.The service manager initially told me that the leaking foundation was not an issue and that it was just condensation. After sending in multiple service requests and complaints, along with numerous photos showing the damage, they finally took a serious look at the issues during the 6 month inspection (performed almost 9 months after close). I would have to say that the techs that stopped by during the inspection were very understanding and acknowledged the issue was significant. They ended up trying to seal the siding above the front door and proceeded to caulk the gaps below the door. This did not fix the issue.I ended up having concrete contractors take a close look at the issue and they noticed that the cement slab for the front door was improperly poured. Maronda ended up installing the siding before pouring the slab and in turn poured the concrete slab up against the siding. There are now significant gaps in the concrete and it has water drain towards the foundation. What's frustrating about this is the property right next to mine is properly done and will not have the issue. They have continued to give me the runaround in fixing this issue and also not replacing the now rusted out furnace. I am still under warranty and have reached out to service again, but have not heard back.Desired Settlement: Maronda needs to break up and properly pour the front cement slab. This will require removing the trim around the front door and removing the siding. They then need to pour the new concrete slab up to the SIS (sheathing) with proper grading away from the house, then re-install the siding, door trim, and hand rails. I will not accept them trying to just caulk or seal the gaps.They also need to completely replace the leaking, and now rusted furnace entirely, and not just try to fix the leak.

The issues with my house [redacted]) have still not been resolved after initially reporting them on 3/26/2013. It is now over a year later and I am still waiting to have the service finished up. I had filed a Revdex.com complaint last year over other outstanding issues, including the stuff that is currently outstanding, and the complaint was closed as satisfactory. This is not correct. Here is where the issues stand: [redacted] had stopped by and noticed the issues I am outlinig below, and mentioned that [redacted] would be by to get them resolved. I called and followed-up with [redacted] multiple times since his visit, with no response. I then finally got a call back from [redacted] letting me know that he was informed of the outstanding issues but does not know when he will be able to get them resolved. This is not acceptable. Here is the list of outstanding issues: - The concrete slab needs to finish getting patched. - The bricks below the slab need to be cleaned up and the excess concrete removed from them. - The cracked brick and mortar need to get repaired/replaced. - The trim around the door needs to be replaced and patched correctly. - The rail needs to be re-installed properly with even spacing on each side. Currently the rail is hanging off one side by an inch, and has 4 inches of space on the other side. - The moisture that has accumulated in the walls of the foundation needs to be removed. [redacted] had mentioned that Maronda uses a service for this and had acknowledged that the moisture was an issue. I actually had other licensed contractors and concrete/brick/mortar specialists take a look and they mentioned that this issue will impact the property value of the home. I am currently waiting to use the $3,500 landscape credit until the repairs are completed. I have notified Maronda of these details and provided pictures of the issues, but I have still not received a response back.

I would like the concrete slab repaired, the bricks repaired, the door trim finished or replaced, the rails re-installed properly, the moisture removed from foundation.

Review: Hello.I first filed a report with Maronda service about my flooring defect in september 2013.The issue still has not been resolved after 10 phone calls and 10 emails.I sent them pictures of issue as well.They sent three contractor out and, I got three different stories. The home is under warranty for one year after I bought the house. The issue started only two weeks after we moved in. The floor is lifting up in the kitchen and now spreading to the hall way. They promised me over and over they would repair the floor but yet no effort has been made after six months. Either they have to order material, they cant make it, or there contractor is sick. story after story. If the floor cant hold up only a couple weeks after we moved in, and now getting worse this is going to be a on going issue till it is replaced NOT repaired . I feel a new house should not have such problems . There customer service process is horrible, and made my experience of buying a new home a nightmare. I would definitely not recommended Maronda for you building needs.Desired Settlement: New flooring Installed or split the price so I can hire my own contractor. The floor replacement will cost 2,000$ dollars .

I have reviewed your complaint to the Revdex.com. I do apologize about the delay in handling the issue, and am not aware of why the time frame was there. Quite possibly due to ordering of material. I spoke with representatives from [redacted] today, and have the reports from them. As I understand there a few issues with the flooring in the home, and I will address them separately. I understand that [redacted] was at the home on this past Friday the 7th to evaluate or repair. I was under the impression that the homeowner was in conversation with [redacted] on wanting to upgrade their flooring over the weekend, but chose not to this morning at the same time of this complaint.

The fist issue is that of a cracked board that needed to be replaced. There may be another one by the sliding glass door as well. These will be repaired by Maronda Homes/[redacted] in the fashion of replacing the bad material. The material for this is in stock at [redacted], and we can coordinate this repair with you. This is the standard repair proceedure with flooring issues.

Issue #2 is the that the flooring is separating and or starting to pull and lift apart. This issue was evaluated by[redacted] as well. It was found that the flooring material was to dry. The flooring material was tested at 3% humidity and the home was at 16%. These levels are to low for wood and laminate products, and will cause them to shrink. These are in home related issues, and not warranted by Maronda Homes. Maronda Homes does not install humidifiers in the homes. Lifestyles and comfort levels vary with each individual, and if a humidifier is needed, it is the homeowners responsibility.

I do not accept this answer based on the fact the flooring was installed by them . We only lived there a couple of weeks before this issue started. I do not believe the humidifier story because the neighbors have the same floor no humidifier and there's is fine. This issue started way before winter started so the furnace was not on. I never heard that low humidity causes this to happen nor was never told this when I purchased the home. I have had this type of flooring in my other home and never had issues. They installed garbage flooring bottom line .

I have attached information regarding the flooring, as well the care and maintance guidelines. Again, we have a third party company inspect these floors. Maronda Homes does not make the decisions on flooring when there is a defect, or problem with the flooring. The floor installed by maronda homes is a standard grade floor installed throughout many of our homes. Due to the low humidity levels of the flooring at the time of inspection, is the reasoning behind our original response. The floor is not a " garbage" floor, and if the homeowner feels there is another issue, they may contact the flooring manufacture and have a representative look at it. The guidelines and contact number are located in the attached paperwork. Humidity does play a large role in flooring products made of wood among others.

Review: We purchased a new construction Maronda home in September, 2014. By December, the vinyl flooring that Maronda installed bubbled and bunched all over the place. I have called and emailed Maronda numerous times, beginning in December. The only response that I have ever gotten is that the department that handles flooring is "really backed up." The flooring is not only bubbled, but it is such a cheap product that normal daily activities of a family leave dirt that is nearly impossible to remove, making the floor unsanitary. We were prepared to have workers come in and add a coating to the floor to make it more possible to clean and at least somewhat more sanitary, but we do not want to pay for this until the floor is fixed because in its current state it obvioulsy must be replaced.

Maronda should never allow a company that cannot keep up with customer service for work done to continue to install flooring in their homes.

The floor as it is is an absolute embarrassment to us when people come to see our beautiful house and also have to see that we not only have cheap vinyl flooring but it is a complete MESS in general. We cannot enjoy living in our brand new home while being forced to live with this awful flooring. The overall poor quality and condition of this flooring in my home that is only SIX MONTHS old causes me to question the quality of all of the materials and work that Maronda put into the construction of my entire home.

My concern is that I have been attempting to get Maronda to correct this problem for almost 6 months without response. I am afraid that by the time they get around to responding to me, they are going to offer to replace the garbage flooring that they installed with the same garbage flooring. This would undoubtably leave my family with the same problem in a only a few months time. I do not want to have to repeatedly go through this process to get Maronda to make my brand new home presentable.Desired Settlement: I expect this embarrassing looking and unsanitary flooring to be replaced with an upgraded product immediately, free of charge in all areas that Maronda installed this product. I want to be contacted by both someone in a position of power at Maronda and by the flooring department immediately.

Mrs. [redacted], While we are experiencing difficulties' with our flooring repair times, Maronda Homes will correct the issue with the vinyl. We will need to inspect the floor first to determine what the issue is. While we can remove the bubbling of the floor, the performance or dirt that the homeowner is experiencing will need to be taken up with the manufacture, which they can do as described in the warranty manual. Performance related items, such as the cleaning and care is a homeowners maintenance item and not a warranted issue. We will have a Maronda representative contact the homeowner NLT 5-1-15 to discuss her options. We will not upgrade the flooring due tot he dirt and cleaning aspect. The homeowner has made several attempts to get items corrected in the home. Most of these items are not warranted or have been addressed. He does have our answers on the items from multiple lists he has sent in to us as well as other warranty groups. Review: At our 6 month inspection in October of 2015, we showed Jay, the Production Manager, at least a dozen places where the carpet padding squeaked. Chris came by in December and lifted up the carpet in my son’s room to determine that the cause of the squeaks came from hardened pieces of recycled carpet padding embedded in the “new” padding all throughout the house. He showed me the piece of hardened padding and took a picture of it with his cell phone. He said that he was passing this information, and the photo, onto the carpet installer who would be in touch with me. He also mentioned that he has never seen a house with so much noisy padding. We haven’t heard from anyone in over two months while our carpet continues to squeak.

The Service Manager made a couple attempts to keep the basement windows from leaking air. However, there is still a noticeable air flow around the window seals. The Production Manager’s last comment on this issue was basically that these were contractor grade windows, they’re inexpensive and they work as well as any cheap window should. I have since requested that the Service Director schedule a meeting with an [redacted] window representative to confirm whether these windows were properly installed and are properly working. To date, this meeting has not yet been scheduled. I would now add the window above the kitchen sink to this list of leaky windows. We plan to finish the basement as a suitable living area for my wife's aging parents but cannot begin the construction until this issue is resolved.

After reporting on December 21, 2015 that our driveway was crumbling near the street and that water was draining where the driveway meets the street, I was told by Patti, the Customer Service Coordinator, that, “the driveway issue was given to the Production Supervisor to investigate. He is off the next day or two but another Production Supervisor will look at it sometime this week or next.” Two months later and no one has contacted us concerning the driveway issue.

I reported, in writing, for our 6 month inspection the wavy flashing on the front of our house above the laundry room window. At that inspection, the Service Manager told me we would have one of the roofers stop by and take a look. This was four months ago and no one has stopped by.

Jay has made some attempts to quiet a regularly occuring vent noise we’ve had since day one. At our 6 month inspection, we listed that the circuit sharing the lone basement outlet, the lone garage outlet and outdoor lamppost is easily tripped. We were informed that an electrician would be called to take a look. Dear Mrs. [redacted]I have been able to review the customers issues with our service manager who was at the home, as well as our flooring contractor. As of this letter, our flooring contractor is reaching out the padding manufacture again to find information for the claim. The claim has been submitted, and the manufacture should reach out to us before weeks end. At that point I can forward any information over the customer. The window in the lower level of the home is installed correctly. This is a hopper style window as installed in all of our basement homes to meet code. The window has been checked by our service manager and is properly installed and sealed on the exterior. Maronda Homes does not install other styles of windows in this situation, nor do we schedule inspections with the manufacture. Should the homeowner wish to do this, the information is in the homeowners guide /Warranty manual they received at closing. Our production supervisor has been able to review the driveway as well as my self, and a picture is included for reference. The area in question appears to be the very edge of the driveway where it meets the yard. This may be caused by settlement and would need to be filled and sealed according to the warranty manual. This is typically a maintenance item, but I would be willing to have our service manager stop at the home and fill the crack with asphalt filler. I did not see any other issues with driveway at that time. I have spoken to our roofer in the area and he will stop at the home by 3/16/16 as long as the weather allows to make repairs to the flashing. Our service manager has been to the home and addressed to the best of our ability the HVAC vent noises. The HVAC duct work when the unit is turned on, The ducts are expanding and contracting causing a ticking/clicking noise. There is nothing further that can be done as the metal expanding makes this noise and the unit is operating properly. We have tried to make some changes for the customer. Review: I closed on a Maronda home in November 2013 and as of July 2014, they have not fulfilled their obligation to properly landscape my entire property. They did landscape the back of my property, nearly 5 weeks ago, but neglected to properly rototill the front and remove construction material, weeds, rocks and level out the area for proper grass planting. Weeds over 3 feet tall are all that is there, along with our temporary steps being shifted because of the extensive weed growth. I don't understand why the front and back were not completed at the same time. I have made well over ten phone calls to the Maronda customer service line and have received very few return calls. I have also sent emails with pictures and have received no response. I did receive a phone call telling me a supervisor would visit my property on the 19th of June, and no one showed up. Most recently, I see the contracted landscaping trucks in our neighborhood working on a project for a neighbor that is not living in a newly built home, they have hired the company to do work. It is very upsetting to know that an outside job by this "professional" landscape company is being completed before a job is completed that they were contractually obligicated to do weeks ago.Desired Settlement: I would like what was promised to me at the time of closing on my house. I want a proper landscape package completed in a timely manner and would like someone to commit to showing up at a date and time to do it. I am tired of getting the run around from Maronda. Review: We purchased a home from Maronda Homes Inc. in December 2012. Upon our 6 months inspection, we itemized the items that needed to be fixed that are covered under our warranty. A serviceman came to our home, walked through each item and did not fix one. He said that we would be contacted by construction which has never happened. Our issues range from our flooring not being adhered and bubbling, the faade above our garage buckling, 1 foot pipe sticking out of the ground not properly capped or secured to rebar and other materials sticking out of our yard which could cause severe injury! In addition, when we purchased this property, we were advised that the large ditch on our property was an abandoned drainage ditch and we could, at our own expense fill it. We have since contacted the Borough Engineer who advised us that this is an active drainage ditch OWNED by Maronda and that any severe weather could clog the drain and flood our basement due to the poor grading of our property. We have submitted a letter, along with the letter of a certified engineer to remedy the matter that is also covered by our warranty to no avail.Desired Settlement: We demand that Maronda either fulfill their responsibility under the warranty that THEY offered with our purchase or reimburse us in full for all out of pocket expenses to hire reputable contractors.

In regards to the homeowner at lot [redacted], This email and attachments will give some insight into some items listed in her concerns. We will contact the homeowner regarding other issues.

The drain in the back yard is not owned by Maronda homes, and was there prior to the purchase of the home. I have included the drawings and lot specific engennering prints to show that it is an active drsin and is to be there per print, It is a storm sewer easment and collects run off water and continues it under the neighboring road as per the print. Unfortunattly that is where it has to be at and no further action can be taken. I am not sure who told her, or where she heard it was abbandoned. We will contact her on this as well.

Flooring issue, We have noted the flooring issue, and will be working on resolution for it. We have been dealing with the manufacture on this as there where defects in the underlayment and this will be forwarded to the homeowner as well. The delay in the matter is credits and replacement material from a new vendor.

As for the pipes in the yard, we will have a representative from Maronda homes look at these and determine if they are our responsibility. In most cases there are exposed pipes form utility companies, IE. phone, internet, that are left above ground until all utilities are tied in underground. I will follow up on this matter.

Plain and simple, Maronda has failed to honor any of their warranty issues regarding our home. Our experience with Maronda has been nothing but a headache. Review: We have had an issue with our dryer installed by Maronda for the last 9 months in our new home. We have had Maronda examine it once, only to tell us GE was responsible for the repair of a knob, even though our concern is an extreme build up of lint and an over two hour drying time. We asked GE to repair the knob, as Maronda instructed, but the problem still exists. After numerous phone calls and messages to Maronda, they recently came and said our problem was some lint in our attic. They removed it and quickly left. We asked GE to come back and de-construct the dryer and test the performance and they confirmed it is not just lint in the attic, rather that the dryer venting was installed completely wrongly by Maronda. GE has proof of how it should be done and confirmed that if not corrected, we could have a fire and grossly high electric bills (as we have had) for the poorly installed product. We continue to leave messages with the service line, but often do not get a call back. This situation needs to be escalated. We have three young children living in this house and cannot risk a fire due to this mistake by Maronda. We want the opportunity to explain the problem , we are rarely given that when you call. We want this important issue resolved within a week by Maronda or we will be hiring an attorney to get the results we are entitled to with the purchase of our home and preserve the safety of our family living here. Please have the information from GE on the visits to the home. I had checked in with our service representitive with GE and he looked into it as well for us. He did state there was a call and service date of 11-14-14, and the replaced a timer, and did state there was inadicute air flow. Maronda Homes service manager visited the home on 11-17-14, and did check the roof vent, and it was clogged with lint. The lint was removed, and a vent screen issue was also repaired. The ductwork is routed correctly according to our prints on the home, and no issues where noted at the time of Maronda Homes inspection was completed. Ge did not show a return visit to the home to recheck the unit, and if so, they did not have a report for it. It does show that there are two (2) elbows in the duct run which is allowable. Review: The issue is our air conditioner does not cool the house properly which has caused us extremely high electric bills the past few months. The house is a new construction house and we have been there since January 2015. Once it started getting warm and we started using our AC, we noticed that it would run for 3-4 hours just to cool the house 1 degree. We keep the thermostat set to 71, and we don't shut it off. The AC kicks on at 72 and runs for 3+ hours or longer just to get back to 71 degrees. The other day it ran non-stop for 6 hours and the high temperate that day was 84 . We have the [redacted] thermostat and it gives us all the historical details on how long the unit has been running and at what temperature. We emailed Maronda Service on 5/8/15 and they put me in touch with their AC/Ductwork company for them to come take a look. They came out twice, took air & temperature measurements at every vent, checked the AC unit, checked the insulation and looked for every possible issue and they said everything looked okay to them however they could not explain why the house would not cool down. They told me to look into purchasing a blower system for the ductwork that allows me to control the air distribution. That is unacceptable. This house is brand new. The PROMISE on the Maronda website is their houses are energy efficient and will save you 10% on electric bills. I am pretty certain that a May electric bill of almost $300 is not energy efficient. I am very concerned about Jun-Aug when it starts to get really hot outside. This past week, the Nest thermostat has shown that the AC has been running between 9-12 hours per day. Something is not right here...Desired Settlement: I would like to hire an independent company to determine the root cause of the issue. Maronda would be responsible for paying for the analysis and also for correcting the issue based on their findings. I do not know if it's an insulation, ductwork, or AC unit issue (or a combination of the 3). I would like to learn more about the blower system for the ductwork and, if that will solve the problem, have Maronda pay and install the system. Bottom line is Maronda needs to back-up their statement about building energy efficient houses and deliver on that statement. If that statement is true, then something is wrong with my house because it definitely is not energy efficient. Otherwise, they need to change their website and remove the false advertising that lure people into buying their homes.

The homeowner has been in recent contact with this company as well, and are in the process of trying a different grill to allow the homeowner to change floor cooling. While the system runs longer times, or the fan runs for longer lengths, it helps keep the house at temperature longer than the system turning on and off every 20 min. Maronda Homes does do a seeding on every home. This home did have the seeding done. The 1000.00 is held for a one time basis for lawn that cannot be installed in the winter months. The money is held until spring for a contractor to install the lawn. The letter you have, I assume, without seeing it, is a sopy of that agreement. You are not being held any more money or another 1000.00 dollars. That money in reference to the letter was used when your lawn was installed. In our homeowner handbook under the landscaping / grading information page, if the event of a storm or heavy rain occured, we can supply a service load of top soil and seed for re-seeding any areas that may need done. Review: There was an empty lot beside us for about four years that recently was sold and a single family home was constructed on the lot, which is now [redacted] Drive. Ever since the work was done during the construction phase and even now that the house is completed, I have had a problem with water laying near my fence in about a 12-15 foot section. At times, the water is a couple of inches deep for several days at a time. I never had this problem before while it was still an empty lot. I have reported it to them a few times, but my calls and my concerns have gone unanswered. It appears that either the ground is not graded properly to create a drainage towards the street and/or there has been too much clay fill used which is preventing the water from perking into the surrounding ground.I have even spoken to the new neighbor, [redacted], and he has stated that he has also noticed a drainage problem on his side of the property in multiple areas.My biggest concern right now is the fact that the ground will start freezing soon and I'm afraid that this will cause permanent damage to my fence.Desired Settlement: I would like to have the ground graded properly to prevent the water from ponding along my fence. Seeing that the house has been built and the ground has already been seeded for grass to grow, proper grading might not be an option. However, a "french", or field type drain would work to prevent the water from laying along my fence as well as Mr. [redacted]s properties. This needs to be addressed as soon as possible with the upcoming freezing of the ground to prevent any further damage.

* We were given a monthly payment estimate that ended up being $200 per month more than originally quoted due to closing costs that were added on after the original contract was signed by both parties and taxes and insurance were both underestimated. We did sign an agreement to pay the closing costs but the salesman did not explain the situation fully. This is a "bait and switch" tactic in my eyes.

* Salesman was not forthright when asked point blank multiple times "what happens if we cannot sell our home?". His answer was "you'll have no trouble at all" twice and then months later it was "its handled on a case to case basis".Desired Settlement: I would like to have our deposit refunded and to never deal with this salesman or Maronda again.

Review: My husband and I purchased a new Maronda home in December, 2014. As part of the agreement, Maronda promised a 6 month inspection at which time any repairs or adjustments to the home would be fixed or scheduled for repair. This occurred on June 5, 2015 at which time several issues were recorded by us and Maronda's agent. He scheduled a time to return 2 weeks later and promised repairs would be completed on or before that date. Two weeks later, the agent never showed up at the scheduled time. We have tried to contact Maronda regarding this matter via phone, email, and written letter many times over the months since June with no success. At this point, no one will respond to us at all. Several of the repairs needed constitue safety issues such as loose, unattached carpeting on steps, cracked, broken front steps leading to the main entrance, and an unidentifed electrical issue. These are, again, among several issues which Maronda agreed to fix yet is unwilling or unable to complete.Desired Settlement: We would like Maronda to come to our home and complete ALL of the repairs necessary.

Review: We built a home with Maronda and closed in November 2013. Our yard from the beginning was stripped of all top soil and left with hard clay, lumps, and big rig tire tracks (enough to twist an ankle while walking on yard). After countless attempts and service requests, Maronda had a landscape company come with minimal dirt to cover some of the low spots and to also spray seed. The seeder clogged every time they came to spray, and the result was no grass. Maronda promises a start lawn but what we received wasn't even close. After 9 months of waiting and realizing that they were never coming back to fix the problem, I took matters into my own hands and spent over $2,000 to get soil and seed and did the yard myself. I left a section of my yard in between the two houses where it was really bad in hopes they would stand by their word and come fix the problem. In the meantime, Maronda hired a new landscape company and they even came and walked through my yard and said they would put me on the schedule. I have completed most of the yard myself, except the one side of my yard in between my and the neighbors house. There are huge craters and water that runs in between the houses that floods at the bottom. I have entered several service requests to Maronda and I just keep getting fake answers and no results. I need them to come and fix the stream and ditches in between my house by providing top soil and an erosion technique. We have had no other issues with Maronda, except this issue with our lawn. The most frustrating part is the countless service requests, answered with "I have given the issue to the supervisor" but no real results.Desired Settlement: I would like to be refunded for the soil, delivery fee, seed, fertilizer that I had to use in order to fix our yard issues that Maronda never followed through with. I have been able to review the homeowners complaints, as well as have visited the site prior to the Revdex.com complaint, as they had a ticket with us as well. Maronda Homes does install a starter lawn with each home. However, Maronda cannot control how the yard is maintained after closing of the property. The homeowner states that there where settlement spots in the yard, and around the house, as well as grass issues. The settlement is a common occurrence from the new grading that is done around the home. Unfortunately the grass complaint we cannot control as we do not know the maintenance of it when turned over. When I was able to view the property, it did have grass, with small bare spots that may have not been over seeded or had washed away with weather.The homeowner does mention another area that was not redone between the property adjoining her. This does appear to be correct with what the homeowner is stating, in that the water runoff has eroded the soil to a point now that is a small ditch. Should the soil have rooted grass, this would not be likely to happen. Maronda cannot control the weather, and should a storm cause the grass seed to run off prior to taking, it is up to the homeowner to replenish that area. We do offer a service load of topsoil, and bag of seed for these instances, and can still be supplied should they choose to do so. I will note her account, and this can be delivered when she is ready. I have attached a copy of our warranty manual pertaining to the grading and landscaping information. These pages are in the homeowners handbook, and do describe the issues and the warranty on each. I do understand that the homeowner had the yard redone on her own, but being these are non warranted items, Maronda Homes will not offer a reimbursement to the homeowner. Thank You [redacted]
